They are like most builders and just care about the bottom line. They contract with Subs that share the same values of cutting costs even if it means their quality or tarnishing their name. Our whole community is suffering" The father created a legacy that the current owners/operators are not living up too. I researched builders and they have NOT lived up to the standards the community expects. The customer service team have to address an excessive amount of work orders AFTER you sign on the dotted line! The one year warranty starts when you sign for the home NOT when it should. It should start after the pending repairs noted on your move in paperwork are corrected. I was told "no, it started when you signed." I moved in my home in May 2021 with multiple pending repairs--- very poor workmanship with the tile work in the kitchen and three baths ( been "repaired" 5 times now- instead of just replacing- still not fixed); kitchen tile repaired 3 times (finally resolved after two months in home); cabinets repair in two bathrooms; cabinet repair in kitchen (still pending); sidewalk too close to foundation (needed to be rebuilt); and HVAC system repair (took 1.5 months to resolve and three visits from repair company). I will stop here you get the picture. I have lost 17 days from work waiting for the repair teams! I just want to enjoy my home without the repairs to a "new" home and have a quality product I can be proud of. Am I being unreasonable? read more

11 months after closing and still unfinished -- repeated no-shows, closed tickets while we were overseas My wife and I closed on our new Fulton Homes house on February 18, 2025. Nearly a year later, a large portion of the items identified in our pre-close (Feb 4, 2025 Burgess) and 10-day post-close (Feb 17, 2025 BDC) inspections remain unfinished. Timeline and commitments Months 1-6 post-close: Our construction manager Torrey acknowledged the punch list and stated these items would be handled under construction. Very few were completed. After month 6: We were handed off to Warranty. Over the next five months, we experienced repeated no-shows and trades arriving without proper materials or equipment, resulting in little to no progress after multiple appointments. Winter 2025: While we were in Europe, Warranty Manager Sean finally followed up. We had already notified his colleague Nanci we would be out of the country. Despite that notice, warranty closed multiple tickets for "no response." Specific, ongoing issues Exterior paint and stucco patches have been left exposed for months. Multiple scheduled visits where trades did not arrive or arrived unable to perform due to missing parts/supplies. Repeated rescheduling and lack of coordination between construction and warranty, causing us to take time off work without results. What we expected vs. what happened We expected Fulton to complete the inspection findings within a reasonable timeframe and manage trades professionally. Instead, we got months of delay, no-shows, tickets closed while we were traveling (after notice), and a home that still looks "mid-construction" on the exterior almost a year after closing. What we want now A single point of accountability at Fulton. A written schedule assigning each item to a trade with promised dates. Completion of all open items by a specific deadline. We have preserved documentation: both inspection reports, a consolidated punch list, messages, and appointment logs. I'm posting this review so future buyers know what to verify: clear post-close timelines, accountability for trades, and written commitments. We bought a home in the fulton acclaim community in avondale. We many cosmetic issues with the home. We did are intial walk thru and taped the errors, a week later did our final walk thru and about a 20% off the issues were fixed. I have spoken with neighbors and everyone is having the same issues. We are slowly getting the repairs done but is a huge inconvenience having people in your home 1-2 days a week for months. We were also told when we bought the home the pool would open in May here we are in September and no pool. There is an excuse everyone we ask about the pool opening. We have community parks and a trails bit they have not turned the lights on either.we are paying $164 a month in HOA fees and can not enjoy the amenities. The pool isn't heated so by the time they open it the weather will not longer be warm. I would not recommend this community to anyone looking to buy a home in this area. I regret not buying the home at the Taylor Morrison development in the same area. read more

I'm deeply disappointed in Fulton Homes. My new home has tested positive for mold in the HVAC, attic, and walls. The home took 16 months to build and sat exposed to rain. Since moving in, I've been extremely sick and had to move out to an Airbnb. Despite documentation, Fulton is not communicating or helping. This has been the worst nightmare. I usually don't leave public reviews like this, but after months of frustration, being ignored, and even being disrespected, I feel I need to share my experience in hopes it helps others avoid the same situation. We've had multiple issues with the vinyl flooring installed by Interior Logic Group (ILG) Flooring in our Fulton Homes-built house. The last repair was done in March 2023, and because the issues were recurring, our warranty was extended for two years. In September 2024, the flooring problems had progressed significantly -- this time affecting almost the entire home. I submitted a service request, and Fulton did an inspection in October. I was told to reach out to ILG directly -- even though this was clearly still under the extended