Sadly, some people don't bother to read the FAQ's or fine print when they book a property. Then when something happens like a Hurricane, they become angry with the property and write a negative review. My family group of 10 stayed here over the Easter Holiday and had a fantastic experience. There were 4 kids and it was perfect for them as well. The listing and details of amenities was just as advertised. Before we checked in, we got visit from Holly, one of the Property Managers. She wanted to do a 'walk-thru' to make sure everything was good. We stayed at the Aluha, which we would highly recommend! We especially liked the large parking area below, there is a large screened porch with comfortable sofas and chairs and two outside decks and one with a large gas grill. It's great location just across the street from a beach access point. The only thing that could have made it better was a Keurig coffee maker. Maybe next time? read more

We arrived at our beach front rental to our disappointment. There are bulldozers right in front of us blocking the beach view and access for which we paid. They've been running all night...non stop!!! The house is constantly shaking, triggering my vertigo. I haven't slept all night!!!! I left a voicemail to the office in the morning but they simply didn't care. They said there's nothing they can do because their rental agreement said that the city may be working on beach erosion prevention at anytime. However, this is a planned project building out a pipeline along the shore that they didn't mention anything about. This is not acceptable!!! And not good business! read more

Terrible experience. We were between a few houses and booked with Folly's "Best". They then cancelled our house a few weeks later and any other house we would be able to have was then booked at that point. The company gave us options of renting other houses more than $2000 what we had originally paid for the rental. WILL NEVER RECOMMEND THEM. read more

Do not rent from this company under any circumstances. They have refused to give a refund/voucher/reschedule due to Hurricane Ian, despite the fact that a state of emergency has been declared, and the area is inaccessible and expected to experience a severe flood and 3-6 ft storm surge. Stayed at an oceanfront unit in Folly Beach that Folly's Best Rentals managed that was great. A little more expensive than some others but the service was seamless and the unit itself was upgraded and nice. Would definitely consider using them in the future. read more

I rented a condo in mariners Cay for about a year and one weekend the property manager came by visited which I thought seemed to be a okay guy. There was work also being done on the top balcony..he was using the bathroom upstairs for long time and I saw a towel on floor with clothes wrapped in it when I went to check on him..when he left I seen he stole all my underwear out my dresser I even found 3 dresses shoved in cabinet under the sink..I texted and called him many times and the next day he apologized claiming he didn't remember doing it and was embarrassed would pay for my belongings.which he never did. I wish I was joking about this , he stole my expensive undergarments one of which I just got as a gift days before this I never got to wear either but he just blew me off and didn't pay for was quite upsetting..so I gave him many chances to make it right..thanks a lot Mickey. read more

I've always been very hesitant about giving too much credence to bad reviews - those with gripes tend to be more likely to complain than those with praises. This rental company proves that adage wrong. I booked La Playa for a MONTH (yes, stupid me!) only to discover that the apartment is smaller than a typical NYC studio. It lacks heat - the renter is admonished that setting the thermostat higher than 68 degrees will trigger a fee. Upon asking to upgrade to a different/better rental, I was told it was impossible. Impossible. Seriously? I'm offering the company more money to stay at a better property, and the company outright refused me. Wow. Bad customer service plus bad strategy. Stay away. read more

Businesses closed, sandbagged, flights cancelled and they told me they will only refund me / let me postpone my trip if there is a mandatory evacuation lol. Literally thieves. DO NOT RENT FROM THESE PEOPLE! I rented a property for my son and I along with my sibling's family. They suffered a medical emergency 3 weeks prior to our arrival. I had to cancel. I understood the cancellation policy. But they assured me that a refund would be issued if they rebooked any of the time there. They did, but I never received any refund. When I inquired about it, they claimed they issued a refund in the amount that was a quarter of what the property booked for. They are now not returning any communication. And I am out a lot of money. I love Folly Beach, and I plan on rebooking our family vacation - BUT NOT through them. read more

The reason behind the rating a gave is based on the experience I've had so far. Luckily I didn't get past the reviews(all reviews, not just on here) and to clarify, I am basing nothing on any of the negative reviews. I can't verify their validity so to do so would be irresponsible. I am, however, basing this solely off the response that have been given concerning every single review below a perfect score. To see the management tell every single customer who's provided negative feedback that they are wrong and veil that in a fake show of appreciation for their business is incomprehensible to me from a customer service standpoint. From what I've seen on here, and how I've seen customer complaints handled you will not receive my business, nor my recommendation to anyone else. Take it or leave it, here is some constructive criticism. - Do not post replies to negative reviews unless it's telling the customer you are sorry and provide a way to make it up to them. -get the 2 women who keep responding to the negative comments who are obviously employees of the company off your facebook. When they both respond with the same statement to every single negative comment it comes across as extremelly wierd and intimidating. especially the one pretending to be a prospective client who "might want to rent from them in the future". read more

