I lived here for a 13 month lease. it was my first apartment in Austin, and my first time living alone. I lived in the smallest 1bed 1 bath unit on the B side. My apartment's balcony faced the woods. I paid 911/month base rent, and ~965/month after taxes and water bills. For all residents that are considering living here, these are my thoughts. PROS: 1) Proximity to the domain vs cost. Living in the domain (at time of writing this post) is ~1300/month in a 1 bed 1 bath. Living 4 minutes from the domain, while being a perfectly scooterable/sub-7-dollar-Lyft distance is $400/month cheaper. If being near the Domain is important to you, then this apartment has great bang for your buck. Almost all of the apartments are updated and have newer appliances and finishes than apartments in the Domain. 2) The staff - Maintenance has an extremely reliable 24/7 Maintenance line. The Maintenance staff almost always fulfilled my requests the day of, or by the next day. They replaced my entire air conditioning unit, my microwave, my toilet, and my garbage disposal the same day I put in the request. The staff is amazing and definitely set unrealistic expectations for my future living. 3) Storage lockers for packages are free - updated gym is spacious - apartment is usually kept really clean and debris-free. 4) if you live on the 3rd floor, you have these BIG vaulted ceilings. Worth it. CONS: 1) Leasing staff can be kind of stupid/out of it. During halloween, I came by to ask a question about my lease, and the leasing agent asked me to wait 15 minutes while she walked around hanging halloween decorations. Another leasing agent mischarged my account for a full key replacement when I told her I lost my gate fob. The staff is pretty hit or miss. 2) Garbage is far away from apartment door - if you live on the 3rd floor, it's a trek. Recycling bins are not big enough. 3) Utilities averaged $70/month for me. Water is pooled by the building, which sucks because on months where I'm on vacation a lot/travelling, I still come home to a ~$50 water bill. read more

Despite having more than enough funds on our account to meet their requirements, they still refused to proceed. DOG OWNERS BEWARE - FOLIO IS NOT SAFE FOR YOU OR YOUR PET!! Below is my experience, all factual & all documented. I am spreading the word to warn others because I would never want anyone else to have to go through this when it is entirely preventable & enforceable by the lease. My dog was violently attacked by another residents dog resulting in an open puncture wound and deep lacerations requiring him to receive medical attention. The dog in question is a pitbull mix with a history of lunging at other dogs on property including my own so this was not an isolated incident. Additionally the owner admitted me & another resident that the dog was previously used in dog fighting so she was well aware of his dangerous behavior prior to moving in and did nothing about it until it was too late. Property managers Reggie and Starr have given 5 different accounts for the action they taken in an attempt to pacify me. Their reasoning is that I am the only one who has complained and "moving in 6weeks" they are allowing a known dangerous dog with a background in dog fighting (admitted by the owner) to remain on property. Completely disregarding my dogs safety for the next 6 weeks, as well as the safety of others. First they verbally told me they were going to remove the dog. In email, they said they told the owner to remove the dog and as far as they've seen it's no longer here. Once I sent a photo disproving the dog was removed, Starr said they told her to remove and muzzle the dog. I ask for clarification, then Reggie tells me July 2nd, the formal violation was issued and muzzle required. Less than a week later, I see her dog multiple times between 7/3-7/7 unmuzzled. I sent a video to the property managers on 7/7 and demanded removal, because not only did her dog attack mine, cause serious injury, background in dog fighting.. she's now not taking "management directives" seriously. Starr acknowledged the unmuzzled video on July 8th, they told me a "notice of noncompliance was sent with a muzzle being a condition of residency." I find out later this was false. After days of back and forth, Reggie says there was only a violation issued. So multiple false statements about requiring muzzles. Then he says they're "working with her" and she proposed training. Yet even 5 weeks after the attack, I'm still seeing her dog having reactions despite this training. The lease, community policies & animal addendum prohibit any pet or assistance animal that poses a threat to others. This dog is a continued threat with no real action that takes reasonable measures to ensure their residents right to a safe living environment and right to quiet enjoyment. Then he tells me they have no legal grounds to require a muzzle or training. This is completely unacceptable and ignores the real danger -- a known aggressive dog that has attacked and may attack again. Its ethics 101. You see a train coming and you need to choose which path to take. One path has 1 person. The other path has 5. Folio has chosen to send the train down the path with 5 people even though they have the power and authority to remove this dog. And not only this, I have also complained about two other aggressive dogs (who are ESAs) about 5 encounters my dog & I have had with them in which they have been off leash, aggressively charging at us making the owner lose control of the leash etc we barely escaped within inches. These are ALARMING concerns. I raised this concern for the first time on 6/19 because it was clear after my dog was attack that I needed to report everything we have been through & Reggie said he would have a conversation with this other owner. After repeated emails and follow ups he tells me on 7/24 he will have the conversation to make sure he's following policies but they will not issue a violation because they haven't seen him breaking rules. Completely ridiculous statement because on 6/19 he told me he made this guy redo his ESA paperwork for both dogs because they're "big" and one is a Doberman so they are clearly aware of the risk. Reggie also said "this the first I'm hearing about it so I can't do anything unless you report it" but yet now all the sudden they need to witness it? They are in possession of 5 instances that on their own are a lease violation but somehow its only a "conversation." And this all coming to light after his comment about my leaving in 6weeks.. So now you have 3 dangerous dogs with documented complaints, yet nothing is happening for one resident and the other has a violation but inflicted a near mortal injury on my dog & everyone is still at home risk. Non-dog related reasons why Folio is 0 stars, excessive homeless in the area, security breaches in front gate, multiple fence holds & pedestrian gates don't lock allowing said homeless to come into the property. Including one specific guy who comes to dunk his body in his boxers... bugs in the apts everywhere no matter how many times you have pest control out Etc read more

