Usually anything brought to the notice of maintenance gets quickly resolved, but the stinking hallways remain a concern. Interesting there is a charge for collecting your garbage from your door which I find disgusting, because now you have folks putting out garbage outside their door just because they were forced (yes it is a must pay) to pay $60/ month for garbage collection even if The trash room is literally 2 or 3 doors down the hallway! Other than these hygiene concerns I really like this place.

It's a 12-month treatment plan costs over $25 k out of pocket. I reported more than 15 Plumbing issues in my first 18 months living in unit 318 - including water literally coming up from the floor in the bathroom . The issue was so bad they had to make a giant hole in my exterior wall & floor of my bathroom and board it up every day until they were done. They boarded up the hole and didn't even paint the boards. they had The Tenant before me said he actually got out of his lease because of all the plumbing issues in that unit. after 1 year instead of going month to month like everywhere else they make you sign a 1 year lease again & if you don't your rent will go up every month. So you have to know and decide months in advance if you want to move. The rent amount you agree to is NOT what you will pay. Add on sewer fee $43 , Water fee $20, trash fee $73, Trash valet $27 a month... people will steal the valet trash can provided - meaning you will no longer be able to put your trash out for valet, yet they will still charge you for the service. Add about $170/month for hidden up charge. Fire pits look really great as do the barbecue pits but they Don't have much shade & there is so much sun exposure to those areas that you really won't be comfortable using them during the day. It took me a year to figure out that the lack of shade is deliberate. They could have easily shaded the outdoor amenities but didn't; they don't want you to use them. they are down to only one umbrella over the pool lounge chairs and state they have "no plan to replace or add any umbrellas to replace broken ones " . Don't even bother asking... A bunch of us emailed them, they did nothing. The outdoor TV does turn on but doesn't have a remote or anything and if Ask how to use the TV your question will be ignored. The mirrors over the bathroom sinks ARE NOT GLASS - they're made out of plastic Maintenance - my observation is that the maintenance guys have been told that no matter what do not spend any money to fix anything 1) Nightmare plumbing issues. 12+ plumbing & flooding issues in first 15 months which continue on a regular basis.... And they didn't disclose the tenants in my unit before me got out of their lease early because the plumbing issues were so bad & frequent 2 sinks completely overflowing that were not even in use... Water coming up in the drain & spilling over onto floors, Then a major leak with the source unknown filling the entire master bathroom floor and Seeping into the bedroom and CLOSET. had to empty the entire contents of closet when you are working 50h/week There was no place to put my clothes from the closet except on the bed so I had to sleep on the sofa for Over 2 weeks Of sleeping on the sofa & not able to Use my bedroom or bathroom due to repeated significant and leaking/seeping coming from under the floorboards... And when I asked for a discount because I had effectively no bedroom and no bathroom use for a month They got a lawyer to write me a letter threatening to evict me if I didn't pay full rent. The floorboard seeping happened 4 times in 4 days. They declined my insistence they call a plumber...until the 4th time...they finally get a plumber. it took a commercial dehumidifier 35 hours to extract all the water. 2) Stolen packages **The Amazon lockers at Avana are for show - they don't work** You will never receive some Amazon and other packages -

Unlike a normal 9-12 month lease, this apartment complex will have short term leases available for ANYONE to book with. You might be a lucky candidate and sign for a lease not realizing that your upstairs VRBO/AIRBNB neighbors are "leasing" theirs for a month or two and could less than 2 sh/ts of causing noise disturbances or loud stomping. So, take precautions before you rent at Avana Sunnyvale because you'll never know what you're signing yourself up for. The apartment staff doesn't do much except apologize. It's a nightmare having peace and sanity here thanks to these 3rd party rental companies!

