    I was asked to update my previous posts to reflect ten years without a single problem related to t…read morebasic construction of t house: I'm a trained architectural draftsman with, at t time, 20 yrs of experience on new homes construction & remodeling. Golden Oaks is known for building t same house again & again. We purchased when t foundation was just- poured. BECAUSE THE LOT IS INCREDIBLE! I redid t entire floor plans, plus electrical & plumbing plans. This is the way this contractor works. Watch Golden Oaks like a hawk! We paid extra for better quality materials used throughout: double-hung windows w e-glass, Tyvek wrap, solid-wood stairs, $25K in custom cabinets, automatic lights in incredible oversized closets w built-in shelves, loads of extra electrical plugs, specialty wood mouldings, light fixtures, fans, wider staircase, upstairs laundry, 18-ft garage doors, extra exit door from garage, tankless water heater, extra 60-gallon pressure tank for better water pressure bc t house is on a hill,propane furnace instead of heat pump. This was ALL done at extra charge w loads of grumbling from t contractor. This is the way this contractor works. Watch Golden Oaks like a hawk! All t way thru building t house, EVERY day, I stayed w t contractors to make sure everything was done properly. They thought I was a pest; I was planning to live in t house forever & wanted everything done t best way. They never cut corners bc they knew I would find them. I was on a first-name basis w t building inspector. Together, we made sure every little thing was done properly. The foundation was not coated properly w tar. He did have someone come out to do it--after t litigation. T water pump failed a few months after we moved in. Mr. Shull did make sure it was working properly by t end of t day. This is the way this contractor works. Watch Golden Oaks like a hawk! T day they were putting in t hardwood floors I saw, in t second load of boxes, a mix of satin & glossy finish boxes. They did not stop, which was t correct thing to do; instead, they installed a mix of t two floors all over our ground-level. They finally insisted on coming back months after we moved in. They redid t entire 1st floor at a very bad time. Moving all china in t dining room caused several expensive pieces to be broken. There wasn't time enough for proper packing. I personally supervised t re-installation of t entire 1st floor to ensure the pieces were placed best visually. Actually, I had done t same on both of t floors t first time. The man who put in t custom Saltillo tile & marble worked late one night. He did a beautiful job but he cut off t arm of a hoodie I had left there absentmindedly TO USE IT AS A RAG! I found it t nxt day. That was $44 down t drain, (+ $44 matching pants w no matching jacket). There are no latent defects because I watched the workers closely all the way. This is the way this contractor works. Watch Golden Oaks like a hawk! We eventually sued Golden Oaks & agreed to mediation. Mr. Shull made lots of promises that day. He didn't do anything about t foundation coating until t lawsuit. T tar coating up-to-grade brought the house into code. We had a hole in t wall by t master tub for 2 yrs bc there was a problem w t height of t faucet GO chose. We finally paid Michael & Sons to fix it, then I put in the tile myself. The other issues were cosmetic. I didn't want any of his workmen in the house because I didn't want more damage done. We fixed them over the years. Golden Oaks left walls and trim unpainted, or not at all. He left the powder room floor partially tiled, & we finished it after several months. This is the way this contractor works. Watch Golden Oaks like a hawk! When we signed t contract I asked t builder directly whether he would be building another house at t same time he built ours. He promised he would not. A few weeks after our framing was done t foundation was poured next door. It wasn't long before we were waiting for that house to be ready for certain things before he would get contractors to our house. He wanted to have t garage doors installed on t same day, for example. We also waited for electr, plumbing & tile work to coordinate. It was finished 2 weeks after ours--& sold for more than $100K less. This is the way this contractor works. Watch Golden Oaks like a hawk! We did & we wound up w a very fine quality house! Bc of our stringent diligence t Cattle Lands house has much better finish-out than the Toll Brothers house we moved to in order to comply w my doctor's order. I'm sorry to leave it. The Cattle Lands WELL TURNED OUT TO BE THE ONLY "SWEET WELL'' KINETICO KNEW OF IN OUR AREA OF VA! It tastes fantastic and doesn't have any iron in it! Never treated. I miss good water without chlorine. We have already begun to get this house upgraded to better standards! There is a LOT to do.

    Like many previous reviewers we took a long time and many attempts at finding the right outfit to…read moreremodel our master bathroom. As is the case with contractors - the market is filled with charlatans, unprofessional, and fake "designers" who are aiming at stripping you out of your money by pushing solutions they most profit of, obscure proposals, predatory contracts and other less than honest methods. Pascual turned out to be a wonderful exception: a true professional, who is not only a contractor but is an excellent project manager - it takes one to know one! You get a hint about that already in the web introduction to PLF's 6 step process - music to our ears. In the introductory phase we found him to be an excellent listener and demonstrate an ability to provide solutions to our desires, rather than push his own, while contributing some real good ideas to achieve our wishes. An example for that was the existing floor tiles we had that were in excellent condition, met our taste, and we therefore wanted to keep and re-use in the new design. Almost everyone else we asked for a proposal insisted it was not possible, had to be broken in the demo phase, or cannot be integrated into the new design. Pascual, however, accepted it right away, pointing out the risks of having some of them break in the process, but knowing we had some spare tiles assured us it was possible. Pascual also showed a willing to compromise during the contract phase regarding material and labor components so that we could implement exactly what we wanted. We were able to reason with him very easily and in a non-confrontational manner. As for the work itself - we found out he promised less and delivered more - a very rare experience, contrary to what you often find in this field. He managed the project as a conductor with his teams of artists - that is how he referred to his crews, which we found amusing but very descriptive of reality. He was present for 90% of the work, certainly for all unexpected issues that are always to be expected in such projects. His calm and confidence demeanor characterized the project and was very reassuring to us. The result is a fantastic sense of satisfaction to us - getting everything we wanted and more, in a most reasonable price in a very short time - way less than promised. As the many reviewers before us we are now looking forward to other significant home improvement projects knowing we have Pascual and company in our team - they truly do it as if it were their own home, and it shows!

    Quite possibly the worst experience I've had with a contractor. Took $11k, subcontracted the work,…read morework was terrible. Refused any accountability, no final walk through, no nothing. 8k minimum to fix the "work" they did. DO NOT USE.
