I stayed at the Fulton Lane Inn for four nights around St Patrick's Day. The parade went down King St, which prohibited any driving in an already difficult (one way and narrow streets) downtown area. But this was a temporary inconvenience. I only mention it to alert others who may visit around a holiday that typically has a parade. I stayed in a second floor room. My stay was quiet and comfortable, and the service staff was impeccable and amicable. I enjoyed the wine and cheese and crackers Happy Hour each evening, although I wish it was held a little later (as 5 o'clock is a bit early). I had to cut my day tripping short each day to partake. Still, it was my choice and I particularly enjoyed chatting with Robert (the server) each day; he was a delightful and respectful young man and an excellent server who anticipated my wishes. Breakfast was delivered to my room promptly at the time requested after a phone call to let me know it was on its way. Each day I got a yogurt (Chobani) and fruit cup; it was freshly cut up and always delicious with berries, melons, pineapple and pears. The coffee was good. I think all the options were sufficient. I liked that no matter what time of the day or night I passed through the lobby, there was a cheerful face at the desk asking me about my stay and wishing me a good day or night. Charleston is an easily walkable city so I parked my car in the city lot behind the inn and never moved it until I left. I had no issues using the gate control machines. The only thing I didn't really like about my room was that the three beautifully crystal clear windows in my room could not be opened to allow fresh air to circulate. But there was an air purifier and good A/C to make it feel comfortable. FLI is a nice option if you want to stay in the middle of the action. You'll pay for the prime location but there are lots of good restaurants, shopping and site seeing opportunities. You'll get your steps in every day and not worry about driving or navigating one way streets (especially after enjoying a cocktail before dinner, wine with dinner and a digestif after dinner) or finding a parking spot at your destination. read more

Just arrived to this very nice, cute historic inn. Our suite is quite large with massive living room and a kitchen, which seems a bit odd, but nice to have if needed. We had a room that looked out on King and it was very quiet at night. We especially enjoyed the breakfast that is served in your room everyday free of charge. read more

Fulton Lane Inn is a small, historic hotel with a great location in the heart of old Charleston. The small, historic aspect of it obviously comes with pros and cons, and Fulton Lane Inn really leans into the pros. Tucked down an old alley street, the door to the hotel is lit by gas lanterns. You step in and are quickly greeted by an attendant at the desk in a small but cute and cozy seating area. Once you're checked in, you're shown up the elevator to your room, which opens with good old metal keys. Our room was cute and comfortable. It had antique but functional furniture, and some fun decor themed around birds and local geography. The stay includes room service breakfast. Nothing elaborately prepared, but plenty of bread, cereal, yogurt, etc. to satisfy you and all pretty good. In the evenings, you can participate in a free wine and cheese happy hour at the King's Courtyard hotel next door. I didn't think I'd bother to make it to that, but I'm glad I did... It was a very nice, relaxing way to kick off an evening. The courtyard is nice, the vibe is relaxed, the other guests were friendly. Fulton Lane Inn has coffee available in the lobby in the mornings, water all day, and sherry at nights (you could choose from two different sherry's during my stay). These nice touches add to the experience. You can pay a very low rate for parking in a parking lot very close to the hotel. Most of the sites, restaurants, and entertainment of Charleston are within walking distance. We were very satisfied with our choice of Fulton Lane Inn during our trip to Charleston! read more

