This 1,800 sq. ft. home sleeps up to 14 in its three bedrooms plus sleeping loft and boasts all the comforts that you'd expect in a luxury vacation rental (choice furnishings, hot tub, deck with a grill, fire pit, modern electronics, and more). With just a four minute walk to the chairlift at Granby Ranch ski and bike resort, The Ranch House is a perfect mountain getaway anytime of year. Located just 25 minutes past Winter Park on highway 40, Granby Ranch is one of Colorado's best kept secrets. We chose this location due to the significant number of activities available year-round and the relaxing atmosphere without the large crowds found at the larger resorts. Whether it's skiing, tubing, biking, golfing, hiking, boating, fishing or just kicking back and relaxing, you can find it all here in Granby Ranch. Our home is available for booking throughout the year directly though

False advertisement in photos of a bed that wasn't there!…read more After 2 weeks of trying to handle it professionally and privately, I am going public. We rented a place called Mountainside Condo #4 in Granby CO rented by Resort Management Group through Vacasa. There was a picture of a murphy bed (near the kitchen table) in the Vacasa photos and it was included the Virtual Tour but was not actually there when we arrived. This bed, for our friend, was one of the main reasons we booked there. Instead of insisting that this was untrue based on the lies of the rental agent: Resort Management Group, Vacasa could have simply asked the RMG to go to the condo and facetime a whole tour to see what we were complaining about - but they didn't. TO THIS DAY, they still have the condo falsely advertised with the picture of the murphy bed near the kitchen that isn't even there anymore. It was understood that there was no AC BUT what is not mentioned is that all the beautiful windows are SEALED and no way to get ventilation. There is only one window that opens in the entire condo - a small window in the kitchen. The balcony door opens but doesn't have a screen so you can't leave it open at night because mosquitos will get in. And there are a lot of mosquitos. It was stifling at night with the door closed. Maybe it's a great winter rental but summer .. not so much. There was some fire or carbon monoxide alarm that strobed a green light BRIGHTLY every 10 seconds at both sleeping areas. Maybe it was low batteries but it was definitely annoying and not normal. We had to cover it with tape during our stay. My partner smelled animal urine near his side of the bed. There was a cat scratched chair leg. Vacasa believes the RMG that no animals are permitted in the condo. Well I took a picture of the scratched up chair. It was curious that they never replaced it. A lampshade was cracked in many places ... and not in a "rustic way". We had to wipe off the patio/balcony furniture ourselves because it was filthy. We paid WAY too much for what we got - and feel that we were lied to. It was especially insulting that Vacasa didn't really look into it. I think we are getting a laughable $100 back and 15% off a future Vacasa stay - but we would never use Vacasa or RMG again. I hope this review helps someone else avoid what we went through with Mountainside Condo #4. In the virtual tour - the cat scratched chair leg and fire alarms are suspiciously blurred out... I am no longer trusting the Vacasa brand nor will I trust Resort Management Group.

We all collectively arrived on Sunday and were greeted by the kindest, warmest staff, the most spectacular setting in a beautiful valley surrounded by the vast Rocky Mountains. This is truly an authentic old school dude ranch. Beautiful and quaint little log cabins scattered throughout the property to offer just enough privacy yet at the same time you felt like part of a small intimate village that left the rest of the world behind in the best way. Dinners are all served family style in the main dining hall, there are multiple community gathering areas to chat, watch the children play and run, watch the wranglers get the horses ready for the day and rest and relax before the next activity. The days start early with a full cooked to order breakfast then off to a trail ride (the wranglers tell some fantastic stories as well), fishing, white water rafting, hiking or even mountain biking. You are paired with your horse for the week and the staff goes to great lengths to make sure you are paired with the right horse. They have horses for EVERY skill level. (Beware -you WILL form a bond over horsey treats, nuzzles and head rubs and it will be really REALLY hard to say goodbye) There is entertainment in the evenings like campfires, music and a super fun variety show. The kids will also put on a really fun rodeo. There will be early morning breakfast rides, dinner rides and your heart will find a new love for the great outdoors, newfound friends who will now feel like family and the Fosha's and their incredible and dedicated staff -many of which have returned every summer for years (when asking one wrangler about her experience working at the ranch-she got tears in her eyes and expressed her love and sentiment for the Fosha's becoming a second family and how the ranch felt like home). The experience will leave you longing to return and (intelligently) booking your trip for the following year.

We had planned it 2 years earlier, got thru the covid year and were able to go this year. A truly authentic dude ranch, surrounded by spectacular mountains, dotted with rustic private cabins barns, horse rings and trails, a pool, fishing pond, volley ball (kids loved!) There were programs for everyone, including my 2 year old grandson (riding and daycamp) and my daughter, the experience rider (English). Two trail rides un in the mountains were available daily. There were evening programs: sing-a-longs and wrangler talent night, etc.) The food was great, whether in the mess hall or outside at the chuck wagon. It was basic, plentiful and hearty. The staff, from the "wranglers" to the cooks, to the people who maintainer everything, were welcoming, and very good at what they do. The owners especially are very friendly, mixing in with everyone. We thought it was not expensive for what we received and heard there were other places that were much more glamorous and not as family friendly. I hope were get to go again, and we highly recommend it!