warranty. Fulton then closed the warranty request with no further contact with ILG. ILG sent out a third-party inspector (Priority One), and the report confirmed there were installation and/or site-related issues. After that, I reached out to ILG for months -- calling and emailing -- and received no response. I eventually reached back out to Fulton to explain that the inspection showed problems and that ILG was ghosting me. Later, a Fulton representative came out to my home to inspect the flooring. I informed him that an inspection had already been done through Priority One -- the same company he was planning to use -- which made it clear ILG and Fulton weren't communicating. When the Fulton representative finally reviewed the inspection report, he simply said they didn't agree with it. ILG then sent a manager to "inspect" the floors by taking a few photos, no measurements, no tests, and quickly concluded nothing was wrong -- completely dismissing their own third-party inspector's findings. To make matters worse, while I was trying to discuss the situation with the Fulton representative and ask what the plan was, I was spoken to disrespectfully. He told me to "tend to my child" rather than stay involved in the conversation -- which was incredibly inappropriate and condescending, especially given the seriousness of the issue and the lack of progress for months. I asked for a proper inspection if they disagreed with the one they themselves ordered, and since then, I've been ignored entirely -- by both Fulton and ILG. At this point, I've lost confidence in both companies. There has been zero accountability, no follow-through on warranty obligations, and unprofessional conduct in how I was treated as a homeowner. A warranty means nothing if the builder and vendor refuse to take responsibility or even respond. If you're building with Fulton Homes or working with ILG Flooring, please be cautious. Document everything, expect to be your own advocate, and don't assume they'll stand behind their promises when something goes wrong. read more

I recently purchased a home from Fulton Homes. My wife and I were very excited to be getting a new home. I did site visits periodically to see how things were coming. I sent emails to the PM with concerns I had about the concrete, the walls, and flooring. I was assured it would all be addressed and NOTHING was!!! . The concrete pour was so bad there valleys and ridges all over the entire slab. The slab itself had a crack running the entire width of the house. The tiling was sloped in numerous areas of the home. Most of the walls were bowed out. ALL OF THE BELOW HAPPENED AFTER WE MOVED. They ended up ripping out the master bath twice including the master walk in closet. Fulton attempted to tell their sub not to pour leveling compound on the walk in closet flooring just to make it go away quickly but the sub rejected that idea and told them they had to pour leveling compound to raise it high enough to meet the new level flooring! Apparently Fulton and their tiling sub don't understand what it takes to level flooring. Most of the kitchen tiling was removed twice because the tiling sub couldn't figure out how to level! The garage had sloping issues as does the front of the porch. The pantry has similar issues. The concrete sub had to grind down the entire main hallway at the entrance to the home and bedrooms. They had to pour leveling compound in multiple bedrooms to raise the flooring up so there weren't noticeable slopes! Clearly Fulton has lost their touch with QA/QC and their subs don't know anything different. Use caution on buying Fulton and if you have to you might consider getting legal advice or bringing in a 3rd party inspector because when you bring an issue up to their construction management team they push back hard and try to talk their way out of all the mistakes that were made. All of which happen to be code VIOLATIONS! So how does Fulton get code violations past city inspectors?? Good question. If I could give them zero stars I would, but this site doesn't allow it! Forcing people to either pay the negative difference or walk away and they get to keep your Earnest money. We purchased a Fulton home not long ago thinking they were different, but that is proving not to be the case. Its become obvious the home was rushed to completion. Electrical problems, flooring problems, wall framing problems, some plumbing problems. This was supposed to be our "dream home". A home to look forward to coming home to, but its the opposite. In speaking with others who own a Fulton home, they have experienced similar issues. As described by other home buyers, "Fulton used to be a good builder, but not any more, and when addressing problems with the home buyer the manager attempts to say the problems are within tolerance so they don't have to do the work to fix it! If you purchase from Fulton, you might find you and your family displaced for weeks and put into a hotel as construction crews come back into your home and tear things up and even then there is no guarantee it will be fixed". DO NOT be deceived by the "All American" image Fulton Homes has displayed on news channels such as FOX News. They have displayed a bias toward handicapped veterans and law enforcement officers. In my case, they refused to refund my deposit, when I withdrew from a contract because they had failed to honor the terms of purchase. At the time of the pre-closing inspection, I had pointed out construction defects, which remained, despite the fact that I had brought these defects to their attention weeks before. I had also paid them for upgraded premium appliances. They, in turn, had installed ALL "used" appliances and were trying to force me to accept this garbage, prior to closing, which I refused to do and, as such, I did not sign off on the inspection. At the time completion of numerous homes within the development, Fulton began experiencing a high degree of theft and vandalism to many of these homes, so much so, that according to the construction foreman, the police would no longer respond to the site. Yet Fulton did nothing to warn new occupants of the current criminal activity, making many vulnerable to potential physical harm. Fulton homes continued to deny my repeated requests for refund of deposit, including responding to a law firm, which I was forced to hire, to demand the return of my deposit. The sales agents and administrative staff were all acutely aware that I was a handicapped veteran! My "charges" can be supported with written documentation, photos, and legal letters! My parents purchased a home from them. It was a display unit. The sales person gave my parents an approximation for moveon for end of August. We planned accordingly and sold our house. Then they moved the move in date back to 1st week of September. We checked into a motel, we know things happen. Now they pushed it back to 2nd week of October. My dad has cancer and a ostomy bag and my mom and sister both work as nurses fighting covid. The lack of empathy and professionalism is a real thing to consider when dealing with Fulton homes. It's one thing to miss an estimation for move in by a week but by 2 months? It means they dont know what they are doing. And even worse when we told them our dilemma back before we signed to buy the house, they verbally promised us it wouldn't be any longer than beginning of September. Then when we asked for them to speed up the process or at least let us move in first then finish up the work, they immediately became hostile. My dad has already gone to the ER due to kidney failure because of poor living conditions related with his ostomy bag and fulton homes really couldnt care less. We built a brand-new home, in 2020, and Fulton was fun to work with (at the beginning). We had plumbing issues, about 6 months after moving in, and the subcontracted plumbing company came out to address... Apparently, the plumbing company slapped a "Band-Aid" on the issue, and it reappeared 6 months later. Fulton is now saying they will not be able to do anything as the contracted plumbers do not warranty their work. Keep in mind this is about a $5 part on a 4-bedroom house. read more

My wife and I signed a contract to purchase a Spec home on June 14th, On June 29th Governor Ducey issued an executive order that has shut my wife's Dance Studio down for the second time this year. We were forced closed for all of April and May and just re opened at the beginning of June. I feel we should receive a refund of our $4164 deposit due to the circumstances that are out of our control. This is a Spec home no building or customization was done on our behalf. I find it hard to believe that a company with the Fulton name that supports so many charities would not make an exception for something as significant as a n Executive order shutdown by the Governor. I have contacted my sales person who states sorry there is nothing I can do you forfeit the $4146 if you do not fulfill the contract. I even went to the corporate office on July 6th and was refused to be seen by anyone. In big letters at the beginning of the contract it states that if the contract is cancelled for any reason there will be $500 kept as an administrative fee, way down later in the contract in lawyer jargon it states that they may decide to keep it all This is the response from the builder: The $500 Processing fee is pertaining to a new build. When we sell a new build we only collect $1,000. During the time period before we do Structural Options if a buyer cancels that we refund $500 and we keep $500 for administration fee. This does not pertain to a buyer buying an Inventory Home. Please refer to the Inventory Home Sale Contract Supplement. Page 3. " Authorization to Continue Construction." I've waited two years to post this review in an effort to see if Fulton would address all the issues with my build in Queen Creek Station. Ultimately they didn't deliver. We've had significant stucco cracking issues which Fulton cannot seem to get repaired correctly, after more than 5 attempts. The paint and finishing work is pathetic. Even after two years I'm still cleaning paint off the tile floors. We've had several foundation issues, they won't fix the cracked cement on my driveway, and they won't properly correct defective tiles that was used in our shower. These issues, among a host more additional ones, will ensure that I never build with Fulton again. I implore you, avoid this builder as clearly they are only focused on taking your money. My AC was malfunctioning the day I moved in and they didn't even clean the mess they created while trying to fix the AC. This was just the beginning though! After I moved, I noticed that my upstairs is getting very hot and I am talking about February! I called the AC guys thinking it's an AC issue. When the technician went up the attic, he found there is no insulation! HOW CAN YOU MISS INSULATION! Specially went there online tracking system says it was done. Signed contract in March of 2021. It is now August 23rd 2021 and home was still at foundation only. Fulton did send letter at beginning of July providing opportunity to back out due to material issues and unknown completion dates. I chose to continue my business in hopes of framing starting within a few weeks. Contacted my Fulton representative about breaking the contract due