My wife Leona and I used Cornerstone for our rental property in Cupertino. We started out liking the house but a few months in discovered mold in the kitchen back wall behind the sink. As a licensed contractor I could see how this was missed. It was not Conerstone's fault. We told them about this and they reworked our year lease so that it was a month to month so we could find another place. We didn't ask them, they took it on themselves to do this for us. I appreciated this. We ended up finding a house 8 months later (it took a while) but they were very good with us about the entire situation. Sometimes a company needs to act human to do the right thing, and they did that for us. Without asking. They refunded our entire deposit back. They did this because I hired a company to clean the house and I went through it and after they left, vacuumed the house to get it as good as I could. I repaired a few things with wear and tear but they were very good with us. So if we had to rent or buy going through cornerstone again, I would not have a problem with it. I've had a rental condo in Campbell for over 15 years. Previous to that I lived in it for 10 years so I know the neighbors and neighborhood quite well. When I first converted it to a rental, I used a property management company that I was not happy with. I then self managed for about a decade. My neighbor moved out of their unit and converted it to a rental and started using Cornerstone for property management. After the stress of self managing got to be too much, I called up Brad at Cornerstone to see what they can do for me. Brad walked me through how they operate and I was extremely impressed. I later met the team at the Cornerstone office, and I was impressed by all of them. As soon as Cornerstone took over management, they handled repairs, cleaned the place up, posted ads online and got a fantastic tenant at a higher rent point than what I was expecting. In the past two years that I have used Cornerstone and I've been extremely happy with them and I can't imagine using another property management company. When issues have come up at the unit that need quick repair I know that they dispatch the right people out to fix things right away and without inflating the invoices, I have also referred friends to them who have also started using them. read more

This review is way overdue because of the last two years of struggles with my health and having to move twice in one year. Everything I write I have proof, evidence and ZIllow records all calls so I will upload, once I have time, and update this review with the links to hear and see with your own two eyes. The purpose for this review is to educate homeowners and potential renters who are disabled and low income where you could get the support you need in the event this, or other, Property Mangement Companies do this to you because I've faced so much discrimination over the years and Cornerstone are repeat violators. Brad refused to rent to me multiple times over the last 4 years. He's very sly with his kind demeaner while his gaslighting personality but refusing to rent to disabled applicants, like me. In 2022 his staff refused to schedule a viewing of a unit, kept hanging up on me and then when they finally scheduled me I think her name was Roxanne played so many games on the phone which was confusing when Cornerstone had a prompt at the beginning of the call that the calls were recorded. When I attended the open house, I think her name was Roxanne talked to other interested parties friendly and warm then was cold as ice to me when talking to me. She even laughed at me noting that I had left a (so many minutes i think it was an 8 minute voice message because I was explaining my situation of living in an inhabitable unit in the message, which was humiliating and made me cry in front of other viewers who were also looking at the unit. I immediately requested to speak to her manager. I received a call from Brad who was a smooth talker. He acted very caring but when I explained that I wanted to submit an application and would receive help from a third party for my deposit he told me that he needed the deposit within 24 hours. Then fast forward, unbeknownst to me this was the property management company who put me through so much distress I had inquired on a unit in 2023. They scheduled me for a viewing on a Friday at 5pm which as I write this sounds fishy right?! I showed up to the viewing on time but they stood me up. I sat there for almost an hour assuming Friday traffic. When I called the business number I got in contact with their 24-hour answering service who refused to contact the oncall manager so I started to search online and found an emergency contact when I called the number a name popped up on my phone "discriminator Brad" he answered and said he would come meet me. It took 45 more minutes to come. I submitted an application the weekend and Monday followed up but surprisingly the unit had not one, but two applications that came in over the weekend before mine. Imagine that! This was after I had seen the unit advertised by another property manager forever now Cornerstone had taken over and after I seen it now there's two applications before me.. over the next several weeks I was repeatedly told they were working on other party's apps meanwhile they kept the unit vacant for weeks telling other interested callers they didn't have applications in on the unit. After the unit was on Zillow for 45 days I applied nobody told me or communicated that somebody had already turned an application instead they chose to waste my time get my hopes up about unavailable unit waited had my pet screening rep, replied with the email saying to update further information still did not hear communication that this place that they were choosing. I'm waiting for a deposit from somebody else I think that's in the final stage of somebody actually applying. I think they're unfair. I think their communication is lacking professionalism. I have been searching for three weeks straight. I was excited only to find out that I was not only not approved, but that my application basically was a waste of time for me to fill it out spend time give them my references do my pet screening all this for them to tell me it's not available anymore very inappropriate unethical zero stars do not work with this company read more

