very hard to find as Google maps screwed up in the area and signage is minimal turn left right before the 99 south on-ramp you'll see the only rv park on French Camp Rd. Large park, we have 43ft class A. they said they'd give us a large pull thru but it was almost $80 for the night. spot not big enough tow vehicle barely fit! Too many large trees so DISH satellite didn't work. Wifi didn't work, no cable so no TV during bb playoffs! Husband had to get out his ladder to cut said trees as they rubbed top of motorhome. read more

Gardeners drive over everything ,never move anything,blow rocks dirt on people trailer and cars. Hot tub was down for 7 months and cheap owners won't pay for the heating elements for hot tub to work properly. People selling food stamps in office. Got workers living at the park that are suppose to be working and always at their trailer cleaning their stuff.. place is ran horrible and city should step in to check out the mold in the bathrooms, the cleaner never uses products to clean bathroom always dirty water in the moping bucket. Stray cats every where . Got people walking around looking at people's trailer and running back to snitch to the young gentleman in thr office. You pay for amendacitys that never work always raising the rent every few months. read more

It's pretty much a "full-time resident" park and they treat the "travelers" with a heavy-handed, gatekeeper attitude that they must have to give the full-time residents. There is a BOOK of rules 12 pages long that they give out upon arrival. I ordered a package from Amazon and had it delivered. The giant book of rules indicates that they will allow them to deliver to your site during business hours. Instead of letting them deliver or even calling me to get the package, THEY CANCELLED MY ORDER!!! My recommendation is to pass on this trailer park trying to pose as an RV resort. read more

Would give the staff a 5 for being friendly and helpful; but management's policy of absolutely no refunds is not customer friendly - at least offer credit towards future stay. The sites are very close together with few trees. Although very neat and maintained. A huge ZERO for the playground; it was so trashy and unappealling - literal trash around and in the play structures. We thought the noise from Hwy 99 seemed a lot louder than other campsites along I-5. read more

I grew up in Manteca and am down occasionally for friends and family. We are currently in our third week at this park due to a family medical situation and we were pleasantly surprised. The park and staff are very nice, lots of grass, well kept, and very clean. Restrooms always smell clean which is what you want in the middle of a pandemic. They have a bar/restaurant that will deliver to sites and also offer daily garbage service and will fill propane for you if you leave bottles at the roadside. Only real negative this far is they are hanging electrical issues. Have had several outages since getting here and they had a scheduled outage for maintenance on a 105 degree day to work on it. All in all, we love it and would come again for an extended trip in the future. read more

Park is a nice overnight or extended stay location it's within 10 miles of anything you need Walmart, Home Depot , Safeway, Raileys, Manteca Trailers for parts or RV accessories. Nice dog park bathrooms are clean lots of grass n the staff was very friendly We are staying while our truck gets repaired then to Yosemite. There is also a sports bar on site with some good food, pool tables nice hang out. read more

Renters, beware!! we told the ladies at the front office we were leaving at the end of the month. our plans changed, and we left yesterday. Because we did not give them an exact date, they will NOT prorate the remainder of the month. When we told them, we would utilize the space for the remainder of the month by parking our car there. They said OK. Now tonight there is a new RV parked in space 195. We have been around different sites for a number of years, and this is the epitome of greed! This campground over the past 1.5 years, Has spent money on remodeling and painting, office and surrounding buildings, landscape projects behind sites, 1,2and 3. And grading property for semi parking, which was NOT permitted or licensed. All the while washers and dryers are falling apart, and the sprinkler system saturates everything and smells horrible , and overflow parking absolutely horrendous and uneven. They AGREED TO LET US PARK THEIR! Now we can't the owners, and operators a Frenchcamp. Good luck to all of you. all the residence that we met were absolutely wonderful we wish you all the best wherever you go . Been here twice. Quiet for the size and location of park. Everyone is really nice. Lots of full-timers. Very clean. Spaces are really well sized compared to other parks I've been in. Cement pads that are level. Huge area for dogs. Nice walking path through slough area. Heated pool actually works and is heated! Feel very secure here. Security patrol, monitored entry, away from town. Then there's a restaurant and bar outside park that is awesome! I would stay again. read more

French Camp RV Park - RV Parks Near Me - Manteca, California

This place is run by a bunch of crooks. I made a reservation and then I needed to cancel. I canceled 1-1/2 weeks ahead of time and was told I would not get back my deposit. Nothing was ever said nor emailed to me saying that i would lose my complete deposit if I needed to cancel. If I was told that at the time of making the reservation I would have never made one with these people because I never stay at places that say that. Places like that only want to steal your money. If they want to treat people like this then we should all band together and not stay at their campground. there is plenty of other places that don't even take a reservation deposit. I just don't understand how they can justify treating their campers like that. I would understand if you don't call or don't show up then they would have the right because they possibly could have rented it out to someone else. read more

I've never been and maybe never will my one star is because there are two French Camps, the other in Bishop CA. I didn't realize until after I left a $50 deposit here. I emailed just a few days later when I realized my mistake. I asked for a refund. My reservation is 6 months out on July 2, 2020! 6 months! I was informed the deposit is non refundable. I just booked another site and they have a two week notification for a full refund. A zero refund policy is not camper friendly. 6 months come on. read more

