In order for our lender to approve the mortgage, the foundation needed to be repaired. We selected AFS to perform the repairs because they offered a lifetime warranty on the home's foundation--an assurance that gave us peace of mind. The initial repairs were completed, and we were issued a lifetime warranty. The bank approved the loan, and we purchased the home. Two years later, we noticed that cracks on both the front and back of the foundation appeared to be worsening. We contacted AFS, who came out, confirmed the deterioration, and proceeded to tear down the drywall in the basement on the front side of the house. They installed more large metal reinforcement strips--the same as what was done during the original repair. However, per their policy, they did not replace the drywall or clean up any of the resulting mess. We were left to hire another contractor to rebuild the walls and restore the area. Two more years passed, and once again, we observed worsening cracks. We reached out to AFS, who initially attempted to charge a service fee for their visit. After reminding them of the lifetime warranty, the fee was eventually waived. Upon inspection, they confirmed the issue was indeed getting worse. This time, however, they stated that they would not perform any further repairs, claiming that the original payment ($10,000) only covered the amount of work already done and that additional repairs would not be included. We argued that the warranty explicitly covered the foundation for the lifetime of the home, regardless of the initial cost. We were ultimately refused further assistance. At this point, I filed a complaint with the Better Business Bureau (BBB) and included AFS in the correspondence. Within 20 minutes, a manager from AFS contacted me, offering to help resolve the issue. Following this, AFS returned and proposed a more aggressive repair: tearing down the basement walls yet again, installing large steel beams, and anchoring rods into the ground from the exterior--requiring the driveway to be torn up in the process. They assured us this would permanently stabilize the foundation. While the driveway was repaired, we were again left with extensive interior damage, and for the third time, we paid out of pocket to restore the basement walls. Now, two years later, we are once again facing shifting in our foundation. AFS again attempted to charge a service fee. After inspection, their technician confirmed that while the front of the house is stable, the back is sinking--a concern we previously raised when they were last on-site. We were explicitly told then that stabilizing the front would protect the entire structure. When I asked for clarification, the technician confirmed that our home is essentially splitting in half and could eventually slide down the hill into the creek. However, they now claim the warranty only applies to the specific wall where the original repairs were made--not the foundation as a whole. This contradicts the lifetime foundation warranty we were promised at the outset. (And was the only reason we were even able to get the loan to purchase the home in the first place) After six years, three major repair efforts, and repeated assurances that our home's foundation was secured, AFS is now refusing to honor the warranty they provided. We are left with a structurally compromised home and few options. To any homeowners considering foundation repair: please be warned. Our experience with AFS has shown that their warranty may not provide the protection you are led to believe it does. They have applied temporary fixes and walked away, leaving us with mounting costs and a home that may ultimately be unsafe.

The price included concrete, grading and dirt work with fill. It was also a permitted job with Hamilton County. The compaction failed when tested. Jon the representative from Sam the Contract Man told me they do this work all the time and the Bobcat they use would compact the ground to 2000 pounds per square foot, which was the minimal requirement by the building manufacturer. However, that was not the case. Additional work and materials were needed to meet the alternate design of the footing to meet the recommendations of UES a company required to certify the compaction. All of which I was required to pay for at an additional $6500. Which was a 40% increase in cost. When pouring the concrete, the workers were not diligent in pulling up the wire mesh to keep it embedded in the concrete. When they left the site was a disaster with huge ruts left by the concrete trucks that I had to fix with my tractor. The last issue is schedule. Originally, they quoted a 4-week job. It wasn't completed until January 16th, or 16 weeks.

I finally called and spoke with Gary--super helpful guy--and he quickly sent one of his employees over. I was expecting a quick 10-minute mow, but wow, was I wrong. The worker was incredibly thorough--weed whacked around the entire perimeter and left the yard looking amazing. I was blown away by the quality of work and even more impressed that it was totally within my budget (and trust me, I'm still living on pre-Covid prices!).