to changing circumstances and the reasonable reality that my family needs a home, especially a home at least around the timeframe we expected and planned for, and I requested our deposit back. Fulton declined the deposit refund, which since I'm a veteran was $5,000 for a VA loan. Fulton disagreed with my stance that due to the above described circumstances and the fact that our homes completion date could be extended till the end of next year, that this was all unreasonable for customers to just submit to, and the letter or opportunity to break the contract should be sent on a monthly occurrence (since again, it is not reasonable or fair to hold a customer to a contract where the product is not delivered on an agreed upon time). Fulton disagreed with me and chose to keep my money based on two statements: first, "what you do for one you have to do for all", and second, I was provided the opportunity over a month and a half ago. Based on my experience, Fulton cannot conduct business and treat each customers dynamic and ever changing circumstances uniquely, nor compensate or conduct business transactions under reasonable grounds. I put a deposit down on a new home with Fulton Homes back in August 2020. I was extremely excited to finally be building a new home. However, in January 2021 I was laid off from my employer due to Covid-19 and business being bad. A little background, my base purchase price was $439,000 and when I checked on the builders website in January, the same model was up over $525,000. In other words, it appreciated over $80,000. I asked for my initial refund of $11,000 back and Fulton said, "No way." You would think this would be an easy remedy since they could refund my deposit and make a ton more on the upsell in a hot market. So, now I am out of work, lost $11,000 on my deposit, and they are still going to make a premium. I would highly recommend not ever doing business with these crooks. read more

Poor work quality, and extremely poor customer service. We got keys to our new construction home in May 2022. During the final walkthrough, we discovered flooring was not done to what we got from the design center. Fulton admitted the mistake, and agreed to fix it. 2 months later, they reinstalled the flooring, but the quality was extremely poor. The cuts were horrible, grout was covering the penny rounds, there were air bubbles in the grout, they didn't float the penny rounds so it was uneven with the rest of the tiles, and they even misaligned the penny round sheets, so there were giant gaps between them. The installer they sent was a total amateur, and worst of it all was there was no quality control from Fulton after the job was done. I had to keep calling Fulton to come look at the job before they finally came. They eventually admitted it was poor work quality and agreed to reinstall the penny rounds again. 2 months later, they sent an installer, and the installer said the work order was wrong, so he couldn't do anything. Another 2 months goes by, they sent another installer.... But it was the same amateur who butchered the job last time! I refused to have this guy do my floor again. Another few weeks goes by, they sent another installer who says he couldn't do the job. Now it's the end of December, the job is still not fixed, I have a giant hole in the middle of my house, and there is 0 urgency from Fulton. Do not buy a Fulton Home, I am definitely not proud to own. read more

Where to start!! If I could give Fulton a 0, I would. In January 2022 we went to Promenade to purchase a home. They told us we could only buy a spec home and take what they had to give us. There were expensive options and very ugly options that were chosen that we did not want or like with no option to change anything. Not even simple minor things. When we purchased the home is was just at foundation. We asked if we could possibly take the next lot that they release and pay whatever premiums that were needed so that we could get what we wanted, we were even willing and wanting to write Mr. Fulton a letter to let him know how much we would be spending and that we would pay the extra costs of framing if those costs had gone up, but they said no. (Of course, now we know that it wouldn't have mattered anyway if we emailed Mr Fulton as he wouldn't have answered anyway). We couldn't change anything structural, but more than that we couldn't change the doors, handles, silly things that you know were not ordered yet. We were spending 85,000 in upgrades, but they would not allow it. When we left our deposit in Jan., we were told they were not really having the delays anymore and that our home would be ready in July 2022. We were excited, as I was watching my grandkids who now lived in the east valley and we were still in the west valley. At this point we have seen a couple little delays, but they told us after this delay we should be good for the rest of the build. We went to our colorization appointment and said you won't owe anything else until close. A couple months later we are in the office speaking to the other salesperson, and we are asking about any other delays as we have been seeing more and more delays again, after they assured us that everything should be good, and he asked if we paid the cabinet release deposit (probably called something else) we didn't know what he was talking about, so he looked it up and sure enough no one told us about this and no one would have had we not been proactive about asking. The next big delay was our windows, after waiting for quite some time the serv. mgr finally texted my husband and said they would be installed the following Monday. I went out there a few days later and they