Nothing like walking outside first thing in the AM and smelling and/or stepping in dog sh*t. No one is penalized for neglecting to clean up pet waste. If this was my property, I'd have cameras set up and I'd evict anyone that couldn't be bothered to clean up after their pet. THE STAIRWELLS SMELL LIKE ANIMAL CAGES - seriously...like a zoo/farm...they are never cleaned - there's a plastic cup with a moldy beverage that has been sitting in one for over a month. Drinks splattered on the walls. TRASH CHUTES - They have "trash chutes" here, which is basically a trash room, because the uncivilized heathens that live here are too lazy to throw their trash down the chute, they just throw their trash in the room - they can't even be bothered to tie their bags...so the smell leaks out into the hallway - dirty diapers, tampons, seafood, you name it. I feel so badly for the maintenance team, as they're the ones that end up dealing with this. If your unit is close to the trash room, you're screwed. Management has signs on the door with rules (that no one follows). Put a camera in the trash room and penalize people that don't follow the rules. Tonight I saw a to-go box of food in the middle of the hallway (see pic) apparently animals live here. Wonder how long it will take for that to get cleaned up . The walls, floors etc are dirty - sticky from people spilling drinks, trash left in the elevators. It smells. LIVE ON THE TOP FLOOR IF YOU LIVE HERE. Having people above you sucks. Especially someone that keeps odd hours. PARKING - you get a pass if you live here, and guests are supposed to park in a specific lot (there's ample space), however they don't police the lot, so guests frequently park in the resident spaces, which forces residents to park in the guest lot. Yet again, rules aren't enforced here. Positives: - location (within walking distance of many places) - pool - quiet aside from noise above (the person that lives above me is a thunderwalker) - maintenance team is responsive

Horrible! We made an…read moreappointment to look at renting an apartment. The representative would not talk to us much until we produced our driver licenses and said we could not see a unit until she was able the SCAN them. Given our home state does not require one to CARRY a license, but only requries that one be licensed to drive, we don't keep them with us. Both of us have military IDs however. We were informed that a US Government-issued military ID was insufficient -- apparently because they could not be scanned (they can.) We left without ever having seen a unit. But there is GOOD news! :) We went to look at the places at Enzo were we were met by two very professional, pleasant and helpful representatives who were glad to show us around and take our application. They wanted to hold onto our IDs while we were out with the their employee -- entirely reasonable, we thought, given the "stories" one hears. So, bottom line is we found a better place than Ocean Park where we were well received and their was no discrimination against folks carrying military ID cards.

The best was when we had an A/C issue and they fixed it same day within 2 hours of submitting the request. The maintenance crew is very fast and all great people, the office staff was also very accommodating the entire time we lived here. The trash service is great and the dumpsters on site are very useful, unlike other complexes that have horrible rules with dumping and compactors that are always full. When I moved out this year Kaitlin the manager gave me extra time to finish cleaning out our apartment and garage which helped out a ton with my busy schedule. Don't listen to the people giving a 1 star for "drivers license" issues, they are just making sure you're not a criminal and keeping the neighborhood safe!

I was thinking about renting here, but I refuse to do business with Conservice as a utility provider again.

As they don't see you anymore as valued customer, they just want to get as much money as they can from you. In my particular case they tried to charge me for almost everything in the apartment. Please take into account that I knew I have to leave it clean, that's why we spent a lot of time and money to clean everything before move out. Me personally cleaned all the floors and appliances. So actually it was even better condition when we moved out than on move in. Moreover, on move in a manager told me that the price is like that (it's 1.6K for 2 bedroom, one of the highest in a neighborhood) because they do full repair for every new resident, changing carpets, and painting walls. It sounds like that's the reason for a price, so I assumed it's included in my rent, but... At the end they tried to charge me for a new carpet, and a lot of other repairs I hadn't any idea about, like window blinders (it was in the same exact condition - working), or TV mount (I don't know what it is, I mounted TV myself making a few holes in a wall). Finally they billed me for around $1K, thanks God I didn't give them any security deposit. There is no legal ground for such a charge, as I didn't ordered any of these services. Despite of that they even passed this to collections. What an attitude towards a client! Especially this times when people suffer from Covid pandemic.

Our decision to move out was prompted by a series of alarming incidents that raised serious concerns about the safety of our family, especially for our then 17-month-old son. On one occasion, my toddler found a used crack pipe in the common walkway just outside a neighbors apartment. Shortly after, an out-of-state fugitive was arrested while staying in our apartment complex. Although our lease agreement clearly stated that subletting and short-term rentals were not allowed, it became evident that this policy was not enforced, as my wife was stalked by an individual who was illegally sharing a room in the complex. The final straw came when we witnessed multiple instances of college students, presumably living in the community, engaging in drug-induced behavior to the extent that they were running around naked. Fearing for the safety and well-being of my family, we made the difficult decision to move out. Upon moving out, we returned the keys and completed all necessary paperwork, which was signed by the apartment manager. However, a week later, we received a call questioning why we had not moved out yet, and we were erroneously charged extra fees for the following month's rent. After providing a copy of the signed move-out documents via email, the charges were adjusted, but this incident highlights the serious lapses in internal communication and processes within the office at Fort Family's Cabana Club and Galleria Club. To add financial insult to injury, now three months post-move-out, we were abruptly hit with a collection notice for supposed unpaid move-out fees--fees we were never made aware of. We were completely blindsided by this because we had previously been communicating with the office via email to resolve the prior incorrect move-out month related charges, and had even received acknowledgement that all move out and cleaning related payments had been received. No further email communications from Fort Family's Cabana Club and Galleria Club were ever received prior to a collection hitting my credit report. This unexpected blow has led to a staggering 100-point drop in my credit score and will affect my borrowing rates for years to come. I am sharing our story to warn others about the potential dangers and frustrations associated with renting from Fort Family's Cabana Club and Galleria Club . The safety of your family and the protection of your financial standing are paramount. I strongly urge potential renters to consider these factors carefully and explore other housing options before making a decision.

"Management that actually listens and works with you"…read more I had a concern about my lease end date and move-out notice that was really stressful at first -- the dates kept shifting from November 24 to November 30, and I thought I might be stuck because my notice was a few days late. To their credit, the management team owned the misunderstanding right away and worked with me. They accepted my notice as valid and made the process much easier than I expected. I really appreciate when a property values good communication and fairness with residents. It turned what could have been a frustrating move-out into a positive experience. For that reason, I'm giving them 5 stars.
