Hired this company to come out and clean a small one room guard shack for our community. They are supposed to be coming every two weeks. I've had the owner out here twice because when I've gone in it hasn't been clean at all.. This past weekend when I was there the place was FILTHY! I took several photos and sent an e-mail with the photos to the owner Jason and the accountant Jennifer. I have yet to receive a response to my e-mail or a call as requested.. We've been paying for over a year for them to come out every other week! My dog was recently sick with a stomach bug. One morning, I woke up and found that in the middle of the night, he had left "presents" in both of my children's bedrooms. This is not something you are prepared to deal with in that narrow window of time we give ourselves to get out the door. I panicked and picked up what I could and then covered the area in baking powder, leaving myself a disgusting trail to deal with when I came home from work. I was reliving my horror story to my co-worker when they recommended Frank's to get the carpets cleaned professionally. I've never had a professional carpet cleaning done while I still lived in a location, but I was just saying that my youngest son is always on the floor with his legos and toys and that I was completely disgusted that he would be coming into contact with any dog poop residue from any failed attempt at cleaning I might have tried. I got on the phone with Franks around 10:30. When I asked about availability, they told me their carpet tech was going to be gone on vacation for the next week and that he was completely booked for the day. I don't know if it was the panic and anxiety in my voice, or magic carpet angels that helped me, but they looked again at the schedule and asked if I was flexible to get home and let them in about an hour. When I got to my home I was greeted by their carpet techs and they got to work, right away. They were in and out in about 30 minutes total. While they were there, they did both of my son's bedrooms and I asked if they could make a sweep in my own room as well since they were already there. The carpets looked absolutely amazing when they were done. Despite what I had done with the baking soda, everything was cleaned so well, it smelled and looked like new carpet. Price was not my immediate concern, but when I received my bill, I thought it was very reasonable. We had Frank's Janitorial come out today and clean our windows. We have a three story condo in Napa and they did a beautiful job. The staff was very professional and respectful of our property. I wanted to wash the screens myself while they were cleaning the windows and they were very helpful in getting all of the screens to me. When I was finished they put all of my screens back. Just had my 1400 sq ft condo carpets cleaned. What a great job. The carpet tech was out in less than an hour. In that time he cleaned a large area rug in our downstairs living room and the traffic areas of three bedrooms, upstairs. We are renters and the carpet in our bedrooms, while new when we moved in, are of cheap quality. They were/are not stained but they looked pretty tired until today. The bedrooms smell so nice now and the carpets all look revitalized. I was expecting the carpets to still be wet when I got home, but most of the rooms were dry with only minimal dampness to a few spots in what was probably the last room he cleaned before leaving. I don't know if that is a fairly normal time frame or if it had to do with the carpet or the heat today, but either way, I couldn't be happier. Thanks Franks! read more

Unfortunately I cannot recommend this company. I hired them to clean windows, carpet/tile flooring and overall cleaning of my rental unit. The window cleaners omitted two windows; the floor crew left dirty grey grout at the back half of the bathroom floor; and gunk had been pushed back out of sight instead of vacuumed up under the cabinets on the kitchen floor. The carpet cleaning unit they used left a black mark all along the entire two bedroom's length of baseboards, which I had to repaint. The janitorial staff missed dirty spots on doors, switch plates were missed, kitchen cabinets were not done, kitchen backsplash area had food splashes, under the above-cooktop-microwave was caked with grease, and the list goes on. They came back after my first complaint, but the second time wasnt much better so I just decided to take care of things myself at that point. read more