were not installed but 2 homes that were only at foundation when ours was at framing, now had THEIR WINDOWS!! WTF?? So when my husband called about it, he got the run around again that the subs do what they want and go where they want and we can't control them or they walk off the job. Well my husband decided that was not acceptable, he tried to contact the head service manager 4 times to which he could not be bothered to call my husband back, but instead told his secretary to tell my husband some excuse. My husband sent an email to Mr. Fulton, just to make him aware of this situation and how upset we were at all the run arounds we were getting, and Mr. Fulton could not even take 5 minutes to respond to apologize. We know that the email address was correct as he spoke to Mr. Fultons direct assistant, and she sent it along to him. Fulton Homes, may at 1 point been a great company with a great home, but that is no longer. I think that he (Mr. Fulton) has lost site of what is important and the good business practices that allowed him to grow are no longer. I believe he has allowed money and the growth of the company to cloud his vision of those things that made this company once great. Since that time, we have had more lies, more problems, etc. We were told at our colorization appointment that the appliances that I wanted were still available even though it wasn't showing on the list, and I confirmed with our sales person to make sure as I really wanted the slate color. She assured me that it was available for our model, and then a few months later I get an email stating that I now how to choose different appliances!! There are so many things that I can't even begin to put it all on paper. Lies, after lies after lies. They obviously don't care about their customers, they have a turn um and burn um attitude. We asked if we could have something done and were told to ask our salesman, so we did and he said it was ok, my husband texted the info to our service manager and a couple weeks ago we saw that it had not been done. When asked about it, they are saying that they never would have agreed to it, but no one said anything when we showed Alex when we were walking the house and when my husband sent the text. We have almost $20,000 into this house and had they told us that these delays existed, we probably would have made different decisions about buying this home. Every build has some issues but it is how the company deals with it that tells you what kind of company they are. We want our money back as we do not feel confident in the quality of this home or the builder and feel if we moved in, we would have many serv issues. Hands down the worst purchase I made in my life. My mother bought a Fulton Home 16 years ago, which is the reason why I went with them. Somewhere between now and then something went wrong over there. Started construction in Warner Groves in July of 2016 and took about 10 months. First noticed problems during the framing process. Some of the wood they were using was just garbage. When we said something we were promised the wood was replaced but not sure if it was because they put the drywall up pretty fast after that. One day I went over when the flooring was being installed and told the installers they were putting in the wrong tile. Called up Fulton and they said it's just the lighting that was making the tile look different. The tile we originally ordered was grayish with a hint of white. This tile was tan/brown. What happened is the design center wrote down the wrong name of the tile. Anyhow, Fulton said they could replace the tile but of course that would delay the COE. We had nowhere to go. We had to be out of our house so we told them just go ahead with the wrong tile. The worst part about this was they acted like I was at fault. Like I'm the ass for even pointing this out to them. I never received a "sorry" or any type of compensation from them. They used flat paint on the inside. They claimed it was just Low sheen paint but Sherwin Williams confirmed it was flat or possibly the low sheen mixed with water. Basically you couldn't clean it. I asked Fulton to repaint and I was sent a letter by the VP saying they would not. Bought a 370k house and they refused to make the paint right. My wife and I spent 1k to repaint the downstairs because the walls looks horrible from the kids and dogs. The tile underneath my fridge was crooked. Nearly impossible to level a fridge with tile that is off under it. Had Fulton came out and they verified it was. Contractor #1 said "No, it's fine". Contractor #2 said "The tile is off by only 1/8th of an inch and that's within the acceptable limits". Contractor #3 said "Yep, it's off" and replaced the two tiles and was done. My side gate was very loose. The bolts were coming out and had somebody come out to fix that. Well he fixed the gate but also took off about 3-4 inches of stucco on each side of the gate in the process. He just left without saying a word. Why do I have to call up Fulton and tell them? I also read somewhere that they only use CFL or LED light bulbs in the newer homes. That didn't happen. Our walkthrough was a joke. They handed us a roll of the blue tape for spots that need to be fixed. We would put up the tape and they would walk behind us and take it off. We have white quartz counters and there was a visible 6 inch black scuff on it. Justin, one of their guys said "Okay, let me put the tape on this area that only you can see". Very sarcastic. Larry the super of there was since fired. It's not like my house is a huge POS but the problem is in the finer details. Drywall issues, doors that don't close without pulling hard, shower doors don't close all the way, the Paint. The biggest problem is their lack of customer service. Takes them one month to schedule the Fulton rep to come out and then takes another month for the contractors to come out. Then you have to argue with the contractors. What's the point of having a year warranty if it takes them 2 months or longer to fix something? read more

