They frequently do not respond to requests and it takes numerous repeated attempts to get results. The apartment complex has one resident that blasts loud bass every night and it shakes the other apartments. Many of the surrounding residents have spoken to BT Properties and they are unwilling to do anything to help. Instead, they say that we need to take the matter up with the police. The apartment we rent (for a substantional amount) has numerous maintenance issues that are not being resolved. Leaking water, faulty bathroom, mold, bad heaters, clogged gutters, and MUCH more. We are counting the days until our lease is up and we can leave this disrespectful property manager. Whomever the actual owner of this location is needs to wake up and get a better property manager. I am amazed that a property manager could be so myopic and treat good residents with such disrespect. My son Said mark " would stare at him if they were ever to see each other". It made my son very uncomfortable. Yes these are all serious claims. 1. A creepy manager who puts his ear to front doors and lingers around the door to hear what? If it was loud he could've sent me a text, call or a knock on the door. Not linger and creepily put his ear to the door. If there was so many complaints you think you could hear the noise without put your ear to the door. 2. Staring at little kids in the most creepiest way. Why is he staying and damn near drooling? 3. Yes I was wrongfully charged on my deposit big time. These people never return phone calls and have a handful of different phone numbers to call their office, but what for? You leave messages and nobody calls you back... they are just as negligent to tenants requesting repairs and they definitely try and rip people off when you move out. I've been calling and sending emails for two weeks now and not a single call back until you actually get someone on the phone at their office and request the personal emails of the agents showing the apts you're interested in. They were really flexible during the move in process and were kind enough to provide me with a video virtual tour even before pandemic. During my stay, their manager/owner were readily available and came on site when needed, and kept everyone's well-being in mind. During moving out, they were completely accommodating and were instrumental in making the process smooth and carefree. We got a letter from them that the cleaning and maintenance would take $1500 and I have to cover for it and if I don't pay them the amount within 10 days, they will ruin our credit score. P.s: I lived in a one bedroom apartment with my husband for a year. We kept the home very clean.. They asked us $960 for the paint, also they said that they will be installing 4 blinds and the charge will be on us. I have been renting from BT Properties for several years. My experience with them is mixed. When I lived in one of their Mountain View apartments, they were fast and courteous with minor repairs. Trouble started when I decided to move to another of their properties which is closer to work. They approved the move and even drew up the new contract but on the day I moved out/in they claimed I broke their lease and that I owed an extra $1200 b/c I moved in the middle of the month. I had to work with Project Sentinel, a free mediation service, to get BT properties to remove the charge from my electronic bill. Last month I noticed a leak coming up from the ground outside my kitchen window and also from the bathroom floor. By the next day it was a full-blown sewage disaster, with gallons of raw sewage on the ground, coming up from my bathroom pipes and flooding the bathroom floor. In the morning I phoned the manager and described it as an "emergency" but the plumber didn't show up at my place until late afternoon the next day. I have requested to be relocated to another unit but BT Properties is dragging their feet. My manager tells me to be patient but after a month they've offered no solution, compensation or rent reduction. The apartment smells terrible. It's so bad I can hardly eat. The smell of sewage is in my clothes and I will have to replace everything when I eventually move out. In my opinion, when you rent from BT Properties, you are not the customer; you are the product. The landlord is the customer. Again, in my opinion, this can be a problem when you want to move apartments (which have different owners), or major repairs are needed. My review takes off one star for trying to overcharge me $1200, and 1.5 stars for not responding appropriately when there was a raw sewage leak. Half star off for forcing tenants to pay online through RentPayment.com. As another reviewer observed, the default payment setting will cost you $50 just to pay your rent. If you pay by electronic transfer the cost is just $1. If the company resolves the issue with the sewage smell I'll revise this review. read more

We loved our 3 beds apartment at 690 Leahy St. Redwood City, Ca. The Location is good and near to Target and stores. The most thing we like was the very nice and relaxing views on our windows. Scott is fully engaged in helping residents, both when a maintenance issue comes up as well as proactively. As the onsite at Acalanes Drive in Sunnyvale, he has replaced our stove and later our refrigerator -- in both cases, doing so without us asking and before the units needed immediate replacement. He checks in with tenants frequently to ensure they are enjoying their experience. As a bonus, he is earning a reputation at our complex as a master chef, whose smoked creations he happily shares with his neighbors. His pasta sauce could use some work, but that's about the only thing by way of improvement. Kudos to BT for retaining a top-flight property manager. read more

