My wife and I were here 3-29/4-2 2026 and we had the best ever I B&B Experience in our traveling history. The staff: Scarlett, Brie, Erin, Claudia and Lionel each treated us like royalty whenever we met. Oh and the breakfasts were remarkable with luxurious casseroles each day. The Golf Cart Chauffeur service was a pleasant added surprise. We stayed in the Charleston Room and enjoyed the decor and comfort. My wife and I both fell in love with the pillows! Ever had a "stay-cation"? You know, when you get away from home but stay within an easy driving distance (maybe 25miles away). Well my lovely wife and I did just that last week and are so very glad we did. Staying at the Water's Edge was so refreshing; such a great place to be "away"! With the beach less than a quarter mile away and an easy walk even in 95+ degree temperatures, this lovely built for purpose B&B has it all. A friendly and responsive staff, simple but full American breakfast spread every morning, afternoon happy-hour with hors d'oeuvres, free local transport on a stylish golf cart, and comfortable quiet surroundings. Who could ask for more?? Did I mention it was an adult property (meaning no screaming children or babies crying in the night)? It was blissful !! Our room was spacious, well appointed and provided both a walk-in shower AND deep ceramic coated cast iron tub big enough to swim in. The added sitting area was a bonus for relaxation with a good book & coffee. Complimenting the inside was a very nice courtyard with umbrella shaded tables for those who enjoy sitting outside in the fresh air to enjoy a meal, snack, beverage or just quiet reflection. For the more active, they provide a variety of amenities including bicycles, beach gear, games, etc. If I have failed to mention the gracious and knowledgeable staff, then I apologize to them all. They were wonderful and attentive but not intrusive. I'm not joking when I say this is truly one of my best stays in years, and I will be returning in the fall for a refresher! read more

Stayed here one night. Would not stay here again. No control over room temp., bed was a bit lumpy and although you are given a wi-fi password, don't count on it working. I had to use my phone to leave this review. Now I realize not everyone comes here to use the internet. It is a nice walk about 1/4 mile to the beach. But come on...for this price I expect to be able to keep my room cool and to use the internet. read more

We loved our stay at the Water's Edge Inn! We stayed in the Atlantic room, which was clean and very comfortable when we arrived. The staff was very friendly, always checking in to see if they could do anything to make our stay better. This Inn is in a great location! We walked to the bars, restaurants, shops, and beach each day. Some of our favorite spots were Rita's, Taco Boy, and the Pineapple Hut. The Inn's daily breakfast and happy hour were nice additions, though pretty simple and not always very fresh. We did appreciate being able to grab a coffee and bagel in the morning and that there was always water bottles in the fridge for us to grab on the way to the beach. read more

My husband and I stayed here to celebrate our wedding anniversary. I cannot say enough about the amenities. Free golf cart rides to the beach, complimentary beach towels, breakfast and happy hour everyday! We rented chairs for $20 total for the entire stay- a great deal! They offered bottled water, ice, whatever we needed for the beach. The room was comfortable and clean and we absolutely loved our screened in patio- it was a lifesaver when it rained! I had such high hopes for this B&B. When we first checked in everything was wonderful, we met Faye and she was so nice and accomodating. The next day we got to chat a little more with Faye and were convinced we would change our plans in October so we could come back to this lovely B&B.The third day my daughter decided to come spend the day with us at the beach, as soon as she got there after working a 12 hour shift and driving 3 hours Claudia was giving her the stink eye.She then proceeded to tell her if she was going to spend the day it would be an additional $50, mind you we are already paying close to $300 a night for a place not even on the beach. The next 2 days Claudia did not speak to us again. She was very unprofessional and we will not be back as long as she is still there. It is a shame that one employee can ruin the potential for a repeat customer. I think at the very least Claudia owes my daughter an apology. read more