Well, I would give them a zero star is that was an option. I got an attorney and Fulton still blew me off. However, a couple days after Fulton and their attorney came to inspect my house, my house has a flood. They failed to install the water softener drain completely, and I had a cup with show in the bottom wedged in to keep the water in the drain hole. They apparently removed the cup to take photos of it, and didn't say a word about it. So a slow leak continued until I found it. My insurance company came out and the doors cost me a $1,000 deductible. The total claim was over $6k. And now my homeowners insurance is going up because of Fulton's crappy home construction. And of course they're saying it looks like I removed the plastic pipe on the end of the copper pipe. Like why the heck would I do that? And my attorney days the state laws favor the builders in Arizona. And they're made up of a bunch of contractors...so it's the "Good Ol' Boy Club". You can't win...the best thing to do is stay away from Fulton Homes. read more

*Did not have a handle on master bathroom toilet for the first month after move in. *Massive leaking behind master toilet. Had drywall and baseboards replaced and repainted. *Upon initial walk around, we brought up the door trim in my son's room. It is the framework between his closet and bathroom. The gap in the trim starts about an inch apart and gradually gets noticeably smaller towards the bottom nearly touching. The issue was quickly overlooked and represented as not a big deal. It will certainly be a big deal come time for resale when the next owners ask me to fix it. Issue not resolved. *A few months back, we turned on the kids' bathtub. After about 30 seconds of run time, the entire faucet exploded off the wall, slamming in to the back of the tub wall with such force that if one of our kids were in the tub, we would have a much bigger issue. *The "dummy drawer" on the kitchen island below the sink has never been properly installed. Every day, we put it back in place and it sticks there for a few hours. At this point, we just leave it hanging there. It looks terrible. Issue not resolved. *Master bathroom under counter- frame-work came undone- repaired myself. Major Issues: *A/C Where to begin. Five times now (one was addressed by a third party AC company) we have had to call to have someone out. For the A/C completely going out May-October. It always happens around midnight when no one is available to help. The A/C continues to run with no results. Multiple times this summer our home has been 85-92 degrees inside. I have two small children as well, so you can understand this is not acceptable. Every time they come out there is "nothing wrong". The third time/ July Same response. No help until 9pm the next day, nearly 24hrs after the issue begins. The A/C comes back on around 6pm, but I keep the appointment to make sure the issue doesn't arise again. Chas Roberts rep comes out and checks everything. He cannot find any issues. Suggests perhaps we have Fulton address a potential electrical issue as they just recently had to replace the disconnect the fix the issue. Fifth incident occurred today on 10/9/19 Fulton will still not replace the unit or investigate potential electrical issues. They "believe" they've figured out the issue. We are utterly floored that a home this new and "energy efficient" would have so many issues with a brand new A/C unit. Also, I've been speaking with David Longo who has copies of all of my most recent electric bills. I'm well aware that they will be higher in the summer. My neighbor's house is two story and considerably larger than mine. His electric bill last month was $190. Mine was $410 in June, July and August. This is someone's issue, but not mine. I have a MAJOR problem this all of this and personally don't think we should be held responsible for them, even though we've already paid them. When we call both parties, Chas continues to blame Fulton, and Fulton blames Chas. I have spoken with Fulton representatives that have said this is "unacceptable" They've also gone as far as say that many of their home buyers have issues with Chas Roberts. If Fulton were really looking out for us they would have realized that their approval to seek a third party AC company would void our warranty. Now Chas will not schedule with us over the phone when these unresolved issues arise, and will only speak to Fulton. *Carpet. We have had multiple people come out to address the carpet issues. There are terrible runs in multiple places. It looks absolutely awful. We actually paid extra in the design center for several levels of "upgrades". Huge mistake. In fact, the last gentleman that was sent here by Fulton determined that it was a manufacture's defect and needed to be replaced. He also mentioned that in his experience, this would be a long, drawn out process to get any results. He has obviously been through this before, as it has been terrible to say the least. What's more concerning is that one more 3rd party rep came out to give his opinion. He does not share the same opinion. As soon as he voiced this, there are all of a sudden no records of the other person ever being here, even though he was sent by Fulton! Seems like someone is trying to get out of something.... Fulton is the absolute worst when it comes to making their buyers happy. Good luck getting any timely responses. We are currently filing with ROC and BBB to force them to do their job. They should not be proud to build because we are certainly not proud to own. read more

