This is a repost of my google review to make sure more people are reading my experience with this company. So after 10 days of wasting time I can tell "you will be dealing with disingenuous liars in the Golden State Property Management". My horror story featuring George and Daniel (property manager) went on like this: I applied for 923 Live Oak Drive, Santa Clara on 01/07. Our credit screening and eviction report came clean on 01/09. Didn't receive any update after that regarding my application till 01/10. Called here and spoke with George, he said he needed to verify the employment. He had been doing God knowing what till then. He emailed my supervisor and immediately got a confirmation. I texted him and didn't receive a response on 01/10. Fast forward to 01/13, I had to call again to follow up as these scams will never call you back about anything. Then, I was able to talk to Daniel (property manager) and he said my application had been approved and he is offering me the apartment. YEEEEY! He said he will send an offer, after I accept it, he will send the lease which is 3 to 4 pages of BLUH BLUH BLU. Happy ending, right? NOOOO. You cannot trust a word coming out of these people mouth. They never offered me the apartment. Have been calling them for two days now and they are playing squid game with me. Stay away! read more

Golden State Property Management is a perfect example of mismanagement and miscommunication with a fistful of unprofessionalism thrown in for flavor. Do not rent from anyone who uses this property management company if you value your time and sanity. They lie on the listing (features and amenities that were non-existent on move in), they do not inspect the unit, they do not disclose pest damage or infestation, they do not read their own leases, they do not fulfill their obligations for reimbursement or timely repairs, and they do not communicate in any professional way. Our property manager, Sandi, has not responded to our emails in about six months, is never available by phone (always on calls--who is she talking to all day?) and her assistant, Lucy, sounds scared, confused and exhausted every time I speak with her. The only person I have spoken to at GSPM that seemed kind and competent was their bookkeeper, Maha. If you let this company manage your property, it will fall into disrepair unless the tenants are extremely diligent and persistent in getting Golden State to schedule maintenance. Their maintenance company (Maintenance Pro) is actually very good, but it can take weeks or months to get work scheduled unless you nag them constantly. Whether you own property or are looking to rent, just run the opposite direction if you see Golden State Property Management. They're a mess and if all their property managers are as unprofessional and shady as Sandi, it's only a matter of time before they land themselves in serious legal trouble. read more

Very unprofessional. I was told I had been approved for one of their rental properties. I was told that my spouse had to fill out an application as well but I informed them that due to personal circumstances she would not be living in the property. Long story short the lady on the phone advised she was going to speak to her manager and get back to me shortly. I never received a call back with any explanation on what made my already approved application get rejected. I would have settled for a call back with whatever explanation. read more

Review for 460 S 4th St. San Jose, CA 95112 I lived in the unit for 2+ years, my only issues were 1. They didn't return my full deposit after I had cleared all of the requirements. (previous reviews mentioned that management wouldn't return the complete deposit and overcharge for cleaning) -I asked both the property manager and owner for the names of the cleaning companies and prices they used upon tenant departure -They wouldn't provide me with them saying that they were going to have the unit professionally cleaned regardless -I asked if I could have it cleaned professionally after finding a better price, and if it would suffice? They agreed -Upon exit inspection the property manager noted normal usage within the unit. No upfront costs or damages as I had kept it "in the best condition he's ever seen" -After I left they charged me $300 to clean the unit. Its a 500 sq ft 1 bedroom unit, small enough that when I plugged my vacuum cleaner in any outlet the length of the cord could would reach the entire unit.... Beforehand, I had told them I had the unit professionally cleaned as well. ((the unit was arguably in better condition than I had received it. I had the carpets steam cleaned and the windows cleaned.. which hadn't happened before I moved in)) 2. They did some repairs above my car to a few pipes which resulted in pipes leaking and spilling some unknown substance that had temporarily stained my vehicle. My car has pearl white paint. It bothered me that no one attempted to ask me to move my vehicle and they probably leaned a bunch of machinery on top of it to reach the pipes as they were directly above the middle of my car... We went back and forth via text/email on them paying for my car to be cleaned because the spillage had stained my paint. It was their fault and they tried to argue No gripes with the owner, shes a sweet lady whos often on the unit grounds doing repairs. Drew is also great too. read more

The only reason why I checked the one star, is because you cannot leave a review otherwise. if you at any moment, think about renting any of the properties that are managed by Golden State Property Management, ask yourself, is it the last option you have? I rented a unit from them on Sutter Ave during a desperate moment of going through a divorce. They never maintain e the unit. Toilet, bathtub, and kitchen sink have black sewage that backs up into your unit like clock work, every 3/4 months. Mailbox was broken into every night and instead of upgrading the boxes, we were told to pick up our mail from the post office. wild rats ran rampant in the garage, parking lot, and front yard for over a year. They only began to fix it only after we notified the health department. The heater vents are out dated, you have to light the pilot light each night to get heat, no filters ever changed. Any smell or odors that come through your window such as smoke from the outside, they will claim you smoke, even if you do not. unit was not painted when I moved in, yet they charged me to paint it upon leaving. said they had the carpet cleaned when I moved in, but that was impossible as there was cat hair in the carpet, so I brought my own steam cleaner and cleaned it myself. Homelessman was sleeping naked on the laundry room floor several time, due to no lock on the door. Oh, and your security deposit? check the BBB and other reviews. I assure you. They will rack up the charges, so they can use your funds to fix up the unit, on your bucks. Don't expect a deposit back in the least. when you call the office don't expect any return calls, as far as email being returned.. almost never. Sandy smokes like a chimney going into the units.. seen it myself several times.. Renters Beware.. These are slum lords... of the worst kind. read more

