Update: After a lengthy discussion with the property manager and the verbiage of the contact (who did what he could and pushed it up to the regional managers) an agreement was reached. I will move it from a 1 star to a 3 star for their effort in correcting the matter. My son who is a first time renter at Ridgeline Apts tried to make a payment on the 5th as he was out of town working. He had issues with it getting submitted and it finally went through. This was prior to the 6th. He said it was different than normal. He then went on in the morning to make sure and seen a late charge of $100. Confused he emailed the property manager informing him of what happened. This was before the office even opened. The response, sorry we can charge either $20/day for being late or $100 for the month. Refused to remove late charge without screenshot of payment. Kind of hard to do when it didn't work right for you. Lesson learned for him, but horrible property management, especially when they reach out right away. I have lived in my townhouse since 2019 and I have not ever had any issues with rent, parking, etc. My husband parked sideways due to us living on the dead end. It did not affect anyone nor did anyone complain about it. He wasn't even parked there for 5 hours and the company towed him. Not only did they tow it, they did not inform us of this so we thought it was stolen. There is not a no parking sign and now we ended up having to pay a hefty towing fee. They only care about getting money and do not care about anyone around them. The maintenance is also horrible, when I can get them to actually do what needs to be done. Very poor company. They solely have money on the mind, and it shows...They lack everything necessary to be a good company that actually cares about their tenants. They disregard the need from everything to compassion to caring about basic human needs, especially regarding health and safety. Not to mention horrible leaking after storms (sometimes shortening out the lights in the main pathways and in the units) which also caused a lot of black mold growth -which does not get taken care of by the way-; the list can go on and on, everything from demeaning and condescending upper management, or never office management. If you're going to make money off of people just to live in their own place, then having a little grace for your renters should be a given. Lund takes you to court immediately. They want their money!! No flexibility, no compassion for when life throws you curve balls. I'm a Veteran that they've wanted thrown out of a ONE BEDROOM APARTMENT. Not only is the company not forgiving if your late even a single day they will be pushing you to court regardless if you are struggling, they dont care about you, only the money. The hire the worst PM, i.e Liz Estrada is one of the worst people i've ever had to deal with. Horrible customer service, lack of caring, constantly not at her office to handle rent payments, and never gets back with any issues we are having at property in Wakefield. She needs to be fired but as i've stated Lund doesn't care, they never have just read the other reviews. We were 2 days late with rent due to bank processing, and we already have papers on the door for court/eviction, even after we communicated to her and made arrangements. She/Lund have run out 95% of the building to the point us and maybe 2-3 other people live there, and now I see why they all left. Maybe you shouldn't be so hard on the people who are actually paying rent regardless of if its a day or two late. PM says we owe fees yet we dont see a single point of proof of what we owe. Since I have been at the complex not one thing has been okay. I have to have a place for my kids. This is not acceptable and I need to speak with someone. We've lived at a Lund Apartment complex in Gretna for over a year now and Maintenance is a complete joke! We've needed and been promised many times that repairs would be done in a timely manner and have had to wait several weeks to months for any issues. We signed a new lease to stay another year and were promised an upgrade as a thank you...lol..we may get to to enjoy that said upgrade for a couple of months before we leave next year. I keep getting lies about the why the promised upgrade is still not being installed. This company is master of the bait and switch. Management will tell you whatever you want to hear to get you into an apartment, then once you move in all the support disappears. They will tell you work orders are put in for things and then never bother to actually do it. They raise your rent as soon as your lease is up and then stop repairing things so they can claim it as "damages" when you move out. The employee turnover rate is absurd, every two months there's a completely new set of faces in the office. The tenants suck, they smoke cigarettes inside, trash the hallways and leave threatening messages in the common areas and management doesn't care. A corrupt organization of parasites, thieves, liars and criminals that is nothing but a stain on the good city and people of Omaha. lived here for a few months! I'm a newly single mother going through a divorce & needed something ASAP! When I first moved in, their leasing agent was very unhelpful & left me to figure things out on my own, starting from the solo tour up until they finally hired someone else! I had no help getting FLEX or Rhino setup, I showed them it wasn't letting me get through, again, no help! Fell behind in rent after loosing my job, got my eviction notice not even 30days, court scheduled, by then was 2 months worth of rent, which I had, ready to pay, but then they wanted an additional $$$$ for not having renters insurance right then & there! I obviously didn't have it & so I got evicted! Now I owe $11k & can't get an apartment until it's paid! They're all about their money & not worth it! The insulations