I have lived in my Fulton Home for 12 years now. First of there have been numerous problems with this house. For one they put the Air conditioning drip pipe directly above the Air conditioning breaker so when it leaks it drips directly onto the breaker. Overtime the breaker is corroded and rusted and needs to be replaced besides the electrical hazard that this creates. Second off they put the Air condition return above the staircase leading upstairs to the 33' high ceilings. So everytime the filter needs to be changed you are dangling on a ladder 25' above the ground. Also I had several leaks and found out that when Fulton Built the home the workers put nails thru the drywall directly into the water pipes. So over years the water leaks out and damages ur walls. I can go on and on but I will never buy a Fulton Home and advise everyone to avoid Fulton Homes. read more

Oh where to even start. We purchased our home when covid 1st hit so there were a few bumps in the road but nothing that was not understandable. After many obstacles we got into the home and where the real problem started is at the year end mark. We moved in October of 2020. We did our year end inspection in October of 2021 and we still have only maybe a quarter of our repairs done at our home. There have been many mistakes along the way such as Installing the wrong colored grout 3 different times, and apparently there is a bad batch of grout also, so now I have to have my entire home disturbed and have movers because they have to clean , harden and seal the grout throughout my entire home, and it is all tile. There have been many no call no shows from contractors which I know the builder can't help but they do not follow up or have any communication as to when things will be rescheduled unless you reach out to them. Be prepared to reach out to them all the time. Our service guy pretty much acts like you are crazy or too picky to fix numerous things. He has also made several rude comments to me in my own home. For example I was trying to point out to him a spot around my door knob that has no paint, I said it drives me crazy. He said why don't you make me a list of things that don't drive you crazy and maybe that list will be shorter. It's crazy how he never seems to make comments like that to my husband though. Expect usually a week for someone to return an email, at least. Six months after our year end inspection and we have barely scratched the surface. This process has been hell. They blame a lot on covid still for things that covid has not even affected. We had water damage in our sons bathroom from the shower glass not being sealed properly. They eventually fixed the seal but left the corner tore apart for about a year now. So over this whole thing and this company. Most of my neighbors are very unhappy too! read more

We previously owned a Fulton Home in Freeman Farms in Gilbert and we were very satisfied with it. Problems were very minimal. I don't understand all these negative reviews - I'm willing to bet these are employees of competitors writing them to bring down their competition considering Fulton is one of the best-selling builders in Arizona. Fulton has won JD Power Awards before and was recently rated best builder in Chandler. If I could buy a Fulton Home again I would do it in a flash. read more

This is a company that can never be trusted. They don't have a plan of action, good project managers with a plan and efficiency to deal the hurdles. Its been 1 year since I signed my home and not even a frame walk through is done yet. When we talk to the sales agents, the lways say one word that there are delays because of panadamic. I understand that the pandamic hit every industry hard but after one year, this is not the right reason to say. Looking at other builders across the country, I see that there is a lot of improvement and progress. Other builders are aboe to deal with the situation and came over it. People who signed later than us has already moved into their homes from other builders. This company is local and they don't have good network to come over the situations like this. I strongly recommend nog to choose this builder when you buy a home. Choose other builders and get your home in time. read more

I thought Fulton homes was a reputable company with small town feel. They are like most builders and just care about the bottom line. They contract with Subs that share the same values of cutting costs even if it means their quality or tarnishing their name. My wife and I are currently building a home in Fulton's Cooley Station location. We originally signed our contract in November 2015. At that time they quoted us an approximation of about 6-8 months for build time, give or take. We were fine with this because we needed to sell our house, etc. Fulton broke ground March 1st this year. Now it is September, 6 months from the beginning of construction and we are still not close to being finished. They aren't even able to quote us a MONTH that we will be moving in, let alone an actual date. At this point, it feels like we will be lucky to be in before 2017. That would be over a year from when we initially signed our contract. I understand and appreciate the fact that Fulton says they want to hire the best workers they can. I would be fine with good workers working slowly to make sure the work is done right. Unfortunately, the majority of our delays is not because of slow work, it is because