I spend 4 days to rent a 2 bedroom apartment, but not successful. I'm self employed, one of the best wallpaper contractors in my town.( more then 150 five star reviews, 0 one star reviews) They ask me to have a 61200$ on my accounts to be approved. CRAZY!!! Because they have extraordinary rule said 3 x rent x 12 month should be on statement. Me and my wife have only 18000$. And you know what they saying we approved for 1 bedroom for 1395$. It's strange because we should not be following the rules. I think they just want to charge you for application and cancel your request. We spend 350$ application fee for me and my wife. I've lived here for 12 months, and it has been one of the worst apartment complexes I have ever lived in. The 1st month living here the sinks busted and flooded the apartment, then the next month the apartment was filled with crickets and asked maintenance and the complex to come and spray and took weeks for them to finally do something about it. Then the 3rd month the garbage disposal also stopped working and we weren't able to cook/clean for about a week. My roommate's car got stolen from the GATED parking lot, and when brought to management, we asked if they could pull up the cameras and they said they don't have cameras installed because it would "invade residents' privacy". That excuse is nonsense, cameras facing the parking lot enhances safety and does not violate privacy, their lack of concern for residents security was shocking. To top it all off, when it came time to move out, we were hit with a final bill that was THREE TIMES our usual rent, no prior warning. Managment refused to notify us of notice to leave, and refused to take responsibility, they consistently gave us the run around and said their hands were tied without ever explaining the charges and just kept showing us the door whenever we had questions or concerns. I have no words for this place, please spare yourself the headache and your money of this place and look elsewhere. read more

From our move in date, we had a lot of issues. 1. The apartment wasn't ready on our scheduled move in date. 2. Our apartment reeked of a mad-men era ashtray. Despite the various maintenance requests, the problem was not solved. Our clothes, our sheets, everything began to smell of cigarette smell. We recently moved out and they tried to charge us a fee for the "smoke smell." That doesn't include the various ant infestations - in some cases we had them in our beds. We also had a lot of issue with the front office never taking care of things or losing paper work, despite us emailing them various times. They even almost sent us to collections over us not providing them the rental insurance form... despite us doing so. They always gave us the workaround saying that so and so wasn't in the office, etc. etc. etc. Look, it is pretty cheap compared to the other apartments in the area and nicely updated... but I would pay the extra money to live at The Domain. read more

