We had a great experience with this company and will hire them again for future projects. There are too many obvious jokes to make about a company called Functional Floors, but yes--their floors were, in fact, functional. During the estimate, their representative was knowledgeable, friendly, and open to all our questions about the company and the work we needed. Scheduling was clear, and they fit us in faster than any other company we contacted. Their pricing was also very competitive compared to other local companies we'd reached out to. The work itself was solid. Our wood floors are at least 30 years old--probably older--so while they don't look brand new, they look *great*. The team worked consistently and made repairs where needed. If you expect decades‑old flooring to look brand‑new, you might be better off installing a completely new floor. My only hesitation was communication with the crew leader during the project. The job took about five days, and on the first day they arrived several hours late. The roads were snowy and unplowed, which is understandable, but there was no communication about the delay. I also never heard any updates as the project went on throughout the week unless I chased after them. A little transparency goes a long way. But hey--they offer functional flooring, not functional communication. Jokes aside, I'd hire them again. read more

We hired Functional Floors to refinish the hardwood floors in our new home and install new wood in areas where there was none. Unfortunately, what should have been a straightforward project turned into a very disappointing experience involving poor communication, questionable decisions made during the work and a finished product that required multiple attempts to fix. Throughout the project, decisions were made by the crew without asking us how we wanted things handled. Those decisions resulted in visible filler, patched areas, and other issues in our newly refinished floors that required them to come back out and attempt repairs. For a project of this size and cost, we expected much better attention to detail and communication. When we raised concerns, the crew lead who originally did the work was confrontational and not helpful in resolving the situation. Another lead eventually came out to review the issues, but by that point there was only so much that could realistically be done to fix the problems. Communication with the office was also frustrating. Emails frequently went unanswered and we had to call multiple times just to get responses. At times it felt like the focus was more on making the issue go away rather than properly addressing the quality of the work. We even reached out afterward about repairing a scratch made by our cleaners (which we offered to pay for), and they never followed up with us to schedule the repair. What makes this especially disappointing is that we had used Functional Floors before and had a great experience, which is why we hired them again and even recommended them to a friend (who also had a poor experience and lots of re-work). This project cost us over $15k and the level of workmanship and service fell well short of what we expected. Many of these issues likely could have been avoided with better communication, attention to detail, and a more professional approach to addressing customer concerns. read more

Salesman was great about confirming how they were going to pull off base trim and quarter round, paint it and put back once the new floor is installed, which was great because it was awful. It will look as good as new, he said. They certainly charged enough for it. They used the wrong paint on white quarter round so there are scuff marks and when I asked about the nail holes and paint against cupboards, the kid said he isn't a painter. They aren't careful when bringing in pieces which means I have a dent in my fridge. Manager came for walk through to address complaints but since kid said he wasn't a painter, I could only imagine what kind of job he was going to do. Bad carpentry work --keep on them. Was mid-2022 so I hope they got better. read more

I really hope this review lets me upload all my before and after pictures. I cannot recommend this company enough. They have a lot of information on their website. Read through everything on there, then schedule for them to call you. They say to do this so no one plays phone tag, and honestly it's pretty nice. You'll schedule an estimator to come out and measure what you want done. Dan was really awesome and honest about timing, what to expect, and pricing was a lot less than I was anticipating. I've never gotten floors done before, so I expected a lot. If you like what you hear, you'll put down 10% over the phone when you schedule your project to start. I wanted to save and plan a little more before mine started, but they had openings for the following week. I had Howard refinish my floors and he is a beast. It was only him and he seriously did some amazing work and is such a nice guy. He gave me a timeline of what to expect and put plastic up to contain as much plastic as he could. I had two bedrooms, a hallway, and stairs done and it took six days going with three coats (options are two or three). read more

