It cost just thousands in inspections and lost time. We were mislead continuously. Hazel was sellers agent at one home, lied (oops) about home condition. I had to look up permits to find out and was warned by the Inspector that she has a reputation for this? We backed out after bad news after bad news. The other house was brokered by John Sloss , located in a fire zone only found out after we made offer. Told them to get insurance it had to have updated wiring and plumbing, assured it was. After thousands in inspection, lies . All out dated and unable to insure. Then it appraised 40k less than asking. 3 days before close , our agent Tyler Potter (who was on vacation along with selling agent John, told us it needed a mold inspection which after 20 years in buisness next to the bay, he had never heard of and the deal was dead. Truth, he told me prior that if its didn't appraise , the price would be lowered and that the reapirs I mentioned were not an issue. All 3 agents work for Coldwell banker.... Just like the prior reviews noted. Its a culture at this broker beware. I fired them , found a new broker and a new house with in 2 days at a fair price. with a broker on my side. After my place was vacated in 2011, Linda immediately found a long-term tenants and developed a strong business relationship with them, along with the HOA and the management company. Each month, she made sure the rent was collected and rapidly deposited into my checking account. I received regular monthly statements, including tax information, and was kept informed of any and all situations. She was always pleasant and generous with her time (and patience) during each of the scores of phone calls between us. Throughout it all, she demonstrated a healthy, well-appreciated sense of humor. When I was ready to sell last April, Linda managed the whole deal, from A to Z. And then some. She took it upon herself to do EVERYTHING to make sure I was happy. She gave the tenant polite notice and had the place cleaned, painted and updated. We exchanged paperwork and signatures almost entirely via email. Less than three months later, in June 2018, it sold for over the asking price. I never had to travel all-the-way to Vallejo, from Louisville. It couldn't have been easier, for me. Throughout the entire process (over 7 years), Linda was available every day, including nights and weekends. I had her mobile number, she had mine. If she ever had to leave work for any reason, she left me in friendly, capable hands with her co-workers (Thanks Mike). Linda Blanchard will stay on my Top 10 list forever, and I don't say that just because she's a proud Sagittarian who shares my November 30 birthday. I say it because she's a great human being. I expect we'll be in touch for a long time to come.

When I was ready, she and I had already established exactly what and where I wanted to live in Benicia. She called me one morning to tell me about a listing that was just going on the market that day. It was exactly what I wanted and I was able to offer a bid within hours of the property going on the market. We had worked with a prior property manager who did not conduct a proper background check on previous tenants who caused us so much stress and money. I will not go into detail, but as I write this, I am still traumatized by the entire experience. However, I do feel more at ease now that Paul has taken over the property, we are no longer dealing with the prior tenants, Paul has helped get the property ready and listed and have found new tenants to occupy the property. Additionally, despite my husband and I being overseas for my husband's job and on a completely different time zone, Paul has always been responsive, diligent, trustworthy and fair. He was very hands-on and any repairs were done in a timely manner and at reasonable costs. I am also compelled to address a couple false reviews against Paul that were written by "Baked S." Baked S. was my previous tenant. Reviews by Baked S. are false and should not be taken into consideration. I urge you to look at his other Yelp and Google reviews and the responses to those reviews to get a sense of the kind of dishonest and unethical person he is. It was not Paul who found Baked S. to rent our home. My husband and I had worked with a previous property management company who did not conduct a thorough background check on Baked S. so we unfortunately fell victim to Baked S. Baked S. already gave notice to vacate our house even before Paul took on the property. He only lived at our house for about three months. Security deposit was timely returned to Baked S. There was no "active sewage, gas leaks, collapsed drainage, or structural instability" as Baked S. claims. In fact, the City had inspected the home and found it habitable and that there were no conditions rendering the home uninhabitable. When Paul listed our property for rent, which was long after Baked S. had moved out of the property, Baked S. attempted to prevent it from being rented by posting more false information on various websites and platforms about our home. Despite the trouble Baked S. caused and continues to cause us and Paul, Paul never left our side. We know that other property managers would never have worked with us or would have stopped working with us under these circumstances. We cannot express how lucky we are to have found Paul. We are hopeful that things will run smoothly as we continue to work with Paul.

Rachel Birnbaum was the Owner/Broker. She had a number of very good reviews so we called her and spoke for quite a while about what we were looking for and our budget. From the first call, she started working to find us just the right house. Quickly, she came up with a number of options. She actually videotaped homes she previewed which made things easier for us to choose which ones we wanted to visit and further evaluate. In all of our dealings with Rachel, she was always on top of things, keeping in touch on a regular basis and updating any new listings. We eventually expanded our search to include other cities in the East Bay Area. Prior to making our first trip up North, she would give us the pros and cons of each house, and the back story of the cities. She is both an excellent Real Estate Professional, and easy person to work with. We found a house in Brentwood, CA, made an offer which was accepted after some back/forth negotiation. She handled the escrow process flawlessly and the sale went through without a hitch. Rachel gets an A+ from us for the help she provided, including her knowledge of real estate and her mild easy manner. A win-win transaction, so happy we had Rachel on our side. Another quick addition, Rachel is married to a General Contractor, Ron Bruno. Ron actually did the renovation work that was necessary with the Brentwood house. His work and the subs he hired were also excellent. The work was completed on time and within budget. They are truly a great pair to work with from start to finish.

Walls extremely thin, the dog crap, roaches or nasty bugs that come out from the grounds next parking area in summer, not sure if these are termites. Management here at Waterstone Terrace behaved horribly towards me,, refused to credit rent for noise, drug issues they acknowledged in writing through emails after I had to follow up with Annabelle various times. Her supervisor Alicia tried to override the constitution amendment of "Freedom of Religion," when I was there. Alicia believes and acts as a God Herself exalting herself & Annabelle's bad behavior. They never hold themselves accountable & they go against their own policies with dog breeds Some of the residents don't keep their wild, untamed Rottweilers or pitbulls on leashes. The apartment way overpriced, cramped. U can hear the woman downstairs having loud intercourse with her boyfriend all the time late at night. Easily hear neighbors next door with TV, etc. no privacy really but paying heavy rent. There are better apartments in benicia, way better, I would absolutely not recommend here. This area of where this apartment is located gets very windy moreso than other parts of the city bc of its proximity to the pier. Smell of stinky weed was a constant issue here too. It seems like their might be possible overall bigger drug problem. The management doesn't care, them getting money out of u as a tenant is all they cared about. They hate when u complain about factual issues. They don't take accountability & stole from me by refusing to pay me credit for founded concerns/complaints I had in my stay here. Annabelle lied, concealed in malice in her rotted dog-like behavior about lease take over. waterstone owes me nearly $10K, that's how they make money by manipulating, concealing info like they did with my lease-break issue, management here are no better than thieves & robbers.