SUCKS, moisture builds on windows, heat bill goes up, my girls were unable to sleep in their own room because of how bad it was! Building was rushed & so there's cracking and broken seals throughout the walls coming down! Some power boxes are cheap so when you have 2+ lights on, your power will cut out! The Lund company cares 0 about it's tenants. The day I moved in the complex I'm in they pulled a bait and switch on me. They showed me a nice new town house and on move in day tried to put me in a urine smelling dump. Being new to the Midwest, I didn't know what I was getting into and I let them know that wasn't going to happen. I was moved to a different unit but now locked into a lease. Come summer the pool was never opened. After being lied to daily by the office staff and by the lund company themselves the pool was never opened. Now my lease is up and we are in the middle of a world pandemic where people are out of jobs, scared and probably not a good time to move if they can. What does the complex I live in do? They raised my rent $250 per month because I won't sign another year long lease. Of course I won't sign another lease. The pool will never be open according to maintenance. My furnace is broken and runs at all times in one bedroom 24/7. Why would i sign another lease with liars? So here we are during a world crisis. I have never ever paid my rent late and they are now charging me an extra $250 a month. Stay far far far away from anything with the lund name on it. They could care less about their tenants or office staff. Since I've been here they've gone through 5 office managers and 6 workers in one year. I lived at what used to be called Washita Apartments but now called Puckett Pointe apartments since 2009. When the Lund Company took over last year I was going to stay until I was told they were going to raise my rent to live in an apartment that hasn't had new paint, carpet or appliances for 12 years! If I wanted to transfer to a new apartment I would have to pay a fee. WHAT?! I moved out expeditiously! Unfortunately, my family and friends stayed. They and around 14 other tenants are living with no working air conditioning. My daughter, who has asthma, hasn't had AC since October 2021. She has emailed and called. My daughter, elderly people and pets are suffering in this heat only using fans. Increasing their electricity bills that I'm positive they will not get reimbursed. The Lund Company have refurnished empty apartments with hardwood floors, new appliances and cabinets, including my old apartment now that I've moved out after 12 years paying rent faithfully. They repaved the whole parking lot and sent letters out discussing building a gym but guess what? My daughter still has no air and is paying rent to not be able to enjoy the comfort of her own apartment!! Management is "managing" while sitting in AC. Management is bringing people from the company on tours not showing the serious issues like people not being able to breathe comfortably in scorching heat because they have no AC. I understand, you definitely don't want the people from the Lund Company walking into scorching hot apartments and not be able to breathe while touring. Why did they raise the rent if people can't even live there? I aim highly upset and I'm trying to share this information so maybe someone can help the 15 or so tenants that are living in this unbearable heat with no AC. This is morally wrong and has to be violating some type of city code or ordinance too. Please if you have any information that can help so the tenants can get working AC QUICKLY, share in a review. Where do I begin. I am new to Omaha I took an interest in their Fox Valley Apartments because of course online they are beautiful. I get to do the tour and its beautiful seems awesome right. So then after being told how "fast" these apartments go i looked no further i just trusted that my actual unit is gonna be amazing too. Wrong! They mustve thought that I would accept any old unit .. When i entered the unit of mine the whole place smelled like cigarettes not only do i not smoke and hate the smell i have a child with asthma so that was not okay. Then we get inside and nothing is clean i mean i wouldve preffered to live on the freeway the unit was that bad dont believe me look at these pictures. The leasing agwnt started out very defensive with a take it or leave it attitude . and she almost lost me however she did switch up after being grilled by my family and i she offered to have it cleaned asap and it was however theres still an issue with these bugs coming through the patio door they said they would put more sealant around so lets see if they follow through with that. Where do I start? I wasn't going to do a review but man this place was seriously so stressful. I was at a location in Lincoln and every time I came home I had to park far away and ya know that's what life is in a apartment. But it was so dark I could barely see where I was going. I felt like I was being watched and we found a slightly eaten hamburger on a plate near my bedroom window like right next to it. Constantly noisy throughout the day and night. Dog peed on my porch from his balcony a few times smelled so bad. Throw up outside where we walk, my husband stepped in it. A blunt from the guy upstairs dropped down and burnt a whole in my cushion. But now about them. Like the workers They seemed nice and all but they didn't work well with us on things. They did not make it clear there was a 60 day notice, then tried to charge us almost $5000 for months to month but it's actually against Nebraska law to charge more then 3 times the rent you've been paying. Their check out list was ridiculous and charged us for stupid things. We were only there for nine months and my family and I deep cleaned that place it looked better then when we left. I also sent an email about how I felt unsafe and they never sent