At move-out, we were charged $350 to replace a washer seal -- not the washer itself, just the rubber gasket. They claimed it "couldn't be cleaned," but when we asked for proof of any cleaning attempts, they provided none. The only thing they sent was an invoice for the replacement -- no documentation of damage, no service report, and no photos from before or after. To make matters worse, there were no move-in photos to show that the washer seal was ever clean in the first place. That's a big red flag. According to Virginia law, tenants have the right to an itemized list or receipts for any deductions from their security deposit. What we received barely met that standard and felt like an attempt to quietly pass repair costs onto us. Charging nearly half the price of a new washer for a single part, with zero transparency, is not how treat good, hardworking tenants. Certainly seems like it would be a major repair. It's frustrating, and sadly, not uncommon. I have read far too many reviews where this kind of thing happens. If you find yourself in a situation like this, it may be worth exploring your options -- including small claims court. Tenants have rights, and you deserve to be treated with fairness. read more

This company is awful. They placed a nightmare tenant in my unit. The tenant caused substantial damage to my unit, broke his lease a month in, and now Globe Trotter refuses to provide any of the documentation they used to screen him. I'm starting to doubt it even exists, and that they lied about everything. That's not even including the months of literal hell having to deal with this tenant. Their response to me when I requested the tenant's credit check, background check, eviction history, etc. which as the landlord I never received a copy: "Hi Jessica - Thank you for your email - I hope you are doing well. Unfortunately, as a third party screening service, per both the federal fair credit act as well as our own company policy we do not unilaterally share private tenant information without the tenants consent. Additionally, we are prohibited from sharing a tenant applicant's credit report per our agreement with Equifax." Fortunately, I have ways available to me where I can obtain the information I need as it only takes a little more time and effort. I understand that Globe Trotter primarily works with Department of State clients, as well as military and other government officials. Globe Trotters was managing our property for several years, but when our tenant left and a lot of work needed to be done on the house before it could be rented again, they failed to make necessary appointments or move repairs along in a timely manner. In the middle of repairs they dropped us as clients. They took our money for years when there weren't that many problems, but when things needed to be done they walked away. They also did not want to consider renters receiving state aid (Section 8). They didn't even call to tell us personally, just sent an email. I wouldn't trust them again. read more

Horrible experience for Tenants, avoid renting from them if possible!!! -House was not ready at time of lease start: They still needed to do inspections/repairs and asked for me to wait to move my stuff in, even though my scheduled move was a week after the lease start date. -Condition of home was not as advertised on Zillow. My wife and I are military so we signed site-unseen, which is on us, but there was mold in the laundry room, the walls had huge oil stains and large marks/cracks, all of the doors had issues opening/closing and with the door handles, and the kitchen counters had stains on it. When we brought up these issues during our first walk-through, we were told "other people will pay for this condition." After flooding their maintenance portal with wall painting requests, one of the walls was repainted. -Extremely frequent management inspections that always had superfluous hits, such as leaves outside or a tiny amount of lint in the dryer. They would inspect every 6 months, then had A/C and fire inspections every 6 months, so there was someone trying to schedule a weekday for us (both working professionals) almost monthly. They would never give me a heads up for the non-management inspections, so I would get a random calls to schedule an inspection I did not know about -Needed 2+ emails to get a response on any inquiries. It took over a month to get my security deposit mailed to me and required 2 follow-up emails. -Asked for tenant-repairs outside the scope of the lease, such as for me to repair and reseed the already damaged/patchy lawn. Also the Move-Out inspection task list was 3 full pages, single spaced. -Low knowledge of home: Did not have all keys to front door locks (deadlock or storm door), did not have fireplace key or information on how to us. Overall, Team Congo was very unprofessional and rude. They obviously know that it is a Landlord's market in this economy and will take advantage of renters because there is a line of other applicants. They micro-manage the tenants they have and are actively hunting for reasons to deduct your security deposit. read more