What a nightmare. Where do I begin? I hired FF to install and finish ~500sqft of red oak flooring. This was two rooms, only one of which required demo of old floors. During the demo process, they ruined one of my base cabinets (but "thats okay, the stove will cover it"), damaged my cabinet toe kicks in several places, managed to crack my bathroom tile (riddle me that), took a chunk out of my drywall, damaged BOTH corners of my brand new fireplace drywall (in the room that required no demo), left a huge puddle of poly on my garage floor that has now stained my garage floor after my husband and I found it the next morning and cleaned it, and on and on. Once they sanded and finished the floor, it looked horrible. There were visible waves where they let the sander sit too long all over the kitchen floor, and huge obvious swirl marks from the buffing process. They insisted they need only re-buff and coat to fix. Shocker: it didn't fix the terrible sanding job that the main contractor, Jesus, originally denied being able to see when I pointed it out. The owner came out and agreed that the whole thing needed to be re-sanded to fix. I asked for a different crew: "Nope, we only pay them once so he has to come back out and re-do it for free." Perfect, I bet he'll really take his time and do a nice job when he's not getting paid. Second sand job: literally worse than the first, with visible waves in BOTH rooms now. Second finish job: also just as bad as the first time. At this point, I am 4 full weeks into a job that was quoted at 7 days. I've had no kitchen for a month because they can't accomplish what is the easiest (brand new floors, no stain) finishing job. They offered another crew this time (so nice, thanks for offering that when I asked the first time), to which I said absolutely not. I hired another company to come in and finish the job and wouldn't you know, they had no trouble. I also heard them saying "Jeez, they did a terrible job cleaning this floor before they applied the finish." That comment stemming from the insane amount of contractor's beard hair and general debris left stuck under the final coat of finish. Not to mention I asked (begged) Jesus to PLEASE do a better job cleaning before the final coat.....piles of dust left on the doorwall, the toe kicks, everywhere. I saw evidence of a half-assed swipe of the counter-top, and nothing else at all had dust removed. So happy I paid thousands of dollars for brand new floors that will have visible waves in them forevermore. Buyer beware of hiring this company. I will say I received no aggression/anger/push back from anyone at this company - but that is not compensatory for the quality of work I received and having to hire in another company to finish the job/lose additional money. And again, the company offered to come back a third time but after losing a month of my life to their "attempts," why would I trust them a third time? Massive disappointment and lessons well-learned. read more

This is my first experience ever getting hardwod floors refinished; with the outcome i'm very pleased. The entire refinishing process took two day: ONE DAY = removing old carpet, pulling up tacks and misc stuff, disposal, sanding, and sealer. SECOND DAY = second sealer was placed down. Please note - the company doesn't move furniture, so in preparation have everything should moved to a different area and any pictures hanging should be removed just for safety due the heavy duty machine running on your floors. The Estimater was very nice and professional, Scheduling was a breeze, and the man doing the work was very nice. However the work was not the best. The area was small and there was a big repair, so it is possible that a bigger area would have been easier to do and looked better. There was alot of wood filler used and we complained and the came back and fixed it a bit so the issue is not as noticeable, However I am concerned when we list the carpet and remove the molding that underneath is a hack patch job. Also the molding itself was cut a half inch too short so on the end is a half inch piece stuck in. Looks stupid but I can't keep missing time to have it fixed so I will live with these issues. IT you glance at the floor it is beautiful. If you actually look at it there are many imperfections. But it was not your basic refinishing job, that may be the issue. read more

As hard as it is to line up good contractors, I finally found these guys (for my flooring needs). I hired them on 2 occasions. First time was for the installation of a hardwood floor I purchased from Home Depot and again a few months later to refinish and stain existing hardwood I had on my stairway and second floor. Very disappointed with my experience with functional - they didn't fill gashes prior to sealing leaving several holes, they got stain on my freshly painted walls but the reason I am writing the review is how poorly it is wearing- when I asked about it, the tech came out marked spots with painters tap and did respond back for several weeks, the showed up with putty that would wear off and didn't match. Functional floors did my kitchen and hallway floors one year ago. My floors looked nice in the beginning however six months later the gloss began to fade and now it's one year later and my floors look awful. I called the office and was told gloss and stains aren't under warranty and I could schedule an appointment to have my floors done again. I would never recommend this company to anyone. Either the products their using is cheap or their putting the minimum on the floors so you will have to keep calling them back. read more