back to me even if they can't do anything it would have been nice. My place before this actually helped me get out of my lease because I didn't feel comfortable with my roommates. And I was willing to pay to get out of there just not $5000 lol. We gave them our 30 day notice because law states we can and they don't have to give us the 30 days they can say no but they have to sign it saying we at least gave it to them but they refused to take it. Eventually they did but they weren't going to. They acted like we were less then them and that never makes anyone feel good. We told them we had our lawyers look over the lease. We had a few and they said they were going to talk to theirs and when they got back to us they said they would only charge us our months rent and plus 20% So obviously their lawyer knew they were wrong. I am not one so complain on these things and really not at all cuz I hate confrontation but so stressful. And we are not the only ones with these problems look at other websites for reviews. I've lived at this property for almost 3 years. Initially, things got fixed and the office staff was friendly. Then everything hit the fan and the complex was sold and a new management company comes in, The Lund Company. I have reported things that need to be repaired and gotten no response from management. Roaches are coming back after a brief couple of months without these uninvited "guests". I was told by another neighbor that a family who recently moved in was wandering the complex looking for the playground they were told existed. Others had been told the big pool would be open, but it hasn't had water in it for over 5 years because there are big cracks in it. A small pool near the office has been closed due to the health dept. shutting it down. My lease is up at the end of November and we are moving somewhere else. If we were to stay, our rent would go up over a hundred dollars. It isn't worth what I already pay. The grounds are why I moved here. There's lots of open space, but as other people have said, people don't clean up after their dogs and some dogs have been aggressive to other tenants' dogs. Nothing is done. read more

We rented from Lund actually twice. 1st at Willow Creek and had a good experience over all, however we needed more room and thought we'd stay renting from them at a different property, being Terrace Garden Townhomes it was during covid so we didn't get to actually walk thru any that was available but saw pictures thought was good well when it came time they gave us our address to have utilities turned on which I did then we go to sign lease a couple days before our move in date and switched us to a different address due to a squatter who would not leave so ok we worked witj that ( didn't have much choice) so move in day comes and we begin to move in, we noticed it had not been cleaned, the oven was missing knobs, prior residents left behind belongings, garage door was not working properly, the toilet was leaking, missing closet bars, closet doors were not on, the patio door did not lock and remember thus is all on day 1 and 2 so we did let the manager Robert know of all this and when nothing was getting done i wrote to someone higher up and slowly SOME things got half fixed then our front door lock broke took 4 days to get anyone to even look at it, they came fixed toilet 4 times, never fixed oven and needless to say we are/were extremely disappointed in the way they acted as they didn't care. Well my grandchildren grandpa came for a visit and saw the conditions of things and stopped at office without my permission or knowledge and had words with the manager about the issues well Robert did not appreciate it and gave us 5 days to move saying I was responsible for my ex-husbands actions even tho I knew nothing about it till the eviction notice. I truly believe becuz I went above Roberts head he found any reasont to get rid of us which was fine we didn't want to stay but didn't have the funds to move but we got help, the night before we moved the toilet once again was leaking this time coming thru ceiling called the emergency maintenance the man on call chose not to come cuz of weather and they are trying to sue us for those damages and saying we were evicted but we were not we left no eviction happened but still trying to get us for 2,000 bucks . So seriously people read reviews before renting from Lund at least Terrace Garden Townhomes!! We are disbutting the claim but it's been 3 years and it still on going. We are in a much better place but having to move twice in a 3 month span is expensive. So people do your research please. read more

I live at Orchard Village Townhomes and I love it! The grounds are well maintained, my work orders are finished right away and the staff is always helpful and friendly. My townhome is great with nice, high ceilings and a lot of windows for natural light. Highly recommend Lund and specifically this property. read more

I have had multiple issues with maintenance and billing with the company. I have tried to be patient multiple times with the people of Fox Valley, but with being displaced from my apartment for 3 Months because they would not get a flea issue fixed for me (they constantly report maintenance as completed when its not), and having a broken door lock for a week and a half (I had to replace the Lock myself out of my own pocket), I have had it. Not a good company to work with for a peaceful, happy, clean or safe living. In several of their properties in my area, the green space for animals is regularly flooded through all months except winter, dog excrement piles up in receptacles, dog bags will be missing or unavailable for weeks at a time, and dog feces can be found inside common areas of buildings, along with blunt and cigarette smoking! Building alarms have been going off for majority of time I've lived here- a high piercing noise that is