Bayside Commons COA - love the sunsets here

Bayside Commons COA

(25 reviews)

Full Disclaimer - I own property here and have lived at Bayside for over 7 years…read more It makes me sad to see the low reviews - although in some cases, I can definitely see where folks are coming from. The good: - I purchased this condo as a single woman and it was a great stepping stone into home ownership. [I now own a house in Oakland and a house is a LOT more work.] Bayside always made me feel safe ... multiple layers of security (locked doors, gates etc) and that peace of mind is priceless. - Great location (convenient to the freeway) and residents are eligible for the Albany school district (which I hear is very good). Casual carpool is right outside and for many years I commuted to San Francisco via carpool, the AC transit or walked to BART. - Lots of other good things to say - which were important to me as a home buyer, but then this would start to sound like my Craigslist ad! The bad: - The HOA fees are definitely high ($485 a month) - although it does include water, garbage and cable. That's money you can't write off. - Freeway noise - depending on which direction you face, although many of the units closer to the freeway have double pane windows. - Strict HOA rules around number of dogs, weight limit of your pets, and although this never impacted me - I always say posts about pool and hot tub usage. Probably less of an exercise lap pool and more of a pool for kids. The current office manager Paul is the best one I've seen since I've been there (I think that's been 3 different ones). He's certainly the most friendly and helpful. Or maybe he's just nicer to me b/c one time the trash bin got away and crushed my fiance's truck (srsly!) I am renting out my condo now b/c I intend to either move back one day or let my parents move in when they get a bit older - the Pacific East Mall is within walking distance.

OWNERS: Upcoming Financial Disaster…read more Do not be fooled by the big bank balance the current leadership brags about in the election packet. It is a total trap to hide the fact that our actual property is falling apart and running out of money. Based on the official financial packet sent to owners, here is the real story: Massive Financial Shortfall: The board boasts about having millions in savings, but their own official report shows that the cost to fix just the elevators and the roofs alone is millions of dollars more than what is sitting in the bank. They do not have enough money to cover even these two things, leaving completely zero dollars for the rest of our crumbling building. Sky-High Operational Expenses: Well over $750,000 a year is being swallowed up completely by daily utilities like gas, electricity, water, and trash. Because so much cash is being drained by these massive utility bills, they have only done very, very minor repairs instead of the fundamental construction work we desperately need. Everything is Broken and Expired: The official paperwork explicitly states that major parts of the property--including our structures, concrete, and landscaping--have "0 years of life left." They are completely past their expiration date and need immediate replacement, yet fundamental repairs have been entirely ignored. The Disaster Coming Next Year: Because they have spent years ignoring the core structural issues while burning cash on utilities and minor tasks, everything is breaking down at the exact same time. The current savings cannot cover it. If this same leadership gets back in, it will be a complete disaster for our wallets. To pay for these multi-million dollar repairs, they will have no choice but to hit us with massive HOA dues increases or force a devastating Special Assessment fee on every single owner next year. Protect your investment and your hard-earned money. We must stop this operation before it is too late. Vote for a complete change in leadership! Sent from my iPhone

I have been a resident/owner of my condominium for approximately 35 years…read more Collins is the best Property Mgmt Company that i have dealt with in all these years. They are prompt to reply and take care of the issues at hand. I couldn't be more satisfied. Thank you Chris and Amelia! You rock!

Collins Management has incredibly poor business practices. The organization provides very little…read moreguidance to board members - who Collins admits are under trained - and so proper financial management does not exist. I live in Ellinwood in Pleasant Hill. After two to three years of reserve studies that showed we were inadequately funded, homeowners were presented with a half-million dollar landscape project and were told repeatedly that our reserves were "healthy." Our roofs were at end of life in 2025 and the board decided to defer re-roofing until 2027 to accommodate the landscape project. After winter rains caused 8 units to have catastrophic roof leaks, Collins and the board decided we needed new roofs. Now, because of additional costs to replace skylights that were not in the scope of the roofing project, we are subject to an "emergency" assessment, increased dues and possibly another assessment in 2028. Collins seems to think that homeowners are rolling in money as they have added $240 to the assessment if homeowners need or want to pay over time. In addition, in all of their communications they state that we should contact them with questions or comments and when we do, our communication is either ignored or answers deflect from our questions. Decisions that are supposed to be made at board meetings are actually made in private and then slammed down on the homeowners. "Forum" times at these meetings are inadequate for complicated or involved questions but if we communicate in writing, we are told to join a committee or go to the board meeting. I'm not quite sure how Collins continues to manage multiple properties professionally. They are a service provider that homeowners pay for, yet they show no goodwill or attempts to support homeowners. Both Collins and board members have been known to degrade homeowners and dismiss any issues as "frustrating" and "bothersome."

