The worst part was when they did glass work and the glass SHATTERED all over the unit during the removal process early in the morning. I was finding chunks of glass months later. There was no apology, no contact from management. Just a MESS. The absolute most unprofessional construction company I've ever come across. It is unfortunate that as renters we don't have a choice as to who gets hired to do work on our place of residence. I assume they are one of the more affordable options because my complex is known to hire the cheapest possible labor (eye roll) - but if YOU have the choice please save yourself the trouble & steer clear.

Before moving in, I found construction defects, damage to personal property, they completely missed items on the scope causing breach of contact, had to replace plumbing fixtures but never submitted a change order, and dozens more. I don't think the insurance company is aware they've been charged for items Mcleod SKIPPED or multiple items added (ex: the scope says to paint window trim in the Entry but there is no window trim). After moving in I discovered multiple fire hazards, plumbing issues, handles were uneven or partially unscrewed, dirt and debris in the new cabinets and drawers, equipment left behind, and so much more. Because of the safety hazards and multiple construction issues- I filed a complaint with L&I and contacted the city permitting office. They are receiving a violation from L&I for doing electrical without a permit and for not obtaining a building permit. They did not apply for a permit until Aug 2025- TWO months AFTER we moved back in. IT'S BEEN OVER 365 DAYS SINCE REPAIRS STARTED AND THE PERMIT IS STILL NOT APPROVED!

In addition, they were able to cover our concrete porch with TimberTech boards and covered our porch posts with Hardie material. We got lucky as they were able to start quickly, 1 week out, and the entire process took about 5 weeks on our 1968 rambler. I was particularly happy with the professionalism of the crew, the high-quality workmanship, and the fact that they cleaned up every day. They do not contract the work out; the crew works for Perdue. Said there were multiple cracked vents and some pipe boots that he would change. Charged us $1000 and did the work. A month or so later, our roof was still leaking. Fast forward a year and still with a leak, We just had an actual roofing company come out, and not only did they find the hole in our roof where the leak was ACTUALLY coming from, but he ACTUALLY changed out all the vents, pipe boots unlike what Erwin said he did. Erwin also did not use the proper material, nor did he do the work properly.

When this bathroom project completed I sent a couple pics to a bff in Arizona who said they were jealous of my bathroom, and I said strangely I was too! It hadn't sunk in yet this was my bathroom, it was surreal. I've been enjoying it for the last few weeks and sometimes it's still surreal. Our next door neighbor wanted to see and mi madre sent over some pics, she said it was every woman's dream bathroom. It's the nicest room in the house, and I'm still getting it organized and decorated but it's really perfect. I took bids from 16 different contracting companies before going with Erwin. I almost made the mistake of going with another company who was able to start a week sooner but something felt off and thankfully Erwin still had availability. I can confirm he is 100% worth the wait. The in person consult was efficient and thorough, and an itemized estimate came through pretty quickly. Erwin and Alex were wonderful to work with, very respectful, kept me informed through every stage of the process, and I had free rein to be as creative and specific as I wanted around the design and details. I spent an insane amount of time looking at paint swatches, countertops, cabinet hardware, mirrors, sconces, fixtures, bath tubs, tile, you name it (that was a personal choice). I decided to paint some of the bathroom hardware I was reusing copper, and unfortunately the weather got too cold for me to complete all pieces so I will finish in the spring, but they installed everything that I had completed before the cold weather delayed my little side quest. A friend of mine has color changing lights throughout their house and I decided to go with Wiz drop lights and bulbs in the sconces. Anytime I had questions on compatibility / feasibility, Erwin was happy to confirm if what I wanted could be integrated and how we could approach it. I really appreciate the care that went into protecting the surrounding areas during this project, they covered the floor from the front door to the bathroom to protect the flooring and also created a makeshift hallway / barrier between my bedroom and the master bathroom using plastic tarp and tension rods with clamps. This ensured dust and other particulates didn't spread into my bedroom. Every subcontractor that came through in this project was also courteous and punctual. Andre came in and did the tile for the floor and walls, this guy is an artist. He doesn't just open the boxes and starts throwing tile down, he looked at the panels and arranged them in a way to create an intentional design on the walls, making it look like a continuous marble piece similar to large marble slabs. The guy that came in to do the drywall (we went down to the studs to replace 1/4" drywall with 1/2" drywall for better results) was great too, I feel bad I don't remember his name. The previous owner made some weird design choices in this bathroom, including created a false wall / partition(?) that made the corner vanity smaller and awkward. There was a built in walk in tub I never used the entire time I was here. The pipes had rust and water would fill the tub with nasty water (this was a tub issue only) but I didn't like the walk in style anyway. The corner shower was a tiny circular shower with very little room. They were able to expand the corner shower out to a 44" x 36" shower with a wall that includes a niche. There's so much room in the shower now which is really nice. Changing out the tub to a floating / standing tub also opened up that side of the room. It looks great and the baths are heavenly. Removing the weird false wall-corner-thing meant we had more countertop space. Erwin also provided me with referrals for businesses he's worked with before when looking at cabinets, tile, and countertops. When the cabinets I picked came back over budget, he recommended another local business he worked with and we were able get cabinets I liked within budget. This bathroom is beautiful and most importantly it's functional for me now. I wanted a dark moody goth bathroom, like the "dark mode" version of my favorite bathrooms at Grand Hyatt in downtown Seattle, or the Paramount Hotel in Portland, now my favorite bathroom is mine. This is legit the goth/rave/spa bathroom to get ready in before going out, or to relax in if I'm staying home. :) I have a few friends who have had recent home projects in the last year and have had various headaches through their process. I have been very fortunate with how well everything came together and that comes down to working with the right team. We will be working with Erwin again when it's time to paint the house in the summer. Bottom line is if you have anything coming up where you need a contractor, this is your man. Elevated Building Design lives up to its name and is worth the wait.