unsettling and highly disturbing. The leasing office treats tenants as nuisances and the customer care center places more value on the dollar than tenant safety or peace. In general, I do not recommend the Lund Company or properties they manage. At my particular complex, the distaste for dealing with our leasing office or Lund Company is widespread. In particular, the commentary I have heard from other tenants- leasing office is unpleasant to deal with, makes resolving issues a hassle, does not respond in timely or effective manners, discriminates against tenants, overcharges are inappropriately and potentially illegally handled by both management and customer care, they banked on COVID CARES ACT versus working with tenants and profited epically off of others hardships. all in all I have found the business ethics and integrity as well as overall management by the Lund Company not even worthy of half a star. Rented a unit from them for two years. The unit was crawling with mold everywhere. The wall was so rotted in the shower it just caved in when cleaning it. I was told by corporate to "put a tarp over the gaping rotted hole in my shower wall and continue to use it". I left because the apartment was not safe. Lund believes though that it was and that a shower is not an essential service! We went through numerous managers as it seems to be a trend with this company. The story continues to change with this place everytime I turn around. In one breathe they will say I was responsible for rent for the remaining month of my lease even though they credited it, in the next they will say I "broke my lease" even though I gave them a notice. AVOID renting any apartment from the Lund Company at all costs! It is not worth the cheaper rent. The management staff is horrible, the management at the Fairway apartment complex (in Omaha, NE) that is owned by the Lund Company, is horrible. My apartment flooded 6 times due to rain, and they refused to do a permanent fix for it. Said it "wasn't in the budget". On top of that, every time it rains, a pool of water forms outside my door, and I have to try and jump quite far to get over it, or wade through it. Safety hazard, but Fairway doesn't care. I've contacted them multiple times about that issue, and they won't do anything. My thermostat was broken for 5 months, until after many emails and complaints, they finally fixed it. Bottom line, avoid Fairway at all costs. The property manager, Megan, only cares about saving the complex money, and will not help with any fixes with issues you may have unless you basically threaten that they are violating the Nebraska state renting statutes, which I had to do in order to get them to actually fix anything. I cannot wait to no longer live here - do yourself the favor and look elsewhere! read more

I just learned that Lund company owns fox ridge apartments in Blair Nebraska. I have previous experiences with Lund both through people employed their and through the many rental properties/ apartment complexes in Omaha. To their unprofessionalism isn't something exclusive to Omaha. In Blair at their fox ridge property they have a rule in which fireworks are not allowed on the property which is fine. However after visiting a relative there and lighting fireworks on a public street as well as picking up the refuge afterwards I came back to make sure nothing was left behind (off the property). There was nothing left except some snappers, the kind that come in a box packed in sawdust had fallen on the ground under a tree on the property. It was nighttime so I returned during daylight and was in the process of picking up the few that had fallen on the ground when I was approached by a maintenance man or grounds keeper who saw what I was doing and told me that "I had better pick all that s#+t up because it was not his job to pick up after my f#*cking kids." Afterwards I contacted the office to inform them about the completely unprofessional and inappropriate behavior and was told by management rudely that it was "both our fault" before I was abruptly hung up on. The behavior of the management there is beyond ridiculous and goes without saying unprofessional. It was actually shocking. I could only imagine being a tenant in a place where the staff treats people this way. I hope you reconsider moving to any places managed by lund judging not only on my personal experience but seeing how poor their reviews are and others personal experience. What rental company requires the full deposit and an application fee up front before they even process your application? One that will not return your deposit when they decline your application. You get declined and they get to keep all your money not just the application fee. Great scheme, they can make more money just collecting deposit fees and never having to rent an apartment. Beware of this is a scam of a rental company. If you don't have an extra deposit or 900.00 dollars lying around to go find another rental...then I would not risk losing your deposit and fees to these gangsters. They have excuse after excuse about why they can't get that back to you in a reasonable time frame. Bottom line they are using your money and you are not. This when people are desperately in need of a place to rent. Taking advantage of the most vulnerable people, renters who are cash strapped and likely unable to fund their big corporate operation. Don't rent any property from these people. They are not interested in you as a customer but rather a money source. The upscale living they promise isn't as promised. They will damage your personal property then won't pay to fix it while telling you that they aren't responsible. They are not ethical in dealing with their clients. Promises have been made and never actually completed. If you need help after hours, then you will be waiting a very long time for help. The sidewalks are usually icy in the