We agree with the other reviewers that this is a cute place with very nice staff. We stayed in the Caribbean Suite which is on the level above the lobby area. There are fifteen steps up to the lobby area and another flight up to our room so be prepared to do some walking. A real pain with luggage but the staff will help if needed. This was the first week of December so was cool so we didn't get to do some of the warm weather stuff like go to the beach or use the hot tub. The staff has coffee waiting for you in the morning in the lobby with various things to eat and will make eggs for you on request. There was OJ and other juices as well. Our first night was quiet because we were the only guests but the second night some people arrived late and had the room above us. It sounded like cattle clumping around up there from 11:30 to around one AM. Tolerable but annoying. The thermostat for our room was in the common hallway and locked so you cannot adjust it. It was very cool in our room the second night and a little uncomfortable. There are signs that some regular maintenance is needed. The sliding doors to the lobby slide very hard for one thing. The shower head in the bathroom was installed so high up that you cannot adjust it. It is dead center on your head. It annoyed my wife because she doesn't always want to wash her hair and had to duck to the side of the small stall to get away from it. I am six feet tall with a three foot reach and could not reach the head to give you an idea how high it was. Not sure why it was installed this way but I have never seen this before. They have brand new bikes for rent here to go to the beach or around town but they do not have baskets on them so you cannot take anything with you like a towel or bottle of water. Even a little thing like the glass orange juice bottle had a chip missing from the lip. It had a cover over it but when you try and shake it, like we all have learned to do, the juice leaks out all over the place. I mentioned this to the staff but don't know if this decanter was replaced or not. Am I the first person to notice this? Some nit picky stuff I know but thats the kind of things that costs a place a star in my ratings. You can get a free glass of wine from the lobby until the staff leaves a nine PM. read more

This is our second time staying here, very peaceful and friendly. The rooms are well maintained and comfortable. We enjoyed eating breakfast in the beautiful sunny breakfast area every morning and were always greeted with a friendly face. The walk to the beach is short and lovely, and we couldn't help to notice that everyone was very friendly and easy going. Happy hour at Waters edge was nice, we enjoyed a light snack and their chocolate chip cookies are delicious! Try one! You will be happy you did! We will be returning in the future guaranteed. My husband and I went here as a getaway for our mini moon and honestly we couldn't be happier with our experience here. The staff was so beyond happy and friendly which made our experience that much better. They provided breakfast every morning (bagels, croissants, eggs, bacon, and usually a casserole of some sort) which was always nice. They also had happy hour every night from 5-7 which was a plus with beer, wine, and folly juice, as well as little apps as well. When we wanted to go to the beach, the staff was happy to take us in their golf cart, and they had chairs for us to borrow for $10 each. The location was perfect as well, being 20 minutes from Charleston downtown ($15 uber). I couldn't recommend this place enough! read more

The perfect place to stay in Folly Beach. We were celebrating our Honeymoon and the Inn could not have been more perfect. Clean, spacious, spa like bathroom with bath robes, outdoor hot tub, bikes and golf carts to take you to the beach (like you are VIP!), breakfast in the morning, cookies or dip or snack at night. We only stayed one night and really wished we stayed their longer. It was a beautiful setting overlooking some marshland. Even the lights they wrap around the palm trees and the tropical music they play give the place such a warmth. The beach is close and beautiful (also eat a meal at Jack of Cups! you won't regret it!!). but there is no better place on Folly to come home too! read more

Absolutely love Waters Edge Inn! We came for our anniversary and stayed in one of the first floor rooms right outside of the hot tub. The room was exquisite. Jetted tub with cascading waterfall shower head. Coffee maker, fridge with complimentary waters. The Inn itself is a 2 block walk to the beach and runs parallel to Center St. (the main street on Folly Beach with all the restaurants, bars and shops). The staff could not have been more kind. They offer a delicious breakfast every morning and Happy Hour every evening. The food and drinks were delicious and everything is included. This place is paradise! We will definitely stay here in the future when visiting Charleston or Folly Beach! read more

My sweetie and I chose this location based on the Yelp reviews just for a weekend get-a-way. Water's Edge Inn is nothing less than beautiful. We selected the Caribbean Suite and enjoyed the beautiful sunlit room. Had a glass of wine on the screened Veranda while listening to the Caribbean sounds played over the intercom. Both the evening reception and complimentary breakfast were nice. The drive from the Inn to downtown Charleston is approximately 30 minutes with beach traffic but well worth the serenity you enter into upon arrival. We had high hopes for this Inn and it's outside appearance didn't disappoint but we were a bit disappointed with our room. We were met by a friendly staff member who showed us around and explained their courtesy happy hour and breakfast routine and then she took us to our room. Our room was large but awkwardly laid out. The couch faced a blank wall and was very uncomfortable. It had a screened in porch with a view of the marsh and we thought it would be nice to sit out there and have a glass of wine until I saw that the chaise lounge had rodent droppings all over it. I pointed the rodent droppings out to the staff member that greeted us and after looking carefully at the screen we spotted a hole in it and she then explained it was from the 'pesty' squirrels. We said nothing hoping she would get it cleaned up or at least offer us another room but neither happened. The droppings were not from squirrels since we had a squirrel nest in our attic once and knew the difference. Needless to say we did not use the screened in porch and we're very disappointed with the lack of response to this disturbing discovery. Thankfully we only had a reservation for one night and we left very early the next morning by choice. We would not stay here again. read more