Their work and that of their subcontractors was all high quality. Our foreman Gary was a pleasure to work with. He would not accept any shortcuts and wanted to ensure we were happy with everything. We are loving our new kitchen!

The first thing Tom told me when he came over for the first day of work was: "How did you find…read morethese guys? They can't find new customers and all their existing customers aged out/died". We probably should have ran at this point. We had a quote from Johnson Brothers Construction to rebuild our shower that had a leaking drain. Their quote was very competitive ($10k + tax) and they seemed knowledgable enough, so we went with them, aware that things might go over the quoted amount given that every projects has unknown. We did have some unforeseen things happen, requiring an extra day of labor to strengthen the floor and some weirdness about the existing drain setup that was taken care of by a plumber in an hour. Yet, here we are, two months later with a total bill that is well over twice the quoted amount, a tiling job that is sub-par and a lot of finishing touches are still missing. When you hire a general contractor, you expect them to guarantee some level of quality and to advocate on your behalf with subcontractors. In our case, the tiling subcontractor not only did a horrible job, but also tried to increase the cost for some work we already sign-off on and way over ordered one of the types of tiles (that we had to pay for). In the end the subcontractor fixed as much as they could short of redoing the whole floor, but we were the one fighting for it and inspecting the work. JBC just stood by. JBC also had two subcontractor give us quote for some drywall for a transition strip. Their interfacing between these subcontractors is essentially a series of screenshots of iMessage conversations they have with those subs. I made it clear to the drywall sub that I wanted quotes for the different parts of the job. He gives us one opaque quote with possibly an extra $100 (??). The transition strip sub, what we hear is that he'll come by by the end of next week. Saturday comes and he is no where to be found. JBC gave no updates along the way. I could also talk about their opaque billing practices, how they're charging for labor hours that don't seem to line up with what I can see on my front door camera. Or how they have 3 guys show up for the same amount of time and yet one of them is charging for an extra half hour? Honestly I could go on and on. We definitely regret going with JBC for our job. I should have heeded my gut feeling when Tom said what he did. You definitely should.

And was careful to protect and safe things that were to be reused. He is meticulous and accurate with measurements and cutting products. And always left the site as clean and usable each day as possible. We love the results.

We worked with J&M on a bathroom remodel. Bathroom is 5x6 feet and quote was for 6 weeks work and…read more50k. We ended project at 18 weeks and 60k. During our project, the sub-contractors damaged the wall while installing our toilet by drilling through the wall and failing to hook up the toilet correctly so that water was pouring straight into our basement. The sub-contractor did pay for these damages. We had no supply chain issues with our project as we had purchased all the materials ourselves before hand. Our primary issues with working with J&M was that due to the amount of projects they had going on, it felt that unless we were actively saying we were unhappy with progress and calling J&M frequently, there would only be work at our home 1 or 2 days a week. When asking for estimates for components J&M were unable to provide accurate estimates. For example, it was estimated that tiling our shower would take 1 week with 2 people due to the complex design. It ended up taking 3 weeks. This is our only bathroom, so we lived with my parents for several weeks, but I would hesitate to recommend J&M to anyone who doesn't have a flexible timeline. In addition, J&M failed to notify of us of change orders that resulted in an increase of price. These were supposed to be agreed upon mutually before the work was completed, but instead J&M released them after the work was done and were forced to eat the cost. J&M did not provide any options to mitigate this cost even though this was in direct breach of our contract. Ultimately, we are reasonably happy with the final outcome of our bathroom, but extremely unhappy with path to get there. We ended up not asking for several fixes as we were so fed up with the inaccurate timelines and constantly changing estimates. Fixes include 1) bleeding paint on ceiling, 2) missed paint spot, 3) grout on window and tile, 4) miss-cut vanity counter-top, and 5) dip in floor tiling causing one spot to not drain. All in all, J&M has good general contractors, but seem extremely mismanaged in the back of office. If you do work with them, double check all billing multiple times as we found several inaccuracies. Hold J&M to prices and push back on change order process.