Historic type property or old building, depending on your perspective. For me it was a nice change of pace and I found it refreshing to the usual. First time in long time I actually had a room key. Nice because they always work and not voided by mobile phone. Room was comfortable. Sort of like staying at a grandmas house. Canopy bed was nice. On site water sterilizer machine. Bring your yeti cup. Easy parking behind building in gated lot. This is a plus if I had car. Limited amenities, no restaurant or bar. Always someone at desk next to elevator. I absolutely LOVED staying here. I am one of those people who look at all the possible housing options for vacation spots spending hours combing the internet. Let this be the review that stops the hunt and commit already! This place is magical. It starts with walking down Fulton Lane to get to the front door of the Inn. They have someone waiting at checking 24 hours so late travelers like us need not worry. They have night sherry out and granola bars/fruit if you are hungry, and soothing music in the background. Wake up next morning to your selection of breakfast items delivered to your door at a time you asked for, with a heads up phone call 5 minutes before hand so you aren't caught in the shower. Walk outside the Inn and you are in the heart of downtown. Come back at 4PM for complimentary happy hour with snacks, and meet friends at the courtyard! The bed was comfortable, the room cozy and intimate, and the bathroom picture worth. It has all the southern charm and history without the dust. This place has thought of it all. You really feel like you are in the heart of Charleston when you stay here. You are about a 1-mile walk from rainbow row and the water. You are about a 5-minute walk from the outdoor market, on market street and you are about an 8-10 minute walk from the heart of all the nightlife on upper king street. Options: What is very special about the Fulton Lane Inn is access to its sister properties and their amenities which include a pool, wine, and cheese with snacks every day from 4-6 pm. There are also a good variety of room types in their boutique hotel which each have their own quaint and cozy feel. Also, they have all the little touches like free water that is chilled in the lobby at all times, wine and bourbon in the lobby during the evenings at all times, and coffee in the morning. Breakfast: Our favorite feature of the hotel was BREAKFAST IN BED! They have an endearing system where they have a variety of options (cereal, juices, coffee, cinnamon rolls, bagels, etc.). You leave your order on your door with the 30-minute window when you want it delivered the next morning. The next day, they call 5 minutes prior to someone bringing it to your door. Stayed here recently during a work visit. The hotel was recommended by my client. Check in was easy. The inn doesn't have a proper lobby, basically a mere foyer. Several people were there and it was slow checking in. When I found my room, my first impression was ok. The room was small, and there was no comfy chair to sit on. Work space was very poor. The bed was okay as was the water pressure. Bath amenities were great. And the hotel is ideally located, making downtown navigation very easy. The hotel provides a daily continental breakfast which is convenient. The coffee was downright weak, but the pastries were fine. I think this hotel's best feature is the location. Compared to other nearby hotels, Fulton Lane Inn is the more affordable option if looking for a boutique local inn. This hotel features complimentary water bottles at the entrance, complimentary wine and cheese next door from 5-6pm, and complimentary sherry in the evenings until 11 pm. Breakfast is also included and delivered to your door after a heads-up phone call. I was very satisfied with the breakfast, as you could select every item and it is hand delivered to your door, including bagels, oatmeal, hard boiled eggs, fruit, yogurt, etc. I opted to splurge and buy one of the Discover Charleston package which included a carriage ride, access to historic house and access to either a plantation or Fort. I also paid for chocolate covered strawberries and cheese plate on arrival. That was well worth it! The food plates are made at Circa 1860. Fulton Lane Inn is Definitely a worth while experience. The rooms are beautiful. For the first few nights, I'd paid extra to be in a Cathedral King room with jacuzzi separate from shower. After flight delays, we switched to a Deluxe King which was in my opinion much better and more affordable. Pro tip: if you are sensitive to light and sound, the cathedral King room is not the way to go. Beautiful high ceilings with sky lights that let all the light in. I also recommend rooms away from King Street. Can be quite loud. The second room was perfect- on the top floor (3rd), facing the tree lined parking area, blinds that block out the light. The only difference was that the shower is in the jacuzzi tub. If I return to Charleston, I would absolutely choose to stay here again. The staff members are all friendly and accommodating! We recently stayed at this hotel and had a horrible experience. We thought we were treating ourselves to a luxury hotel, based on the information provide by the hotel. We had anything but, a lux experience. It started with cold water in the shower. A dead cockroach on the carpet. An eletrical outlet that kept shorting and needed to be reset. When I mentioned this on our way out to dinner the attendant said, just let the water run for 5 minutes before getting in. This did work! It would have been nice if upon check in, someone would have mentioned this. I get bugs in the South! The worst part of our stay was the noise on King Street all night long. You hear every car, every conversation. There is no insolation and NO sleep for the night. PLEASE, if you want sleep, don't let this bad experience happen to you. read more

