Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

Process took about 4 weeks from estimate to completion of work (2x follow up visits for patching/touch ups post 1-day roof completion) . Arnie came by another day to go over the requirements of what would be needed to install a new roof, his credentials and the guarantees offered. He then provided me an estimate that night. A few days later, his workers came, tore off the old roof, put new plywood throughout the whole roof, lined the roof and then shingled it. They had almost the whole roof done in a day, but did need a little time the next morning to finish up (which Arnie previously told me might happen). The workers were very professional, courteous, knowledgeable and worked hard. They left the property very clean. There were ongoing issues with both workmanship and execution. A tub faucet was installed in a shower, paint coverage was uneven and inconsistent, and multiple areas were left in the wrong color despite being told everything was complete. At times, a different, lower-quality white paint than what we had purchased was used. During the project, multiple glass windows were broken and plexiglass was installed in a historic bay window instead of properly replacing it with the materials we purchased. A tile floor had to be removed and redone after being installed without regard to the pattern, and we had to intervene to prevent a countertop from being cut in the wrong location. A significant amount of materials we purchased for the project, including tile, paint, and three ceiling light fixtures, were not returned or accounted for. When we attempted to reconcile materials, we were unable to get clear or consistent answers. Materials (we purchased) were also requested well in advance of when they were actually needed, and the materials used on site often did not match what we had purchased for the project. This, combined with the lack of clear accounting, raised concerns about how materials were being handled across jobs. Overall, the experience lacked attention to detail, transparency, and accountability, and we would not work with him again.
