These guys were fast and efficient and totally professional and the inspector showed up early, gave an amazing summary at the end of the inspection and explained every little detail including significant findings I needed to be aware of right away. I received a very detailed report loaded with pictures and recommendations that clearly laid out everything I needed to know from basic maintenance to urgent safety issues. Before starting, he clearly explained what he would be inspecting and how long the inspection would take, which really helped set expectations. He immediately got to work and pointed out several things that were not working properly as he went along. At the end of the inspection, he took the time to go over everything he inspected, explaining what needed minor repairs and what should be updated to better protect and safeguard my mother's property. Kevin also let me know that he would be sending detailed documents with all the photos he took during the inspection, which was very reassuring and helpful. So, I thought this company was no joke... Which was an about $30,000 mistake. As I paid the extra fee for the "pool/spa inspection". The inspector had zero idea what he was doing with the pool "inspection". The pool turned out to be completely compromised. The plaster lining has to be replaced because there are cracks so that are leak leaking behind the plaster. The entire filter and heater are compromised. Everything has to be replaced.

Sadly, he scheduled the wrong day and my agent went to the property and basically wasted the trip there since we had to reschedule to the next day. For me this wasn't a big deal since I didn't go out myself, but I felt bad that my agent wasted his time. Elias was very apologetic and even bought my agent a gift card as an apology. He totally owned up to his mistake and for me that speaks volumes about a person. The actual inspection was pretty good as far as I can tell, I'm not an expert on these kinds of things but the report was very detailed and had a lot of photos. He flew a drone up to the roof to take a look and even pointed out minor details like staining on the carpet that I honestly didn't catch when I saw the property myself. Seems like he used infrared to check for water leaks when inspecting the plumbing in the bathrooms and kitchen. In terms of pricing, he was one of the more expensive options but given the level of customer service he provided and the quality of the report I would say it's worth it. Overall, the experience with Elias was very positive and if I ever need inspection services again, he'll be the first I call.

Here's an honest take of pros and cons though: Pros: - Super nice service and the workers who did the tenting portion of the job even did their best to clean up and fix up our landscaping since we had to rake away gravel and mulch to make this work. - Very competitive pricing, and was actually one of the lowest ones we had out of the few companies we quoted. - Billing is via credit card without any fees, so that was a nice change from the typical check asks. Note handled via phone in terms of credit card billing. Cons: - We still had a few broken tree branches after tent removal. Not removing any stars for that, but more of a watch out to any homeowners who have landscaping or are particular with their gardens to be sure to do all the necessary prep work and hire landscapers after the fumigation to ensure everything is back in order, because your landscaping will be changed up for making fumigation work (or at least that's what happened to our house).
