I had an extremely disappointing experience with Googain and Syed as he represented as Googain Mortgage broker and would strongly caution anyone considering working with them. Their unethical behavior, lack of transparency, and miscommunication cost me 2-3 critical days during my loan process, leading to missed opportunities for better mortgage rates. Here's what happened: Syed initially verbally promised to cover my closing costs during a phone call. When I asked for this commitment in writing via email or text, they claimed it was "against compliance." However, other brokers I spoke to had no issues providing similar details in writing. When I pointed this out, he dismissively said those brokers "don't know how to process loans." Additionally, I decided to buy points since it provided more credit to use than the closing costs they had mentioned earlier. Shockingly, he pretended that the credit they had originally promised was tied to the points purchase all along, essentially backtracking on their original "zero closing costs" promise. This lack of honesty and transparency is unacceptable, especially for such an important financial transaction. If you still choose to work with him, demand everything in writing before proceeding. Verbal promises mean nothing here, and you could end up wasting valuable time and money. read more

My agent Frank Fu happened to be a senior load officer at Googain at the same time which saved me a lot of hassle communicating between house agent and loan officer as I used to do back in San Diego. Frank is easy to work with and knowledgeable in his fields. We spent 3 months looking for a place, during that time Frank was always available whenever I needed his help or just dropped a silly question. A year before the house hunting Frank looked into my financial status and credit report and gave me guidance to make great improvement on it. During that year I followed his guidance to pay off my can loan, combine couple bank accounts and paid close attention to my credit card utilization and got some important documents ready. The efforts paid off really well, my credit score increased by 20 points and was qualified for the best mortgage rate by the time I applied for the mortgage. And because Frank was able to do both house closing and loan application in parallel we were able to close the list within 25 days. I definitely recommend Frank to anyone looking for a house or mortgage application. read more

Working with Sarah Kim on my mortgage loan was a truly wonderful experience from beginning to end. She was professional, detail-oriented, and, above all, honest and caring. She took the time to explain every step clearly and calmly, which made what could have been a complicated and stressful process feel much more manageable and comfortable. What stood out to me the most was her careful attention to detail and honesty, as well as how quickly and sincerely she responded whenever I had questions or concerns. It wasn't just about getting the job done I genuinely felt supported and cared for throughout the entire journey. Thanks to Sarah, everything from the loan process to closing went smoothly without any issues. Even when I had to travel during this time, I was able to relax and focus on my trip because she handled everything so thoroughly. I've already recommended Sarah to close friends and family, and I would wholeheartedly recommend her to anyone looking for a trustworthy and honest mortgage professional. read more

I had my parents initiate the rental condo refinance process with Googain. The process fell apart when the mortgage loan officer Jessica stated that the underwriter is not willing to accept the appraisal that my parents had paid for. We didn't choose the appraisal company. Googain accepted our payment for the appraisal and ordered the appraisal on their own. We asked them to do another appraisal and they said we have to pay for a new appraisal. They also said the rate they locked us will be expired because of the appraisal delay. They asked us to pay for rate lock extension fee. I cancelled the loan process. Complained to the manager. I requested for a refund of appraisal but they denied. The manager don't have an idea of what's going on as well but just flat out said she couldn't help, there is nothing she can do. I reached out to the owner of googain myself and he refunded my appraisal. Overall it was one of the worst ever. read more

It is our pleasure to share the experience with Rebecca Lin and Kevin Qi selling our home in west San Jose. While we have bought and sold several houses, we never encountered such a level of excellence. The experience at each phase of the sales effort was superior, such as innovative efforts in developing prospects, useful insights on pre-listing renovations/staging, effective showings and proactive facilitation during the sale negotiations/due diligence. All these tasks, whether business-related or interpersonal, were accomplished with a noticeable degree of competence, humility, integrity and grace. Most important, our home sold more than 200K comparing with the couple of similar ones sold in the area months ago! Thus, we highly recommend Rebecca Lin and Kevin Qi for your current and future real estate needs. -Peter L. read more

I am a homeowner for 10+ years, and have had a few applications of purchase loans and refinance loans. Then I was introduced to Hong Hu who helped with my last two refinance loans including one that was just closed. Hong is a very spontaneous, trustworthy and hard working adviser. He handled all of the tedious paperwork and process with high efficiency and smoothness amongst the best. I'd give a six star if there is a choice based on my fantastic experience. Some of my friends I recommended to also agree with me. I will definitely continue to work with Hong in future and recommend Hong to my friends. read more

She is communicative, clear, and available all day long for even the simplest of questions. We know we can trust her to get us the best interest rate and the best terms. Our agent Wendy Hua has been in this business for more than 20 years and she is very experienced and professional in the bay area house market. In addition, she has a good sense of market trend and house value, also she knows how to place the best bid of an offer, and let you feel the trust in the way that she cares our benefit instead of just wanting to make a deal of transaction and earn a commission. A small drawback is that sometimes she speaks very fast and has to interrupt to ask questions. read more