Pros - The inn location is ideal, within easy walking distance of downtown restaurants and shopping. The complimentary water bottles were a welcome touch. The room was very clean and the bed comfortable. Cons - This is not what I would consider a luxury inn. There are no common areas or amenities other than the hourly wine and cheese at the sister hotel. TV reception was iffy. There were no arm chairs in the room. Reading or relaxing is limited to using the bed or desk chair - not very comfortable. We were very much looking forward to breakfast being delivered to the room in the morning, but we had a 5 night stay and not once was the order delivered correctly. Toast but no butter, cereal but no milk, etc. We had to go out for breakfast every morning, since calls for the missing items didn't elicit a response. So that was an added expense as well as an inconvenience. Would I stay here again? Only if unable to find a hotel with better rates and good reviews. read more

Super cute traditional hotel! My boyfriend and I stayed a night here in the cathedral suite. It's located in the middle of Charleston very close to many restaurants and shopping places. We loved that we were able to walk around and check out the area. The room itself was very nice. The cathedral suite has a Jacuzzi tub in the bathroom with shutters that can be opened to look in to the bedroom area. I was worried it would seem tacky but we didn't get that impression at all. Aside from the lovely room we also really appreciated all the complimentary things that come with the stay; evening wine and cheese, evening Sherry, and breakfast in the room. Why 4 stars? Because it was an affordable spot on the southern peninsula. --- --- --- I've been to Charleston a handful of times now, and it never ceases to amaze me how expensive the hotels are. Fortunately, Fulton Lane Inn was actually quite affordable for my visit at the end of January when tourist season was pretty low. Our room was quaint and immaculately clean. It felt like the government sent in a task force to make sure that there wasn't a single speck of dirt in any corner of the room. I'd say it was the cleanest hotel room I've ever had. It was also very conveniently located - everything on the southern peninsula was walking distance! And lastly, the room with two queen beds was huge. We had a hallway from the door to the sleeping area, which prevented us from ever hearing noise from other guests walking by. So what keeps this from being a 5-star review? The bed wasn't my favorite. It didn't seem to be particularly uncomfortable when I got into it, but I woke up constantly throughout both nights I was here, and I'm normally the type of person that goes into a borderline coma when I fall asleep. And as nice as it was that the room was super clean, it also felt kind of sterile. With all that being said, I'd stay here again! read more

