TL;DR - Using Flyhomes was a mistake and has cost me $15,000+ (and the bleeding hasn't even stopped.) The cash offer option helped me get an offer accepted BUT They have no motive to complete your refinancing promptly. So you just sit around and watch them waste their time while the interest you're paying on the short term loan grows. The portal that the use is annoying. It constantly asks you for things you have already given them, with no further explanation. I thought that a large reputable company would have this process dialed in. I was wrong. There is plenty of negligence to go around. No one seems to know what they are doing. They will hit you with a bait and switch on interest rates also. I was quoted 3.875% then they turn around change it to 4.125% while I was still actively working with them and giving them all the documents they need. This rate change is going to cost me thousands over the lifetime of the loan. I worked with my real estate agent to get a signed document put together saying that the seller would install a missing air conditioning unit. The seller signed the document. After transferring the money they said they won't be installing the A/C, despite having a signed document. I expected my agent to at least fight on my behalf a bit, but they basically told me to roll over and take it or risk losing my earnest money. So now I'm paying for a $7,000 A/C unit and install out of my own pocket. read more

*Update 4/9/2022-Major praise to Jared for taking the time to contact me & look into the situation trying to resolve it. Sadly, my update doesn't improve the rating. If it was just me that didn't qualify, I would understand in this volatile market place. The issue is the lending end - inexperienced team from management down. I got the Mortgage Sales Mgr giving me approval after discussing it with the Director of Finance then 2 days later a loan officer said uh no we can't do this per our guidelines. So if the manager & director of finance don't know, how do the staff get trained. Problem identified** I have delayed in posting this hoping something would get resolved. First, the initial contact Jennie was prompt, polite and honoring of my time and answered some quick general questions that helped me for an expected home and open house I planned to go to. Nice job Jennie. She set me up with Philippe Noel for a zoom meeting the next day. Jennie even did a follow up call to make sure everything went smoothly. At that point it had. Next, is Philippe Noel. I have to say he is the ONLY REASON I have waited this long to post anything. On our first contact, he got delayed but was texting immediately and said we could follow up about 15 minutes later. It was even less than that and we were zooming away. Hearing detailed information from him and the great start with Jennie made me feel good about the process. Philippe, doesn't over promise. He is polite, respectful and knew exactly where to go to get specific information for given properties. He made it a priority to take me to the open house the very next day and gave great insight on the property from an inspection stand point. Flyhomes is blessed to have him on their team. Jennie and Philippe even set me up with a loan officer Frankie and I thought, wow this is going smoothly. WRONG. End of happy review. I feel badly for Philippe out on the front lines trying to sell a great concept and then bam, lending division tanks the whole thing. Note I had a property in mind ready to put an offer on and the following happened. I had an hour long chat with Frankie Friday night March 18th starting around 430pm (so close to the end of his day apparently). He knew Philippe and I were going to an open house in about 18hours on Saturday. After explaining some of the particulars he said well its' Friday night and I don't work weekends nor does any of my team. The soonest anyone of my team will be able to review this is Monday. **This one is a big issue for me given the full service product Flyhomes says they offer. Why on earth when every offer put out by your company, Cash offer or traditional offer, is contingent upon your lending team giving a blessing would you NOT have anyone in lending working weekends when ALL open houses and most home appts happen. Philippe couldn't do anything until I heard back with an answer about my approval. Let's see March 18th to today March 29th and still no answer. Mind you, I was only asked to give 1 piece of income docs (which I did that Friday night). I have 4 sources of income plus my assets. I did get a reply after I complained to Philippe on Tuesday saying I haven't heard about this 1 piece let alone be asked for anything else. Our clock was almost out for the home. Needless to say an offer wasn't put in on the home nor any of the future 3 I have been trying to put together with Philippe. I am frustrated because I have 3 other preapprovals from 3 other lenders. 