After the crazy flood of August 2014 we had some major issues to deal with in the basement. We met with over 5 general contractors and basement "experts". In the end we chose Guardian because of how straight forward they were with both the pricing and the breadth of their knowledge about basements. The company has been around a long time- they are not a franchise like some other companies in the area. The team was professional and clean- they covered all of our things in the basement and made sure when they left everything was back in place and where it belonged. The only way I knew they had been there is the musty wet smell disappeared almost immediately when they completed the job. And since then we've had a couple days of rain. Before I would come home and dread going into the basement- there would always be leaky corners. What peace of mind and a relief it was to see everything dry after a rainy day. Great people and company. In the process of selling our house and had water come in our basement the day before the inspection. Gaurdian was able to squeeze in getting over to inspect the situation that same day and walk us through how to permanently fix the situation. The crew ran in to some challenges with our big landing in the basement and a contractor had to be called in to remove it. Expediently got their people over and had the situation taken care of. Crew came back the next day and finished to job. We now have a fully waterproofed basement. Gaurdian was great to work with! read more

My husband hired this company to fix our water issues in our basement. They dug a trench along the wall inside the basement, put in a pipe which led to our new sump pump from them ($$$) and the first time it rained the sump pump didn't work--basement flooded. Came out and "fixed that". Now 2 mos later the wall is leaking. Takes FOREVER for them to return calls (still waiting now). Extremely unhappy with this company. Today I'm writing a review as I sit here in tears not knowing what else to do, I went with this company to waterproof my basement and not only has it been the worst thing I could have ever done it is taking forever for them to solve the problem first off it takes two month after I called the First time to let the owner know that the water was back in the basement again I had to wait TWO MONTHS Because he didn't have a crew that could come repair my basement and make it right, when he did finally send someone out it was a gentleman that claimed to be his son that was taking over the business. And then he called his self repairing that issue and guess what the water is back under my floor again, so I called back to let them know of the issue for a second time and to my surprise the son that came out tells me he no longer works there anymore so the owner then has another gentleman call me and he states that he is the son that is taking over the business... so now they are trying to send a company out to snake my basement! Can someone please tell me why they are sending another company out to try to solve a problem that they should know them selves if they are supposed to be this great waterproofing company. I need help I have an eight-year-old son that I can't even allowed to go in the basement to play because of the water issue and the mold I am begging anyone thinking about using this company to think twice because not only do he not have a crew, The people he is sending out doesn't even know waterproofing well enough to solve the problem without going through another company to figure out what is going wrong! This is my last attempt to repair my basement issue going to have to get an attorney and contact Fox two news to either get a refund or I have my basement properly repaired I can no longer allow my eight-year-old son to be in a home where a black mold is starting to grow because of The water damage! Career salesman here, not a single person had a plumbing or builders license, no permits pulled, had more trouble getting them to do the job right, the owners son or partner whoever he may be has zero knowledge when it comes to plumbing, still laughing at the comment he made to me about using duck tape around the dryer vent... all these guys are is salesman that sub contract the work out to a bunch of inexperienced so called plumbers. We had basement work done Sept 22, 2017 by Guardian Basement Waterproofing. First rain we had a few weeks later, we had leaking in the room repaired by Guardian. We contacted Guardian on 10/2/17 and were told Bill, site supervisor, would call us back. He didn't. My husband called Guardian's office and Bill for almost 3 weeks leaving messages. Bill finally called us Nov. 6. Said he'd come out next day. Didn't show, didn't call (mind you, we paid the entire bill in Oct). My husband rescheduled meetings at work to be home. Bill finally came out 2 days later after my husband had left several messages. He basically just slapped some cement down on our porch to prevent leaking into basement rooms and left 30 minutes later. By the spring, the cement he quickly applied was cracking and coming out. Unacceptable. We received a small compensatory check for my husband missing work and a signed letter dated November 13, 2017 from Al, the owner, stating that they would come out and apply deck painting on our porch. Al stated he would do this in the Spring of 2018 when weather permitted. Starting in June 2018, we called Al and/or his office 12 times over a 3 month period asking when he'd honor his signed letter. No calls back. Finally, I spoke with Ken at their office the end of August 2018 and they said they were "done" with us. My husband is still patching leaking in the basement rooms they did. So needless-to-say, I would NOT recommend this company. They quickly take your money, but will not respond or honor their word when a problem arises. read more

We spent thousands of dollars for waterproofing/sump pump installation and have spent HOURS of time calling Guardian to schedule maintenance/inquire about previous calls. We have used vacation time MULTIPLE TIMES to stay home and wait for scheduled maintenance that ended up being NO CALL NO SHOWS. We were informed by the company about issues with the maintenance worker (doing work off the record - they did not know he has been coming to our house or that he replaced our pump) but were offered no resolution and were not given an alternative person to deal with. In July we started having frequent issues with the pump detaching. It would take dozens of phone calls to get on the schedule and we had multiple no call no shows. After someone finally came out, the pump was only working properly for a week then detached again. Repeated calling and no shows occurred again, and in the end, we were told to just wiggle the pump around. We spent months messing with the pump ourselves until the switch finally gave out this winter. After trying to repeatedly get someone out, they replaced our pump with a different type of pump that ended up being too large for the well and not authorized by the head office - the float would not go down and it would constantly run. We called FOR WEEKS trying to get it replaced (having to manually run the pump multiple times a day to avoid flooding). We had more no call no shows after scheduling time with the maintenance worker/office. During this time, we learned that this particular worker was doing a bunch of this work "off the record" and had been getting a lot of complaints. When we asked for a new maintenance person, they sent the same guy who most recently "knocked but did not have the correct phone number" (even though he called the day before) and left once again, without completing the work. After calling the main office - the maintenance worker showed up an hour late, was extremely rude, and was trying to tell us that he was doing us a favor by not charging for his time, that we caused all of these issues etc. all things that were untrue and/or covered by warranty. We will never be using this company again regardless of the "free lifetime warranty" we were promised upon purchase. The unprofessionalism of this company is astounding and their lack of respect for their customers time and money is unacceptable. read more

Just an update... They did finally come out to complete what was left to do on the project, however there was still a bit of poor communication between the staff in getting this done. Ken and Bill acted/ treated me as if they were doing me a favor by coming out to complete the work they have been paid to do. The sales guy Al is nice and for the most part was pleasant to communicate my concerns to, but the rest of the staff has poor customer service skills and need to work on this if they plan on having return customers. I hope that I will not have to deal with this company in the future. Tread lightly when choosing this company to contract with. They may offer you a lower price, but the cost for the headache of dealing with them is priceless! In the long run, the cheap came out expensive. read more

The system the company installed seems good. The service provided was awful. The people were rude and their communication was horrible. The scheduling got messed up 2 times all their fault and when they ran the drainage, it was not done as originally agreed upon. Within 7 months, the sump they installed failed. While not their fault, it was a ridiculous battle to get someone to come out and look at it. Based on service, I would not recommend this company ever. The system is on it's first year and time will tell on the quality of that, but the people and service were terrible. STAY AWAY!!! read more