I was smitten as soon as we arrived and wandered down the brick-paved side alley and through the gaslamp flanked front doors. The inn is located right on busy King Street but once inside it feels as though you're in a tucked away secret location. The lobby may be petite but it has everything you need, including a heavenly cooler full of ice cold bottled water. Our second floor room was spacious, clean, and quiet, and the cozy queen beds were the best place to retreat after a long day of exploring. I'm all about complimentary goodies and Fulton Lane Inn lovingly plies you with them. There's the delicious breakfast customized by you that's delivered to your room each morning. But the wine and cheese reception next door at Kings Courtyard Inn completely won me over. I loved starting each evening relaxing in their secluded courtyard with some wine and tasty nibbles. And upon our return each night, I made a beeline for the decanters of sherry in the lobby. A little nightcap is the perfect way to unwind before bed. While gluttony is all well and good, it can't compete with the hospitality displayed by the phenomenal team at Fulton Lane Inn. Every person we encountered always had a smile on their face and a kind word to say. It all started with a surprise bottle of bubbly delivered to our room for my birthday. The day we went to Folly Beach, a manager ran next door to grab us beach towels. And the front desk staff warmly greeted us and were ready for conversation whenever we entered the lobby, no matter what time it was. There is no doubt that I will return to Charleston for another enchanting visit. However, it won't be in the summer again because it was hotter than the devil's armpit. While we passed by a number of adorable hotels and inns, I wouldn't think of staying anywhere besides Fulton Lane Inn. I've never had a smoother or more pleasant stay while on vacation. My stay was exceptional. The first employee I met, Susu, went above and beyond to make sure I was comfortable and had everything I needed. The bed was comfortable, the decorations were updated and understated - didn't detract from the charm of being in a historic building. The evening sherry service (complimentary) was a nice touch. The continental breakfast setup was brilliant. I ordered what I wanted for breakfast via a card (checked off what I wanted and when to deliver it) and hung it on my doorknob. The next morning it was delivered and I so enjoyed eating breakfast in my room overlooking King Street. The location couldn't be better - one block from the Charleston Market, a few blocks from Battery Park and Rainbow Row, and right on King Street where there's tons of shopping and food to choose from. (Most of the shops are very pricey. Lots of good food - try 167 Raw across the street from the Inn, so delicious). I could go on and on about my stay, but suffice it to say I would absolutely go back there. Well this was an absolute delight. It started with Keisha at reception--she is the perfect combo of class and sass. The location is convenient to all the shopping on King Street, and the people-watching provides a glimpse into the genteel South. The value for the money is incredible-- most neighboring hotels start at twice what we paid. (Hotel Tonight™ is a truly great app, and Fulton Lane is on there.) I am a Charleston newbie but I knew King St was right in the heart of this historical town. First of would I recommend? Yes. But I will have to say that while walking around here I saw plenty of intriguing alternatives and we will try somewhere different the next time we visit here. I saw some with outdoor pools and more amenities for about the same rates. Just FYI the King's Court is right next door. Bottom line this was a nice stay but for $129.99 + parking charges you are paying for the convenience. The rooms at a Fairfield Inn or Hampton Inn are much nicer for a fraction of the cost. It seems everyone who stays around here for a week or more rents a condo or owns timeshares. The nicest/fanciest hotel in this area here is the Charleston Inn but it runns double the cost of the Fulton. I originally looked this hotel up at hotels.com and now that I am here there are plenty more than what was posted. Parking: They charge you $12 a day in addition to your rate. It is right behind the hotel and honestly unless you are going to Folly Beach you will not need your car. Location: It is conveniently located in a block away from Mart St. Excellent location within walking distance from all there is to do here even Ft Sumpter is within a few blocks. There's the market or French Quarters and all the horse carriage rides are all very close. I now truly understand the difference between an Inn and a hotel in this city. You can barely see this hotel as you drive by. We thought to ourselves "oh my God" this is not what it looked like online BUT... It is surprisingly very very nice. it is small and personable but with elegance its definately a nice place. The staff here was so friendly and very helpful. The rooms are very nice with high ceilings and beautiful tall windows with great views. The rooms are a little dated but very nice and clean. The bathroom was okay. The water pressure was just right. I did not care for the lighting. There was none except for the lamps. There was free wifi access and the rates included a complimentary breakfast and newspaper delivered to your door. But you will not find eggs and bacon on the menu. It is either freshly baked pastries or a healthier choice of bagels, fruits, yogurts, etc... We had a great experience during this trip and this hotel played a part in it. read more

We had a terrific stay here! We planned a trip to Charleston over Spring Break. Upon initial research, I wasn't sure we could actually go as the hotel prices everywhere were astronomical (Upwards of 700/night). I am a bit of a hotel snob, and I need nice accomodations. I came across Fulton Lane Inn and was a bit leary as the price was so reasonable. This is an Inn. It's super pleasant, perfect location and superb customer service. There really isn't a lobby, which doesn't matter to me, but there was coffee (am), water bottles (all day) and sherry (in the evenings). It was SO quiet- which was huge! The rooms were cute and super clean. Free wifi and complimentary continental breakfast delivered to your room which you order the evening before. What a FIND!!!! Stay here! We definitely will be back if we return to Charleston. read more