BT Properties was honestly amazing from start to end. Paul, who showed us different properties was super cordial, nice, and let us ask a ton of questions and answered all of them very candidly. While living at (12 Coleman Pl, Menlo Park), BT Properties were super responsive. Anything from the washer needing some repair, to the light in the garage being down - they fixed everything immediately and got back to us to update us. They also took care of lawn maintenance, so we always had a beautiful lawn. Finally, during our move out, they communicated so well. The office staff was awesome. We took great care of our apartment. It was super cute and in a great location. The walls were a little thin, but that's pretty much every apartment in the Bay Area. We just had to move due to a change in jobs. By far the worse Property Management company out there. They do not respond to your requests for anything - and when/if they do, it's always with "well, sorry, but...." We had to take care of our own plumbing in our apartment and they screw up your rent payment CONSTANTLY. They are pretty on the "ghetto" side of running a business as well - not professional in any which way. Nothing is properly documented or implemented. It's seriously horrible dealing with them. You never know who you're supposed to call and good luck reaching them. I gave a 60+ day notice. When we left, no one contacted us, told us where to leave keys, didn't give us any info on leaving - NOTHING. And when we finally left we still got a notice saying we needed to pay rent...WHAT!? So I sent a message to whomever I thought would be listening (at this point we had no idea who we were supposed to be contacting) and Becky responded with: "When did you give your notice?" I swear to you - my mouth fell to the floor. I forwarded my email with the notice, explained that it was a 60+ day notice, and that it was confirmed by the owner and I STILL have not heard anything back from them. Any maintenance or service request were handle quickly and urgently even during COVID and everyone is always super pleasant. This building in particular is older so walls and ceiling are thin but our neighbors have been super sweet and understanding about it so it was never much of an issue. Parking can be a pain but again I personally never had a problem finding a space for guests on the street. NEGATIVE STARS - PLEASE DON'T RENT FROM BT PROPERTIES Please don't move in here. Today the management came into my apartment and claimed to move around the smoke detector in the unit -- with no reasonable notice they'd be in the unit. We requested 24 hour notice. BT Property's Kelly Johnson informed us that they would not provide us with any additional required notice. We requested to be present during the inspection and we were told that they would enter regardless of us being present. We asked for Kelly to set up an appointment and she refused to set up an appointment. In addition, we do not even have a smoke detector in the kitchen or living room. I talked to the management about this issue and they refused to abide by the rules. Notice that out of 22 posted reviews, 19 are negative! Also on their website, they "selectively" list favorable yelp reviews. But they are all from January 2011!!! Almost 2 years ago! Not one review is from 2012! Oh wait! Did I mention that as soon as your first year lease is complete they raise your rent consistently every year by hundreds of dollars a month! No stars should be given to BT properties. I am writing this review because it is impossible and I mean IMPOSSIBLE to receive a call back from Rosemary,Becky, Cindy or anyone else that works there. I live in a San Carlos apt complex and our recycling has not been picked up for over three weeks. Myself and another tenant have called at least a dozen times to get this taken care of as we are now just recently having to pay for this service. We have sent emails, left messages and have spoken to Rosemary, Becky and Cindy all of which have promised on every phone call to get this taken care of. Yet here we are three weeks later and the recycling is beyond overflowing. I had my family and friends over for the holidays and had them walk into our complex a different way to avoid the disgust and filth by our trash and recycling. I would like a call or a response from the owner of this company. The people that work in the office are nothing but rude and could care less of the conditions we live in. This is unacceptable. As I read through the reviews on BT properties I can't help but find it bizarre that a place could receive this much negative feedback yet nothing is being done to change anything. I work in customer service and I know people can be so unpleasant, even when you're at your best which is why I am cautious about being kind on the other end of things. Gave us our deposit 2 weeks late. We had to provide our forwarding address to Rosemary several times over email. They never showed up for the scheduled walk thru. Almost never kept their word about anything. Shady dealings with the water bill we had to split with the rest of the complex. Mind you, my roommate and I were total neat freaks, quiet and always prompt about paying our rent on time. We had great credit and rental history. We deserved to be treated better. This property is by far the most unprofessional agency I have ever dealt with, and everyone always says "take pictures they will try to screw you out of your deposit" I had faith in BT Properties that they would be fair but I was disappointed in the end. The deposit was $750 for a 1 bedroom less that 500sqft place, after moving out a year later because horrible management the carpet replacement cost was $788.01! There were a few small stains but even if I give them the benefit of the doubt my small living room carpet is not a $900 job (we apparently pay 80% of fees). After Days of asking the on site manager for a walk through so I can get an estimate I was turned down because she was out of town then just sent a bill 24 days later with no receipts just asking money and no explanation. We recently moved in to 1500 Laurel apartments in San Carlos. Our application was approved within days and our agent, Lisa Shaps was awesome. She was very friendly and was available to answer our questions even during late evening hours! In the course of the past few weeks we have lived here, we did not see anything that we don't like. The neighbors are very friendly and professional. Not sure about other properties managed by BT Properties but our building is very clean and well maintained. We had some minor maintenance needs in the bathroom and Lisa made sure that those were fixed in 2 days.
