Discovered them through my realtor and initially intended to collaborate with Faramarz Moeen-Ziai. However, his assistant, Harly Cotaco, ended up handling my case, at least for the initial days. Unfortunately, the experience turned out to be quite frustrating. They tend to prolong the process by repeatedly requesting additional documents, only to eventually become unresponsive, regardless of how persistent your attempts to contact them through calls, texts, or voicemails. It's a regrettable investment of time, and the added drawback of a credit inquiry seems entirely unwarranted. First and foremost, Faramarz had the lowest rates. I called 11 brokers and Faramarz had the lowest rates. Period. His fees were right in line with the industry and we highly recommend him. Faramarz (aka FM) has been absolutely phenomenal to work with. We could not recommend a professional any higher. We wish we had 6 stars!   FM responded right away to our phone calls and emails. Literally, it never took him longer than 20 minutes to get back to us. Even on a Friday night or Sunday morning. This was during an extremely busy period for mortgages. Out of the 5 other agents we called on a Friday morning, only 2 got back to us at all... and they each took at least a day to respond.  But not only did FM blow the competition out of the water when it came to responsiveness, he was also extremely patient and diligent about explaining everything. We are first time homebuyers and FM walked us through our credit score (even though there was no need to do so, he just wanted us to know not only why we got the score we did but how we could continue to improve it!)  FM also has created a super user-friendly spreadsheet that he shared with us that allows us to input the purchase price and amount of money we have for a down payment and it calculates all of the "out of pocket" expenses during the month... including if you need money for PMI and/or property taxes and insurance (the spreadsheet lets you choose whether you wish to take it out monthly or not).  In summary, FM is a very kind and patient and helpful professional who will get back to you right away and answer any and all questions you have. In addition, his rates were extremely competitive. There were just two flat fees for his services, and everything else was industry standard.  We really enjoyed working with FM and wish all professionals could be like him! FM was the most knowledgeable, responsive and trustworthy, 3 of the most important quality you are looking for in a mortgage advisor. After our first meeting, everything moving forward was extremely easy and understandable for people who have not that kind of expertise (I am an assistant professor in neurology at UCSF).