Globe Trotter Properties has been our management company since 2019 and we have been extremely happy with their service. As a USG-family frequently assigned overseas, we need a property management company that can be our "eyes and ears" for our house, responding to tenant issues, resolving such issues with reasonable speed and cost, and providing timely updates / communication to us. GTP helped us get the property ready for rental, drawing up rental agreements, helping to schedule HVAC maintenance services, periodic inspections, etc. Our property manager Amy Smith has been a rock star! She understands our needs well and we've drawn on her wealth of experience to better understand what items are "must address" versus "nice to have." I have been using GPT since summer of 2017. They replaced a company that had incredibly poor communication. GPT has been incredibly responsive and pays attention to detail. I have read through the reviews on Yelp and will echo the dissatisfaction expressed by all. I am the owner of a condo and employed GTP to manage my property. Much like others have noted, these individuals are hired solely because they are the spouses of those who work for the State Department and most have zero experience managing properties. I started with one property manager and was transferred to another within three months because they move all of the time. The relationship started out okay because I had a low maintenance renter, however, when I had a few simple maintenance issues, that's when it all went awry. Overall, I was most disappointed with the communication, or lack thereof. When there was a problem, it was fixed without informing me and when there was another problem to which I said I should not be billed for, instead of responding, they just took it out of my rent. No receipt, no communication, nothing. As someone who depends greatly on the rent to pay the bills, I was shocked. This continued for a number of issues. At the end, when my tenant moved out, all was said to be in order, however when my new tenants moved in, they cited a number of damaged floor boards, broken pieces in the refrigerator, etc. I live overseas, so I was unable to see the unit myself. When I asked GTP to cover these expenses as they should have with the renter's security deposit, they refused. Stay clear of GTP. They are an awful company who does not even fulfill the basic requirements of a property management company. read more

Be aware of SCAMMERS, SCAMMERS, SCAMMERS!!!!! We applied for this 3 bedroom apt (624 Totten Mews NE, Washington, DC 20017 - $3,600/mo3 bd3.5 ba) through Globe Trotter Properties. They charged us 6 application fees i.e for 3 students and 3 co-signer parents. After collecting $300 from all of us we never heard from them. We applied in mid-July and we were supposed to hear from them within 48 hrs, but it has now been more than 3 weeks, no word from the company and they do not respond to our inquiry. Not only I have never seen anyone collecting application fees double for one applicant, but they also don't get back to you. Instead, they can continue to collect application fees from more people. They are scamming renters by collecting application fees for the place they don't have or don't want to offer if they even have it. read more

