Their apartments are large with high ceilings and big screened in patio's. We have a 2 bedroom 2 and a half bath 1350 square feet all under 1800 a month . Subletting apartments through Airbnb and Hello Landing with no transparency to residences. Disposal of landscaping vegetation into wet lands area (behind the complex and at the bridge along Flagler Center Blvd). Illegal and hazard to environment. Management mandates dog DNA ID at a cost and dogs are restricted to certain breeds. However, transient renters who lease their apartment through Airbnb and Hello Landing have no requirement. People who lease their apartment through the leasing office have their ID photocopied on the spot when the keys to the apartment are given, thus the appearance of a verification process. However, apartments leased through Airbnb and Hello Landing, for as little as 5 nights, are done without verification of the actual person(s) using the apartment. I, or you, could rent the apartment for 5 days or one month, online, then be given the access code to the apartment lock box (lock box on door). No front office visit. Then one could give, sell, rent that code to someone else. Sublet it on craigslist for far as anyone knows. No one checks who is actually using the apartment, only that payment is received. The person who rolls up to that apartment is not ID'd. In the apartment could be a felon, a tourist using it for a weekend party place or a pedophile - who is to know? I spent nearly $1,000 of my own money to mitigate the toxic fumes entering my apartment by purchasing air purifiers and the replacement filters. Additionally, I took the extraordinary step of sealing off the kitchen cabinets with 3 mil plastic. The drywall behind the cabinets was not completed leaving openings into the shared wall of other apartments. Likewise, the drywall by the A/C return was also unfinished thus pulling air from inside the wall into my apartment. I could not use my bathroom exhaust fan for this same reason. It would pull air from inside the walls into my apartment. When I voiced my concerns about the toxic fumes entering my apartment, the office responded by sending the groundskeeper to verify the presences of a smoke odor. The groundskeeper in question was a smoker/vaper. I'm a non smoker, is he going to smell the odor as a non smoker would? I finally visited the corporate office to voice my concerns of the apartment being untenantable and a health hazard to myself and my dog. Their response was to inspect my apartment and the adjoining apartments during a week day between 2-3pm. They reported to me they found no evidence of smoking paraphernalia (ashtray, lighter) in the above apartment and since they could not detect any odors in my apartment, well then I must be mistaken. Of course it was a complete waste of time to note the person may be at work since in the morning and evaping does not require an ashtray nor lighter. To make matters worse, they tried to make me believe I had the problem and that I did not know what I was talking about since I stated the odor would change from tobacco smoke to e-vaping vapors one month to being sporadic the next month only to be back to tobacco smoke the following month. All the while they knew the apartment directly above me was a Hello Landing apartment with transient renters coming and going, and only staying for a month at a time. They did not divulge this information to me. And their deception extended to the rental of this apartment changing hands on or around the middle of the month, thus alleviating notice since customarily leases begin around the end/first of the month. And because these apartments are furnished, people only show up with their suitcase thus allowing this practice to fly under the radar of the tenants who have invested in the community by signing a 12 or 15 month lease. I lived in alaqua with my wife for one year. We are soooooo happy to be away from this stressful live conditions. STAY AWAY. It would be very hard for me to recommend Alaqua to any one looking to rent in jax. I am giving one star because the space in the apartment is very Nice and modern. Just don't walkout side. The smell from the trash compactor is overwhelming, do not live in the back three buildings, unless you enjoy the smell of Rancid garbage. After complaints and suggesting alternatives, alaqua did nothing. Parking is a joke. Alaqua is so despite to sign contracts that they rent apartments to the construction companies that are working in the area, this means many apartments are filled with temporary construction Workers. Often 5+ to an apartment. The problem stems from the complete lack of customer service and overwhelming continued disrespect from the office staff. They will take advantage of you at every turn and then laugh in your face. I have seen them call police on residents for no reason. It's sad, and embarrassing. I previously posted a review on here (5/7/2019). Unfortunately, due to a lack of communication and thus the lack of information provided to us, our move-out statement was misinterpreted. After speaking face-to-face with the complex's management, the matter was resolved. The in-person meeting went smoothly and professionally, and I greatly appreciated the level of preparedness on the management's end as well as their willingness to help out as best they could. That being said, it took weeks to finally get in touch with the management and settle the matter. We were cutting the payment deadline close - by 5 days - because it was difficult to receive a call back or an email from the management staff. It's a beautiful place with lovely amenities and floor plans. But the lack of communication really solidified my review. read more