Don't get your hopes up about a rental though this company, because Folly's Best Rentals apparently will cancel your reservation without any type of notice, even after you've fully paid and signed all their lengthy contracts. We booked a beachfront house to stay in for my wedding coming up and Folly's Best Rentals informed us a month before the wedding that they had to cancel our reservation because they failed to get block out dates from the owner. They then tried to switch our rental to an extremely below par house, that faced the back of horrible look buildings, for the same price as a super nice beachfront house, which was already not fair. THEN, we were going to take the suggested rental but they went ahead and let that house get booked out from under us too... so in the end, all they could offer us was refund and EXTREME DISAPPOINT for my wedding. read more

***********BUYER BEWARE!!************ In the fine print of Folly Best Rentals, you will find they do not offer refunds should you need to cancel your trip. Instead, they direct you to purchase travel insurance through RED SKY TRAVEL INSURANCE (1-star ratings, terrible reviews). I lost $2700+, pocketed by Folly's Best Rental company minus the cost for Red Sky travel insurance because after I booked my trip, it was brought to my attention that my Mother would require round the clock care after her outpatient hip replacement surgery which I did not know before booking the trip!!! So, I did what any daughter would do and canceled the trip to care for my Mother. After all, I had travel insurance if something came up. Unfortunately, after eight months of back and forth with Red Sky, my claim was denied because my Mother has arthritis, "a pre-existing condition"; therefore, her need for surgery and my care of her did not warrant a refund. I'm sure Folly beach is lovely. However, I encourage you to invest in a different travel insurance company or even another rental company that will not keep your money if unforeseen circumstances arise. Consider yourself informed. If you are looking to vacation in the area, choose another rental company! We had to cancel our rental in March because SC shut down due to covid. At the time we were told we had a year to reuse our rental but no refunds would be given. We rescheduled for October. At the end of sept my hubby contacted a severe infection in his leg and was hospitalized for 5 days and advised to stay close to home until totally healed which could take 30 plus days .. while in the hospital i called and explained the situation asking not for our money back but just the option to move the rental out to the an available week after the first of the year...did not think it would be an issue since we were originally told we had a year to use it .Office mgr Olympia was brought to the phone and very rudely told me no they would not allow us to do that ..file thru insurance or we were out the money..Told her i could provide letter from doc and answer was still no but we could rebook when we got insurance money back..cold day before i would ever book here again when they couldn't show anymore understanding than that..my advice .take your money elsewhere to a rental facility that will appreciate your business!! read more

Although the rentals and locations of some of the estates seem to be unrealistic.... So are the two women that work there. They refused 2 families (who had already sent and cleared the payment) because they had adults under the age of 25. When we spoke to see what the issue was, the women were rude, veil, and degrading. They clearly DISCRIMINATE against young adults and their marketing/advertising is FRAUDULENT. From one professional to another, this is no excuse to speak to another human being the way we were handled with on the phone today. If you do not want to rent houses to people or families who have adults under 25 then market your company as so. Don't accept the money then say no. Do not rent with Follys Best Rental! We booked a rental with them via VRBO and sent half the payment for $1100. Post they accepting the money they sent an email saying they require all guests to be over 25 years of age. All of our guests but one is over 30 and they refused to rent to us based on a sibling, who is 23. They refused to send the $1100 back. They are scam artists. If I could give them negative stars, I would! DO RENT WITH THEM. read more

Our view was serene at Folly's Bungalow, from the back deck. Proximity to the beach was also enjoyable! When we first stepped into the Bungalo, there was a very strong musty odor. It was as though the property hadn't been rented for some time. I was a little bit overwhelmed, when I notice dead flies in the windowsill. Did I mention the odor. I immediately contacted the office. There was some interaction from some of the staff, I asked to be moved and was told no other property was available. They sent out a really nice woman her name is Robin. She had a very upbeat personality and told us that she was a fourth-generation folly girl, she managed to calm me down and try and fix the situation. Luckily I brought a candle along and was able to light it and remove the musty smell. My other issue was the chairs and table on the deck, were utterly filthy...no one had clean the moss in a very long time. Then that night when we went to sleep the sheets REEKED of bleach!!! Needless to stay the next day I had a horrific headache. Having our pets with us, was the best part, due to the hurricane, and this is the reason we stayed at this property. The house itself was charming, however it needs a good scrubbing! The steps leading to the backyard were difficult to navigate and very dangerous. However having the yard for the dogs was a really nice feature especially since it was fenced in. Underneath the deck was very unsightly! read more

They have some nice properties, but unfortunately their policies and customer service are some of the worst I've ever experienced. They require that all guests, not just the main booking guest, be at least 25 years old, and require digital copies of IDs to prove this. This in itself is blatant age discrimination without any basis or legal foundation. Hotels are not this strict, rental copies shouldn't be either. We were a group of mature professionals with one person that was 23, and they refused to even try to accommodate us. Luckily Airbnb gave us a full refund after Folly's Best canceled on us just days before our reservation. I would highly not recommend this company based solely on their ridiculous policies, invasive requirements, and poor customer service. read more

