Unfortunately I can't advise that anyone purchase a home from Gracepoint after my experience with them. I'll also make sure to stay away from Gracepoint when buying in the future and stick to a more reputable builder such as Lennar (which I've had in the past).
When we went through the house we were purchasing for our initial walk-through, we found a slew of issues, ranging from a fence not being completed to HVAC issues wherein there would be a gurgling sound in a sink upstairs whenever the A/C was turned on, to various structural issues such as doors being mis-aligned and windows not being seated correctly to ceiling can-lights not being seated properly.
I figured that things like this are mostly normal and that these issues would be fixed upon our final walk through. Guess what, when we came back for our final walk through *NOT A SINGLE ONE OF THOSE BIG ITEMS WERE FIXED*. The painters had come and fixed some of the spots we marked, but there were many spots that weren't fixed but the painters had still just removed the tape and ignored it. The builder apologized and said they'd get people out to fix it THAT DAY since we were set to close the following morning.
I showed up at the house the following morning to ensure that everything was fixed since I had already lost confidence in the builder, and guess what, the A/C was still gurgling and there were still various paint issues, etc... They again assured me that they were calling people out to take care of it ASAP and that I should not worry about closing.
They eventually got these issues taken care of, mostly by sending people over to do extremely sloppy patch-work (there are visible paint brush marks around the house in areas where they had to "touch up" things, which looks terrible). We began noticing other issues with the house after moving in, the biggest of which is that the front door is EXTREMELY tight and hard to open at times. So much so, in fact, that my 10 and 12 year old completely avoid going through the front door now because it's often too difficult for them to open. I contacted the builder and again, they sent someone out to keep attempting to bandaid the issue: they moved the face plate for the opening mechanism back, which made the door stick out far into the house which looked awful, and they also added cheap wooden shims to the inner frame which caused a different issue with the seal, which they then had to taken a sledge hammer and bash the frame in to make it crooked so that the door would fit again (which then required a painter to come back out because that looked awful as well). I was eventually told months later that the door is "functioning properly" and there's nothing more that can be done. Well, I've owned many doors in the past from different builders and I can say that Gracepoint is the only builder I've worked with that doesn't seem to be able to handle the simple task of putting a door on a house without issue.
I sit here months later with various other things already going wrong with the house due to the seemingly cheap hardware that the builder installed. We woke up one morning with the kitchen countertops full of water as well as under the sink due to a faulty faucet. The builder did send a plumber out to fix it which was under warranty, but the plumber told me he had already done 50 or more jobs with those same faucets... We've now discovered that the button mechanism to turn on the garbage disposal isn't working at all - sometimes when I wiggle the wires at the bottom it'll turn on randomly which is extremely dangerous.
Three other neighbors mentioned they have also had a large amount of issues with Gracepoint (some that they can't get resolved).
All of these issues sounds like nit-picking but they add up to be a HUGE pain and inconvenience. It'll also ruin the excitement you may have in buying a new home. I haven't had a ton of issues getting some of the smaller items fixed, but these things really shouldn't have happened in the first place. There's just extremely poor craftsmanship throughout the house. read more
