This will be a long but must read review if…read moreyou are considering purchasing a Coop in Cambridge Hall Tenants Corp in Oakland Gardens, NY. This review is also focused on the inappropriate and almost illegal actions of the Board, Property Manager-AKAM, and the Super BZ. I owned shares in this complex of three buildings, from 2009-2017. For the most part things were fine during my tenancy. When I purchased my apartment in 2009, from the Sponsor, I contacted the Management Company-Ditmas Management (different management company from current one- there were several during my tenancy) and asked for the process to make alternations and update my apartment. Marianne, the managing agent at the time advised me that as long as I use one of their approved contractors I am OK. I did that, I chose one of the contractor on their list. I updated the kitchen and the bathroom, and in the process closed one wall and opened one. Neither were load bearing. During my time at Cambridge, there were very odd Board related actions, that resulted in a 'coup' attempt by other residents to over throw the Board which was made up of primarily older, white males who have been controlling the Board for years, and no longer represented the demographics of the complex. On one occasion, I reached out to the Board and its President, Steve, to get assistance with a problematic Neighbor above me-they did nothing that resulted in a resolution to that situation. Finally, I sold my apartment and what they did was outrageous. As I was moving out of my apartment, one of the Board members, Robert, came by to say 'goodbye and good luck'. He stood in the entrance to my apartment with a view of my living room & kitchen where 8 years earlier I had done the modifications according to the instructions from the former property manager. Few days after, my Lawyer calls and says the Board approved the buyer, but will not approve your sale until you file the plans necessary for the work you did to the apartment. I was What? Stunned! The Supers had been to my apartment numerous times, when Marianne was there she told me that they took what I did to my apartment and applied it to future sponsor owned apartment renovations. Furthermore, the Contractor I used was still working in the complex. Well, at that point I had relocated to DC so I wasn't living in NY. They demanded they enter my apartment which I still owned, and instead of waiting for the Lawyer and realtor to give them access they CHANGED MY LOCKS WITHOUT NOTIFYING ME OR MY LAWYER so they can enter the apartment and take pictures. I came back to NY and couldn't get into my apartment. My Realtor, Lawyer and I were stunned! This I had not heard of before. In addition, they started to ask the Buyer if she knew the origin of the alterations??? I finally closed after getting the necessary plans, building department certificate and $6000.00 in expenses. This Board and Management Co., AKAM are so UNPROFESSIONAL, and arrogant. They are devisive and completely unyielding. Be very careful and ask who is on that Board before you buy.