I was impressed with how quick and easy it was to get a free estimate and schedule the refinishing. I feel the price was very fair. The work was done quickly too - just 3 days from start to finish! My kitchen floor looks completely new again! I would have given 5 stars, however I was disappointed with just a couple things. The baseboard trim is nicked and cracked in some areas where they removed and reinstalled it. And the finish (I chose water-based poly) is lighter and duller than I expected, now my floor does not match my cabinets. I wish the guy who gave me the estimate would have told me the difference in color and shine between the water and oil based poly, I may have made a different choice! After all, he is the expert in this stuff, I'm not. Also, the guys who came to do the floor forgot to refinish the wood flooring by my front door (just a small area, easy to miss). The customer service was great, though, and rectified the bill immediately. We had an estimate done by Steve, he came out, gave us a price and we hired them. The day they were supposed to start the job, the owner Chris called my husband and told him there is no way they could do it for the quoted price because we had old tile on one side of the room that Steve somehow missed. Are you kidding me?? That is why he came out, so we did not go with functional floors because that was very unprofessional! We ended up using All Around Hardwood floors, they gave us a great price and did a fabulous job!!! read more

I had no issues with the person I spoke to on the phone when setting up both the estimate and the renovation. I did however, have a problem with the workers when they were in my house. It took them longer to complete my floors then they said and they weren't even apologetic about it, they just blew it off. They didn't do a good job in the corners, you can see the sanding marks. They left their fast food garbage in my house for me to pick up. And they took a hammer from my property. They were very unprofessional. I don't recommend this company. read more

I just purchased a home in Livonia and needed to get my wood floors finished. I contacted three contractors and had them quote the job. Functional Floors was in the middle with their number, but it was very close to the low bid. I really like how Functional Floors presented themselves when estimating the job. I was skeptical to let these guys in my house to work, but after the job was done I had no reason to be. The floors turned out great! I couldn't be happier with their quality of work. They actually started on a Friday, cleaned up and sealed the floors on Saturday, and then added another sealant on Monday. All of the stains and marks were removed from the floors! I was gone the entire weekend, so I just gave the guy a key to my house. (I had just moved in and didn't have any items in the house.) I am very happy I chose this company to finish my floors. SIDE NOTE: I had removed all of the quarter round molding and had nothing on the floors. Also... the polyurethane sealant smelled pretty bad for about 5 days. Obviously that's not the companies fault, but just wanted to give you a heads up for your reference. read more

The worker was pleasant and reliable, and the floors looked really nice following the completion of the job. In my quote, all of the closets were included, but we realized that one closet had been missed during the job itself. When I called regarding this, the person I spoke to was very reluctant to send someone out and instead was really pushy about wanting to refund me $13 (the value of finishing the closet). I was originally willing to take a refund, but since it was only $13, I would just rather have the job finished. He blamed me for not reminding the worker. In the end, the worker came back and finished it quickly and we put the extra coats on for him so that he wouldn't have to keep coming back after each coat dried. It's been a six months and the floors still look pretty nice. I've noticed cracks and spots that weren't there to start, and it seems like they are wearing rather quickly. Sometimes you even walk over a board and your sock might get caught. The floors are old but I had hoped for longer lasting quality for the price of the job. First time Yelp user reviews steered me wrong! Purchased a Groupon (or Living Social, don't recall), and as usual found the coupon I had didn't come close to the services I needed (nothing against Functional, this is just a typical LS/Groupon experience in my opinion). The salesperson was very helpful and nice, but when it came to the install...YIKES, it was like a totally different company showed up! First, the installers put nothing down to protect the existing hardwoods (which I had refinished the year before), tromped in dirt, sand, wet equipment...next, they didn't put up anything to inhibit the sanding dust, TWO INCHES on my furniture 3 rooms away, we breathed it for a week after, along with the toxic fumes from the oil-based sealant they used. The manager offered me "a couple hours of free cleaning"-took us two weeks, and we still have to have the ducts cleaned (yes, it was that awful). There were spots in corners and the closet where you could still see the filler (just sealed right over top of the spots too, lazy!) The owner gave us a "discount"; what we should have received was a full refund, never again. Run Forest Run! read more

