That alone made the inspection worth every penny. We did the full home inspection, main sewer line camera inspection, and mold inspection. Everything was handled professionally, and all reports, photos, and follow-up information were returned quickly and in a very timely manner, which was huge since real estate timelines move fast. Good communication and quick scheduling. I was able to have a technician come out the same day I called to schedule. The technician was extremely friendly and helpful. He answered all my questions while he was concentrating on the testing, set up etc. He was careful with his words meaning he didn't cause any unnecessary stress or anxiety. He wasn't pushy and was conscious of the cost while also recommending what samples are needed or suggested. He was clean and careful. Cons: Expensive compared to other mold testing companies. The invoice can quickly add up. I originally planned for about $800 ($500 base fee plus $75 for 4 samples). I added on asbestos test and that brought my bill to over $1300. In some ways I see this as a positive though because you get what you pay for (I hope and can't compare to any other company). My whole house wasn't moisture mapped as I was told it would be. The tech said they only focus on the reported areas of concern. Not a big deal but would've been nice to know. I kept getting rescheduled by 15 minutes. The tech was running late then running early so that was a little confusing. I jokingly asked them if I get compensation for the changed appt time since I signed the contract already (they charge $150 for any changes). They said no. The report is a bit confusing as it was the first time. The most annoying is that in the asbestos report they suggested further testing. Likely costing another $1000 or more. I thought I was already paying for the best testing. This feels a bit like a trick in some ways. Overall I'd go to JLM again. I suggest to do some research beforehand though to know exactly what you need done (AND WHY meaning are you renovating or just wanting to know for health reasons etc) so you don't get unneeded tests or costs.

After…read moreresearching several inspection firms, we ultimately decided to go with Elias at CR Home Inspections due to the reviews describing him as one of the most thorough professionals in the business. And indeed he was! Elias met us on an expedited schedule and he worked promptly with a deep attention to detail. He identified every little issue and gave us an extreme amount of comfort. He even fended off an annoying seller agent that ambushed him towards the end of his inspection and tried to get information on Elias' findings before he even discussed with the client (me). In summary, Elias is the best in the business and is a man of strong integrity. I highly recommend him and definitely would work with him again.

Honestly, I'm pretty…read moreskeptical about that stuff but I needed the inspection ASAP and he was the first to reply and schedule. Sadly, he scheduled the wrong day and my agent went to the property and basically wasted the trip there since we had to reschedule to the next day. For me this wasn't a big deal since I didn't go out myself, but I felt bad that my agent wasted his time. Elias was very apologetic and even bought my agent a gift card as an apology. He totally owned up to his mistake and for me that speaks volumes about a person. The actual inspection was pretty good as far as I can tell, I'm not an expert on these kinds of things but the report was very detailed and had a lot of photos. He flew a drone up to the roof to take a look and even pointed out minor details like staining on the carpet that I honestly didn't catch when I saw the property myself. Seems like he used infrared to check for water leaks when inspecting the plumbing in the bathrooms and kitchen. In terms of pricing, he was one of the more expensive options but given the level of customer service he provided and the quality of the report I would say it's worth it. Overall, the experience with Elias was very positive and if I ever need inspection services again, he'll be the first I call.

    We purchased a house earlier this year, and the inspection was arranged by our realtor…read more On the day of, the inspector seemed friendly and efficient, but he also seemed more concerned about getting through his checklist as quickly as possible than performing a thorough inspection. For example, when I asked him whether the foundation had been seismically retrofitted with anchor bolts, he said there wasn't easy enough access in the crawlspace to be able to tell. And in the report he just assumed, "Anchor Bolts: None - typical for homes built prior to 1935." First, our house was built in 1938. Second, it's been renovated extensively, so it's not unreasonable to think the foundation might be retrofitted. And third, isn't it your job to confirm this? A couple months later, we got an unusually heavy week of rain, and we noticed a couple leaks coming through the ceiling--every homeowner's nightmare. We called a handful of contractors to take a look, and they all immediately identified cracks on the inside corners of the roof where it was missing flashing. We filed a claim with Elite Inspection, and initially they argued that the inspection could not attest to the maintenance of the roof. Fair, but this had nothing to do with the maintenance; it was a case of improper installation, something that every contractor noticed immediately. Finally they agreed to send their own contractor (who identified the same issue). They provided a quote to have the flashing installed, which we were OK with. But when when we asked to just have the amount reimbursed to us, so that we could choose a contractor we liked, Elite Inspection refused. Instead, they told us that we had to go with the contractor that they chose, even though other people had bad experiences with them based on the reviews we read. If it's the same amount, it's bewildering why Elite Inspection couldn't give us the reimbursement. Maybe they have a special arrangement with that specific contractor, which would be disconcerting. Shortly after, they sent us another message saying that they would actually only refund the inspection fee--as a "gesture of goodwill," but only if we signed an indemnification agreement (which we decided not to). All of this points to hasty work and questionable business practices. On the surface, they seem like an efficient and professional company--they have nice uniforms, professional business cards, and a flashy-looking report. But their inspection is only cursory and fails to identify any issues of which you should actually be aware. I wouldn't trust them again, especially with something as important as this.
