I moved to the area from Michigan to start a new job. I rent from Guardian Real Estate's College Park complex in Bellevue, NE.
First of all, 3 weeks after putting money down, the unit number they told me I'd be getting, and the one I chose, wasn't available. I had already made moving arrangements and couldn't afford to cancel everything. They put me in a different unit. When I first entered the place to start moving in after my initial viewing, there were cockroaches ALL OVER the front door. The carpets were covered in grime and hair and had most definitely not been cleaned, as I was told they would be. The stand-up shower stall leaked into the apartment below me (my poor neighbors!), the kitchen cabinets and drawers were filthy, as was the kitchen floor. When I asked about pest control, the property manager sent the maintenance man out to spray. Many times. I honestly think all they were using was sugar water because nothing changed; the roach problem remained. The girls in the office laughed at me when I brought in live roaches in a baggie to prove that the place was still infested. I had the county inspector for Sarpy County come out. He came out in the middle of the day (roaches only really start to show up early in the morning or late at night) and said that because he didn't see any bugs, there wasn't an infestation. I showed him the ones I'd caught and taken to the leasing office, and he stated that I could have gotten them from anywhere.
Then winter came. They turned the boilers on and came into my unit and cranked up the heat. When I came home, the walls were dripping wet with condensation and my cats were laying by the door trying to get cool air. Later in the winter, the building's boiler went out several times throughout the COLDEST PARTS of the season. Instead of fixing the problem outright, they gave us space heaters to use in our units. But the electrical is NOT up to code in the units, and you basically have to unplug the fridge, the microwave, your alarm clock, the toaster, and anything else just to run the spaceheater WITHOUT tripping the breaker. Oh, and don't use any lights either, because then the breaker trips as well.
Next, there's the issue of black mold. When I called to report it, I was told that it was my responsibility to ensure that there is enough airflow going through to apartment to hinder the growth of the stuff. There are no ceiling fans. There is no fan in the bathroom. I have a box fan I keep in the window or close to the window to make sure there is airflow, but it's not enough.
Lastly, several times throughout my tenancy at College Park, I came home to a note on the building's front door telling all the tenants that the utilities (which are supposedly included in rent) had not been paid and within 72 hours, our water and/or electric might be shut off. Yeah. That's real professional and so soothing to the mind.
As soon as my lease is up, I'm gone--if not sooner.