Golden State Property Management is the best there is in property management in the area. Trust me, I've seen many of them over the years. Sean and his team (special shoutout to Sandi) took care of us from the day we first met them at their office till 2 years later (Dec 2019) when we moved out to buy a house. They were professional, on top of maintenance requests, and always responsive. They also have a smooth move-in and move-out process that keeps both tenants and property managers honest. Just fabulous. And, last but not the least, they're fair and honest... unlike the big corporate property management firms!! If we buy an investment property in the future, we will call on Sean to manage it. Thank you, Sean!! Keep up the good work!! read more

I'm sure all of these great reviews for Sean are all accurate, but Pam doesn't deserve the 5 stars. I was the first to see a property and continued to email and touch base with her about the application process, but she never replied to my emails, nor remember who I was. I feel that when you are in this type of management field, it'd be nice to remember, or at least acknowledge your clients. When I called to tell her I was sending my application over, she didn't remember who I was, and said she gave the property to another applicant. Next time remember who your clients are (especially the first people you show the property to), reply to your emails, and be more professional. I feel bad for this one-star review, but this was honestly a horrible experience. read more

DO NOT USE THIS MANAGEMENT. I moved in July 2019, and when I moved in the sliding door needed to be fixed. I was 7 months pregnant and they never came to fix it. A guy came to fix other issues and said he would come back and NEVER did. I called few more times no key called me back. Few months later I had my baby and the sliding door was getting bad. It was getting so bad we couldn't open and close it, and when we did the glass looked like it was popping out of the corners. My daughter was about 2-3 months old. I called maybe 3 more times and no answer about the door, STILL! Couple months later the door was getting worse and worse until one day, about a month ago, we closed the door and the glass shattered EVERYWHERE. My husband toe got cut, glass got on my 9 month old daughter! We called they came to board up our door the next day, the guy told us 14 days it will be fixed. Guess what., STILL NO WORD. I am so unbelievably shocked how unprofessional these people are. Friday I called them to tell them how upset I am. Somebody said they had no records of this getting fixed, I was LIVID. She told me Monday (today) they will fix it... STILL NO. ALL. I WILL NEVER recommend this place. They don't give a damn about your safety or your life. NEVER use them. read more

We were interested in one of their properties in Sunnyvale so we decided to apply early even before seeing the house. The house viewing took place on a Friday afternoon and they can only make a decision on Monday. Over the weekend, we found a similar home for rent from another property management company. They processed our application faster and on Sunday, they made an offer to us so we decided to go with the other house. After we signed the contract, I contacted Erin through her email to inform her that we will not pursue with the application. To our surprise, they actually refunded our application fee! Other companies will not bother refunding your fees! Overall, we were pleased with our experience with the company. Although it was for a brief amount of time only, they showed that they can be trusted and they are not overly greedy over a $35 application fee. Erin was very accommodating to all our questions and approachable. She toured me in the house and helped me with every questions asked. read more

I really enjoyed working with Sean and America when I was looking at one of their rental properties. They are very friendly and professional. I love America (the person and the country)! Every time I left a message for her (which I did A LOT), she was always very responsive. She is also very informative and made sure I sent in all my paperwork promptly. Sean is really great. He is very easy to talk to and wanted to make sure I am totally taken care of. he even called me back on a Friday night before I even moved in to get me help with fixing the plumbing right away. We rented an apartment in San Mateo from Golden State for just over a year. I believe the owner of the units hired them to manage the apartments, as they are down in San Jose. The unit was recently remodeled and nearly everything was new. Anyway they were very attentive and timely to maintenance requests and the like. The on-site manager, John, was great in resolving little issues here and there with the unit. My main concern was getting my full deposit back, as this seems an endemic problem in the bay area. Lots of management companies will keep your deposit (or most of it) claiming the unit wasn't cleaned or such, and since most people won't go to small claims court, they all get away with it. (I personally had a TERRIBLE experience with Avalon properties and won't rent from them ever again. Check their reviews and you'll see why) I hired the same cleaning service that they use ($300 including carpets), so there would be no question that the unit wasn't clean. I specifically mentioned this and told them I was expecting my full deposit back. And today (3 weeks out) I got my full deposit back. So my personal experience with them has been great. Very unusual and refreshing for the bay area. read more