I have lived here since Sept 2017 and am writing this review in February 2019. The Huge Pluses The staff here is absolutely wonderful. Everyone from the property manager to the handymen team really cares about tenants. I have heard horror stories from friends who live elsewhere about getting something like a leaking faucet fixed. Once I discovered water leaking through the ceiling from an upstairs apartment on a Sunday afternoon. Someone came within 20 minutes and figured out the problem. Got the water shut off upstairs and then within 24 hours had my sheetrock replaced. We have an Amazon Hub here that was installed in the fall. Not all delivery folks were using it and some were leaving packages at the main office. On the last day before Christmas that the office was open, I walked into the Amazon Hub room and the assistant property manager was there putting packages into the hub that had been left at the office. He said he didn't want anyone to go without their packages. That is above and beyond. The Only Negative This property is old and though it was recently renovated still has a few outdated floor plans, washer and dryers, A/C, and plumbing. I haven't really found this is a big issue for me, but it might be for some. Bottom Line If you care more about how you will be treated by staff than rather you have a brand new apartment, this is your place. I know more of my neighbors here than any other neighborhood I have lived and find the staff great and the complex safe and clean. read more

I was finally free from this place and then wouldn't you know, they still try and get me one last time! I moved out of the apt on 4/30 (3 days before my May 2nd move-out lease date) and I get my first invoice from Folio dated 6/12/15 on 6/16/15 for a total of $210...$110 backdated water/trash/pest control (that's right $55 a month for 1person in a 1-bedroom here, so add that to the already outrageous rent), the other $100 for supposed "trash removed from outside apt". Seriously?! First off, if it is outside the apt, I'm guessing in the breezeway, goodluck saying it is mine! Second $100!?! How convenient to just tack on this charge and expect me to pay it. On top of that whopper, I get 2 more notices, both within 10days of each other, both threatening to send me to collections if I don't pay the balance due by May 23rd and then by May 30th. Collections after 18days from the date of the first notice, not even considering 14days after my actual receipt of it, really? Thank goodness I keep EVERYTHING (since on the invoice it noted I did not have a security deposit) and was able to produce the original lease that showed I indeed pay a $175 non-refundable deposit and that if they wanted to charge me the $100 for "trash removal" they could deduct it from that. In any case, do yourself a favor a rent elsewhere. Since Greystar took over, this place went from a nice place to live to greedy, underhanded overlords who will literally extort every red cent they can from you in any manipulative way possible. Be sure to keep all your documentation because they prey on those who do not know any better and I am sure those who do not know their rights. All I can say if that if you do rent here, keep the Texas Apartment Assoc and Austin Tenant Council on speed dial and consider yourself warned! read more

They rushed us to turn in our paperwork by 7pm and when we showed up at 6:30pm they were closed. They are so unprofessional and prejudice. Do not recommend living here. The complex is a hot spot for converter thefts and management has no plan to help reduce the amount of theft. I have lived at Folio for more than 2 years and renewed for another year. Not only is the location GREAT, but my apartment feels like a home. It is very spacious and I love the layout of it. I really like how the staff actively finds ways for residents to know one another even with Covid. And, having someone to check you in to the pool and gym makes me feel that they care. Moved here from NYC at the end of June 2017. I have been living on Folio B Side since last July, and I must say it's been a very pleasant experience. The leasing team is amazing and always so helpful! I love the monthly calendar of events, there is always something for everyone,including your kids and pets; it's also a great way to meet new neighbors! I had been meaning to write this review for awhile, but somehow waited until a gentleman is vacuuming my flooded bathroom floor from a clogged toilet.... On a Friday night, at 7PM, I called on-site maintenance and had someone here within 10 minutes. This situation describes Folio in so many aspects! I signed my lease a year ago. The leasing staff has always been super nice! They have accommodated any request and have made exceptions when necessary (I.e. I'm out of country won't be able to pay for a week, please excuse my lateness). The leasing staff puts on a lot of social events for residents to meet others and feel at home. It's incredibly pet friendly- the dog park is awesome. Love the space, floor plans, and beautiful renovations. Have never felt unsafe here coming home at 3am, going to my car late evening, or sitting on my balcony. I'm on the first floor and have never had bug issues; other than the occasional beetle or something. Gym is awesome. They partnered with gym studios so have personal training and classes on site. A year ago, reading other reviews I was so weary of signing a lease... I just resigned last week! read more

