As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

I am very excited to lease with Rent the District. Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

I moved into a condo managed by John Thompson about 3 years ago. At the time I had just come out of…read morea bad living situation and I desperately needed a safe and reliable place to live. I found that. The application process was seamless. I was approved quickly and the transition was smooth. I had my keys and access to the unit quickly. The last few years have been amazing. Whenever anything was broken and we submitted a maintenance request, it was addressed quickly. Nothing remained broken for long. John even came over and replaced the batteries on the smoke detector when I couldn't figure out which one was low and the beeping wouldn't stop. Our microwave broke and I messaged John and it was replaced within a few days. In my experience Scout Properties is a great property management company. They are reliable, responsive, nice human beings. It was a pleasure to have our home manager by this company. John's the best!

When we first started with Scout Properties, things were great. Our first manager, Nick, was…read moreprofessional and easy to reach. But after Victor took over, everything went downhill fast. I'm not sure Victor ever really knew who we were and I can't be sure he ever visited the apartment before things really went to crap. He completely missed a major toilet leak--even after the tenant moved out--which left us with a cumulative $5,773.14 water bill. Then Scout didn't handle the tenant's voucher renewal properly, with no warning to us, which made the tenant move out early and cost us rental income. Even worse, we've now been stuck for several months without a tenant and have had to cover all the turnover costs ourselves. Despite that, Scout still charged their full management fees while barely responding to us. All of a sudden, Scout dropped us as clients (including our neighbors who were clients also), kept the fees, and stopped returning calls. Our next‑door neighbors had the same experience -- and told us their tenant was even offered an apartment at another property managed by Scout. Everything started fine but turned into one expensive, stressful mess. Don't hire Scout Properties unless you want poor communication, big bills, and months of lost rent.

Viviana Nicholas did all the hard work of posting my house for rent, arranging cleaning, photography, and minor repairs with proven professionals, and incorporating all my input into a solid lease. I was out of town during the whole process, so GTP's detailed photographic inspection report, and even a live video walkthrough my property, all helped provide peace of mind about my dear home's condition. Viviana even went above and beyond by mailing important items to the old tenants, and to me. I appreciated the fact that property management and tenant-finding services were possible a la carte. Would do business again, and wholeheartedly recommend to anyone.

At move-out, we were charged $350 to replace a washer seal -- not the washer itself, just the…read morerubber gasket. They claimed it "couldn't be cleaned," but when we asked for proof of any cleaning attempts, they provided none. The only thing they sent was an invoice for the replacement -- no documentation of damage, no service report, and no photos from before or after. To make matters worse, there were no move-in photos to show that the washer seal was ever clean in the first place. That's a big red flag. According to Virginia law, tenants have the right to an itemized list or receipts for any deductions from their security deposit. What we received barely met that standard and felt like an attempt to quietly pass repair costs onto us. Charging nearly half the price of a new washer for a single part, with zero transparency, is not how treat good, hardworking tenants. Certainly seems like it would be a major repair. It's frustrating, and sadly, not uncommon. I have read far too many reviews where this kind of thing happens. If you find yourself in a situation like this, it may be worth exploring your options -- including small claims court. Tenants have rights, and you deserve to be treated with fairness.