The person turned out to be a prospective renter touring the unit. Apparently the leasing office had provided them with access. The problem is that I still live here and was never notified that anyone would enter my apartment. Even more concerning, the code they used was not the code I normally use, meaning management can generate additional access codes to an occupied unit. Walking into someone's home while they are still living there -- without notice -- is a serious privacy and security issue. If you are considering renting here, just be aware that your apartment may be shown to strangers while you are still living in it. Replied to the leasing office: However, the incident absolutely did happen. I was inside my apartment when someone unlocked the door using the keypad and entered the unit. The person stated that they were touring the apartment because they were considering renting here. I have attached a screenshot showing the moment the door was opened. Whether this was scheduled through the office or arranged through another channel, the key issue is that a stranger was given access to my apartment while I am still living here, and I was never notified. This created a very uncomfortable and alarming situation, as I unexpectedly found myself face-to-face with someone entering my home. For privacy reasons I prefer not to share additional personal information publicly, but I am documenting this experience so that future renters understand what occurred. I hope management takes this seriously and reviews how access codes are distributed to occupied units.

I've been living here for about a month and wanted to share my experience so far…read more For the price, this apartment complex is one of the better options in the area, especially considering how close it is to Apple Park and many nearby companies and stores. The managers are helpful and responsive -- they take action when you submit a complaint. The maintenance staff is kind and consistent; they clean the common areas daily and wash the organic waste bins every Friday. The complex is divided into five buildings, each with 12 units. The interiors are nice for what you're paying. In terms of noise insulation, you will hear the neighbors above you. The buildings are several decades old, so the floors tend to squeak, and heavy walkers, children, or pets can be noticeable. Side-to-side noise is minimal unless it's coming from the bathroom. The AC/Heater works very well and cools or heats the apartment quickly. However, the unit can get warm during the summer/fall -- mine reached 79°F in October. There is no in-unit washer or dryer, so you'll need to use the shared laundry rooms. There are two on the property; one is pet-friendly and the other is not. Each wash/dry cycle is $2.25, so expect to pay $4.50 per load. Quiet hours are from 10:00 PM to 8:00 AM, and from what I've observed, tenants generally respect them. During the day, especially after school hours (around 3 PM), expect to hear kids playing in the courtyard. They will sometimes listen if you kindly ask them not to play near your patio, but you may need to talk to their parents -- and not all parents are responsive. Each unit is assigned one carport, but you're allowed to have up to two vehicles on the property. Parking can be challenging. Between 6 AM and 9 AM, I typically see 6-8 available spaces. Between 3 PM and 6 PM, you might only find one or two, if any. The two parking entrances do not connect, so you must exit the same way you entered. The lot on the right has a sudden dip that can scrape your car if you're not careful, and the tight layout means you may need to reverse all the way out if the spaces are full. The lot on the left is shaped like an "L" (rotated 90 degrees clockwise) and is easier to enter, but similar in that reversing out may be necessary if you drive a larger vehicle. If you're moving in, I strongly recommend not driving a large U-Haul into the complex unless you're experienced and have someone guiding you. There's a real risk of hitting another car or scraping the carport roof. It's safer to park in the court area near the front. Overall, I give this place four stars mainly because of the noise and occasional violations of personal property space. While closing the windows helps, it's still uncomfortable knowing kids sometimes play around the patio area, and it feels like your belongings outside could be disturbed. Unfortunately, some parents do not discipline their children about staying off other tenants' patios.

I moved to another apartment because I found a better deal on a studio and I now work in the office everyday. If I was still WFH, I would have renewed my lease at Montrose.

We are renting a 1 BR and the space you get accompanied by the high ceiling is just perfect for a couple or single.