1 as quick as 1 hour from the time of receiving all of my already prepared documents. I wanted the strength of the cash offer going in on this market. In a follow up talk finally, Frankie asked a tell all question regarding his experience which was about calculating income. What he asked told me everything I had spent hours explaining and trying to teach him (I come from over 20yrs of mortgage lending background) was a total waste of time and I needed to start over with a more experienced team person. I begged Philippe for a new loan agent. To date, I have no email or call that I can tell is from Flyhomes. I got no follow up from Frankie saying I have turned your file over to a senior consultant etc. I am still waiting. I believe the concept of Flyhomes is genius. It would give me a huge edge when making an offer. However, if the inexperienced loan department or at least what I have experienced so far is the best Flyhomes can do, don't hold your breath. I was told beginning to end would be 7 to 10 business days for a complete full underwriting approval decision (again that would be a huge plus in an offer because not all pre-approvals are the same). You can't get close to that if one never asks for any income or asset documents to get started. Flyhomes you need to do a better job with your lending division. I really wanted for the FlyHomes trade-up program to work out, but unfortunately it did not. I realize that FlyHomes is a start-up and they are trying their best to cover the entire Bay Area with just a handful of agents, and I was ready to cut them a lot of slack in terms of communication responsiveness, knowing the local market, and even being proactive. However, the company is still figuring out internal processes and everything is in flux. The program sounds great on paper, but the details kill it in practice. Here is what killed the deal for me: FlyHomes will offer you a guaranteed purchase price for your old property for 7 days and will re-evaluate "at their discretion". You'd think they would be on top of their own policy, right? Wrong. I found out that they would not honor their agreement 15 minutes before making an offer on a hot property. No indication of any issue up until the final minute. All paperwork signed and ready to go. On the bright side, they were happy to receive feedback and cancelled the agreement with no penalties. I really think the company has a great idea and am rooting for them. But at present do not expect a smooth ride. Update: FlyHomes reached out to me with an update. The re-appraisal issue stems from their lender's policies and is something they are working on fixing. read more

But I felt that their business caters mostly to high end / higher housing budget individuals or families, which explains the stellar reviews on Yelp. For someone like me on a moderate budget for a Condo in silicon valley area, the agent (from Flyhomes) is not motivated enough to be responsive. Forget about being responsive to any questions, the engagement from them was absolutely missing after I revealed what my budget was! There are other realtors who are willing to earn the business even if their commissions are low. Does this not defeat the idea of saving money by all cash offer for a money conscious customer ? Since today is the next day of Thanksgiving, I would like to come here to express my sincere Thanks to Flyhomes, especially Jerry!!! We have been on and off the weekend open house tours since winter of 2018, when the market was kinda cooling down. But due to our own lack of financial confidence, we were not really serious about our first ever property purchase. During the random open house visits, we got to know different realtors, some were very nice, some were kinda pushing... which stopped us from having a realtor -- because we do not want extra stress from anyone outside of our family. In March 2019, we found a cul-de-sac house on a weekend open house on Sunday. Then through friend's friend's word of mouth, we got to know the name of Flyhomes. We got connected to Yikun and Jerry via online chat app, then we finally started our first ever journey of placing an offer -- read disclosures, evaluate the offer competition, comparative market analysis... We also got our first underwritten pre-approval via their help. Long story short, our offer was not accepted because there were a few higher offers. Yikun and Jerry suggested us not to match the highest one, which we found a very reasonable suggestion, otherwise we would now end up with much higher financial pressure. Between March and May of 2019, we kinda slowed down and tried to follow homes (list price then came back in a month to see sold price) on Redfin and Zillow to get a deeper understanding of the market trend by ourselves -- we knew that the purchase would be OUR OWN purchase, we knew that the real estate market is unhealthy and we have always been suspicious of any real estate opinions / suggestions in nowadays crazy market. We glad we did have the time to learn about the market by ourselves and feel the difference, that's why we eventually chose to buy our house with Flyhome and Jerry's help. We bought our home in June 2019. Before that, we got Flyhomes help to place another offer which wasn't accepted due to competition. We tried to match with the highest offer, then the other buyer raised their offer again. While we were still hesitating, Jerry persuaded us to look for other opportunities, which I sincerely appreciated.
