Faramarz and his team were fantastic and easy to work with. We were deciding between three reputable and competent loan officers, and Cross country had the lowest rate and lowest fees/loan costs. Faramarz has an outstanding reputation with local relators which is invaluable when submitting an offer in a competitive market. We were able to close in 17 days. read more

Faramarz and his team at Cross Country smoothly handled our home purchase loan, and were a delight to work with from start to finish. They helped us choose the loan option that made the most sense for our situation, and got us the best rate available at the time. They were always easy to reach whenever we had questions, and they got us closed amazingly quickly -- in just two weeks. We deeply appreciate having the experience of working with Faramarz and his team at CrossCountry Mortgage. As first time homebuyers, buying from the inheritors of the property we had been renting for decades, and having intense pressure to close this sale in 3 weeks, we came to Faramarz with no real knowledge and a lot of anxiety. He took excellent care of us, providing information, guidance, and hand-holding. No sooner would we put forward a question, then we would get an answer. We always felt respected in our questions and concerns, and we managed to close in the allotted time, a whirlwind experience made do-able with Faramarz' support. Would we recommend his services to others and use the FMZ CrossCountry team again? In a heartbeat. read more

Discovered them through my realtor and initially intended to collaborate with Faramarz Moeen-Ziai. However, his assistant, Harly Cotaco, ended up handling my case, at least for the initial days. Unfortunately, the experience turned out to be quite frustrating. They tend to prolong the process by repeatedly requesting additional documents, only to eventually become unresponsive, regardless of how persistent your attempts to contact them through calls, texts, or voicemails. It's a regrettable investment of time, and the added drawback of a credit inquiry seems entirely unwarranted. I would strongly recommend seeking out a more reliable company and avoiding any association with them. Update: Faramarz called me right after this review and followed up with my application. He looks like a great guy but his team apparently needs some guidance. read more

FM and his team are the best! FM handled complex VA loan transactions flawlessly! FM and Madison are very knowledgeable and professional. They patiently explained all the details. Thank you sooo much for your help, support and advise. Our dream came true because of you! read more

The worst ever mortgage company! They promise u to get u a good rate just to hook you up but at the end they provide u with the highest rate. They are not transparent and very misleading. I really regret working with them and looking into another mortgage company to change my loan. They have the worst ever rating compare to other mortgage companies. Their rating here doesn't represent who they are . They send emails begging for five star reviews!!! Do your research and stay away from this company. read more

Faramarz will fight for you and give you insight into what is going on behind the scenes of the loan process. We worked together on a loan for a +$2m SFH in Lafayette. Faramarz managed the whole process and kept me updated with everything that the underwriter was throwing at us. If it wasn't for Faramarz we would have most probably lose our earnest deposits, due to technicalities that came up during the loan approval. He has a capable and dedicated team and everyone is always responsive. I will use Faramarz again in the future. read more

There are good mortgage advisors and there are great mortgage advisors - and there is Faramarz - an exceptional mortgage advisor. Throughout our loan process Faramarz exceeded our expectations time and again: he was always available with guidance, advice and tips, always ready to jump in and always thinking a step ahead to avoid any obstacles or slow-downs which led us to a speedy and successful closing on our home purchase. In a market where buying a home is already complex, complicated, and loaded with emotions, Faramarz (FM) and his team make the loan and mortgage portion way more user-friendly. I worked with FM for my first mortgage, and it was a no-brainer to have him do my refinance. At every step in the process, I felt informed and empowered. He was to describe all of the strange nuances in easy-to-understand language, which made me feel MUCH more confident about these big ticket decisions. And, he created a plug-and-play spreadsheet so I was able to easily get an idea of anticipated monthly costs in real-time during my shopping process. I found everyone on his team to be personable, professional, and super responsive. Highly, highly recommend! read more

Faramarz and his team are amazing! I had never purchased a home before so I didn't know what to expect with the process but I felt really well taken care of every step of the way. Through the scary process of purchasing a home, Faramarz was a bright light to see me through it. He took time out of his day to walk me through things on more than one occasion. Even after everything settled he still made himself available to me for questions. On top of that helpful hand, he was also more willing to work with me on my loan than others. He talked me through my options where others were unwilling. Highly recommend! read more

Faramarz and his team were there every step of the way - he was recommended to me by my realtor, and now I see why. Had a fantastic experience with Faramarz and his team. 1. Responds very quickly each time we reached out. He did a very informative call explaining the different loan options and rates to us. 2. Works really well with our agent, Linda Elkin from Red Oak. 3. Got us 14 day closing! We really think that helped our offer selected. Whole heartedly recommend FMZ team for good rates, excellent communication, and quick closing timeline! read more