I lived at Folio apartments for almost three years. In my time living here I had more issues than I can count. While the location is great and the community members were for the most part nice. I never got satisfactory results or answers to any of the problems I had and do not recommend living there. * The security gates almost never worked. They would "fix" them and then they'd go back to being broken by the end of the day, this happened dozens of times. And they would frequently only fix half of the gate, so one side would be permanently closed and the other would allow free access. (At that point, just leave the whole thing open) * FIVE flat tires during my time living there. They constantly have ongoing construction with workers who do not take the time to adequately clean up after themselves. Fortunately, I had insurance on my tires through Firestone or I would've been out around a thousand dollars. When I brought this complaint to the office, I was told: "There's no way to say for sure you got the flat tires here at the apartment, as such, we can offer no compensation". This was the same line I got each time. * On two separate occasions they were doing construction work outside our apartments and the workers punched baseball size holes through our bedroom wall. (Clean through, you could see daylight and hear the wind whistling). This left plaster all over the bedroom, covering our clothes, bedding, potted plants, etc. After the first time, I told them to address the issue with the construction crew to prevent it from happening again. Unfortunately, the very next day it happened again and I found out they never spoke with them. This led to the second round of extra laundry, cleaning and waiting for maintenance. * I was living in one of their "classic" (not renovated) units this entire time. As a result, my rent was a good bit cheaper than my neighbors, something I appreciated greatly and honestly the only reason I stayed. A couple of months ago, it was time to renew my lease. They sent me the renewal options via email about a week before the sixty-day time frame. I printed it out, left it on the counter and was going to bring it in that Saturday. (I was literally never home during their Mon-Fri office hours). Then on the exact 60th day before my lease expired, they taped a notice to my door letting me know that I was not going to be allowed to renew as they wanted to renovate the unit. While wanting to renovate the apartment is understandable, the timeline of the events was beyond frustrating. When I went to speak with the apartment office, I was told that they had known SINCE NOVEMBER that I was not going to be allowed to renew in my current unit. (I was welcome to lease a renovated one though). So instead of notifying me 8 months in advance, giving me plenty of time to make a decision, plan and figure out what I wanted, they did the bare minimum, as always and left me in a bind. * In the end, the staff was very difficult to work with, they constantly gave a "Not my problem" attitude and failed to ever come close to effectively resolving any issues or complaints I had. We've let management know multiple times about wasps in our apartment and nothing has been done. This morning a wasp was in our bedroom and stung me and I woke up barely able to breath. It was a very scary experience. Luckily I had an epipen in me otherwise I would have had to rush myself to the hospital or urgent care for the allergic reaction I had to being stung. We no longer feel safe in our own home. We would like to leave folio as this is now a safety concern. read more

I've lived at Folio for almost two years and despite the modest rent hike I couldn't be happier. I'm not going to say this is the nicest Austin has to offer; of course its not. Folio was the absolute right choice for me though. I had a detailed spreadsheet weighing crime reports, distance to the closest HEB, price per square foot, pet deposit and rent, move in costs, overall feel, and amenities and this is the best apartment in my opinion. The staff are attentive when maintenance issues come up and the apartments are surprisingly nice and spacious. In this price range, there are no better apartments in Austin. I've checked. read more