Unfortunate I did not come to Yelp before working with Globe Trotter Properties and MICHELLE TORRECILLA, because my story is nearly identical to others. I viewed a property represented by Globe Trotter and wanted to place an offer. The listing agent, MICHELLE TORRECILLA, informed me there was another applicant who had already been approved and their offer was going to be presented to the owner. I informed her I was not going to move forward with an application fee unless my offer was going to be presented at the same time otherwise it could be moot if the offer accepted the approved applicant that predated me. After rounds of back and forth she informed me both offers would be presented at the same time to move forward with the application fees (individual applications for my wife and I). MICHELLE TORRECILLA informed me the owner wanted a contingency the other applicant was unwilling to agree too. We reached an agreement and MICHELLE TORRECILLA told me she was drafting the lease. Then came back to me on a Friday and stated as we were approaching the weekend the lease drafting could take longer than expected. Two days later, on Sunday, MICHELLE TORRECILLA contacted me to inform me she had not heard from her manager on the lease review, but stated, "you have my word, the lease is not being offered to the other applicants." On Monday, MICHELLE TORRECILLA contacted me to inform me that another offer "the owner could not turn down" had come in Sunday evening and the listing was no longer available. Globe Trotter Properties and MICHELE TORRECILLA are the most unprofessional property management company and property manager I have ever dealt with. Globetrotters is by far the best property management company we have used. The fantastic staff were always prompt in responding to both tenets and owners, and they have an excellent network of contractors available to handle emergency repairs. Globetrotters staff also kept in regular touch, including feedback from quarterly property visits. We also liked that many of the fine people at Globetrotters have served overseas with the US government and military and understand firsthand the anxiety and challenges associated with ensuring their property is in good hands. We were interested in viewing a property in Fairfax, but I've never seen such an unprofessional realtor. The day I was supposed to view the apartment, it felt like Angela M was playing a game, delaying our tour. We were supposed to meet her at 1 p.m on Saturday. We drove an hour and arrived early. Once we got there, I reached out and was informed that she was on her way and would arrive at 1 p.m. I reached out again at 1:15 p.m, surprised I still hadn't heard from her. After several attempts to reach her, I finally heard back (30 minutes after our appointment was scheduled). Once she finally responded, not only was she unwelcoming and dismissive, but she informed us that this was an open house and not a private tour, which she had failed to mention previously ( she was in the house all this time while we had been waiting in the car and trying to reach her). She had pretended initially that she was on the way to the apartment, which I found strange. When we expressed our interest in applying, we were provided with the application ( all the professional agencies I worked with sent the application as soon as the tour was scheduled). We later received an email the next day that the application had closed, which is understandable. What I find even more strange, is the fact that when the application "reopened" the next day, I only knew it from receiving a notification from the website, not her. The only time I heard from her was at 7:31 PM when she informed us that the application was closing at 08:00 PM. It was surprising and quite frankly unprofessional. I am not one to comment or leave reviews, but I want to make sure this doesn't happen to other people. I lost interest in the property and the desire to apply because of how she handled everything. I can highly recommend Victoria Olsa - Property Manager (Northern Virginia). She came on half way through my rental and she is efficient. She played it by the book on all occasions and promptly fixed any issue. She did the inspections every six months and arranged HVAC services every fall and spring. We own a number of properties elsewhere and she would be a first pick if I was was picking a property manager, but as we were tenants on this occasion we found that she was excellent from that perspective too. We scheduled a touring of a townhouse in Vienna for Saturday at 10am, a time that she suggested and we had to move our schedule around to be able to make, and she did not show up. When trying to call her after waiting at the property for half an hour she did not pick up. Instead of apologizing for flaking, she had the audacity to say that she thought our appointment was for Sunday when we clearly have an email from her suggesting Saturday. We were still interested and had questions but she unprofessionally decided to text us instead of returning our call or email. We called her again to go over some more questions we had since her texts were vague and she said the property already had applications sent in on Friday and they were not accepting any more applications. What a complete waste of time! I can't speak to how Globe Trotters as a property management company performs but if it is any representation of how their employee treated us we would never recommend doing business with Karen or Glove Trotters. read more

Globe Trotter Properties talks a good game but fails to deliver on any actual property management. The lengths they take to make excuses and blame others for their malfeasance is extraordinary (as you can see in their responses to other one star rating reviews, and no doubt mine once they see this). Even worse, if you ask for work to be done, it never will be. They will blame the contractor, the tenant, the city where the property is located, and ultimately you, but it will still never be done. And then they will refuse to return your money. They are a company who takes your fee but does zero actual work to manage a property. We have been renting out our property in Virginia through globe trotter for the past three years while working overseas. They were highly recommended to us by coworkers. Our property managers, first Andreas then Lynn, were professional, communicative, organized, and responsive. All of our interactions with them were lovely and they took great care of the property and our tenants. Highlights are the annual inspection report which comes with almost a hundred photos and very detailed notes, and the ease of using their online portal for documentation. It was a huge relief not to worry about property related issues while we were working overseas during the pandemic. We look forward to seeking them out again in the future. read more

Kerry advised me that no one else had submitted an application so I applied and paid $50. The technology they use is TERRIBLE. The next day she said they had received SO MANY applications. Amazing! I have been very pleased with Globe Trotter's real estate management services since engaging them in Spring 2016. While I have worked with several Globe Trotter property managers over the years, I have not had a terrible experience with any Globe Trotter manager (and one often encounters changes in managers in this industry - this phenomenon is certainly not unique to Globe Trotter). I would like to highlight the excellent working relationship that Globe Trotter's Amaan Sachdev and I have enjoyed for the past three years. At the basis of this is our open communication; my express thanks go to Amaan for his quick and complete e-mail responses and availability by phone! He provides lots of detail in e-mails; I very much appreciate that he does not make me dig for details. And when sensitive issues have arisen, Amaan has handled them gently and with kindness, which resulted in satisfaction for both the tenants and me (i.e. retention from year to year). In addition, Amaan has been extremely ethical. The contractor that Amaan used to do work in my rental property was so good (and fairly priced) that I have used this contractor for jobs in my primary residence. And I have been so happy with Amaan's assistance with the myriad issues that arise that I continue using his property management services, even though I moved back to the area. There are many potential pitfalls in this scenario, especially in a market that is as hot as this one. After discovering in an e-mail chain (which my previous management company forwarded to me) that it advocated for the tenant - a clear conflict of interest - and tying this to developing the current tenants into future real estate buyers, I was dismayed. (Many real estate management companies are also real estate agents.) This is just one example. I have not encountered any such situation with Globe Trotter and hope that I will not in the future. Globe Trotter and I enjoy a great working relationship. I appreciate the excellent service and professionalism and have recommended the company to friends and colleagues. read more

