This establishment is an incredible oasis in the middle of a busy city and a busy life. The hostess Joanna is a jewel and her decorating abilities are absolutely incredible. My son and I stayed in the French room and I had a ball trying on all of the hats, which the proprietor sprays after each visitor. The decor was so detailed, authentic, and so incredible I could've spent the entire weekend in the room and still wished for more. Joanna caters to your every whim and personally serves a delicious breakfast to your room with hot coffee proceeding it, keeping the same theme as the room. Now I can honestly say I have been to Paris and I'll bet it's better than the real thing! We will certainly be going back for many symphonies in the future and can't wait to see the next adventurous room. My wife and I went to Grace Manor on our wedding night and had a magical time in the Mexican Suite. Then we returned a year later for our anniversary in the French Suite. Then we returned again for our 13th anniversary in the Asian Suite. Each time the room was impeccable, the breakfast was delicious, and the staff friendly and accommodating. Recently began staying at B&Bs for the homey experience and fresh breakfast to start the day. Found Grace Manor and booked it. It's located a few blocks away for the hustle and bustle of downtown where the bars, restaurants and such are. Did have our own parking space, so we just drove the few minutes to those areas. We chose the Swiss Chalet room...it's on the fourth floor so it was like climbing the alps to get there lol. But once there the room is enormous! Beautifully decorated with a cabin feel and some kitchy decorations...like "Birdy". Very soft bed, ac, TV...all good. Shower could have had some more power for my taste, but bathroom was clean and bright. Breakfast for the few days was good. Cinnamon raisin French toast was the best. Egg souffles, sausage links, strawberry French toast over the two days we were there. The garden area was nice, and there is a indoor shared space on the 3rd floor. Met some other guests and had an enjoyable, relaxed time. Joanne the inn keeper was a delight and accommodating. read more

3 - Solid choice if you're in the area. Skip to the end to see my rating scale. Seems like all the recent Yelp reviews of Grace Manor have been overly harsh in my opinion. I guess it depends on what you're after in a traditional B&B. I'm personally looking for a clean place to crash for the night and a satisfying meal to get me going the next day. Grace Manor accomplished both of those. The king size bed was comfortable, it had a private bathroom, and both were nicely decorated...and very clean. The only issue I had with the room was that the shower head leaked out the side so I didn't get a full stream of water, but it's certainly not a game changer. Yes, our breakfast was served on a paper plate, but I'm way more interested in the food ON the plate...not the plate that the food is on! We had southwest omelets, home fries, and a plump sausage link. All very good. Joanne delivered our coffee to our room before breakfast. They're undergoing some renovations, so it's not flawless by any stretch. As someone else noted, the outdoor courtyard was a bit disheveled, but it's not like there's trash or construction debris lying around. But there's a few really good eateries, bars, and breweries a few blocks away so I wouldn't be longing about the courtyard anyway. My kid was playing a basketball game at York College and The B&B was only five minutes from there. And again, being within walking distance of good breweries and food is a huge bonus. (The neighborhood is on the edge of sketchy though, so we drove for my wife's piece of mind.) Joanne's communication leading up the stay was excellent. She definitely cares about her guests and wants them to be comfortable. I've stayed in some shady places in fifty years, and Grace Manor is far from the shadiest of them. This B&B's location is its best asset and if we end up coming back to the College, we'll gladly stay here again. Honestly I dont understand y there r so many 5 star reviews?! We stayed there one week ago w 2 other couples. We had 3 rooms booked for over 2 months. The Swiss being one of them. 2 weeks before our arrival, the owners call to say there is a plumbing issue and it wont be available. Ok. Disappointing but the Mexican room was nice. The room themes were neat. However every drawer was packed full of random items. You could not unpack if u wanted too. The owners said that we would meet the "innkeeper" upon our arrival to greet us. NO. The lady was waiting be the door showed us the rooms. When we asked any questions she said she was a friend and we would have to call the owners. We did not see or hear from anyone until the next morning for breakfast. She served us and left. Which the breakfast sat there untill at least 2pm before someone came and got it. Never saw or heard from her again until 930 next morning. There was a coffee machine in the common area w no coffee no condiments. We had to buy all out own stuff. There were peices of the deck w nails in it laying on our deck. Sections were missing. The front door took us 5 mins to get the key to work.This place would be really nice with good makeover and someone who cares about making there guest feel welcome. read more

Stayed here during the weekday and enjoyed every bit of it. I stayed in the Asian suite and I loved that the room was separate from the bathroom and I had my own private porch area if I wanted to go outside. A lot of restaurants are close by and walkable. I would say less than a 5 minute walk and you are near a restaurant. Joann was a great hostess as she made breakfast and paid attention to my dietary restrictions. She provided water bottles as well during my stay. She gave me various activities I could get into while I was there. From kayaking to yoga to a salt room or a massage. I will definitely be back and can't wait to stay in other suites. Only downside is being there on a Monday, a lot of businesses are closed so I would recommend going Wednesday through Sunday read more