The hotel was perfectly pleasing......took my mother (80 years old) for Mother's day. We had a wonderful time enjoying the "Festival of Homes" and it was the perfect location. (The week prior, my husband and I had stayed at their sister hotel "Kings Courtyard Inn" right next door- fabulous) So I decided to try this one with mom. It rained and she put our rain coats in the closet to dry, which I never use the closets. "Out of sight- out of mind" Well we left, when we got home and it started raining, mom said "I left our coats in the closet". So I immediately called, someone had already checked into the room but they said they'd check. They assured me housekeeping would have found the coats and have them. They couldn't find them anywhere and swore they didn't have them. Someone did and is wearing a nice raincoat right now!!!! They say "they always return items found"- didn't happen this time!!! The manager, Tom Moorman, said he would reimburse some of the cost- but he didn't. As a matter of fact, once he said that and I responded- I never heard from him again. And I emailed and called over and over. So much for customer service!!!! Hotel was lovely, but service not so much. Breakfast was 45 minutes late because we chose the "busy" time so the next morning we picked 30 minutes earlier. If housekeeping had cleaned thoroughly then they'd have found the coats, right? So did they not clean or were they dishonest about finding them? I know they were there!!! Either way- doesn't look good!! read more

Is this hotel older and smaller than many other of the hotels in Charleston- yes. But what it may lose in size it makes up for in charm, location and great customer service. I was a little weary because when I had called months ahead to make our reservation, the woman on the other end of the phone was rather abrupt and (no offense) sounded quite old and frustrated with taking my reservation. When we arrived we were greeted by a very friendly concierge, who was great to talk to and made wonderful restaurant suggestions. The continental breakfast was less exciting than we expected, a couple of danish and croissants, with choice of drinks- all delivered to our room each morning... but it was cute and provided enough sustenance to get us through til lunch. My husband and I booked the "Discover Charleston Package" which included a carriage ride (Palmetto Carriage), passes to the Nathanial Russell house, and our choice of Middleton Place Plantation, Drayton Hall Plantation and Fort Sumter. We enjoyed all of these, as well as some others over our 3 day stay! I highly recommend Fulton Lane Inn for it's clean rooms, great service and super close proximity to everything that you would want to walk to in Charleston! We felt that this hotel was an amazing value, it was less expensive than we expected to pay. read more

We had a lovely stay in a king suite with jetted tub overlooking king street! The inn was charming and historic without being stuffy. Our room was huge and the separate sitting areas in the bay window was lovely when they brought breakfast and newspapers every morning! The love seat and chair TV area was extremely helpful when my sweetie had insomnia. The location was fantastic for everything we wanted to do in Charleston. My only complaint was the concierge and front desk area. They were not terribly attentive or helpful. Upon checkout the desk clerk insulted me by telling me I should do Zumba to lose weight. What a spot! My wife and I went here for our anniversary and it did not disappoint. The location is ideal, 10-15-20 minute walk to anywhere on King St. The breakfast is an amazing perk, bagels, coffee, cereal, pastries, delivered to your room. Rooms are large, and very clean. Staff is very friendly. All the concierge are super nice, but if you get to check in with Cassie, she is amazing! My husband and I stayed two nights at this lovely Inn. I was a little worried at first because the lobby is tiny and plain and there's just a single elevator. But when we got up to our standard queen room it was spacious and elegant! The bed was very comfy- not too soft- and the room was decorated in classic southern style. Since the hotel is so small they bring your breakfast to the room every morning, which we enjoyed. The location was perfect. Right in the center of the historic old town where there is great shopping and amazing restaurants. We rented bikes and easily zipped all over town. There are so many good things about this hotel that I wish I could give it 5 stars. However, I knocked off a star because of the awful check in experience we had with Zane. We arrived at the hotel early for check in and was told that we have to wait till the normal 3pm check in time due to high turn over - totally understandable. Since my husband was sick, we told Zane we'd really appreciate it if we could get checked in as soon as our room is ready. Even though there are comfy couches in the lobby, Zane told us to go wait in the courtyard of their sister hotel 2 doors down. (I guess he just didn't want to interact with guests?) Fast forward to 3pm, we went back to the hotel and was told the room was still not ready. Again we told Zane my husband isn't well and need our room asap. At the point, he was getting ready to leave for a job interview a barely acknowledged us when he left. We waited and waited until another guest came in to check in and was able to do so right away. At the point, we asked Susu what's going on. It turned out Zane never told her we were waiting to check in. All he talked before he left was his job interview! As a result we waited for an hour for nothing... very irritating. Luckily, the rest of our experience is good. The in room breakfast every morning really makes you feel like you are on vacation. I love the convenience of the bottled water in the lobby at all times so I don't have to carry them back from the store. Evening happy hour is a lovely spread. I've only had a chance to attend 1 night but the staff made a lasting impression. I was one of the last guests to leave. As the server was wrapping up the evening, she went around to the few remaining guests and ensured we had a drink top up before she left. Such hospitality! Finally there's the evening sherry. To be honest, I only did a tasting of each (they have 2), but it's fun touch and makes you feel like you can have a night cap whenever you want. Last but not least, the 12 noon checkout time is rare find these days. We stayed in room 327 which had a really squeaky bed and is a bit dark. Also, for some reason the mini fridge was placed in the bathroom which I found to be a little gross. That said, the room is a nice size and generally very comfortable. You do hear a bit of the hallway noise but since this is a small hotel, foot traffic is very light and not very bothersome. Location wise, the hotel entrance is in a little side alley off of King Street. It's close to most of the tourist sites so very convenient. If you want to head to the French Quarter, cut through the car park in the back for a shortcut. read more