Just moved in a few days ago.. apartment is beautiful and spacious! However the noise is driving me insane.. I know apartment living you hear your neighbors but the people above me are nonstop! All hours of the day and night.. I don't know if I will stay sane for the next 15 months if this is how it's going to be every single day! NEVER RENT HERE! I made the mistake of signing a lease with alaqua in October of 2017. Here is my very honest review. This community is not gated and alaqua has sent out countless emails about break in's. A woman was even abducted in front of the property. So expect crime. You can literally hear everything from neoghbors through the walls and loud music from the parking lots. The inside of the units are VERY dated and cheap. The stairwells are filthy. The appliances are terrible they replaced my dryer twice. The grounds crew blew dirt and grass all over my 60,000 dollar car EVERY time they came. I was given an eviction notice when I always pay EARLY because they clearly can't keep records. And i was charged 400 dollars to replace carpet that simply had walking wear . This place was a NIGHTMARE. Theres NOTHING LUXURY ABOUT ALAQUA! You've been warned. read more

It has been a wonderful past year living in the luxury apartments at Alaqua. We were nervous about the transition to apartment living, after years of residing in a house but have truly enjoyed our new home! Lauren, our leasing agent, was extremely professional and laid back in a way where we didn't feel we were being pushed into making a decision. Originally we were looking for a 3 bedroom apartment for our single home family (with one child) but found the 2 bedroom to be equally as spacious! We fell in love with the updated layouts and amenities of Alaqua. The neighborhood is not only safe but offers a peace and quiet. Camy, the property manager has been so personable and pleasant. The entire staff truly makes you feel special and appreciated as renters in the community. Every month they put on fun events for the residents; football Friday's, popsicles by the pool, wine and paint nights, food truck Thursday's and epic pool parties just to name a few! We have loved taking advantage of these particular amenities because it's a great way to get to know our neighbors and the staff at alaqua. Alaqua offers something for everyone, from the fully equipped gym to a beach entry pool with cabanas and even complimentary bike rentals. I have never written a GOOGLE review about anything because I have never liked or hated anything enough that was worth my time writing a review about until now. The only reason I gave them one star is because the maintenance crew seems to be competent (unlike management). If you are thinking of renting here you might want to look elsewhere, unless you do not require sleep. What a nightmare this place turned out to be!! The only thing they are interested in is your money. I lasted one month there and it was worth every penny of the $3200.00 early termination fee to get out of there. I moved in on 8/8/20 and it was all quiet until the upstairs neighbors came home at 1:00 a.m. and stayed up partying until 4:30 a.m. The next night was quiet and the following night was the all night party again. I wrote an email to the office 8/11 and they spoke to the neighbor upstairs and they said it wouldn't happen again and that they had company in from out of town. The very next morning the upstairs neighbor and her girlfriend had a knock down drag out fight in the hallway at 6:15 a.m. They were yelling profanities and stomping on the landing on the second floor and it sounded like the roof was falling in on my apartment. I spoke to the manager in the parking lot on my way to work and she said she was going to take legal action and the girl that lives up there would not be there much longer. Of course nothing was done and the noise continued throughout the month with them walking around in high heels upstairs until 1:00 and 2:00 a.m. most every night. My pets could not even stand living there. After I paid September's rent I could only last there until 9/11 with the non-stop noise going upstairs through the night. Apparently the manager has no authority to enforce the noise ordinance and I am too old to be banging on the walls and ceilings at all hours of the night. I even tried $300 noise cancelling headphones and they would not even work with the noise the neighbors were making. It was worth buying an air mattress and sleeping at my office to get out of there. Also they have a pet restriction list banning certain types of dog breeds but apparently you can go to the internet and get a form saying they are a support animal and you can have any dog you would like or if you would prefer a monkey, goat or pony they have to allow them also (but I imagine you will have to pay a $300 deposit and $85.00 DNA test on them also). I had a Rottweiler support dog (LMAO) that lived above me that the owners would let urinate all over the posts in the breezeway every time they would finish walking it. As for them being "luxury apartments" I guess that would all depend on where you are moving from. I have better toilets in my RV and if you are going to put granite counter-tops in the kitchen, spend the extra couple of hundred dollars and put granite in the bathrooms too. Here is an idea for their next build. Instead of putting 10' ceilings in the apartments how about you try 9' ceilings and put a foot of sound proofing insulation in between the floors. Also if you plan on renting a garage here you better bring a can opener so you can get your car in and out of the garage unless you drive a compact or smart car. You might try The Cue Apartments or something at The Saint Johns Town Center that are actually luxury apartments. This place was like staying at Motel Hell! read more

