The location is perfect to work and to town center for restaurants and shopping. I love that it's close to everything but not too close. I think the office staff is awesome and they are all really nice!! They all stop to chat or say hi whenever they see you. I think that's great and goes to show that they are genuine people. I have only needed maintenance to fix a couple things and they were prompt at addressing the issue and very professional. They recently added valet trash service which is such an awesome thing to have now and so convenient. I do hear the neighbors upstairs occasionally but it's not like it's obnoxious or excessive. I have never heard the person next to me. The complex is really quiet overall. The kitchens are great and my apartment layout makes the apartment seem huge. I love sitting out on my porch and having coffee in the morning and looking at the lake. It's very relaxing. I think the apartments and rent prices are comparable to other places in the area (we toured many before deciding on here). What made us decide on 54 Magnolia was how different the complex felt. It didn't seem like we were in a huge sterile community but a place that would look like my home if I owned one. I'm happy with my apartment and the community and I think it's worth meeting the office staff and checking out the complex.

PET WASTE IS A SERIOUS PROBLEM! The property manager has zero balls and won't deal with it. There's…read morefeces everywhere. Monstrous dumps in the walkways that are growing mold. Nothing like walking outside first thing in the AM and smelling and/or stepping in dog sh*t. No one is penalized for neglecting to clean up pet waste. If this was my property, I'd have cameras set up and I'd evict anyone that couldn't be bothered to clean up after their pet. THE STAIRWELLS SMELL LIKE ANIMAL CAGES - seriously...like a zoo/farm...they are never cleaned - there's a plastic cup with a moldy beverage that has been sitting in one for over a month. Drinks splattered on the walls. TRASH CHUTES - They have "trash chutes" here, which is basically a trash room, because the uncivilized heathens that live here are too lazy to throw their trash down the chute, they just throw their trash in the room - they can't even be bothered to tie their bags...so the smell leaks out into the hallway - dirty diapers, tampons, seafood, you name it. I feel so badly for the maintenance team, as they're the ones that end up dealing with this. If your unit is close to the trash room, you're screwed. Management has signs on the door with rules (that no one follows). Put a camera in the trash room and penalize people that don't follow the rules. Tonight I saw a to-go box of food in the middle of the hallway (see pic) apparently animals live here. Wonder how long it will take for that to get cleaned up . The walls, floors etc are dirty - sticky from people spilling drinks, trash left in the elevators. It smells. LIVE ON THE TOP FLOOR IF YOU LIVE HERE. Having people above you sucks. Especially someone that keeps odd hours. PARKING - you get a pass if you live here, and guests are supposed to park in a specific lot (there's ample space), however they don't police the lot, so guests frequently park in the resident spaces, which forces residents to park in the guest lot. Yet again, rules aren't enforced here. Positives: - location (within walking distance of many places) - pool - quiet aside from noise above (the person that lives above me is a thunderwalker) - maintenance team is responsive

Unfortunately, since we moved in, we've been dealing with noise issues, I called to complain. Sent video footage of them waking my children up, over three months of losing sleep, impacting our work life and mental health. Management on multiple times confirmed the noise was excessive and stated they were trying to address the situation however nothing has been able to improve. When I finally have the courage to ask them to let us out of our lease, because clearly they are unable to fix the excessive noise issue, they tell me that there is no issue at all. When I have in writing from the office & Courtesy officer they heard the noise and confirmed it was excessive. Super sad to hear. And hoping after another sleepless night and sending even more footage of our daughter waking up, with the sounds of the noise, they will do what's right. I'm hopeful to updating this with better news later on.

I went here to visit my Friends and these Apartments looked amazing inside and out. They have…read moregarages, and 2 pools. their gym is a nice sized gym. I took a mini tour. You can buy these Apartments also. As a visitor it is hard to find a parking spot and you will have to walk a far distance just to get to the person's house but that would be a residents problem. I guess it would be hard to have get togethers at your house. They allow pets, and if your on the bottom floor you can get a since of being normal, because you can BBQ out side as long as you have a nice distance from the house. The house I was over they had a little yard so this may be good for people with kids also.

Management 5th community manager in 15 months. Maintenance numerous return visits. Property a crazy circle of problems refer to News4Jax for a story. Yep trash piles up and continues through holiday weekend. Construction issues and forced move of tenants with less than 30 day notice. Property packs and moves you to substandard apartment. Dishwasher does not work, pantry has 2 shelves, heater not operational. Company hired moving company Move Bright says they will collect moving boxes. They don't. Presidium leaves voice mail and text advising us to move boxes or they will charge 25.00 per box to remove. This is despite confirmation from Move Bright they would remove. Numerous residents had broken down boxes outside their door waiting on pick up. Then we receive letter on door complaining about boxes not picked by Move Bright from partner of employee in Presidium Leasing Office. This was came immediately after threat of $25.00 per box threat via text and voicemail from "Asst. Community Manager". Despicable!!! After making a complaint to "Community Manager" Heard current manager cursing me after confronting her about my substandard apartment, missing shelving, apartment not being punched and cleaned prior to move in. The management team is full of threats and lies! Consumers beware. Although they try to sell you on amenities the enormous rent and additional fees is certainly not worth all the headaches!
