    Updating this review, Manager sorted problems out and was really helpful.. this place is still really new, just give them time.

Subletting apartments through Airbnb and Hello Landing with no transparency to residences. Disposal of landscaping vegetation into wet lands area (behind the complex and at the bridge along Flagler Center Blvd). Illegal and hazard to environment. Management mandates dog DNA ID at a cost and dogs are restricted to certain breeds. However, transient renters who lease their apartment through Airbnb and Hello Landing have no requirement. People who lease their apartment through the leasing office have their ID photocopied on the spot when the keys to the apartment are given, thus the appearance of a verification process. However, apartments leased through Airbnb and Hello Landing, for as little as 5 nights, are done without verification of the actual person(s) using the apartment. I, or you, could rent the apartment for 5 days or one month, online, then be given the access code to the apartment lock box (lock box on door). No front office visit. Then one could give, sell, rent that code to someone else. Sublet it on craigslist for far as anyone knows. No one checks who is actually using the apartment, only that payment is received. The person who rolls up to that apartment is not ID'd. In the apartment could be a felon, a tourist using it for a weekend party place or a pedophile - who is to know? As of June 20th 2023 Airbnb https://www.airbnb.com/users/250380256/listings Hello Landing https://www.hellolanding.com/s/jacksonville-fl/apartments/furnished?startDate=2023-06-20 After ten months I had to terminate my lease due to the apartment being untenantable from tobacco smoke and evaping vapors from adjoining apartment. I spent nearly $1,000 of my own money to mitigate the toxic fumes entering my apartment by purchasing air purifiers and the replacement filters. Additionally, I took the extraordinary step of sealing off the kitchen cabinets with 3 mil plastic. The drywall behind the cabinets was not completed leaving openings into the shared wall of other apartments. Likewise, the drywall by the A/C return was also unfinished thus pulling air from inside the wall into my apartment. I could not use my bathroom exhaust fan for this same reason. It would pull air from inside the walls into my apartment. When I voiced my concerns about the toxic fumes entering my apartment, the office responded by sending the groundskeeper to verify the presences of a smoke odor. The groundskeeper in question was a smoker/vaper. I'm a non smoker, is he going to smell the odor as a non smoker would? I finally visited the corporate office to voice my concerns of the apartment being untenantable and a health hazard to myself and my dog. Their response was to inspect my apartment and the adjoining apartments during a week day between 2-3pm. They reported to me they found no evidence of smoking paraphernalia (ashtray, lighter) in the above apartment and since they could not detect any odors in my apartment, well then I must be mistaken. Of course it was a complete waste of time to note the person may be at work since in the morning and evaping does not require an ashtray nor lighter. To make matters worse, they tried to make me believe I had the problem and that I did not know what I was talking about since I stated the odor would change from tobacco smoke to e-vaping vapors one month to being sporadic the next month only to be back to tobacco smoke the following month. All the while they knew the apartment directly above me was a Hello Landing apartment with transient renters coming and going, and only staying for a month at a time. They did not divulge this information to me. And their deception extended to the rental of this apartment changing hands on or around the middle of the month, thus alleviating notice since customarily leases begin around the end/first of the month. And because these apartments are furnished, people only show up with their suitcase thus allowing this practice to fly under the radar of the tenants who have invested in the community by signing a 12 or 15 month lease. They knowingly violated my right to quiet enjoyment and breached implied warranty of habitability

    The complex is under new ownership.... It is absolutely garbage. PLEASE look elsewhere! Maintenance…read morepersonnel are the only saving grace. Office/new company call center does not follow up with you about renewing your lease or anything helpful like questions or even follow up with you since your paying a mortgage payment for an apartment. They just want to make sure they get every dime from you. Pest control was never kept up on so bugs were running rampant like wasps and roaches, parking was abysmal, multiple neighbor complaints never fixed any issues in your building, lights or other problems were never fixed through out the complex, gates always breaking down when getting in or out from home, trash service did not come to our door for a 1 month at one point but kept on paying for it. The problems never stop.... STAY AWAY - GARBAGE *$1,400 late notice fee (under 60 days notice) for moving out after having a child in the mist of trying to balance life out and afford everything else. * Residents for 6+ years ** will be reporting to the Better Business Bureau

    Ask if hardwo floors are above you before you move in, they don't care about you once you get key,…read morethe hardwood floor complaints are so bad they quit putting them in, they only care about covering up their mistakes, will never be wrong, anyway I hope this helps someone, ask nieboors who live here, not the office, only way you will get the truth