I spent three years living in a GlobeTrotter Property house, and all I have to say is: Avoid at all costs. Let me tell you some stories. The latest? We were told prior to move-out that the property manager would be changing the names on all the utilities. AWESOME! Thanks for taking that off my to-do list! Except.... 6 months later the roommate responsible for gas is suddenly getting collections calls about an unpaid gas bill. Huh? Yep. Apparently, they can't change it without him contacting them. Cool, that makes sense, we can do that... if we know we have to? If they had contacted us AT ALL. Instead, he's getting collections calls, and they just.. do. not. care. I spent 6 months with an extension cord taped through my kitchen so that the fridge would work. Why? Because the stove igniters had broken, and we needed to keep the circuit off to prevent constant sparks, but without the extension cord we would have had no fridge. But no, that's not an emergency. In fact, the first time we brought it up (1 month into the final year of the lease), the property manager just went "Well, you can just keep using it like this, right?" Yeah, no, buddy, I'd like this kitchen to be functional and safe, which, you know, it's required to be. Took six months and countless emails to work that out... somehow. We finally got that fixed, and in November of 2017 mentioned to a property manager that the sink was peeling. You read that right- it looked like big, peeling paint flakes like someone had just painted over damage and left it before we moved in. It got ignored. We got a new manager. It got mentioned again. I moved out in June of 2018 and it still. Wasn't. Fixed. ( I can only hope they fixed it for the new tenants.) The only one I've ever interacted with there who was actually good at what they do was Mandi. I went through a LOT of property managers at that house, as they keep switching them (since a lot are part time but GTP doesn't pay them enough to make it worth it), and I had to keep bringing her in on things to get anything done. I like to give people the benefit of the doubt- I only give bad reviews like the ones on this account if I've seen a pattern of issues. Everyone has a bad day, I get it! This company just has a bad life, and it will make your life bad. read more

In early 2017 we entered the DC rental market! I contacted several agencies and Kyle at GTP was the quickest and most efficient, helpful reply. Within a week of owning our property GTP was on top of all we needed, business licensing in DC, managing the transfer of utilities and finding us the best tenants that we could ask for. Sergio Garcia has been our property manager and WOW, what a delight to work with! Sergio is responsive, interactive with the tenants as needed and tending to the building management as well as us, as owners - amongst dealing with the other properties that he manages. We don't live stateside, so the benefit of a hands on, savy and professional management company to manage our property is of HUGE importance. We couldn't recommend GTP and Sergio more! Avoid this company at all costs! They have now grown beyond 300 properties and hire inexperienced, inattentive people who are not responsive to owners' needs. It took over a month to get a price quote from my PM on repainting 400 square feet - and they came back with $2800. I had new tenants move into a filthy apartment (unacceptable), as my PM had completely dropped the ball and not responded to several inquiries on a walk-through and prep. I ended up with 12k in damages from gashes to my floors and walls - that GTP has never repaid, despite sending them a professional estimate. With this kind of negligence, it's surprising that Globetrotters is still in business. read more