It's a shame, really. The units are big, they keep the grounds clean, and if you happen to work in…read morethe city it's a 10 minute bike ride to the ferry (the best commute I've ever had). There were many days I was thankful to have lived in this housing complex. The air smells so fresh and crisp. That's the good. The bad? The homeowners association. They are terrible. We fought with them constantly, over several questionable rules from their CC&R's, and one outright falsehood they kept perpetrating. Issue #1: Everyone takes their garbage out the night before, and pulls the cans back in the next day. *One* time I got home late from work and forgot to pull the cans back in the same day as pickup. I went out the following day and had a $50 ticket for "storing" cans outside the garage. I can understand not wanting people to be lazy and leave the cans out for a long time. But for a single instance of a 2nd day can recovery to result in a fine!? Issue #2: When we moved in we had a disassembled small kids slide/play structure neatly stacked in the corner of the front porch. Again we got a citation for 'storing', this time for items on the front porch. I could kinda have understood this one had the enforcement been consistent. My wife and I walked around and counted at least 7 other residents with similar sorts of things on their front porches as well. Why single us out? Issue #3: The garage. This is the big one. When we moved in we had assurances the garage could be used for weekend shop time (DIY projects, woodworking, crafts, etc.). But this was definitely not the case. We got cited for being too loud. And arguably, this was a valid complaint. I probably was. One day in particular I was planing some boards to width and that machine is particularly loud. I *only* ever used power tools in the middle of the day, never at night (after 7 or so) and never early in the morning. We're talking about a basic drill press, table saw, or sander here, not a jackhammer or welding torch. So, we tried to work with the HOA to agree on some fair use rules that would let me continue to do projects, but limit either the noise output to a certain level, or restrict to certain hours. We were never able to hammer out (no pun intended) an acceptable noise threshold level, and so I basically had to give up weekend workshop time. Here's the thing that really bothered me... someone on the HOA was convinced I was running an [illegal] commercial enterprise out of the garage. The evidence? My collection of tools. 'Why would anyone have so many tools *unless* they were making and selling things?', went the logic. You know what I was doing? Making coasters. For who? Family. When? For the holidays. As what? Gifts. There was a social component to the garage as well. On the weekends the kids from down the way would always come by and say hi. I would show them what I was working on. Neighbors would walk by and I would wave and chat. Sometimes a neighbor would even have a curious dog run into the garage and ask me for a couple pets. It was the primary way I felt connected to the Cove, but after we started fighting with the HOA it all went away. I lost my weekend recreation, and I lost my connection to the neighbors. So, we moved out. Your mileage may vary. If you move to Anchor Cove, be prepared for *strict* enforcement of the CC&Rs. They cause cold conformity, insular living, and lack of community engagement. Don't believe me? Take a tour around 6pm on a nice sunny weekday when people should be home from work out on their porches or just generally being neighborly. Or try a weekend afternoon. How many people do you see enjoying being part of the community? Not many, I'll wager. And if you are a 'maker' of any kind, definitely look elsewhere for a place to live.

Key Highlights: 1. Exceptional Team: I've had the pleasure of working with Wilsen, Ahyeza, Chris, Patricia, Jana, Fiona, Nikki, and Ramiro. They are professional, attentive, and easy to collaborate with. 2. Problem Solvers: One of their greatest strengths is that they never shy away from a hard problem. Whether it's a maintenance issue or a tenant concern, they tackle it head-on with a level of responsiveness that is hard to find. 3. Trusted Partnership: When you are looking for a partner to manage an investment property, creating an empathetic and caring relationship with the tenants is the most important factor. They have proven themselves to be reliable stewards of my property. Pro-Tip for Owners: Because they manage a diverse portfolio of both condos and houses, I found that providing clear context on my specific expectations for house-level marketing and maintenance from the start created a great feedback loop. Their receptiveness to this high level of communication is exactly why our partnership works so well; it ensures everyone is aligned from day one. Overall: If you need a team that is responsive and capable of handling the complexities of the Bay Area rental market, I highly recommend The Cal Agents.

The take away: If you decide to buy here, Allan and Cathy are the ones to go to. They are very kind and very experienced. But think twice about buying here. It is a very stressful and chaotic place to live.

It would be an awesome place to retire and the price was amazing compared to what they go for now. Having lived in other gated premium communities since The Shores, the stand out of these condos is that they have tons of storage space--moved into a 2 bdrm after living at the Shores in a 1 bedrm and despite the extra square footage I found myself with less storage space and a tiny kitchen by comparison. Never had a problem with vagrants and property damage at the Shores like I have experienced at the units I've rented since. My neighbors were owners and very friendly.