We paid for the move out cleaning that they do so you can just leave and a week after they called saying they didnt charge the right price...... yea thats not sketchy i signed a piece of paper stating what it cost and agreeing to it then you guys wanna change it. Started out as a great place. They had a promotion going where the registration fee could be waived if we wrote a yelp review. Few pros about this apartment complex - leasing people started off nice of course, it was a gated complex where the gates worked at least 85% of my time here (sometimes the gates would stay open for hours on end), and the initial look of the place was great! The interior of the apartment looked great at first glance. Nice hardwood floors, high ceilings (third/top floor), spacious common area, large bedrooms, large walk-in closets, and had no crime incidents around our unit. However, looking closer at the apartment, there were painting mistakes, floor scratches, and droplets of paint dried on the floors. Had to put in a couple of work orders the first day about no hot water, dishwasher not working, and a low pressure of water in the showers. Living there went well until rain started coming. Every time it rained, our kitchen roof leaked. Towels and multiple containers had to be put out each time. We put in multiple maintenance request and each of them said they completed the order and "fixed" it. Not sure what they exactly did, but it surely did not stop the rain from coming through the roof. Pieces of the kitchen ceiling would fall off onto our floors each time it rained. After months of multiple request and them "fixing" it, during one of the work orders, they brought in a large humidifier and kept it plugged in our wall outlet. We were not told of how long we were suppose to keep this large machine plugged in and in our kitchen, so we kept it on for probably 2-3 days. We finally got tired of it blocking most of our kitchen access and turned just unplugged it. Because of that, our electricity bill skyrocketed. The leasing office does not do any sort of compensation for it whatsoever. Their response to it had a "too bad" and "whoops" kind of message. We also had a large pest problems. Roaches were everywhere. We keep our apartment pretty clean and tidy, but there were still (what felt like hundreds) of little roaches everywhere. We sprayed Raid everywhere and bought so many different kinds of pest repellants but they were still everywhere. There is monthly pest control fee that everyone pays, so you would think that pest problems would be minimal. We also have had bees/wasps problems since we moved in a year ago. The balcony is beautiful and we had grand plans for it, but with the wasp/bee hives present and active on our balcony, we were always fearful about going out. The pest guy has been to our balcony many times to "fix" it and still there are lots of bees/wasps. We've had a couple of incidents where they would fly into our apartment as well. We've had other problems with our unit as well but the ceiling leakage is just what irks us the most. I would definitely not recommend this place. The renewing amount has raised $200-$300 more a month, so there's no way my roommate and I are staying. If we could get out of our lease earlier, we would've jumped on that opportunity months ago. Saw I owed money on move out through their portal, couldn't pay it without a $25 fee, finally received a bill in the mail and still couldn't pay without a huge fee so I was only able to pay through the phone and then they sent it to collections a week later even though I already paid. Applied a month ago, our leasing consultant didn't get back to us (had to call constantly to hear our consultant was on vacation to find out if we were even approved) took a week to hear this out. Had to call and call to find out next step. Kept being told to do it all online, when we needed to ask questions our consultant always "stepped out." When I say we had to call to find out the next step every time WE HAD TO CALL ABOUT 3 TIMES A DAY for the past month lol what a joke!!!! Ronnie never got back to us, we always had to bug the office all day to get the simplest answers!!!!! Last straw was us setting an appointment to sign lease (4 weeks after applying) and he got there late. We set the appointment at 2pm and when I went in they told me he was on lunch break when just an hour before he confirmed the time!!!! Ok so another nice man starts helping us (30 minutes after waiting) and tells us we can't sign our lease unless we have the 1st months rent (we were to move in October 8th, it was September 27th) Frankly I'm so glad we didn't. We were never even told this I'm telling you no communication. *update* Cooperate reached out to me and said they'd refund the application fees and all to us and I'm extremely relieved and Greystar is truly a good apartment ownership, just a couple bad weeds. Ridiculous move out. First all - I loved this place - until we bought a house and moved out. They nickel and dime you. They "calculated" a final water/utility bill for us - which was the highest it was the entire year we had been there. Our bill for Jan-Feb was $64. Feb-March? (When we didn't even live there) - $96. I call Bull - the guy Max in the leasing office is a jerk. I'm just glad we have our house and are done renting, especially here. Our neighbor smoking pot, our other neighbor leaving garbage outside her door, the ghetto music coming from the gas station next door, lost dogs, lost/unsupervised children (!). The broken stair we told them about in September and never got fixed. Over time, you realize they appear to look high end but the actual apartments are low quality. Good luck guys! read more

I wrote a review for this place back when it was called Northland at Stonehollow. This review picks up where that one left off. Anyway, our little problem with our neighbor leaving his dog's poop all over the breezeway continued until about mid-January. A note from management was placed on his door. Too bad he continued his laziness on the second floor. By the time we moved out in mid-February, maintenance was just as slow as ever. The front gate was still wide open due to the office renovations. There were even more holes in the fence bordering the neighboring strip mall. The rent has also gone up considerably. Two to three years ago, you might have been getting what you paid for, but that is no longer the case. Sure, it may be a little nicer than some complexes on the street, but take some time to look around, and you'll find a better deal elsewhere. If you like newly renovated apartments, check out Folio. I lived at Folio for 2 years and I will say I did love living there. I didn't have any issues with move out fees or unfair charges which is usually unlikely when it comes to renting apartments. I actually received money back on move out which has NEVER happened since I've lived in Austin. My only issue for future tenants and one I really struggled with is the gates and the lack of time they actually functioned. I know things happen but when you're renting and security gates are there, they shouldn't be working only 20% of the time. My car was stolen from my apartment and when I called the office though I didn't except them to take responsibility, as again mistakes happen, but there wasn't much urgency to fix what they could have which is the gates. I will say though the units are beautiful, rent is expensive but you're leaving 5 minutes from the Domain so don't act shocked, the office staff is wonderful and do their best (so give them a break), and beside my car being stolen, I really had no issues. I would still live there if I didn't need to move more North. I took one star off for the gates always being down and the hassle that put me through but I would still recommend to anyone looking close to the Domain! read more