We have had a very good experience renting our townhouse with GTP for the past year. Jenny K. is our property manager, and we have had nothing but good experiences with her. She entered the scene mid-lease with our prior tenants, did a thorough inspection, and kept up with their maintenance requests while also communicating with us via email. When COVID hit and there needed to be an adjustment in the move-out/move-in date, she handled it expertly, working with both parties to negotiate a new date and to revise leases. We had a nasty experience renting a town home and thought its worth writing our experience for other people in a similar situation. We are also home owners and have rented for the past 10-15 years so have seen both the sides. We were quite disappointed with several issues from the time we moved in including an insects problem (at the time of move-in various types of insects were found crawling out from the vents and from below the kitchen sink and the bathrooms and required cleaning and insect treatment expenses from our part), frequent maintenance, the super creaky wooden floors (that would redefine the Grateful dead). The house was just coming apart and we decided to move out 5 months before the end of lease and did so 3.5 months before our lease ended. We have compiled 6 tips for renters to consider before renting as listed below. 1. Review the Section https://law.lis.virginia.gov/vacode/title55/chapter13.2/section55-248.13/ Please review the tenancy rights. Don't get enamored by cheap monthly rentals since you might end up paying 10-20% more over the year. Avoid first time home owners who are renting for the first time. They tend to be very nit picky and may often charge high repair and maintenance costs (could be almost 1-2 months rental or more and added stress) at the time of move out. For example, we were charged for a closet door puller cost of $70. This was defective and loose from the day we entered the house and despite reminders for general things, this was not fixed saying it was natural wear and tear. What we did not realize this would bite us back on move-out. So we took a glue and fixed it, and the agent took it out during her visit and showed us the pictures that it was loose! We were also charged for professional cleaning services twice (once by us) and 2nd time done by the agent at our cost) since the house apparently had a lot of cooking odors! 2. Take each and every corner photo and don't rely on taking photos from 10-15 feet away. Many times furniture, kitchen areas such as cabinets might have cracks. The move-in pics are taken from quite far off and this does not stop the agent or HO to take close up pics at move-out and ask you for repairs and damages. Yes this happened to us. The move out pictures seems to be taken from under a microscope. Clearly the HOs and their agent had a nasty intent to do a rental and recover repair expenses by charging us at the time of move-out. They wanted the living and dining rooms painted, the closet knobs fixed (which were never attached from day 1), they wanted the house professionally cleaned twice. The extra deep cleaning caused the bathtubs to bare open the cracks (deep cleaning causes that) and we were aghast to see cracks in the bathtubs. Usually one would have appreciated full disclosure at the time of entry and not have to deal with surprises. So they made us fix each of these things at our cost - nice way to maintain a house at the renters expense. BTW the Agent forced us to do professional cleaning and then forced on us another bill for one. We kept our human dignity and peace and learned a good lesson. 3. Might be worth to get a proper home inspection (cost $400) to ensure all bases are covered. And it's a lot less stress and hassle to prove what was the move-in condition vs move-out. Insist on the agent or HO to do a joint home inspection. The agent just did not care on this request. 4. Ensure the landlord is adhering to the VA laws and making the place inhabitable. This includes providing smoke alarms (yes our rental did not have this to start with in the move-in) and the HO/agent discovered this lapse during their 2nd annual home inspection and rushed to install this towards the end of our tenancy. They completely disregarded the fact that our teen daughter was alone at home and forced us to have a contractor install at less than 24 hours notice time despite our request for alternative times. Complete lack of civility. Illegal not to provide smoke alarms. 5. The HOs made us sign an early release termination form and they had 4 months before our original lease to find a tenant. Avoid at all cost. Run the other way! We lived in a property managed by them. Nothing gets fixed! We had to convert out dinning room into our living room because, a) The main door wasn't insulated properly and the cold air constantly came to our living room. They did not fix it until it was time for us to vacate, b) internet/cable connection was only provided in the dinning area, which they never fixed also, regardless of dozens of emails and phone calls. Refrigerator was broken when we moved in. It took them weeks to get a repairman in. AC broke after a week we moved it, took them a MONTH, and it was summer! When we were moving out, they insisted on receipts from professional cleaners, including carpet shampoo. None of it was in the lease. We ended up painting the whole house and spending over a $1000 on cleaning. The management officer who did the final walk-through was picking up small specs from the carpet or piece of hair from the floor (which she could have easily brought in while inspecting) and made fuss over it.