We used Cornerstone to manage a rental for 13 yrs. We decided to sell the rental giving the renters 90 days to move out. Cornerstone knew the renters left the house dirty but because we were selling the house they didn't help us at all with holding back the right amount of deposit. I felt they didn't care about the condition they returned the rental to us because we no longer needed management. And I can't get them to come take their lock box off the front door. read more

Cornerstone has managed my property since 2010. I have found them to be professional, timely, reliable, and a good mediator between owners and tenants as well as between owners and service providers. Furthermore, when service is needed, I've found that the established network of providers they have at the ready provide better work at better prices than I was able to source independently when I managed the property on my own. I am very satisfied. Furthermore, to those reading these reviews I'd like to point out that there seems to be disparity between the reviews left by landlords and the reviews left by tenants. Cornerstone has responsibilities on both ends of the spectrum, and it appears that it is far more challenging to satisfy tenants than it is to satisfy property owners. If you were to group the reviews into two categories, it's pretty obvious that Cornerstone is doing a great job of handling the "personality management" side of property management and keeping all of this drama from the owner. Let me just preface this by saying that this is my first review on yelp, normally I wouldn't but felt compelled to write about my experience. My review is solely as a renter, I do not know how the company operates on the property owner's side. I viewed one of their listed property on a Sunday with a contracted showing agent who was not able to answer most of my questions regarding the property and the lease. He informed me that he only gets basic information about the property from Cornerstone, so I can't blame him if that is the case, but honestly feels like wasting of time if you cannot get basic information covered during the viewing. Anyway, after the tour, I got information about who my contact agent at the Cornerstone is and to call for "additional questions" or such. I called the agent's number the next day in the morning, got the voicemail and left a message. Received a call back (from another agent at the company) but unfortunately was not able to pick up at the time, however, I did call back as soon as possible only to be directed to the voicemail again. I spent most of the day calling both agents' numbers but neither one picked up my phone calls. I left multiple messages. I mean, their office hours are 9 am to 5 pm and no agent can answer a call? Finally, out of frustration, I called the main number before they close and another person picked up the phone. I assume it was the front office staff member. I asked to be put through to either of the agents, was put on hold, but then the front office person asked me to talk to her instead as she said she can answer my questions. I got some answers but it felt very impersonal and basically what one can read in a brief description of the property on a listing. My point is, If they already had a candidate for tenancy, it would have been respectful to just say so and not have me waste time and money to apply. I ended up not applying because I felt that if this is just a taste of how it will be dealing with them as a tenant, I actually dodged the bullet here. I think that the customer service was very lacking, and not considerate at all. read more

I absolutely loved the house we rented from Cornerstone but the management was less impressive. The whole process of applying for the rental and moving in was relatively seamless. The only difficulty was that the deposit had to be turned in in person which was difficult since we lived a few hours away at the time. My biggest complaint is the difficulty with putting in service requests. There is a portal where you can submit them online but all of those that we submitted through the portal were ignored. The only way we were able to get service was by calling the office but even then we would have to do it several times to get a response. Our washing machine was broken for a VERY long time and getting a new one was quite a process- lots and lots of follow up calls with no action. We were expecting that they would perhaps take our whole deposit after we moved out but they returned most of it and we felt like the part that was taken out was fair overall so we do appreciate that. Most of the properties they have look amazing so if they were a bit more organized with the requests they could be an awesome company to work with. read more

The high Google review score is contributed by the homeowners, maybe even their staff, not the renters. As a renter with experience dealing with 9 property management companies, I can responsibly tell you that Cornerstone is the worst. Be prepared for slow/no responses to your questions and maintenance requests. Also, be prepared for being taken out $1000+ from your deposit even if you move out with a place cleaner than you moved in and no major damage. During my 1yr4mth stay at their property, I need to constantly follow up on my questions to get their reply. If you don't follow up, they may never reply. I wasn't sure who should I reach out to either. Sometimes I reach out to Brad but Tanya replied eventually and sometimes it is the other way around. Read your contract carefully since there might be rules you have never seen before but can cost you hundreds of bucks from your deposit. For example, there is a term saying that "Any painting, which is required when tenant vacates, will be prorated as to a three year useful life.". It means that if you live for 1yr (12 months), you need to pay 24 of 36 months remaining life of the painting (even if you left the painting as it was when you moved in), which is $560 in my case. In other words, the shorter you live, the more you pay... And the more you pay, the happier the homeowners are.... read more