Don't bother going to the property manager to get your problems resolved or even trying to reach out to corporate because they will just have another property manager from the community down the street call you pretending to be corporate because they know they are in the wrong . Living at Alaqua I have had so many issues with the property manager Camy Bermudez with fair housing , unprofessionalism and just rudeness . I tried to solve my problems by getting the corporate offices information and Camy refused to give me their number and then had a property manager from down the street call me acting like she is from corporate . May I mention they called me from a private cellphone number and not a company phone . So unprofessional. Heads up whoever may be calling you may not even be corporate . I can't wait for my lease to be up so I can't move out of this place !! read more

Having recently relocated back to Florida, Alaqua has made our transition complete! We had temporarily been living near downtown, and for the same $$$, we now have a 3 bed, 2.5 bath vs. a 2/2, 10 ft. ceilings vs. 8ft., a HUGE screened in porch and it's all BRAND NEW! This weekend we had guests visit from Orlando, and they commented that they'd never seen an apartment or condo complex with such a nice pool area! We utilize it all the time, including using the gas grills (which are kept very clean by the maintenance team!). The location is VERY convenient, with shopping and restaurants nearby without having to battle any traffic. Most of all, I'd like to highlight the staff. The leasing team is SO friendly and personable, we stop by multiple times every day to chat while walking our puppy (they love her!). They do a great job holding events to help residents get to know each other. In our first month here, we had already gotten to know numerous neighbors! Equally important, the maintenance team takes great pride in keeping the residents happy, the complex pristine, and ensuring that Alaqua is a great place to live. We truly appreciate the entire Alaqua team for making us feel at HOME! read more

This place is terrible. The floors are so thin that I can hear my screaming downstairs neighbors all night. People are constantly screaming outside as well even though we have "quiet hours" from 10pm-7am. I literally moved here to get some quiet while in school and I am completely miserable. Our experience with this place was BEYOND horrible.. Not to mention the lack of professionalism from the leasing specialist between us and the women that was on a tour before us that just so happen to be white. Read in between the lines. We were looking for a new apartment for my boyfriend's brother and everything seemed fine at first but definitely didn't stay that way. My boyfriend decided to be a garantor for him and provided his business's bank statements (which obviously exceeded three times the rent) afterwards they then requested proof of his bank statements being in his ownership so we provided his business license as proof with his name and business name. Afterwards not only were we told that the information we provided would not surfice, he also had his personal accoutant send over documents and verification of his income and still didn't surfice. He also had a specific move-in date that he had applied for and wouldn't have if they hadn't had it available. They called us and told us that the residents before will not be moving out until a certain date now and the move in date will have to be pushed back which is definitely an inconvenience for him due to him having to move out of his current residency on a particular date as well. (So regardless of their date changes he couldn't get his money back what so ever) The entire process was not only all over the place but the leasing consultant Madeline even had a MAJOR lack of not only compassion for her job but also when we came back to show proof of his business account we waited over 20 minutes to speak with someone because she was having a personal conversation with a potential move-in NOT about the move or the apartments itself. The conversation was so irrelevant that when the women she was talking to was done even apologized to us because she didn't even know anyone was waiting!!! During that time she didn't greet us or even acknowledge the fact that there were more visitors waiting! (WHICH I RECORDED BECAUSE BEING A LEASING AGENT MYSELF I JUST COULDNT BELIEVE THAT ANY PROPERTY WOULD CONDUCT BUSINESS IN THAT MANNER) In the leasing world customer service is key especially when there is plenty other options in Jacksonville due to the growth and development in the area and also you never know whos going to step foot in that office so it's important to always keep the same energy with each and every person that even considers your property. The funniest part about the entire situation is that we lived at their sister property The Luxor Club which is a newer community and more expensive and the experience was 100x better. I understand the situation with documents for whatever reason not going through but this company DEFINITELY lacked in customer service. I would leave zero stars if I could. read more

The ambiance in the office is sweet and the staff was welcoming and amazing and by the way, YES, we leased one of the amazing Penthouse units and this place will have you saying OOH LA LAAA before you leave! I would like to warn any potential renters to avoid renting at Alaqua or any Fort Family Properties. We have been at Alaqua since December and have complained to the manager and corporate office several times about the ridiculous amount of noise that we hear from our neighbors so much that it wakes me children at all hours of the night and rattles our wall hangings. For the amount we pay ($1700/mo) we should actually be able to sleep without being constantly woken up. I am not sure if it is poor construction or just unruly neighbors but I would not recommend this apartment or company to anyone. read more

My family and I went to check out Alaqua Rental Community , Jacksonville over the weekend for an apartment for our daughter. We were very impressed with not only the look of the community and the apartments but especially with Sean. He was very helpful and friendly. He showed us around and made us feel right at home. Sean you are the best !!! I also want to thank Buffy who I originally spoke to over the phone . She took photos of the apartment for me because I was concerned that the apartment may not look like the models in the video and I did not want to drive all that way and be disappointed.
