He was on schedule, on budget, and extremely upfront and honest throughout the process. He also brought a great vision to the project and helped us see possibilities we hadn't considered in terms of design. The quality of the workmanship, attention to detail, and professionalism were outstanding from start to finish. We highly recommend Brandon and Nikao Construction to anyone looking for a contractor who is dependable, transparent, creative, and takes pride in his work. Brandon the owner was attentive and receptive to our thoughts and ideas from the beginning of the project until its completion. Brandon was very helpful in his suggestions of multiple suppliers of materials we hoped to use and others we hadn't thought of. Brandon's subs were on time, courteous, communicated with us on what they were doing and projected completion times. We have a large space for the extra materials bought, so that wasn't an issue for us. Using an outside sink area and an office for our temporary kitchen worked out well, as Brandon said the living room didn't have the wattage necessary for the use of a microwave and other appliances we wanted to use. We hope to use Nikao Construction in the future, for their craftsmanship, their integrity, availability via phone or text, and for their sense of humor.

Working with Don and his crew at Raines Constructions Services was a good experience. I got three…read morebids for my pole barn project. Don's bid was competitive, and his communication was much better than the other contractors. I had a design with floorplans, but there was a lot of details that had to be worked out. Don was easy to work with and provided excellent advice. Weather wreaked havoc on Don's project calendar in early 2023 and he had to juggle projects. My project didn't have a tight deadline, so I did him a favor by agreeing to push my project out several months. Don repaid that favor and then some. It was a verbal agreement, not a change order to the contract, and he was a man of his word. We've built two houses in the last 25 years. This barn was not our first rodeo. Stuff happens (or as Roseanne Rosannadanna often said, "it's always something"). Because of that, you want someone you can rely on. Don Raines was great to work with and we love the results. Highly recommend Raines Construction Services for pole building projects.

My first complaint with Mr. Raines and Raines Construction is regarding lack of time management. My…read morebarn was projected to finish within four months. The construction crew broke ground in June, and by December of the same year, the barn was approximately 65% completed, per the barn kit manufacturer's estimate. Secondly, Mr. Raines did not sufficiently assess the blueprints before providing me with a contract. As a result, Mr. Raines underbid the project and then later attempted to pass cost overruns to me (despite the contract being a fixed-bid contract), claiming that I had made changes to the original design. Additional details which were communicated to him directly from the kit manufacturer regarding the proper storage of material were ignored. Storage of building materials outside, coupled with the increased time to complete the project, resulted in approximately $38,000 of wood damage once the weather turned. My final and most costly complaint is with regards to the quality of work done. I believe the project for which I hired him was outside the scope and capabilities of his crew, both in terms of the complexity of the design and time to complete. Mr. Raines inaccurately represented his abilities to me when I hired him for this project. As a result, there is approximately $200,000 worth of repair/rework that still needs to be completed, including replacining a leaking roof, adding rebar to cracked concrete floors, restaining the exterior to protect from weather damage, rehanging uneven stall doors, and additional excavating costs to divert water away from the foundation. Ultimately, Mr. Raines refused to continue working on the project after I declined to cover his overrun costs, leading to a lawsuit which has taken three years to resolve and personally cost me over $32,000 in legal fees, as well as a barn that is damaged, poorly constructed, and has significant additional costs to complete compared to the contract and bid that Mr. Raines provided. Based on all the reasons listed above, I cannot recommend hiring Mr. Raines to build your barn.

I started on a major home renovation project in NE Portland in 2022 and soon found myself in over…read moremy head after a very bad experience with a plumber. Two things immediately became clear: I needed serious help, and I was only willing to get it from someone who was honorable, honest, hardworking, and had real integrity. There was only one person I knew in the contracting world who I thought fit that bill: Jeremy Rosenbloom. I had known Jeremy for years as a valued member of our tightknit neighborhood community, so I knew he was a stand-up guy. When I started working with him on what would be a yearlong project, I came to know him as so much more. Right out of the gates I saw him conduct himself with a professionalism and thoroughness that I had never seen in a contractor before. He had a fluency with project planning and execution that immediately made me feel like I was in good hands. As the project progressed, I never saw him cut corners once and only saw him making sure every detail was attended to in a manner that honored current best practices and legal code. And when the project concluded, I was thrilled with the product. What started as an antiquated 1940's house with a poorly converted basement ended as a lovely new home with 800 sq ft of beautiful new living space. I have worked with dozens of contractors in my life, and I can tell you what really sets Jeremy apart. First, his knowledge. I've met no shortage of contractors who are more confident than they are skilled. This is not Jeremy. Not only does he have a deep understanding of his craft, but he also has a contemporary knowledge. There are tons of new materials, fixtures, and mechanisms on the market that make home renovating more complex and scientific than ever. Jeremy had no problem bringing these current ideas into the conversation to help plan and create not only a nice-looking home, but a well-functioning one. The other trait I see in Jeremy that you don't often see elsewhere in his profession is his ability to communicate. On a project the size of mine, not everything is going to go perfectly as planned. It never does. So, it's not really a matter of if there will need to be course corrections along the way, but how will people conduct themselves when they happen. This can lead to conversations that have risk of bruising egos and turning ugly. This never happened once while Jeremy was on the job. He always spoke with honesty and clarity and wasn't afraid to add humility when the situation warranted it. The result was a working relationship that was highly resilient and hugely effective. I fully endorse and recommend Jeremy and 360 Home Care LLC for any construction task in your future. You're not going to find a more professional and skilled individual out there who holds himself to the highest standards of character. Thank you for everything Jeremy and I look forward to the next opportunity I get to work with you.