Unprofessional property management! Stayed in one of their rental house units in Cupertino for more than a year. Their advertisement on the house is not accurate and they false advertise having A/C and W/D in house which wasn't the case. When having an issue in the house, will take many attempts to get them on the phone or to confirm anything. When returning the security deposit, they illegally subtract costs such as "professional cleaning" and "deep carpet cleaning" and "paint touch up" which is all illegal in the state of California. In general, they overcharge you with the rent and then leave you in the dark until you move out. They are bad communicators and you get no idea on their standing point. Not recommended at all. read more

I really had bad experience with them. I was a tenant and I live there over 2 years. I moved out because the owner wanted to sell the house. They were slow in answering my calls nor emails. They did Not do Pre-Move In Inspection neither Pre-Move Out Inspection. At the end, they charged exorbitant for Repainting Walls over $ 1000 (even though there's only normal wear and tear for living there over 2 years, 1-2 adults, no kids), House Cleaning was $325 and Carpet Cleaning was $225. I dont recommend any body to use their service. read more

Hired them to manage my property for 1.5 years. Would not recommend due to lack of attention to detail and unresponsiveness. More often than not, emails did not get any responses. I frequently had to call them to follow-up. Also, fyi, per the contract, payments are "sent by" the 15th, not received by the 15th. read more

To whom it may concern, They're payment processing for checks stink in a way that leaves a bad taste in your mouth, month after month. I think this reflects the company's culture to getting things done. I am a current tenant at one of there properties they "manage" and feel compelled to write a review, so feel free to reply back to this. For future "buyers" or "tenants" consider this: If your preferred method of payment is check because a) it's easier and convenient to drop off or b) fear a payment via online through their third party portal services may not go through - EXPECT the UNEXPECTED. Your money will not be pulled from your bank, from the time of submission (granted it is on the 3rd day), for a cool two weeks(14 days). I don't know ANY other business who works like this. Calls have been made to the accountants office inquiring why the processing takes so long, but the usual response is they're "busy". It's difficult to manage money and budget accordingly when you still see money in the bank. I love to see my money but not others while it's processing for 14 days. P.S. - our apartment complex has a computer callbox for guests to chime in tenants and my name wasn't inputed into the name directory for 4months. I hope this review helps in your decision making. We had a terrible experience using this company to manage our rental in Los Gatos. The tenant they chose did a lot of damage to the home. It was supposedly inspected by this company when the tenant moved out and we were advised by them to refund their damage deposit. When we did our own walk-through after the move-out ( we live out of town) we were shocked by the condition that the house was left in. The tenants left it badly damaged, filthy, and trash left behind. They had even built a wall in the living room that covered the fireplace. We would not use or recommend this company to oversee the management of a property. read more

My family and I rented a townhouse in the Brigadoon neighborhood for 2 years. Overall we had a great experience with GS Property. We were able to pay our rent online (auto pay-easy peasy), we submitted tickets online when we needed and had someone fixing the issue within a day or two. We were given a handy move out check list of what was expected to be clean which we used to deep clean as much as we could ourselves. I was a little worried after reading reviews in regards to others deposits but we are very happy with the deposit amount we got back. Totally recommend Golden State Property! read more

The online application was very easy to navigate, the lease signing was easy and the numerous ways they have to collect payments is very easy and convenient. Renters beware, these people are crooks. After informing me that cleaning fees were "standard" in the Bay Area, they offered to pay $250 of that cleaning fee if I allowed them to show my property when I was still in it. I agreed. Then, once I moved out they charged me $175 for touch up paint, $325 for housekeeping and window cleaning, $220 for carpet cleaning. This is bad enough I think but on top of that, I am pretty sure they are lying about this so called cleaning they are charging for. I almost did not move into the property because I told them I could not live in a house with such a filthy carpet. They replaced it and I moved in. The tiles were so dirty I had to clean them over and over. My feet would get black walking around for months after moving in -- even though I cleaned the tiles regularly. And the shutters to the windows were broken. Golden State promised to fix them and never did. They are liars and thieves. Rent elsewhere or from a private owner if you can. read more

I have been with Golden State for about 7 years. I've been extremely happy with their rental service. Over the years they have helped me with renting my home to 3 different tenants. The tenants have been reliable, trustworthy and took care of my house. After the tenants vacated, Golden State made sure the house was in good condition for showing to new potential tenants. It's interesting that all of these other people have had only nice things to say about Sean. I guess he really goes the extra mile for property owners but we came along as potential tenants and weren't even given the time of day. My boyfriend and I arranged to see a property with him but when we got there, in his place was a woman who didn't seem to know much. We weren't too put off by this because things sometimes come up. We submitted our application and were told we should hear something in 5 or 6 business days. Following this, my boyfriend tried calling Sean with a couple of questions but he got transferred right to voicemail. He left two messages on different days and no one ever called him back. Not only that, but they got enough information from us to steal our identities and didn't even have the courtesy to tell us we didn't get the property; they just left us hanging.