I must say, our stay at Grace Manor was MAGICAL!!!! As the owner, Joann was warm and gracious and corresponded with us from the moment we booked our stay, keeping us informed and sharing with us the wonders of what York had to offer, making our stay a full one. She greeted us at the door and we felt welcome and safe during a unique and challenging time (the year of Covid-19). As she walked us to our room, we were impressed with how clean and well groomed our ascension was, as we made our way to the door of our suite, filled with excitement. We booked the French Suite and we could not wait to see what attracted our curiosity. When the door opened, we were struck with how stunning and spacious the suite was! We walked through the entrance and were amazed! The French Suite was our home for 3 days, the artwork, design, and the nod to France was meticulous, we felt like we were on a movie set, transported into a fantasy that was all our own. The cleanliness was unlike any hotel I've ever experienced. Again, the attention to detail was an adventure all its own, and that claw foot tub! If ever you are ready for a unique, adventurous getaway, one in which you can forget about the world and immerse yourselves in fantasy, make your way to Grace Manor and let your imagination run freely and enjoy. read more

I wanted a little place to stay somewhere between Knoebels and Baltimore, someplace near some decent eateries (and lots of pokestops,) and Grace Manor fit the bill perfectly. York is an older city, so we did have a hard time homing in on the street number at night, but GPS did lead us straight to their doorstep. There is a private lot around the back, but we found a spot on the street just in front of the door on a Saturday night, and the meters don't run on Sundays. Joanne the owner met us at the front door and showed us up to our room. There was a problem with the air in our room before we arrived, so we were upgraded to the French Room which is a five-room suite. That might color our perceptions somewhat, because the French Room is gorgeous! A large sitting room, kitchenette, bedroom, bathroom, and a small hideaway sunroom with a divan, all decorated to a fare thee well. Some could say some parts were overdone (one table had nothing but hats, after all) but I think the decorating was reigned in just enough and made for a very impressive room. It was decorated so wonderfully we could have been happy never leaving the room. We did arrive in need of dinner, though, so Joanne pointed us in the direction of Beaver Street a short walk away with a number of great bars and restaurants to choose from. Upon our return we availed ourselves of the clawfoot tub and standalone shower, then climbed into the large bed with the perfectly firm mattress for a wonderful night's sleep. It was difficult climbing back out the following morning, but we wanted to make sure we were on time for breakfast. The main dining room seems to be decorated with items from all the different internationally-themed rooms, including the dining table and utensils. Frank Sinatra was playing on CD as we helped ourselves to flavored coffee from the sideboard. Joanne greeted us and waved us to two places set out just for us, as the other guests had a bout of insanity and decided to skip breakfast. We started with fresh chopped strawberries with fresh cream along with some squeezed orange juice. Our next course consisted of an egg bake (a breaded fried egg of sorts) with spiced sausage. This was followed by raisin bread French toast in a rum syrup. The richness of this breakfast filled us up completely, and when we were done we took our coffee and sat out back on the patio enjoying the breeze and the leaves. Looking at the photos and reviews we were expecting a totally different experience. Everything about this place has deteriorated and is clearly not being represented in the photos (or reviews). Please use caution or at least lower your expectations tremendously. We had no access to the beautiful looking large room, breakfast was left outside our door on styrofoam plates and plastic cutlery and appeared to have maybe been purchased at a gas station. This was not the typical bed and breakfast experience we have had at other places. read more

Joanne and Will were lovely and thoughtful hosts! I stayed for a night in the Mexican room, which was comfortable and creatively decorated. There was also access to the outside where we could sit on two chairs and enjoy the autumn weather. I'd definitely recommend a stay here! Joanne is a great cook and a bright person all around, happy to recommend places to see in the local area. I hope I have a reason to return to York just to stay here again! Great service, lovely spot, and amazing breakfast. Just a few problems preventing a 5/5 Grace Manor B&B was nice, but not extraordinary. I had seen other reviews that said it was in a dicey neighborhood. Clearly these people don't live in a city and are kind of prejudiced. The neighborhood is quite charming and within walking distance of anything you'd want to do in Downtown York. The room we stayed in (the Asian Suite) was pleasant, although a bit drafty. If you are going in fall or winter, bring something comfy to sleep in as you will be cold. There were a few minor problems, like no hand-soap in the bathroom and wifi that was a bit shotty, but the stay was very pleasant. Joanne and her husband run a lovely little establishment, and their breakfast was absolutely TOP-NOTCH!!! They were both super nice and wanted to make our stay as enjoyable as they could. read more