I have leased out my property with Brad at Cornerstone for the past year. I am glad I chose Cornerstone - I have had a fantastic experience right from the start. Brad stopped by to click some professional pictures of our condo and posted them on all the forums. He also had someone help us with minor repairs/paintwork at great rates. Cornerstone organized viewings for interested parties and kept us in the loop about the interest. When we finally settled on a tenant, the move in was seamless. Since then. Cornerstone has dealt with any requests from the tenant, while keeping me in the loop. I love that Cornerstone conducts periodic reviews of the property to make sure the tenant keeps the property in good condition. I feel like I'm a pretty easy-going tenant. I pay my rent on time we try to fix and or deal with small issues on our own. The struggle I have is the delay in time with communication. In my time living in a cornerstone property I have worked with a couple different leasing agents which are all fine and helpful when they are responsive. Anytime I have any type of request from them I respond immediately anytime I call or email I have to reach out multiple times to get anyone to respond it's pretty frustrating. read more

While move-in was simple enough, Cornerstone has been disappointing, if not outright terrible, regarding maintenance requests. For example, we sent multiple requests about the broken sprinklers and dying lawn, which were ignored until the owner discovered the condition of the lawn and made a complaint several months later. Another example is how they outsource to "Keepe Handyman on Demand" - after cancelling our first appointment last minute, the Keepe handyman we eventually received wasted over 2 hours of our time by repairing neither the utility sink nor the front porch light (time also included an excursion to Home Depot, during which he was unreachable because his cell phone was left in an obscure area of our garage - creepy) After we told him we had to leave and schedule someone else, he was still sitting in his car outside our home 30 min later when we were leaving the house...uh creepy x 2? We gave up on the utility sink (it backs up but at least not flooding), and still no update about the porch light. Worst case scenario was tonight, when we discovered the water heater leaking in the garage at 10p. The receptionist on the other side of the "emergency maintenance" line hemmed and hawed with questions about the size of the leak ("is it gushing or dripping?") When I asked whether they were actually going to send anyone, she told me that Cornerstone policy prohibits dispatching repairs at this time, and that they can only "give us advice on how to contain the leak." So if you have any urgent maintenance requests after hours, you better prepare a life vest and inflatable raft, because you are pretty much out of luck! read more

Pay close attention to the negative reviews before you deal with this company. They are all true. We are currently experiencing the same problem with them illegally keeping some of our security deposit. They are rude, dishonest people who are incredibly unprofessional. As of today, May 11, 2016, it has gotten worse. Brad made the mistake of trying to call me "informally" (his word, not mine) to discuss the matter. I specifically stated that I would like to continue any communication via email or other written response. He continued over the phone and proceeded to interrupt me time and time again and raise his voice. Do NOT ever rent from this company. They are horrible. My husband and I rented a home from Cornerstone Property Management from 2012 to 2016. During the first year or so, we had difficulties with maintenance requests getting ignored. However, that all changed when Brad stepped in. We noticed a considerable change in how things were handled. Brad was professional and extremely prompt in handling issues. When our microwave stopped working, he personally delivered a new one to us that same day! Our rent was always fair and reasonably priced. When the owner decided to sell, Brad helped us with the move-out process. Brad explained everything we needed to do to get our deposit back. He even negotiated our rent to be prorated since we were able to find a new home before the 60-day deadline. Lease with Caution from Cornerstone Property Management, the management there is very poor, Had rented a single family home for 1 yr and nine months with a large deposit. There was an issue with a prior water leak in the kitchen which caused the management company to demo the floor and counter top in the kitchen the process took over a month to complete and had no kitchen the entire process, when calling to find out about the work they acted surprised that we are calling and had no clue what was occurring on the premises . Brad seemed to have no concern about this and promised 2 week process and the kitchen would be complete, no one could give a direct answer regarding the issue always saying they would get back with us. The quality of repair was not impressive they glued the sink down in the kitchen and replaced the dishwasher incorrect, by the way the dishwasher was the culprit causing the damage to sub floor causing mold, having stapled plastic to both entries of the kitchen the worker left remains of staples and tape to the walls and ceiling removing layers of paint that needed to be repaired, yes of course I took pictures! Move-in and Move-out Oh, the best part of this - they charged us to repaint the area. My refund of my deposit did reflect the touch up paint. This was the only area that was a problem. Several times, we needed to have things repaired. After a while - we didn't request repairs to be made. It was better to live with the issue then the anger when they didn't reply to the request on line. So we gave a written notice and moved out several months later and waiting for our refund of deposit, here is where there true color come out, Rafaela did the final walk through she is a real piece of work, her customer service qualities lack compassion and dignity and respect, talking down to you like you are nothing, She thinks she is a queen but is truly a drone. I want to say this - we took the time to read some of the reviews on Yelp and I don't understand why Cornerstone received any positive feedback from anyone (I think Rafaela or Brad posted them/keep in mind, the people that posted are home owners, I only see one tenant) I am a believer that whatever kind of business you are in, you should have customer service. I paid my rent on time every month and never once late. That should be worth something that we were good tenants and deserve the respect that anyone one with our due diligent should get. I was a prospective tenant, and after my experience I'd have to say proceed with caution. I viewed a rental townhouse and really liked it, telling the manager on the spot that I'd like to rent it. She told me no one else had applied, so I thought I was set. I had another rental property lined up that I also liked, and was waiting to hear from them. With that in mind, I asked how long it would take to process my application and get an answer and was told 24-48 hours, which fit in perfectly with my plans. I had my application in that day (a Friday), and on Monday afternoon I finally hear back through email that they are now looking at my application. Not what I expected, especially since I now had heard from the other rental I liked and they were ready for me to sign -- I asked for another couple of days from them so that I could find out the outcome on this townhouse. Unfortunately, each day became another, and my emails were not answered and every time I called the office I was told that the one person who could tell me anything was out of the office. Finally, on Thursday I told them I was going to have to sign with the other rental unless I heard from them by end of day. They didn't bother to call or email me again. One odd thing, in talking to the woman who answered the phone one of the days, is that she said the landlord was trying to decide between my application and another. Now, I'm a landlord myself, and the law doesn't allow you to pick and choose tenants once you've established that they meet your standards. First come, first serve, no discrimination. So I do wonder if this company is following the landlord tenant law correctly. I have small children, which is unlikely to be popular with landlords. I did complain about my experience, both on the phone and in email, and never got an apology beyond a hurriedly typed "sorry that you feel that way". Someone called me to quiz me about my complaint, but she didn't apologize either. Personally, I would be annoyed if my property manager treated a prospective tenant this way. My guess is that they are under staffed and don't have customer service as a high priority. Probably do a decent job for their tenants as long as no problems come up. In the end, I guess I'm glad I went with another rental, since I don't have to deal with them again. read more