There are some negative comments about her which make no sense to me! If you're a good tenant & follow rules, you'll have no problems with her. She lives on the property & takes really good care of things. Definitely going to miss her! My apartment wasn't remodeled but it was huge & still nice for the price. I was on the second floor & had the loft upstairs. Loved it! Definitely cannot find anything else almost 1000sq ft for the price in the Bay Area! It's basically a two bedroom but since the loft isn't enclosed, it's technically a one bedroom. I've seen the remodeled apartments & they are really nice! The complex is really quiet too which is great. Rent only went up $50 after our first lease was up. The one thing I didn't care for was the smaller size fridge & the lack of cabinet space in the kitchen. We got a little cart & used it for more storage space. I'm constantly ordering from amazon & I never had any issues with packages being stolen off my porch. It was a safe area in my opinion. The maintenance guy is super nice & always quick to fix any requests! They also just replaced all windows & sliding doors. The complex itself is in a great location, basically right in the middle of downtown Mountain View & downtown Sunnyvale. It's also close to the train if you commute. Safeway right down the street & a gas station around the corner. You get one covered spot & can park in any uncovered spot. There are two parking lots. I never really had issues finding parking because I got off pretty early. But occasionally it was hard when we got home late or if we had guests coming over. They might have to walk a little but not too far. Laundry room is hit or miss with being busy but have new washers. A lot of people don't grab their clothes in time & you might find yourself waiting for someone to retrieve their things. -_- Just let Lauren know if you run into that. & it's all quarters too so make sure to get your rolls! There's a big pool & a jacuzzi too. But there are a lot of big trees around it which can cause it to be dirty & the lounge chairs often have sap/bird poo on them. If it was a little bit cleaner, I would have been out there more often. But not a huge deal. The gym area is decent & has the basics you need. Overall I really enjoyed my stay at woodacre & it was the best apartment I had while living in the Bay Area. I would definitely recommend it to a friend and actually had friends wanting to move in after we moved out!

Someone needs to report management to law enforcement. Owner doesn't care that the manager does this as he's complicit in it. Place is dirty and the pool is a stew pot full of disease. Kids and old people pissing in pool with little or no pool maintenance. This place is just poorly ran. The owner is always on a power trip and never responds to anything. The wiring in this place is faulty and hazardous and these people just don't care.

They offered zero explanation or apology for their system error. No Prior Notice, No Communication--Just Hostility At no point did I receive a text, email, voicemail, or any warning that the automated payment didn't go through. I've dealt with dozens of landlords and apartment complexes over the years; this is the first time a company blamed me first and asked questions later. Their "late fee" notice was written in a snide, combative tone--no "hello," no "please let us know if you have questions," just curt demands and threats. It felt like they were deliberately trying to intimidate tenants instead of providing straightforward information. Unapologetic, Unaccountable Behavior When I reached out to explain that the problem was on their end, the response was condescending: "It's your responsibility to ensure payments go through," despite having no prior warning that it hadn't. They refused to acknowledge that their own autopay system was malfunctioning. Instead of fixing their backend or at least offering a courtesy call, Verve Mountain View left tenants scrambling to cover surprise late fees--fees we wouldn't owe if their system had worked as advertised. Trust & Respect--Completely Undermined At best, their approach suggests they assume every tenant is dishonest and unresponsive. At worst, they simply don't care if their technology fails, as long as they can slap on extra charges and scare people into paying. The days I spent fielding threatening notices--and rushing around to scramble for extra hundreds of dollars I never should have owed--left me frustrated, stressed, and questioning whether I want to live anywhere that treats tenants this way. Bottom Line: If you value basic courtesy, transparency, and a landlord who actually takes responsibility when their systems screw up, look elsewhere. Verve Mountain View has demonstrated that they'll throw around rude, threatening language at the first sign of any payment hiccup--real or manufactured--without so much as a "sorry for the inconvenience." I can't recommend them, and I'm actively searching for a new apartment because I refuse to support a company that bullies honest tenants instead of fixing its own mistakes.

The building is also quiet and neighbors are respectful. However, the current management has been incredibly difficult to deal with over the years and has become increasingly so. Every time my lease came up for renewal I felt price gauged and taken advantage of as a current tenant (meanwhile the apartment next door or down the hall would be vacant and on the market for less). In addition, the few times I asked to speak with a human being about a concern, I was met with form letter type email responses or stock language. The pool and hot tub were "under repair" for the greater part of the past year year with no accommodation in terms of an alternative or discount made to tenants. The parking garage doors are frequently broken and the public walkway Mews area at times is littered with trash or with non-tenants drinking on the bench late at night. The move out process includes a mandatory post move out cleaning fee (which I have never experienced in any other high end building). Yes, you have to leave the place in good shape, but to scrub countertops with "mild soap" and make sure the faucets don't have water drops seems beyond reasonable and another way for Verve to save money. Overall, I ended up feeling like a checkbook and not a valued tenant living here and am glad to be moving out. I would look elsewhere in the area before considering the Verve as your top choice. Update: I reached out to the Wecare email weeks ago and never heard back. Not surprised, just wanted to update this group!