The kitchen was completely stocked with everything needed for meal prep and serving, a large butcher block table in the kitchen made meal prep so easy and everyone could sit around visiting while preparing meals or eating breakfast. A comfy dining room with fireplace made our evening meals warm and relaxing. A huge fireplace in the living room welcomed us every time we entered the house, and we all loved sitting in there and reading, visiting, napping and watching football on the big screen TV. There are games and movies available. Plenty of split wood for the fireplaces is stacked on the porch. The bedrooms are small, but clean and comfortable, and since we were not interested in sitting in the bedrooms, they were not an issue to us. There is a fantastic big sauna on the third floor which we took full advantage of before bed most nights. Outdoors, a huge porch with rocking chairs welcomed us and a lot of good conversation occurred out there while watching the wildlife and listening to the aspen leaves blowing in the wind. They were changing colors and were beautiful. The house sits on a high hill overlooking a valley, and the river and train track are about a half mile away. Yes, we could hear the train in the distance, but it was no problem for us. A huge butane fireplace and comfortable chairs was another outdoor area we took full advantage of. A large bbq is around the corner on the porch and the guys grilled several evenings. There were NO BATS or any other critters in the house. The caretakers do live nearby, but other than warmly welcoming us the first day, the only interaction with them was instigated by us. The husband is an accountant in Granby, but the wife is home and they have two small children who were never seen outdoors and never invaded our privacy. Their 1 dog goes to work with the husband, and was in their house otherwise. Most of our time was spent at the ranch and we walked to the main highway several times which is a mile round trip. The river offered beautiful photo ops. Several day trips included, Grand Lakes, Estes Park, Winter Park and Silver Creek Ski area which are all nearby. Granby has a nice grocery store. My personal opinion is that the person who wrote such a negative review was expecting a very modern home, not a 100 year old piece of history. For us, it was just what we wanted and expected and gave us a chance to spend quality time with friends from Texas, California and Arizona. We hope to return again.

After our stay, we were charged a "hot tub misuse" fee for damage we did not cause. While photos were eventually shared, they did not demonstrate damage resulting from our use of the hot tub. During our stay, a hot tub technician stopped by unannounced to make repairs related to issues caused by a previous renter, which raises serious concerns about how responsibility for the damage was determined. At no point during our stay were we informed that we had caused any damage or misused the hot tub. There was nothing apparent to us that would have warranted a misuse fee, and no clear evidence was provided linking the alleged damage to our stay. Compounding the issue was the lack of communication. We sent multiple emails and made repeated phone calls attempting to resolve this matter and received little to no response for an extended period of time. When we finally did hear back, the company refused to remove the charge, citing internal notes rather than proof, and instead offered a discount on a future stay--which does not resolve an improper charge. This experience demonstrated poor communication, lack of professionalism, and an unwillingness to fairly investigate a legitimate concern. I strongly encourage future guests to carefully review any post-stay charges and be cautious when booking through this management company.

After unloading the SUVs, we couldn't get either car out of the driveway to do anything for 4 days! Despite multiple calls for help. They dropped off a bag of sand and a bag of ice treatment for me to dig out of the snow and ice to apply in 10 degree weather! WTF? The driveway should have been snowplowed and treated before our arrival. The ad for the house stated "the shuttle picks you up right outside your door." That was a huge selling point for a three generation, multi family rental ages 2-64 years old. Nope, it was actuallythree hundred and fifty foot, 30 degree uphill walk to the shuttle. We could only take the shuttle because we were iced in the driveway. Called multiple times every day only to be told they "couldn't reach anyone for help." On the third day they sent a repair man who said "I have no clue what they expect me to do." On the fourth day of seven, they sent a young man to tow the vehicles uphill out of the driveway and snowplow the driveway. FINALLY! We ended up parking the two wheel drive suburban in a city garage 1 mile from the house to keep it from getting stuck, again. An answering service answers the company phone with "All I can do is pass on the information." The lack of response to a terrible situation, ruining a family vacation at a $16,000 rental was stunning! I will NEVER use Winter Park Escapes again!

After trying to coordinate a room change ALL DAY with SUE, she finally gave us 20min to switch rooms so I left the six dishes and didn't vacuum. I was honestly concerned about her turn around time! The kiddos had spilled some animal crackers on the floor but nothing a quick vacuum wouldn't fix! NOW she DID NOT TURN OVER a Room Properly! It takes more then twenty minutes to properly clean a kitchen, bedroom and bath with linens, I was a maid for years! INDUSTRY STANDARDS would say all linens need to be striped and changed.
