    Poor build, mice, millipedes, sewer water, walls cracks (bigger than settling cracks), paper thin…read morewalls, no quiet hours, sunken in toilet, high maintenance turnover, and empty promises from management. My boyfriend and I lived here for a year so you wouldn't have to and it was easily the worst living experience nightmare we've ever lived in. The issues never ended just like this review. The plumbing was done incorrectly per a professional plumbing company which causes sewer water to back up into our laundry room, master bathroom, kitchen, and living room. Allora refused to replace any flooring or drywall. They did eventually fix the failed plumbing after an entire month. A construction manager had to buy a mop with his own money to clean our floors as Allora's maintenance workers shrugged their shoulders and left us on our own. Our guest toilet was sunken so low into the ground the construction workers said they have no idea how to even passed code for us to move in. We next had mice in the walls which Allora offered to have a professional service come out two weeks after we notified them which "is the best they could do" as there were already with professional grade traps outside. We found the hole the mice had chewed to gain entry and opened a maintenance ticket which was never fixed even upon move out. We had +500 millipedes coming in from multiple places including the front door and through the floorboards of every room. Even though pest control comes weekly they cannot contain the pest infestation. Our flooring in the kitchen and living room was also seeping / bubbling up water. My boyfriend and I moved in January and Management promised our dog yard would be completed by end February. It was actually completed by November when it was snowing. The walls are paper thin and there are no quiet hours. Literally sounds like people are in your apartment with you at all hours. Allora had to special order our fridge filters, fridge air filters and HVAC filters as they didn't have any on site. There's no regular maintenance standard or replacing any of these filters probably because the turnover is so high for maintenance workers as this is the 5th employee. Theres also high turnover in the leasing offices they've been through 3 leasing managers since we've signed the lease. So you truly never feel like you're gaining traction on any outstanding issues. Literally every week it's a new issue. Allora is severely overpriced for all the non stop issues which makes the place never feel like home. I agree with the reviewer below, Sarah, that +3 total reviews that are 5 star reviews were left by employees / affiliates of Allora.

    These apartments are over priced and out dated. They are unsafe and do not do regular maintenance…read moreand they do not respond quickly to maintenance requests. They spackled the walls then tried paint colors but have yet to actually paint the walls- we have had 3 paint colors and spackled walls for over a year now. This facility is "smoke free" but fails to enforce it against marijuana smokers. This whole complex is a lawsuit waiting to happen- stuffed air vents from dust, smoke detectors that aren't checked, etc. the revolving door of property managers has led to managers who don't care or take their job seriously and are more there to plan a breakfast once a month than they are to actually help.

The stove, refrigerator, washer, and dryer had not been updated in 20 years. This was confirmed with maintenance after the fifth or sixth time we had issues with our washer and dryer. The management is terrible to work with. The previous property manager was not helpful if you were experiencing any issues. I had a package that was delivered but I never received a code for the lockers. She would not look in the lockers for me and insisted it was an issue with the postal service. After more than a week of getting nowhere with the postal service (because it wasn't an issue from them) The property manager contacted me and said she would look in the lockers. Guess what...my package was there all along. The current property manager was also less than helpful. We never received a letter from her stating that we had to provide 30-day notice of if we were moving out or continuing our lease. When we said we did not receive it she didn't seem to care. When asking her questions about this she was not helpful. She did not know the answers to any of my questions. In the end they overcharged us for "damages" to their 20-year-old apartment. We tried working with Lund Company's customer care to see if any of these charges could be lowered, because most of the damage was regular wear and tear. However, they were less than helpful. They did not want to work with us. They basically said there was nothing they could do, and we had to pay it. Like I said, if you have a choice to rent an apartment ANYWHERE else in Omaha do it. DO NOT choose Tiburon View apartments.

    Lived here from 2019 until 2025 initially it was a very well cared for property and I had excellent…read moreneighbors it was a great experience until the new property management company took over. I was forced to move into a "remodeled" unit just down the hall which initially wasn't a big deal. However management notified me that they weren't finished with the unit because certain items were unavailable or on back order and to make note of it on my checklist. After living in this unit for 3 years nothing was finished. From the time I moved in until I moved out they increased my rent every year and stopped taking care of the property almost completely. Canceled their security contract and instead just notified people of vehicle and garage break-ins via email after the fact. If you think you're gonna get to use the pool over the summer good luck it's known as the "greater Omaha community swimming pool" since management has never fixed the gate and has taken over a month past the regular opening date to clean and fill the pool. The parking lot fills with pool goers from all over the place and if you don't have a garage you'll be forced to park in the neighborhood blocks away. Snow removal has become virtually non existent was trapped in the parking lot after snowstorms for over a week after the city streets were already cleared and if you have any issues during this time you won't be able to get a hold of anyone in the office because as soon as there is a snowflake in the sky they stay home claiming they can't make it to work due to inclement weather. If you also enjoy living in a multi family dwelling filled with other residents who regularly use recreational drugs that management does nothing about this is the place for you just wouldn't expect to raise kids here. I was notified a month and a half before my lease was set to renew that my rent would once again be increasing and to contact the office to sign my new lease after several attempts to contact them with them constantly being gone I was finally able to contact them and end my lease two weeks past the deadline only for them to inform me that per my contract I am supposed to inform them that I would be vacating 30 days before my lease ended (not sure how that's possible since nobody is ever there) and they would be charging me for an extra month with an increased rate because I was late to fill out and submit their intent to vacate form which I had to get from them. This property management company is an absolute joke and I really hope the property owners see this review because they are destroying a beautiful property and driving long time residents off.

Spent hundreds of dollars of my own money trying to get rid of the bugs before I finally broke lease. Very hostile "Better than you" attitude after you sign a lease. If you wouldnt sign a deal with the devil, don't sign one here.

As soon as I moved in, the paint on the bathroom ceiling started peeling off. It's been nearly 9 months, and still nothing. My air conditioner knobs (yes, knobs... it's a window unit that doesn't even work well) were missing when I moved in - I've mentioned this about 8 times. Still no knobs. It took them nearly 4 months to install a deadbolt, with me requesting one every week. The heat is pathetic (radiators at my property) - and the windows are thin and super old. I had to buy a space heater (hello, fire hazard and soaring electricity bill). I still don't have working window levers to open my windows (I use a wrench to operate my windows and my air conditioner). The security doors are always ajar because they need to be re-set back on track. Loud neighbors. Occasional drama in the back parking lot. Occasional groups of drunks out in the front of the building for up to a couple of hours after the bars close (I live on the 5th floor and can still hear them from my apartment). Their record keeping is B.S. I always overpay my rent so that my last month should be paid for by the time I get to it - and I had to have them go back and actually add my credits up because they weren't listing them (and I'd checked on this and told them to correct it twice, randomly). The office staff seems decent, though Dana herself seems rude. I know other people that have rented duplexes and such and have had similar issues across the board. If you ever plan on renting an apartment, house, duplex, etc... make sure it's not a Dana Mann property. Whatever you pay, however low it may be, is simply not worth it. It's like talking to my little nephew. "You still need to do this. Yes, fix this. Do this. This is a problem. No, don't do that. Still need you to do this..." every other friggin' week. As the popularity of review sites grows, and as Omaha grows larger, there is no way that this company will survive another 10 years the way that they run things.