This is an OK park, the spaces are a bit tite. I was not a fan of the gate to get in an out each time you come in, you have to hold up your parking pass and it takes a bit to get there attention to open the gate. If you come in after the store closes there is suspost to be s hard to let you in. However when we wanted to get in once the hard said his brother took off with his key card .... Long story short it took about 35 minutes to get thru the friggn gate! But the place was fairly clean. read more

The park seems well-maintained, hot tub was warm, sites are close together and somewhat tight, but adequate with picnic tables. Pool appears clean, showers roomy with hooks and chairs. Check-in were folks friendly, small store with essentials. There's also a gym that seems in decent condition. We were in site 133, right across from the jacuzzi and laundry. We stayed just for one night as we were passing through and the park is perfect for that. The highway is close by but not too noisy. WiFi was free and fast. read more

We stayed there 3 days recently. The park is very secure and clean. Bathrooms are Triple A plus. They did mess up our group reservations but made it right. They even gave us a bottom of wine for their mistake. Will stay here again when we are going through the valley. Thanks for a great place to stay. read more

Arrived at the Ripon kite festival with our trailer only to be told they could not allow overnight rv parking as their web site had said, because they needed some kind of permit they didn't have. Searched for nearby rv places and either no one answered or they wanted over 60 a night and 3 night minimum (cough KOA cough). It was now 7:30pm. Didn't look forward to spending a night at the truck stop. Saw this place had a playground (essential for anyone with small children) and full hookups so i gave them a call again and managed to get the front desk this time. Labor Day weekend and they still had space available, and not a bad price at 44 a night for full hookups. Lady on phone told us we were coming in after closing, but a guard would let us in and we could pay in the morning . Arrived, guard let us in and told us to pick any empty spot, picked one right across the street from the playground. Lots of other kids playing, so ours had a good time. Didn't have swimsuits but wished we did because it was hot and pool looked good. Nice level spot, power, water, sewer all trouble free, didn't try cable cause we have DVDs, so who cares. Didnt try wifi because have cell data and website says wifi at front desk area only. Place is clean, quiet, staff was friendly, took care of bill in morning and on our way, no complaints, will probably stay here again next time we go to ripon festival, or just need a minor getaway not too close but not too far from home. Don't play golf but the course looked nice and plenty of people seemed to be playing it. read more

This is one of the cleanest parks I've stayed in. The yard maintenance is ongoing and the tow trucks are active. Don't loose your card for your vehicle. I took off a point because the wifi is wonky. There are two hot spots and a code. My code didn't work but I didn't really care because I didn't need it. There isn't much around but the park but it is big to walk around, plus a nice dog park. There is also an older cemetery next door to walk thru if you're in to that kind of thing. Don't count on doordash or Uber eats for delivery. There is a restaurant but I didn't eat there. On the way out of town I stopped at a market and got a breakfast burrito. read more

For starters...too many permanent residents. Most have no regard for those passing through. Several in the process of being evicted with several visits from police. Lot of junk outside their junk rv's. Management is unconscious. Not concerned at any level. Pool, spa, and pavilion open to the public so good luck using those amenities. Pool usually filled with the local migrant workers many children. Website is basically wrong for everything listed. Management doesn't answer the phone EVER!!!! Restaurant has good food and staff. Golf course is definitely worth the price. Spots are pretty decent as well. Little bit of effort could make a big difference. Most laundry machines are broke too.. read more

This park is great, although just staying one night they gave me a pull through which was very convenient the spaces good size and had a nice picnic table. Everything seem to work good and it's clean. They have a nice pool could be a little warmer but still nice to swim in the Jacuzzi was great. The restroom shower area I would give it a 15 out of 10 it was that nice good hot water didn't have to play with the Spicket. Biggest thing we noticed about this place it's very clean. So what are you going to stay here for one night or stay here for a few days or whatever I would highly recommend this campground. read more

They are a little more proud of the park than they should be. The golf course is gone. There are a lot of spots and it looks like a lot of folks never leave. The spa was not really great and less than half on the jets worked. I passed on it. We travel this road at least twice a year and thought we would give them a try but we will not be back. We stayed here on New Year's Eve in order to be away from the loud barrage of fireworks in our town. The front desk staff was friendly and very helpful. The park is quiet and clean. Manteca offered plenty of places to get a dinner to bring back. While we did hear some fireworks and celebratory gunfire at midnight they were far enough away that my white noise machine and the trailers furnace covered it. We, and our dogs, got a decent night's sleep. The park is nice. Long term residents were friendly. Great location right off the freeway. read more

I wish I could give this place a 0 star but that is not possible, they have very small spots that your modern camper will barely fit in so u have no room for parking at your spot, so we have two vehicles and have to pay extra for the second, most of the time they have no extra parking spots and when I could not find a spot they came knocking on my door at 8pm saying I had to move it or they would tow it! I have heard about this RV park for quite awhile. I was ...disappointed. The sites themselves were fine, level, green grass etc. But, the cable TV didn't work. The pool area was in need of some heavy duty TLC, the furniture was in total disrepair and the laundry facilities were clean but the washers and dryers were for the small capacity loads. I was expecting more . The best feature was the "sports bar" at the entrance of the park. They have a big selection of drinks-complete bar-and many big screen TV's!