We were going to take over a resident's lease and were treated wonderfully by the leasing agent, Abbe. She was thorough, professional and knowledgeable. The entire office was lovely and enjoyable to work with. The resident who we were prepared to take the lease from was bizarre - long story - so we actually ended up not renting the apartment that we came in to rent. In the meantime he wrote a horrible and extremely unfair review for these folks. It is sad when people are mean just to be mean. He blamed them on losing us a sublease but that was not the case at all. HE was the problem. Take each review with a grain of salt :) read more

Folio apartments appears to be a great deal for the money especially compared to the more expensive places in the domain. They are completely remodeling/renovating all the units as well as the fitness areas and reception area. It is convenient to the whole domain/North Austin area. Importantly there are no additional charges for parking, which is plentiful for residents and guests. Carissa was an excellent host/tour guide and was very knowledgeable about the community. I am very happy to have found this affordable and newly renovated place at a much more affordable price. After moving in 3/6/15, I've got some updates to the review. I basically like the place so far, and the renovation is certainly better than living with worn out carpet and used everything. But the workmanship is laughable. There are spots where they totally missed with the paint, the switch plates fell off, the towel bars fell off, the doors, trim, bathroom fans, are all the old ones. The closet handles fell off, the dishwasher door won't close, the refrigerator is about two inches tilted so the door swings wildly open. Outside there is an incredible amount of dog poop on all the grass areas, liquor bottles, garbage abounds, and there's a constant puddle preventing passage on the ground level below my apt. The back stairs feel like they could collapse, wiggling back and forth when you walk down them, the front stairs are half aggregate, half repaired concrete. So it's crap, but it's still the best I could find. I was not going to live with old carpet, and my girl made it beautiful inside. read more

I have lived in three different units at Folio and this is my experience with them: - maintenance team is great. They will fix any issues you have ASAP. - The gates will always have issues. Something very minimal will occur and suddenly the gates are broken again. It'll take about 2 weeks to fix it every time. - The fence that neighbors the gas station is broken and has never been fixed despite requests. - MAKE SURE YOU WALK YOUR APARTMENT BEFORE SIGNING FOR IT. I was not allowed to view my apartment before signing for it and once I received it the infrastructure was crooked. The entire chimney was crooked and obvious to the eye. By then my movers had arrived and I had taken off from work to move. I pleaded that they do something about it and the previous manager brushed it off as "cosmetic imperfections". It's not a cosmetic imperfection. They sold me a faulty apartment unit. - If you want the front desk to do anything for you then you'll have to constantly call/email/ go visit for them to get anything done right. Upon my moving out I asked when my last water bill will be. They said they will mail it to me. It was three weeks and I received nothing. So I called the office and they printed it THAT DAY and said it was due in two days. So I asked if I could give a check in person to prevent any issues with the mail. I took time off from work to hand deliver the check. I have a copy of it. Two weeks later I get an email from greystar corporate saying I have a debt outstanding. After I explained I had already paid they haven't received anything. So then my options were to: pay by phone and incur a 5 dollar fee or get sent to collections. What a horrible management system of Folio. - the apartments are pretty but they're not worth the fuss. Go to the Camden off Metric to avoid all the drama and live in peace. read more

We have lived here a year and are getting ready to sign a new lease. When we first moved in we found out Greystar bought the property. This made us worry since we had met the old owners and were not informed about this. However we are very pleased with the Greystar team especially Erica the manager and Jessica who always has a smile on her face in the office. They always say hello, take care of things as fast as humanly possible and go above and beyond to make sure the community is happy. I have never seen a property manager care about her tenants the way Erica does. When you have a problem she listen and does something about it. She makes you feel cared about and works hard to insure a safe and friendly community for all. The property is going through some renovations and it is looking great! If you want to live somewhere that you feel cared about, quiet, friendly and shows their appreciation for you being here this is the place. read more