This place is perfect for our stays in Charleston. We love the fact that it's close to the beach and restaurants. The breakfast and happy hour are wonderful with a wide variety of choices. The endless jar of freshly baked cookies was an added bonus! Our room (Mrs. Rhode's Room) was steps away from the dining area so if you select that room, be prepared to be awakened by the smells of coffee, breakfast, and noisy guests dining right outside your door. Loved the room (The Hemingway), which was immaculate! My boyfriend and I were looking for a nice getaway near the beach for a couple nights during our recent visit to the Charleston area. I couldn't be happier that we chose Water's Edge... it was perfect. We stayed in the Caribbean room and it was great! The perfect size, it had a nice comfy canopy-style bed, nice TV and armoir, and a 3 seasons balcony porch... really great. The bathroom was huge, well designed, with two sinks, an awesome shower, and a jetted tub. Really, I couldn't ask for anything more in a room -- it was great. We had pretty decent rates given the fact that it was a winter booking. Staff at Water's Edge are great -- in particular, Dawn was awesome and hugely helpful. She was more than willing to give all sorts of restaurant and recreation recommendations, and it's clear that as a business they try to accomodate to their customers as much as possible. We were greeted with smiling faces (and folly punch: YUM) right when we arrived. The property is adorable, and includes an outdoor hot tub right on a marsh -- very cool. Rooms at the main property include a modest breakfast in the mornings, a perfect spread in my opinion (bagels, croissants, fruit, an egg dish, cereal, coffee... a nice start to the morning). They also have some happy hour treats and drinks for guests. Despite some chilly weather, we really enjoyed Folly Beach, in great part due to our stay at Water's Edge. We needed a chill, comfortable getaway, and Water's Edge delivered! We can't wait to return. read more

My wife and I stayed here for the first night of our honeymoon before darting off for the real deal. This place has the feel of a smaller, more intimate inn, but with an attractive mix of local flavor and high quality modern appointments- not at all outdated or old. Part of our room included an automatic fireplace, a roomy, multi-jet shower, a modern version of a claw foot bathtub, a sitting area, etc. Some rooms have an amazing view of the marsh- and all have access to the outdoor hot tub, and homemade breakfast. BEAUTIFUL, quite the deal! When a good friend posted this place to the list of accommodations for his wedding, I called up, having always wanted to try some cute place like this. I was shocked at the reasonable price for the villas, which are equipped with a full kitchen and easily sleep 6. First night's charge was required upon booking, but that meant that we could spread out the cost amongst friends easier anyway. Arriving there for the weekend, I thought it was almost too good to be true. We were told that we could rent bikes for $19 for the whole stay, though we decided to just walk everywhere, since the rehearsal dinner and brunch were a whopping .2 miles away, and the wedding was a whole 1.5. The lady at the desk showed us to the villa, which was just across the canal from the main building that has the suites. Located just blocks off Main Street in Folly Beach, the inn and villas back up to the marsh land. The villas have a garage (with fussball table!), 3 bedrooms (king, queen, 2 twins), and 3 baths, full kitchen, and two wonderful screened-in porches. They were beautifully decorated and well maintained. There was also daily maid service, which we were not expecting since this seemed more like a weekly-rented vacation condo. When we went to the main building to confirm that we were walking the right direction to the rehearsal dinner, the lady behind the desk offered to take us on the golf cart. Knowing that we were going to be feasting on shrimp and grits and crab cakes, and other things that needed to be worked off, we walked instead. Additional amenities that we didn't partake of included the daily Happy Hour from 4-7 with beverages and light snacks and breakfast in the mornings from 7-10, comprised of coffee, juice, pastries, some cold cuts, etc. We were too busy enjoying our own kitchen. We are very much looking forward to returning to this place for future vacations! read more

There are some wonderful perks, like a complimentary happy hour every day from 4 to 7pm. Also, a nice feature is that they have Beach Chairs and Bikes for rent. For a weekend getaway for two people during peak season, here is what you can expect to pay: Bike Rentals: $20.00 per day Chair Rentals: $10.00 per day Total charges for two nights w/ Tax: $649.34 Unfortunately the only other option for a place to stay is the Tides and they're pretty close in terms of price during peak summer season. At least the Waters Edge Inn offers a 10% off for repeat customers. read more

