Jeremy was informative, responsive and customer service oriented. I first called him when I noticed…read morecracks in the stucco on the outside of my house and hairline cracks on the interior drywall. He came over and did some quick measurements and was able to tell us which direction and roughly how much our foundation was settling. He explained that in our area, clay-rich soils expand and contract with the wet/dry seasons and our issue was likely due to poor drainage in our backyard that allowed water to pool and seep under the foundation prompting one side of our house's foundation to settle (sink) incrementally over the years until the tension started to cause the cracking we observed. Based on the amount that our house had settled he said we were right in the gray area between just needing to improve our drainage and monitoring for further settling, or going the more expensive route and having helical supports installed under our foundation to prevent our foundation from settling further. Jeremy was not pushing us in either direction, just presenting us the information and allowing us to make our own decision. After doing a significant amount of research on foundation settling, we looked into getting some quotes and Jeremy provided multiple contractor references. We had four contractors come out and found that they each provide free quotes that included measuring with advanced equipment to determine precisely how much the foundation has settled (only around 1-2") throughout all sides of the house. Their mapping was more detailed, but fairly consistent with what Jeremy had originally told us which provided us some level of comfort that they weren't manipulating the numbers to sell us on needing more piers. There was one contractor whose measurements came in more significant than all the others, but it was not one of the contractors that Jeremy had referenced. Even though we weren't an extreme case, for peace of mind to stop the house from having any further settling, we ended up going with a contractor that Jeremy had referenced who had proposed a middle-ground approach using a limited amount of helical supports and expanding polyurethane foam to support our problem area. We were very happy with their work and it was a solid reference from Jeremy. Jeremy did also offer to help us draw up plans and assist with permitting if we opted to go that route, but due to the smaller size of the job, we chose not to pursue that option. There is a lot to navigate with evaluating foundation issues and deciding what route to take for each individual situation. It is helpful to have a knowledgeable resource like Jeremy who helped get us started and provide some helpful guidance along the way. Thanks Jeremy. *Note - photos are of third party contractor referenced by Jeremy to give Yelpers an idea of what final work ends up looking like.

Julian Construction's team replaced two foundation walls that formed a corner. My problem was the…read moreold corner had cracked from top to bottom in two places, one on each of the adjacent walls, and the detached corner was beginning to sink, causing the house to slide to one side. The lack of a long tube from the gutter downspout leading away from the house was a likely culprit. How did I know? The doors around that corner were not closing. I like treating issues as they arise and I knew this problem could stand no delay. I asked for estimates from a handful of foundation companies that other homeowner friends had recommended. Julian's was the only one that had a well-documented inspection, a thorough scope of work, a fair price, and reasonable contract terms. Mayo was on top of it. She scheduled me within a week after I submitted the signed contract and deposit. The crew showed up at 7AM and the foreman spent an hour talking with me while he guided his team into action. They had to jack up the house. The foreman and I stood in the room being elevated and I could hear the creaking wood and straining nails like an old man stretching his joints to his limit (my house is 115 years old). It was scary but I felt like I was in good hands. The foreman was observing every reaction of the house and giving immediate instructions to his team. He also gave me an education on foundations and how houses slide, pointing out the the accelerating slant of the vertical wood pieces in my cripple wall. I do some much home repair myself so I ate up this education! The team worked fast. I was onsite the first and last day. On the first, they asked me a lot of questions about how much leveling I wanted (I opted to keep a slight slant or else my old doors would be jammed) and I could show them all the resources (power, water, fusebox) to help them do their job. They were really nice and had a good sense of humor even though the work was heavy and hard and the summer temps were nearing 100. Mayo had asked me to clear the space (remove plants, remove gutters, remove siding if I wanted to reuse them, protect the AC unit, so I did before they came. On the last day, I was dazzled by the new foundation walls. The floor in the house even felt better to walk on, much more solid. Julian's team offered to put the gutter and the siding back for me, making a vent hole to match the old one. This saved me so much time. Their work passed inspections. The entire process was very smooth. The crew was orderly and handled all items with care. We spoke in English and in Spanish and it was fine. I'm a native Californian so knowing some Spanish comes with the culture here. Up until this experience, I was nervous about foundation replacement but working with Julian Construction made me feel it is a manageable process, even a pleasant one. When I need further work on my foundation, I know who to call and I won't be stressed out about it anymore!

Fortunately, the owner, Francisco Garcia, stepped in with efficient practical solutions for every single error while maintaining code compliance and structural integrity. After a few letters from the HOA delineating the parking rules for both the driveway and the street we searched for a contractor who could remodel the garage to accommodate our 24-foot Sprinter Van. After researching a few companies in the area, we decided on Atlas Builders and Development, Inc. and we were happy to sign a contract with Jacob Lankri, the owner. The first step was to decide on the basic design package. Once that was settled, we submitted the engineered plans to our HOA. After many months of wrangling with the HOA, Gilah Lankri, the project engineer, was able to produce engineered drawings that met the HOA's aesthetics and expectations. Jacob and Gilah submitted the plans to the city of Oxnard. Unfortunately, it took the city of Oxnard a frustrating 10 months to review and approve the plans. All the while, Atlas Builders and Development, Inc. stayed with us determined to get approval. Once we got approval to begin construction in December 2024, the demolition of the old garage was accomplished quite quickly. Even though we hit a snag regarding the Southern California Gas Company line, we eventually got approval to relocate and replace the line which delayed the project 5 weeks. Finally in March 2025 construction of the new Garage began in earnest. Jacob's team, led by an amazing foreman, Edgar, constructed a new elevated ceiling in the garage with new rafters and support beams as well as new tiled roof. The inside of the garage was completely refinished with drywall, texturing and fresh paint. New and improved lighting was installed in the garage along with assorted electrical outlets. The finishing touches included a new door to the backyard, matching the epoxy surfacing on the garage floor and patching preexisting holes in the walls. Outside, new stucco and siding had to be applied as well as painted. The disconnected solar panels and rain gutters were expertly reinstalled. In addition, an area of the driveway had to have pavers reinstalled looking better than before. I addition to the garage remodel project, Atlas Builders and Development, Inc. procured and installed a new sliding glass door complete with a doggy door for access to the back patio. They also removed a set of windows in the dining room and then procured and installed a beautiful set of French doors. Finally, Atlas Builders and Development, Inc. removed an old single front door and expertly installed a beautiful mahogany double front door. All the finishing details were expertly accomplished.

Ellen was responsive initially, but this was only until they received payment. After this, trying to get a response was like getting blood from a stone: close to impossible. My architect had asked Julian, the engineer, if he could draw a rough mock up before he put together a full set of plans (to which he agreed). We never got this, despite checking in multiple times, and instead, it was only right upon the 'deadline' we had provided for the project that we received a full final set of plans. This was disappointing. The plans themselves were riddled with errors: it seemed like a lot of copy / paste work rather than careful attention to detail. The wrong county was listed, and certain structural details were copy pasted from the wrong city, which my architect had to point out. We had around 30 local contractors look at the plans, as well as two peer reviews of the plans from other licensed structural engineers, and the feedback was that it had been over-designed (consistent with one of the other yelp reviews). After multiple emails attempting to get Julian (the engineer) on a call, he was incredibly defensive, and rude. It was at this point, I was appalled that he would speak to a client like this, so decided to cut ties with this company and use another structural engineer instead. If you are in absolutely no rush, and have no concerns about over-design: perhaps this company will work for you. But for our residential project, this was one of the worst experiences I have had with a "professional" service, and I want to warn others.