Probably the worst experience every staying at a hotel or B&B. This is a B&B that has seen its prime and really should be totally re-done. When we arrived the manager, Joann, told us that the front door was broken and we would have to use the back entrance. The back courtyard was in disarray, unkempt and unattractive such that we did not want to use it. She seemed unprepared for us on arrival, seemed to have a laissez-faire approach, did not have the right keys initially, and after the first encounter she seemed mostly absent. She would only text messages for communication. We stayed in the Asian room, so I cannot comment on the other rooms. The Asian room: bathroom sink stopper missing, TV was nonfunctional on arrival (only one station, Lifetime, fixed on day 2 after all text messages from host recommending how to fix it were unsuccessful), wall paper pealing off wall near a window in living area, sofa fabric ripped in front, sofa incredibly uncomfortable due to sagging in some parts and a hard board in another, picture plexiglass cover broken off on one side in living area, another picture frame and glass broken in bedroom, curtains sagging down in bedroom, no soap or shampoo on arrival (some provided later on 2nd day), welcome basket had cheap chips and magazines from 2019. Overall disarray. It felt used, old, and not kept up. The room seemed curated at one point, but it has long since lost its charm. The worst thing was the bed. The Asian wedding bed had a lumpy mattress that slumps to one side, not usable for a couple unless one of you likes being propped up on a pillow to prevent rolling onto your partner. A step stool is needed to get into the bed. My spouse slipped on the step stool getting out of bed in the dark and hit his head on the low lying wood canopy. The bed is a full size futon mattress. The one positive thing was the fast internet. We only ate the breakfast on the first morning when it was set outside out door. It was delivered by a local restaurant but seemed like something one would find at an economy hotel, and so we breakfasted at a restaurant on the 2nd day. There is no special or elaborate B&B breakfast at this place, as at other B&Bs. You can find better breakfast in town at local restaurants. Owners are nice (Joanne and Sonny), room was clean and spacious, and location is central. Wired internet in room. No TV, just DVDs (only one in room but there may have been more). A fun thing about B&Bs is the cookies on arrival but none were in evidence and we left breakfast hungry: only enough coffee for one cup, one fritter and a small platter of potatoes. Biscuits, french toast and turkey sausage were mentioned but never appeared. Too bad as the $139 for the room did not seem like a treat without the welcome cookie and an adequate breakfast. beautifully decorated rooms, an owner who was attentive and responsive when making reservations, the pictures of the rooms on the website don't show all the attention to detail that went into the restoration of this late 19th Century home. Comfortable beds and well appointed bathrooms can be seen in each room, which is decorated in one of 4 different themes. The Paris room is quite the site to behold. Joanne, the owner, clearly has an eye for decoration and proved to be an excellent cook when it came time for breakfast. we had a great relaxing night at Grace Manor celebrating our wedding anniversary. We stayed in the Mexican theme roomed and over breakfast we had a discussion about the art of Frida Kahlo among other interesting topics with the other guest staying in the Malaysian room. Either for quick night away from it all, or an extended stay in Downtown York, I wouldn't hesitate to recommend Grace Manor. read more

This is loooonnng overdue! Sometimes the hustle & bustle of New York City living gets in the way of the little things. My wife and I needed a little R&R and time away from the kids for a little romance. This place is beautiful we highly recommend the French room. The B&B is very clean, the breakfast is amazing and Joanne accommodate our every request. We can't wait to visit again and we may try to check availability this weekend. Lol just realized we visited exactly a year ago. Joanne was not only a great host, cook and mixologist (thanks for the French Martiny recipe) lol but gave us great ideas and direction for visiting the surrounding area. Joanne is a magical hostess! My family stayed here for our wedding weekend and loved the accommodations - each room unique and well-appointed, and the fantastic breakfasts...mouth watering! We especially enjoyed the colorful, cozy brick courtyard, a great place to grab a bite, sip some wine and relax. This little (actually it's not so little) gem in downtown York speaks for the town in its welcoming atmosphere. Sonny and Joanne the owners were such a delight. We thoroughly enjoyed talking with them and the other guests at breakfast! Breakfast was delicious! Joanne besides having an amazing eye for interior design, is quite the culinary master! First morning we had a poached pear, followed by quiche and pineapple upside down french toast. The second morning we had a cinnamon & butter baked grapefruit followed by a Greek omelet and orange cinnamon french toast & turkey bacon, yummy! There was plenty of food, if you are hungry then get seconds. They routinely have leftovers because people are polite. There is one seating for breakfast, so whoever you are dining with is it. We stayed in the Asia Room which was beautiful! The bed is spectacular and the stone shower was to die for! My only complaint is that the bed was a bit small for a couple (Full size) other than that I'd highly recommend Grace Manor! read more
