This is a review of the "trade up" program We were looking to move out of our condo into a new single family home, so we contacted Flyhomes because the trade up program allowed us to only move once and shop for our new home in the comfort of my current home. After only 2 months of searching we were able to move into our new home! Pros - Being able to shop around and throw offers without having to move out of current home first - