Tien did a thorough inspection and found several important issues that were not obvious during our initial walkthrough. He explained his findings clearly and provided a detailed report (70 pages) with photos. His inspection was very helpful throughout the home-buying process and allowed us to make informed decisions during the transaction. By identifying issues that could have led to substantial future expenses, he helped us save a significant amount of money. I would recommend Tien to anyone looking for a careful and experienced home inspector. read more

This was our first time looking to own a house , so we were nervous and hoped to find a great but affordable inspector. My cousin Mary helped us find Quality Property on Yelp on April 2, 2026, which had excellent reviews. We got Inspector Tien Yih for our inspection, a nice young man and awesome!!!! Tien arrived on time, was very professional, and truly thorough--he didn't waste time. He had "high-tech" gadgets and tools. Since we are new to this, he was incredibly accommodating, made us feel comfortable, explained everything in simple "layman's terms," and gave great advice. After a day, we got our detailed report with great pictures. You're awesome! No wonder Quality Property Inspections has 5 Stars! Highly recommended!!!! #114 read more

Would recommend Tien! Found him online and saw that he had many great reviews, when I reached out he was great with communication and the whole booking process was simple. I really appreciated how Tien also confirmed our appointment a couple days before the scheduled service, it made me feel like he was trustworthy and reliable. He was also on time, perhaps even early on the day of scheduled inspection. Thank you Tien! read more

Tien did a thorough inspection of the house we want to buy. He was very friendly. His report of the house is very detailed. It shows all the thing that could be a problem and a short explaination why it is. Sone of the points I don't know it even exists like how all the plants have to be 1-2 feets away from the home. The report also tell us about what is covered and what is not. While even if it is not his responsibility, he still noted those that he didn't check so that we can have some other professional do it. The report also come with a summary and is color coded based on how severe damage is, which is very handy. read more

This review is for Tien, he was friendly and very fast in communicating what was needed in order to hire him for our inspection. Unfortunately our new construction townhome required a higher insurance premium in order for him to inspect so we had to cancel. Tien was speedy and professional with the refund. 5 stars for Tien and his customer service skills, however I can't review the inspection since we did not have him inspect our townhome. read more

Very professional, arrive on time and easy to communicate with. Highly recommended if you're looking for an inspector.

Found them through yelp. I was in process of buying a home and the good reviews helped along with the sample reports (ask them to see a sample report!). The report is very thorough and explains each aspect that they review. Not sure if they perform other services but I got a general home inspection so they inspected practically every nook and cranny of the home. Price was very reasonable for a single family residence. The owner was very responsive through yelp messaging and was on time for the appointment. He was very knowledgeable and I was able to follow him along while he inspected the home. He answered any questions I had and gave professional recommendations when it was warranted. Bonus is that he speaks mandarin! Highly recommend him for your home inspection needs! read more

Being a real estate agent, you need a quality inspector to make sure your clients are fully protected. I've used Quality for all my escrows spread across LA & OC and they have never disappointed. Scheduling with them is very simple, they've always managed to work with my schedule. Tien always shows up on time and is able to send me the report the next day, not wasting any escrow time. After every inspection, Tien would take the time to walk through the house with me and my clients regarding any major and minor issues. The best part is that Tien speaks fluent mandarin, so if you have any mandarin clients, they would fully understand the condition of the house they're buying. read more

I'm in the process of buying a home. I needed a home inspection and report indicating any issues found in the home. Tien was very professional, was on time, and had all the tools. He also used a drone to check the integrity of the roof. He crawled under the house, attic and found some issues in the home. His report was easy to understand and had pictures of the issues. I highly recommend him for any of your home inspections needs. read more

I read up about this company online and I was more than amazed by Tien and his professionalism. I'm currently in escrow and I needed my new townhouse-style condo to be inspected, so I reached out and had my realtor schedule an appointment. Tien was able to squeeze me in in no time and he was able to work with my deadlines. For the inspection, I have to say I was pleasantly surprised by the amount of knowledge and professionalism as he arrived early and took me around showing me every detail that required attention. In his full report which came timely I was able to see many pictures and descriptions and keep in the know in terms of what repairs I would request from the sellers. I was very nervous about this step in the house-buying process as I did not know much, but Tien and the guys at Quality Property Inspections were able to give me peace of mind knowing I was making the right decisions for my future home. Thanks Tien and everyone at Quality Property Inspections! So excited for my new home! read more

Most homebuyers know there are two main steps in the process that are the most important. Getting your offer accepted which takes care of the cosmetic surface level and passing inspection which takes care of everything underneath the surface level. Tien takes the stress uncovering the issues most buyers cannot see initially out of the picture. He is extremely thorough, answers all questions, prepares a detailed report, and provides an objective view of his assessment. I highly recommend his services as my wife and I decided not to pursue a home based on his report (the home on the surface was fully renovated and looked beautiful on the surface). I will leverage his services for all the homes we need inspecting going forward. read more

I'm planning on buying a home which is 28 years old and I had many concerns. I heard many horror stories from other home buyers who had inspectors that rushed through the process and missed a verity of costly repairs. With Tien I feel like he helped me decide if the house was worth buying and guided me through all the flaws in the house. He really listened to my major concerns and we address them head on. He was so thorough even my realtor pointed out his attention to detail. Now I know which major areas to focus on and get estimates for before deciding on my purchase. Also, he used a cool drone to find cracked and broken tiles on the roof that may cause water damage. If you want and honest inspector who will listen and investigate your concerns he's your guy. read more

I was absolutely nervous about having my home inspection. I am a first timer and didn't know what to expect and I didn't want to be taken advantage of. When I met Tien I felt at ease. He was so nice and polite. Great guy and made the visit very pleasant. I highly recommend using Tien such a great inspector, he was very precise and thorough and extremely honest. That is very important. I will definitely refer him out to all my friends and family. Thank you Tien, it was a great pleasure to meet you and do business with you. read more

My experience with Quality Property Inspections was excellent. Tien responded quickly and we got an appointment right away. He was very professional and courteous. During COVID time, he wore a mask and maintained a good distance. He was very careful with all items inside the property. He wore shoe covers which we were happy to see, especially on the carpet. He systematically moved from one section to the next. He knew exactly how to operate each appliance and what to look for. We learned so much from him just by being around and asking him questions. Tien was very thorough and knowledgeable. He was straightforward and offered advice that's best suited for our needs. The experience couldn't have been better. I will certainly recommend his service to everyone I know! read more

Good and efficient service. Pretty thorough inspection.

As a real estate professional, I never know what to expect when it comes to the buyer's home inspectors. Some can be not very thorough or not good at explaining the problems they find, but I found Tien to be very helpful at explaining what the inspection consisted of to my buyers. During the home inspection, he was early and had no problem waiting for me to arrive at the property to open the door to get started. He was very detailed during his inspection, checking everything and taking the time to answer any questions that I or my buyer had. Once I got the report, a couple of days later as we agreed, it was very detailed. He takes the time to point out the main issues you should be concerned about and gives you a description per area/room. His report was very useful to get the seller to fix the major issues with the house and we will use it as a future reference for anything else that we still need to fix. I thank Tien for his hard work, professionalism and attention to detail. I would definitely recommend him to anyone looking for a home inspector. read more

Quality Home Inspection deserves a 10 out of 10 in every category! We are in a very speedy escrow process and needed an appointment and report turned around quickly. Tien at Quality Home Inspection was so responsive and communicative during the quoting and scheduling process. Not only that, but his price is very fair and reasonable. I was extremely impressed with his use of systems/programs to make the client experience easy and seamless when completing forms prior to the appointment. It's very personalized and even had a picture of our home on the portal. Tien arrived promptly, came prepared with a ladder and drone, gave us a professional hello and his business card and got right to work and it was obvious he is experienced. We received our inspection report within a few hours though their well developed portal. The report was easy to read and the pictures included were of great quality.