On-time, efficient and my very old floors look good now. Main issue is really with the wording on the Groupon coupon so what I paid for the job was not anything like what needed to be done. The "Topcoat" is only for floors that are already in great shape and need touch up. I needed sanding and 3 coats which was 4 times what the Groupon cost. Functional floors didn't offer a guarantee either (like someone here said they got) and I'd have liked more information about ongoing care of the finish -- ie: how they recommend it should be cleaned and kept up more than "don't use water". read more

The final bill ended up substantially more than the estimate. Gaps were left at the baseboard molding that were too large for the shoe molding to cover. Damage was done to the freshly painted walls in various places which needed to be patched and repainted and the dust clean up was totally unacceptable. read more

Very disappointing experience. I was told the job would take three days, so I was a little leery when it only took two. At 9:30am on day two the floors were bare wood with piles of sawdust about a foot out from the walls. I was concerned when the job was complete at 3:30pm, with an application of three coats of polyurethane and installation of shoe molding throughout three bedrooms and a living room. Also, the lights in the bedrooms were left on, but I couldn't walk on the floors to turn them off. 24 hours later when I was able to walk on through the rooms, the floors were rough and the shoe molding had gaps and did not look professionally installed. I was most disappointed when I called the company to explain that the floors were rough and ask if it was possible to apply three coats of polyurethane in under six hours. I was not given an answer, simply told it would be looked in to. Upon further inspection, my freshly painted molding were scuffed, a shelf in my closet was removed and not replaced and paint was chipped off of my wall. The tech did come back the next day to try and correct the issues. He assured me that the three coats of poly were applied, but the person helping him was being trained and may have put it on too thin, and that the trainee was not familiar with how to correctly install shoe molding. Upon the second completion of the job, the floors look better, but not as good as I expected and the moldings look better, but there are still 1" gaps in the corners of one of the rooms because they "weren't sure what to do there." When I called to make my final payment and let the company know of my concerns, I felt more frustrated. No only was I told that the "trainee" has been with the company for two years, but I again when I asked if three coats of poly could be applied correctly in 3 hours, along with installation of shoe molding, I was only told that he didn't have the details of the timing. Bottom line, companies make mistakes, I accept that, and would have felt much better about my experience if they had owned the issues. read more

Workers were pleasant and nice. Refinished dining room floor. I think in some spots, sanding of old floor could have been better before staining, but not bad. Disappointed that the floor register is "sealed" with polyurethane, so I can't lift it to clean out things that drop in. Also, I had 3 coats of polyurethane applied. Apparently they did not sand between as the floor is very bumpy. It can't be seen thankfully as I do not get direct sunlight in that room. Just wish I would have known they weren't going to sand between coats and wish they would have taken better care with the floor register. Project done 2 years ago and is holding up. read more

We hired Functional Floors after meeting Chris, the owner, at the Novi Home Show and he assured us that our pre-finished Brazilian Cherry wood floors could be refinished (we had been previously told that pre-finished floors are very difficult to refinish, if at all). Matt and his crew (Chris and Chris and another gentleman who helped out for one day) were professional and pleasant. They showed up at the appointed date/time and did a beautiful job on our floors. After they began working, they encountered an unexpected problem which caused a huge amount of dust to spread all over the house, covering all our walls. We contacted the main office and they immediately agreed to assist us by contracting a cleaning company, Maid Green, to clean the walls, some being 19 ft. high. This was handled professionally and with no hesitation by the office manager, Sandra. We are also very happy with Maid Green. Nelson Ayala spent the afternoon meticulously cleaning our walls. He even helped us move a couple of pieces of heavy furniture! Dealing with these two companies was a pleasure, something that unfortunately doesn't happen often these days.