Very cool hotel, really quiet and relaxing inside. Sort of like staying at your grandmas house. But some big issues. First, it was confusing figuring out where to actually check in. We found a spot out front and parked for a minute before being told their was parking on the side behind the building. A sign or warning would have been helpful, directing guests. But that's okay. The front desk staff were FANTASTIC, some of the best I have ever encountered and really the only reason this place isn't rated lower. So it's suppose to come with breakfast in bed or a voucher for across the street. We opted for the breakfast delivered to our room, but the selection was super lackluster. Essentially cold items, no scrambled eggs, no bacon. Just... bagels, fruit, and various bread items. Don't get me wrong I am okay with those items, but I was expecting a warm breakfast. =( The biggest complaint, both me and my wife had was the lighting. It was EXTREMELY dark in our room and even with every light turned on and the window shades open, it was still dark. I am looking at some pictures and they have overhead lights, we only had small ground lights in the corners that barely did anything. Maybe add a ceiling fan/light to the rooms? Especially ones that face alleys like our's did. Overall a good stay for 1 night, but I would recommend you look elsewhere for a long-term visit. I have stayed at this inn a number of times over the past 8 years but this will be my last stay here. It has a great location but our room was dirty including stains on our quilt. Forget the bathroom which wasn't cleaned our first day When planning this trip I recommended the inn to our friends. Their room was dirty as well even though they were upgraded. I think your enjoyment of a property like this is dependent on what you expect from a hotel. If you want a business-class place with work space, a variety of food, and modern conveniences, this is not that kind of hotel. Neither is it a discount chain. To expect either is disingenuous. Likewise, you get what you pay for, and certain amenities are only guaranteed with certain room types - the standard room does not get you everything. This is a boutique hotel, something that most US travelers just don't see much, and it's one of the better ones I've stayed in. It boggles my mind that someone would complain about a $200 rate when the Courtyard just up Meeting street is $40 a night more for a basic corporate room, same as every other Courtyard. Even the Days' Inn is $140 a night, for a small room with exterior entry. We stayed here for three nights, and reserved a deluxe king room. What we got was an airy, nicely appointed space in a classy old building with high ceilings, a comfortable four-poster canopy bed, large windows that - while only providing a view of the side of the King's Courtyard across the narrow alley - did let in a comfortable amount of light, and peace and quiet. Wireless internet was fast, included with the room, and low-hassle - only had to sign in once at the beginning of the stay, and the machine was authorized from that point on. Parking was convenient, with in/out privileges. The included continental breakfast was perfectly adequate for a bite to eat to start the day - we'd been hitting the local restaurants hard, and the *last* thing we wanted was a giant pile of food first thing. The staff were consistently friendly and helpful. It's nice that the entrance to the small reception area is off the public street (and quaintly lit with gaslamps). Don't forget that you're not only paying for the room, but the location, and this small hotel is very convenient to everything in historic Charleston. Most of the things you'd want to see or do are within a few minutes' walk. Check your chain hotel expectations at the door, accept that old buildings can smell old and it's OK, and enjoy a slightly different lodging experience. read more