Generally dismissed any but the most important maintenance requests. Even on important problems, I had to threaten to withhold rent to get action. Illegally withheld part of my deposit after move out. After pointing out the error, they just concocted a different illegal reason to hold on to the money. I threatened to sue, and they just did not care. I had to appeal to the owner to not let this company drag him into court and cost him thousands of dollars. These guys have no idea what laws apply to them and, so, openly violate them. Don't rent a property managed by this company, as they will do the least amount to keep the unit in order and hold on to your deposit illegally. Don't use this company to manage your property, as they won't maintain it and will happily spend your time and money to fruitlessly defend themselves. read more

I have been using Cornerstone Property Management for over 10 years. Cornerstone has done a great job of screening prospective tenants and getting the right people for my rental. I was lucky enough to find a company who cares about the landlord's needs and provides excellent customer service. When there is a issue such as an electrical, plumbing or other Cornerstone interfaces with the tenant and provides resolution to the issue quickly and without difficulty. Prior to using a property management company I used to rent my property on my own. Brad and the team at Cornerstone has made life so much easier and trouble free. The last tenant moved out and Cornerstone helped me flip the kitchen and bathrooms with their team of experts. Thais made that upgrade exciting and the condominium fresh and appealing. Because of their help we were able to get a new tenant without losing a month's rent and were able to increase our lease income. I recommend that anyone who is looking for a property management company consider using Cornerstone in the South Bay. read more

Finding a property manager was rather challenging. First and foremost, everyone I contacted except Cornerstone was too busy and hard to get a hold of. Second, I didn't have much time. Of the 1/2 dozen property managers I interviewed Cornerstone was the most responsive and best fit. I didn't have the bandwidth to manage the property myself and Cornerstone made my life easy. I worked directly with Brad and Rafaela who handled everything from interviewing tenants to painting the place. They were very thorough with the application process and were able to secure market rate. Brad was able to advise on many matters pertaining to property related questions. There were also additional service add-ons (these were optional) that were available to reduce the risk of the owner if anything were to happen, which I found useful. When problems arose, as expected with property, Brad has with a crew of handymen who end up fixing things for cheaper than one would probably pay if they hired their own contractor. On the downside, there are only a couple of handymen that he works with full-time so if they are attending to emergencies, they generally can't be at two places at once. However, when there was an emergency with the toilet they were there right away. I found the monthly reporting to be very standard and easy to read. The funds are deposited directly into my bank account and are always arrive early. I've been overall very grateful to have Brad on my team. It has been a good experience and it has worked well for me. read more

I emailed them about one of their listings in San Jose and received a response after 7 days saying that there is a showing within 45 mins. The showing was going to stay available only for 15 mins. By the time I read Tanya's email and made my husband leave work early to be there it was already quite a tight schedule. I called their office to ask Tanya to wait for another 5 mins in case my husband is a few mins late. I left this message with her colleague. What's worse is she still left right in 15 mins because she had another appointment. I called them back asking if Tanya can come back but she obviously didn't. This is very ANNOYING EXPERIENCE and I couldn't stop myself from writing this review right away. read more