winter as the maintenance crew doesn't de-ice them. They put sand buckets in the doorways so we can throw sand but our bucket has been empty all year. The site manager has no real authority and the office staff isn't always quick to respond to your requests. Lund Company managed properties should be avoided at all costs. Worst slumlord in town! Lived at Old Mill Apartments for 7 years- never paid late. Moved out, paid rent for the next 2 months plus the $300 lease termination fee and they sent me a bill for $800- for painting and carpet cleaning. After 7 years they are not even going to paint or replace carpet for a new tenant? not that it mattered- the vents were FULL of toxic, black mold and mildew and if you ask them to do something about it, they blame it on the tenant and threaten to make you pay for it. The complex manager is a very young, flippant, nasty woman as well- doesnt understand how the leave agreements work, cannot answer basic questions, etc. Maintenance is COMICAL there and my apartment still had the original (badly damaged) linoleum from 1970- they tried to charge me for that too. I live in one of their, how shall I write this, less desirable locations? Only I did not know that when we signed the lease. Frick! We have had more managers than we can count. When we had a fire the building alarm did not go off. (Even though smoke was pouring out of someones window and firetrucks were on scene.) There have been problems with bugs and now rodents because residents leave trash laying around. Like somehow it is perfectly acceptable to leave bags of trash on your patio. Where? I'd like to say who does that, but wait, I know your name! I'd like to pretend I enjoy the contact buzz as I walk down the hallway some days, but again, I don't. And when we had someone from the company come out to inspect the place for our neighbors increasing pot use somehow she could not smell it. Really? Because not only could I, but several other people could. The ice is never completely cleared out of the parking lot. Unless it becomes so warm that, well ice melts. Safety lighting is nonexistent, so bring a flash light! And I hope you like dog crap, because it is everywhere. I pick up after my dog, there should be a $50 fine per instance of not cleaning up after your dog, but it is not enforced. Avoid renting from this company at all costs!!! I've been living at one of their complexes for nearly two years now. We have been through more mangers than I care to even try and remember. Maintenance is non-existent. They will leave flyers on the "secured entry" (that hasn't been secured since I moved in here 2 years ago) about tenants cleaning up after their dogs, but that never seems to get enforced. The current manager Valerie C. told a neighbor that "They should expect to have roaches, because it's an apartment complex" WTF!!! She is the absolute worst manager that I have ever had the displeasure of meeting. She actually went so far as to make a false accusation stating that I had left a bag of trash outside the building and she absolutely knew it was mine because the OPPD bill was in the bag with my name on it. She called the police on me when I went to the office to dispute her accusation and brought my OPPD bill that happens to be in my boyfriends name. Even the Ralston Police officers were shaking their heads about the situation.... Avoid this company if you value your sanity. read more

Lund bought Tara Heights apts from Hogan Realty recently. The first thing they did was raise our rents over $50 per month. We were then informed that we NOW have to pay a shared cost for water (which takes 3-5 minutes of running before hot water shows up per unit) AND we now have to pay for THEIR liability insurance @$9.75 per month which does NOT cover our personal property even though we all have our own renters insurance. When I addressed this to the manager I was basically told "take or leave it". This was after I waited 1-1/2 hours for the mgr. to open the office 1-1/2 hours late. They have since rescinded the water policy and will only charge NEW tenants for water (due to the number of tenants leaving I believe) along with a $100 application fee. Moving in or moving out, there is a FEE for EVERYTHING! Never in my life (61 yrs) have I EVER seen such a blatant extortion of consumers by a business that would be better suited to North Korea than America. AL Capone would admire them. And the more properties they take over, the fewer places there are to escape them. I have yet to see ONE positive review ANYWHERE about this company. Virtually EVERYONE I've spoken with about Lund said the same thing; they are only concerned with profits and tenants are disposable. Avoid this company if you can. read more

I lived in Old Mill Apts. on 108th and North Mill rd. in Omaha NE and they are poorly ran, always changing managers, they couldn't even keep the same manager in there for a year. There were water leaks from the roof that they never fixed in the three years I was there I called about it many times because water leaked in my bathroom and they always said well we can't find the leak, how convenient they just didn't want to spend the money for a new roof. The third floor apts get so hot the paint bubbles on the wall. The toilet always came up from the floor and when I called about that numerous times they just put wood wedges under my toilet and the wedges always came out so it never worked. They don't allow you to hang anything in your windows so if your looking for a clone property that doesn't take care of anything than your search is over ;) !!! Also they raise your rent every single year even though they can't fix your things. Poorly poorly ran!! They also nickel and dime you when you move out so they don't have to return your deposit. They charge you for drip pans and light bulbs and fridge bulbs, they are truly ridiculous and greedy!!! read more