My partner and I have been living at this rental property for almost 3 years. The previous office staff was less than stellar, but significant, positive changes have taken place since being rebranded as Folio. The rents are decent, the amenities are great and all the recent upgrades are fantastic! The Folio staff keeps things in check and are extremely helpful! If you're seeking a place that is close to shopping, bus routes, MetroRail stations, bike trails, ACC Northridge, has professional working tenants, and is safe and welcoming (very gay friendly!) to all diverse communities/life styles...then check this place out! read more

I can't wait until my lease is up with this place. I've been here for multiple years and the only reason I have stayed is because of the location. But now that's not enough for me to stay. They constantly have trouble with pipes and tend to shut of the water for hours at a time and give zero notice. The plumbing with the apartment is not the best there is always issues. My ac/heater unit has broken multiple times where the temperature as reach 40 degrees in the winter. They have trouble updating residents. For example a company came out to replace all ac units in the apartments and they never emailed me or gave me a noticed therefore I had some stranger in my apartment who I wasn't aware was suppose to be there. As someone who lives my themselves this made me fearful. The only good thing about this apartment is that it's close to the Walnut Creek greenbelt. read more

Exeeded our expectations to be honest. Great apartment and amazing service. Fonda took care of the tree to allow movers carry out stuff easier. We've also have a couple more requests which all have been taken care of very quickly before we moved in. The area is very nice, with lots of trees around and in between the buildings. I've lived here for several years. I came here right after Northland took over from AMLI. Transitions seem to be difficult no matter who the previous company was. There are things that I am unhappy with sometimes, but nothing is perfect and I keep going back until I am satisfied. The negative comments below regarding inconsiderate neighbors and such are amusing. The complex does the best they can, but they can't fix everything. If one has a noise complaint at 2:00 am, then calling the police is the proper course of action. Follow up with management of course, but be proactive. In fact, my experience with the management when there was a problem that impacted my safety was quite positive. The biggest problem I've experienced here have been from dog owners who do not pick up after their dogs or keep them on leash. On Christmas Eve, I was walking my dog when another dog that was not on a leash attacked him. We were both injured. Because of the holidays, the manager was on vacation, but once she came back, they were all over it! Sadly, because of our injuries, that resident had to leave the complex, but the management handled the situation kindly and made sure that they didn't have to pay horrible fees to do it. They took care of me but were compassionate and caring of the other person at the same time. ------- One thing I do think is funny is that there are pictures up that refer to the cabinets as "hand crafted". How exactly do mass produced cabinets qualify as "hand crafted"? read more

Folio Apartments is AWESOME!!!! From the minute I stepped in the door everyone I was greeted by was nice and very welcoming. I worked with Carissa and Jessica a lot to find the perfect rate and apartment. They were able to answer every question with ease and were more than willing to show me multiple apartments over and over. The neighborhood is also great. It's close to the Domain which is very nice and it is also close to both 35 and Mopac. Not to mention all the great upgrades they have done to the apartments themselves. It has huge sink in the kitchen, beautiful cabinets, pretty appliances (I love cooking), the bathrooms are nice and roomy, large walk-ins. Basically everything in this apt is awesome. Overall I am very happy to have found this place. Also the management is great which is a huge plus and the first time I can honestly say that. read more

My partner and I lived here for over a year and in the entire time we lived here all of our 4 windows leaked including the patio door. They tried to fix it to no avail because instead of inspecting the inside of the windows where it was leaking they just replaced the synthetic stucco around the windows. Eventually they inspected the inside but no further work was done. Management seemed not to care and many things seemed to be an inconvenience to them. Word of advice as well before you move into a unit: inspect it for things left behind by previous tenants. When we entered our unit it smelled strongly of marijuana (there was some under the dish washer that was broken) and we found an open bottle of Percocet in one of the cabinets . There was also cigarette ashes all over the floor in the bathroom and our clothes smelled of smoke for the first few weeks we lived there, as the previous tenants smoked cigars and cigarettes indoors. We moved out to a different greystar community, however, and we are liking it much better! read more