This rental group has a good selection of properties and the staff are all friendly. The service is great as well. I would rate the staff and service a 4 but they overall rating is three based on price. The fees are a bit high compared to other places I've stayed in Folly and the dog friendly poly and fees that this group has is $25 per day per pet. I've not experienced a per day, per pet pricing from anyone in Folly before and I've stayed at a lot of places here. read more

Greedy.....unwilling to honor a prior booking!! I had booked a condo with an Airbnb host for April 2019. The owner sold the property June 28, 2018. She was told that they would honor all current bookings, however when I called to re-book the condo, the price for 2 nights went from $388 to $664!!!! They said they were only required to honor bookings that were in the next 90 days. I told them that I would NEVER book with them and that I knew they had raised the price for that weekend because of the Bridge Run. The person I spoke to just thanked me for calling. Its a shame that folks won't do what they say they're going to do and instead of having honor and integrity, they are just out to make as much money as possible. read more

Booked a long weekend anniversary trip at one of Follys best vacation rentals. Condo was on the beach and walking distance from downtown where there were great restaurants and shops! The booking was very easy and a pleasant experience. Check in time is at 4 and we arrived at 3. They offer early check in but it cost an additional fee. So we parked and walked around on the beach until our keycode worked! A nice lady came by and gave us a gift bag with beach accessories and some folly Beach info. We are definitely going back and will rent from Follys best again! read more

BEWARE , BEWARE !!! Terrible experience with this company. My family came down for a very small wedding that my daughter and (now) son in-law wanted in Folly Beach. Timing wasn't on our side as Hurricane Florence was bearing down on the NC/SC coastline and Folly was among hundreds of towns that were seeing mandatory evacuations. We held to our Sat 9/15 - Sat 9/22 plans, hoping that it may still be possible. I will say that FBR did stay in contact with us. However, nothing was said that we are held for the ENTIRE rental cost regardless, unless our house is uninhabitable or without power. Coming from the north, about 8 hours away, we were seeing many, many warnings to stay away from North and South Carolina, as the storm was dumping unimaginable amounts of rain , flooding communities and roadways. There were written announcements that once the storm passed , that the "residents'' would be allowed back in to the area and assess any damage. On Saturday at 1PM, we received a message from FBR that residents were allowed back in and they were open. The storm was hammering most of SC and certainly NC at the time they opened Folly back up. We looked at all of the warnings and detours and wanted to try to make this still happen. We scrambled and got everything together leaving very early Monday morning for a trip that was 4.5 hours longer than the normal 8. The rest of our family rented from two other companies and received partial refunds for Saturday and Sunday, given the circumstances. Once our trip was completed, I contacted FBR and they ABSOLUTELY would NOT make any consideration for any type of refund. They said we should have spent MORE money to get travel insurance, which isn't cheap. We stayed 6 days, had to spend an extra 350.00 for two very small dogs, spent local at restaurants all week, shopped and rented bikes... everything Folly. I was amazed at the attitude of the staff once I asked for a small refund. I will NEVER recommend anyone to contact "Folly's Best". because it definitely ISN'T !!! I'm just sorry I didn't trust all of the negative reviews, because I NOW believe every single one of them, from first hand experience. read more

HORRIBLE EXPERIENCE with them. Reservation was cancelled 4 days before trip. Reserved and paid for one of the cottages for myself and 5 friends. Additional information was requested to confirm our ages, which was completely fine since there was an age requirement of 25. No problem, my friends and I all meet that requirement. Upon sending in their ages AND ID's to verify we meet this requirement our reservation was immediately cancelled 4 days before our trip. No phone call was made to inform us of this or to explain, just a short poorly written email. COMPLETELY UNACCEPTABLE. At no point did they request a second form of ID, which could of EASILY resolved any issues with age verification. I hate to read between the lines but this seems racially motivated. As soon as they saw all tenants were black, there were suddenly so many unresolvable issues that they had to cancel the reservation. How convenient.... read more

This is the most unreasonable property management company I have ever worked with. I think they are extremely rigid and strict in their rules so RENTER BEWARE. I booked a rental online after 8 PM on a Sunday evening and called 37 hours later on Tuesday morning before I needed to cancel. They said they had a policy of no refunds if cancellation was before 90 days. I was booking 75 days out so that meant I could not cancel under any circumstances. Melissa said there is 24 hours to cancel but she also said you could not be refunded less than 90 days out so which it is. So my call was 13 hours past what they say is deadline...really. So they felt it was ethical and fair to charge me $832 for absolutely nothing...for 37 hours they charge that kind of fee is outrageous. If you book through VRBO note once you get a confirmation they no longer respond to any emails from that website of course that is not listed anywhere. It does say to cancel in writing which I did through the website. I got absolutely nothing for that deposit. I canceled in a very quick time frame. I have disputed with my credit card and I hope they will not allow them to get away with this very unreasonable policy. So if they rent this property to someone else they have collected a lot of money and I got NOTHING. You should be ashamed of this kind of business practice. read more