In this crazy competitive housing market, we realized we needed to have the underwriting process completed before making an offer on a house. As first-time home buyers, we had no idea how this worked. Faramarz was informative, quick to respond, professional, and down-to-earth. We had reached out to 2 mortgage brokers prior to being referred to Faramarz, both of which dropped the ball on us and never responded back while mid-process. We really appreciate Faramarz following through until escrow closed. He stayed true to his word while also being quick and efficient. It was a pleasure working with him. read more

Faramarz and his team at Cross Country did a terrific job handling our re-financing and devised a fantastic solution for our somewhat complex finance goals. I have worked with Faramarz on two separate mortgages. My last expereince was a refi and I could not be happier. From first conversation Faramarz explains what is needed, follows up and does what he says he will do when he says he will do it. Great rates, clear communication, efficient closing. read more

First and foremost, Faramarz had the lowest rates. I called 11 brokers and Faramarz had the lowest rates. Period. His fees were right in line with the industry and we highly recommend him. Faramarz (aka FM) has been absolutely phenomenal to work with. We could not recommend a professional any higher. We wish we had 6 stars!   FM responded right away to our phone calls and emails. Literally, it never took him longer than 20 minutes to get back to us. Even on a Friday night or Sunday morning. This was during an extremely busy period for mortgages. Out of the 5 other agents we called on a Friday morning, only 2 got back to us at all... and they each took at least a day to respond.  But not only did FM blow the competition out of the water when it came to responsiveness, he was also extremely patient and diligent about explaining everything. We are first time homebuyers and FM walked us through our credit score (even though there was no need to do so, he just wanted us to know not only why we got the score we did but how we could continue to improve it!)  FM also has created a super user-friendly spreadsheet that he shared with us that allows us to input the purchase price and amount of money we have for a down payment and it calculates all of the "out of pocket" expenses during the month... including if you need money for PMI and/or property taxes and insurance (the spreadsheet lets you choose whether you wish to take it out monthly or not).  In summary, FM is a very kind and patient and helpful professional who will get back to you right away and answer any and all questions you have. In addition, his rates were extremely competitive. There were just two flat fees for his services, and everything else was industry standard.  We really enjoyed working with FM and wish all professionals could be like him! Fair, honest, hard-working, polite... the list goes on! read more

A very pleasant experience. I did get to meet FMZ just before the start of the pandemic when I started looking for a house. He was crisp, informative and friendly. Preapprovals were quick when I had some unsuccessful bids. When I finally found a place that I bought, the application and closing experience was very easy and I got a great rate. I couldn't recommend Faramarz more highly. read more

Where can I begin! Faramarz and his team hold a high standard for excellent service and expertise. Purchasing a home for the first time is an intimidating process, but Faramarz took more time than he probably should have walking us through the process. He provided tools that made the process very transparent and allowed us to be self-sufficient as we hunted for our dream home. I honestly had the opportunity to work with other lenders but the contrast to how organized and responsive they were in comparison was a great reminder that not all lenders are equal. If you're buying a home, do yourself a favor and get the best on your team. Start with Faramarz and you'll be on the right track. read more

Jay and Faramarz did a great job of walking an inexperienced person through the refinance process and what can be a grueling endeavor. As first time buyers, navigating the loan process was nerve-wracking and foreign. FMZ was there through the entire process, with email and text alerts, and phone calls when necessary. When things went wrong, he'd work to fix it. Great service! read more

Faramarz and his team were extremely helpful at every step of my home purchase journey. Once I got pre-approved, Faramarz met with me through Zoom and explained what kind of package I have been pre-approved for, what all those fees are for and how some of them calculated, etc. Everything he mentioned were on an Excel spreadsheet he tailored for my target property, so that I can play around with my offer numbers and see what my monthly payment and closing cost will be. The spreadsheet is such a wonderful tool, with which I can find the best offer I can afford to make. For each property I considered to make offer, Faramarz tailored a new sheet for me as long as I asked. Once my offer got accepted, Faramarz's team worked with me closely and explained clearly what would happen next. They answered all my questions promptly and friendly and were able to close my loan in 17 days, which was amazingly fast! I highly recommend Faramarz and his team. read more

I had a very satisfying experience with Cross Country Mortgage after two extremely upsetting and disappointing attempts to refinance with a bank and another mortgage firm. Faramarz led me through the process which gave me assurance that I was in good hands. We took a preliminary look at my assets which took away the threat of not qualifying. The rates had increased a bit, and Faramarz advised waiting a few days feeling they would come down to the rate that worked best for me. Sure enough when that happened I was locked in at a great rate just before a major rise occurred. It was quite easy to submit all the required docs directly to him avoiding complicated procedures the other mortgage brokers demanded. Lastly he notified me that I was conditionally approved which set my mind at ease. I would recommend Cross Country to anyone considering a mortgage refinance. read more
