Water back in basement for 3rd time!!!!
    Valarie R.

Today I'm writing a review as I sit here in tears not knowing what else to do, I went with this company to waterproof my basement and not only has it been the worst thing I could have ever done it is taking forever for them to solve the problem first off it takes two month after I called the First time to let the owner know that the water was back in the basement again I had to wait TWO MONTHS Because he didn't have a crew that could come repair my basement and make it right, when he did finally send someone out it was a gentleman that claimed to be his son that was taking over the business. And then he called his self repairing that issue and guess what the water is back under my floor again, so I called back to let them know of the issue for a second time and to my surprise the son that came out tells me he no longer works there anymore so the owner then has another gentleman call me and he states that he is the son that is taking over the business... so now they are trying to send a company out to snake my basement! Can someone please tell me why they are sending another company out to try to solve a problem that they should know them selves if they are supposed to be this great waterproofing company. I need help I have an eight-year-old son that I can't even allowed to go in the basement to play because of the water issue and the mold I am begging anyone thinking about using this company to think twice because not only do he not have a crew, The people he is sending out doesn't even know waterproofing well enough to solve the problem without going through another company to figure out what is going wrong! This is my last attempt to repair my basement issue going to have to get an attorney and contact Fox two news to either get a refund or I have my basement properly repaired I can no longer allow my eight-year-old son to be in a home where a black mold is starting to grow because of The water damage! If you want your job done right when it comes to waterproofing your basement please please please do not go with this company because either they don't know how to do it properly or they are not using the right equipment it's very unfortunate that I have to be doing this but I have run out of options I have had several companies come out and say that the whole thing needs to be torn out and done all over again because they use a cheap tubing and that is the reason my basement keeps backing up with water! Can anyone please help me all I want is my basement to be repaired like I paid for almost $7000 I have posted pictures for everyone to see what I am dealing with and unless you want to deal with the same issue I am warning you now do not go Guardian waterproofing think twice

Front step where Guardian put cement to prevent leaking in our basement. Cracked within months.

The repair ended up costing about 2x what they originally said which ... hey that happens. The quoted it sight unseen, then looked at it and decided it was bigger than they expected. They put this junk in, plug it and then you cut the plugs flat after a few days. Repair at 6 months is holding. The other people that looked at it were thousands if dollars so I thought I'd try this...glad I did. I only have before pics Prompt and repair that worked.

Dave from the Crack Team, he was my 4th, and final estimate I got. #1 said they'd fill the crack and put a vapor barrier over it for $975 #2 said that although my walls were plumb, and showed no sign of other distress, I would need 5 carbon wall ties, @ $500/each, and fill the crack, with a 10% cash discount for $3868 #3 said they would fill the crack & rod holes w/ epoxy for $500 #4 gave me an estimate of $1050 to fill the crack and rod holes with urethane and then reinforce the job with carbon concrete staples - with a lifetime transferable warranty! After doing my research online, I came to the decision that urethane is better than epoxy, for my purposes, and that I don't need 5 carbon wall ties. Dave with the Crack Team won my bid because of the reinforcement, use of urethane, and the warranty. His work was fine, as was he. The only negatives I can give is that he didn't prep me on how messy of a job this was going to be. At one point I went down in the basement to check and see if he would like something to drink, and my whole basement was filled with concrete dust. If I had been prepped on the mess, I would've shut off the furnace, shut the door to the room he was working in, and cover a bunch of things in the room he was working in, to make clean up way easier on me. He wrote me up for a bill of $1070, because he filled 1 more rod hole than quoted ($20/rod hole). All in all, I recommend the Crack Team.

It would look good for a bit, then fail again, and we realized we were basically putting a bandaid on a bigger problem. We finally decided to stop chasing it and do full waterproofing with Michigan Basements. They installed an interior drainage system tied into a new sump pump, and finished it off with a vapor barrier on the walls. From the first visit through the install, the team was professional, clear about what they were doing, and didn't oversell anything. The work was done cleanly and efficiently, and you can tell they take pride in doing it the right way. I also purposely waited to post this until we had real storms and heavy rain so I could honestly say the system works. We've now been through multiple downpours and the basement has stayed dry. On top of that, everything is backed by a full lifetime warranty, which gave us a lot of peace of mind. If you're tired of quick fixes and want it handled the right way, I highly recommend Michigan Basements.

They recommended interior drain tile/drainage with a sump pump and added a vapor barrier to help with moisture. What stood out was how practical they were. They explained the options, answered questions, and didn't try to upsell us. The crew arrived when they said they would, worked efficiently, and cleaned up well. The system has been doing its job and we haven't had water since.

This time Dean came out and did a great job. 22 tie rod leaks and 2 cracks were repaired. Dean also gave me recommendations on companies to call for the remaining leak that Dean's company can't handle. Honesty, dependability and quality workmanship are qualities I look for when doing business with companies. Mr. Sponge has met my expectations in those regards. I was first introduced to the company in 2018 when I inquired with them about the sealing of foundation cracks in the basement of a property I owned at the time. I submitted an online request for consultation and within hours I received a response from the owner, Sherrill Dean Teaster. Although my problem did not require Mr. Teaster's services, I was very appreciative of the time he took to provide an informative, detailed explanation of how my problem came about and the steps I could take personally to bring about its resolve. Mr. Teaster's empathy and honesty were admirable and left an everlasting impression on me, which is why I sought his services just recently. I observed Mr. Teaster as he completed my service repair and it is apparent that he is a master of his craft as he performed with the level of care, accuracy and thoroughness you'd expect from a skilled professional. My customer experience with Mr. Sponge has been gratifying and I expect the results of their work to be just as pleasing.