zero workers are doing zero work. From our lot we have a straight shot to see the other new build community across the street. It's beyond frustrating to go up to our balcony and watch their lots go from dirt to foundation to framed to stucco to painted while ours just sits for weeks at a time with no work happening on it, and more annoyingly, no concrete reasons to account for why. I hate to come on here and complain but I don't know what else to do. I know the sales agents are caught in the middle, and I'm tired of complaining to them as I am sure the feeling is mutual. What started out as such an exciting experience has turned into an embarrassing one. It's to the point where I cringe every time someone asks me "How is the house coming along?" because my answer now is always the same, "Little progress, slow moving." All of us home buyers have lives and jobs that we need to adjust to plan around Fulton's delays. We are all, essentially, in limbo waiting for these homes to finish; short term leases aren't easy to come by, staying with family and friends is fine for a while but after long it's hard to not overstay that welcome. I hope that whenever we finally do move in I can come on here and change this review to reflect the quality of my actual house. I hope Fulton does something to make this right for their buyers, because at this point if I were Fulton, this community is not one I would be "proud to build." read more

We are also in the process of building a home at Cooley Station. Like others have expressed, we signed a contract in November of 2015, and were told our build time would probably be about 8 months. We are now 9 months into the process, with no end in sight. At this point, we are just hoping to be in our house by the end of the year. Our initial excitement about purchasing our first house has been greatly diminished by the actions of the Fulton Homes employees and representatives that we have had contact with and the overall uncertainly of when we will be able to move in. We are extremely frustrated in the lack of communication and the conflicting information we do receive. We were fine with the initial time estimate of eight months, but it has gone over that by now and still no one will speak to us about the completion date. The site supervisor assured us in mid-June that we would have a closing date within three weeks, but then we were told that that was not possible. We have yet to receive a closing date, and the estimate of when we actually will receive it keeps getting pushed back. It is hard to believe that Fulton is starting two new communities in our area and yet you are unable to complete our home. We have paid all of our deposits on time and upheld our end of the contract completely. It hardly seems fair that you are holding on to our money for this long and we are receiving no benefit from it. It is also absurd that we have had to pay deposits to release materials throughout this process, when we don't see the materials, or progress, for months after we have paid. We came to Fulton so eager to start this process and build our first home, but have become so frustrated with everything, that we aren't even excited anymore. I know nothing will come of this review, because Fulton has shown us time and again that they do not care about their customer, but I am hoping that just one person will see this and keep from signing any contract with Fulton. Been at Ironwood Crossing for not even 2 years. First of all the building process took 8 months and was an overall horrible experience. Every walkthrough we found something major (STRUCTURAL issues) and when we asked to have it addressed we were told it was "our opinion" and that's "just how it is with these track homes". We stupidly believed the problems were addressed when we saw termite affected wood was swapped out with something slightly better and continued on anyway. Now, not even 2 years later we've had issues with the INSANELY EXPENSIVE HOA (which we just got notified that it's about to go up again scraping up to almost $200/mo) which come to find out the policies are selectively enforced - if you're not part of the club or friends with someone you're getting picked on while your inconsiderate AF neighbors get to throw wild parties with blaring lights and music and banging cornhole boards til 1 am like it's a frat house in Tempe. Not to mention, our house is not even 2 years old as already mentioned and there's cracks in every single tile (past warranty now so can't have them fix it - also they don't "make that tile color anymore" so they can't be replaced without an entire makeover), normal rain (not monsoon rains) created a massive sinkhole about a 1ft deep in the subpar work of the "wonderful paver driveways" they brag so much about on the radio (supposedly we're on a list to have it repaired as it happened across the whole neighborhood, it's been almost 7 months an no one's been out), and I'm currently sitting in my homeoffice trying to work and the ceiling fan light is violently flickering for no reason at all. The drywall inside is also cracking and the studs within the walls are swelling outwards (no water damage, it just be like that sometimes), so I have a sweet room that's bowing inwards on itself now which is a pretty cool surprise feature. Hopefully it collapses in on me while I'm sleeping so I can get out of this mortgage and finally rest. Grade A garbage. Wish I stayed in my apartment. Also the commute sucks ass since there's only 2 horribly dangerous ways in and out of this wretched Hellhole. I wouldn't wish this on anyone. So who wants to buy my shitty house?? ;) These greenspaces are so worth it!! read more