My wife (girlfriend at the time) and I stayed here for a night when she came up to visit me while I was stationed in Charleston. A little pricey but well worth it. This place is great. We stayed in The Charleston room, it's on the first floor, has a private entrance(awesome) which leads right out to the jacuzzi and some awesome views of the area. The room was immaculate as well. Really, really nice. Awesome bathroom, super comfy bed. Perfect place to stay in this area. The owner was also very friendly and provided some delicious cocktails in the evening and breakfast in the morning. Definitely going to try and stay here again next time I'm down that way. read more

My wife and I stayed here for a couple nights while celebrating our 17'th anniversary. It was fantastic. The staff was cordial and welcoming. Complimentary cocktails were provided every day at happy hour, and a great/filling breakfast in the morning. We stayed in "The Pacific" room and were wow'ed. The price was a bit steep for my pocketbook but after experiencing it for 10 minutes I didn't think about the cost again. We rented chairs and an umbrella ($25 for the three items) and had a super relaxing time on the beach. This was the only time I can remember that I was actually sad (well melancholy would be more accurate) when I was checking out of a hotel/inn. To be honest my trip to Charleston was so-so until we checked into the Inn; from that point on it was great. If my travels bring back to the area I will be staying here again. read more

Our hotel had to cancel our reservation and we booked the last room available for the 2 nights we were staying in Folly. We had never stayed in a true B&B. This was our first time away since having our daughter. It was beyond perfect! Having the policy of no kids under 12 in house was great since we were kid free! We were in town for a wedding and everything was just a couple blocks away. It was so nice to have a hot breakfast and happy hour! It was our first time to Folly and hopefully not our last! Literally have never stayed at a place like this. Absolutely loved it. The room I stayed in was all the way upstairs, but man, what a room. Yeah, it's pricey... but compared to the beach hotels around there is no comparison. Have always wanted to stay at Tides, but I can't imagine if now after staying at waters edge. Tides is the big hotel there, but I don't think I'll ever do that now. They'll drive you to the beach if you want. Really, they'll take you wherever you want in the vicinity. Trust me, if you can afford Tides, you can afford this place. Well worth it. Would do it again in a heartbeat read more

Cross between a B&B and a small hotel. I'd call it a B&B but the owners don't live there. Our room, the Floridian, was spacious with a large screened porch. The view was over a tidal creek, surrounded by condominiums. The marshy creek changing with the tide and the sun was special. There is a golf cart to take you to the beach, about three blocks away and there are bikes to use, at no charge. A nice enough breakfast is included, as is happy hour between 4 and 7, with wine, beer, soft drinks and some nibbles. The staff was friendly and helpful. Came here from Washington D.C. to enjoy a nice personal vacation. The complimentary breakfast and happy hour was the highlight of my stay. Prior to making a deposit, I read great reviews here and elsewhere. However, I am unsure if my business was sincerely appreciated from the general manager and staff during my stay. Unfortunately, I have to give this bed & breakfast three stars. In the near future, I will not be returning here. All patrons should be treated with the same respect and courtesy, no matter what they look like. read more

This place was EXCELLENT! I stayed here with my wife for our honeymoon and it was perfect. Easy walking distance to the beach and just a short drive to downtown. We stayed in the Caribbean room and really enjoyed all the amenities the room had to offer. We liked the whirlpool and having his and her sinks. The bed was super comfortable and having breakfast prepared there every morning was fantastic! The happy hour every day was also great! We met other couples vacationing there and the staff was very attentive to all our needs. They helped us find activities to do and helped us plan our logistics while we were there. We stayed in a condo villa at Water's Edge Inn. We had an excellent experience and absolutely loved our stay at Folly Beach. Personnel at Water's Edge could not have been more accommodating and this includes the booking of the trip. We had a party of six and the rooms were large and beautiful. What I loved about Water's Edge Inn is that we were within walking distance of the beach, shopping, and restaurants. Personnel at Water's Edge recommended great restaurants including "Lost Dog" for breakfast. Loved those yummy Cappuccino Chocolate Chip Muffins! I'm still trying to find the recipe. Water's Edge personnel offered golf-cart service back and forth to the beach. When we called, they were very prompt to pick us up and take us either way. This was great when it was hot or we had things to carry. Overall, we loved Water's Edge and Folly Beach. It was our first visit and I anticipate there will be many more. read more
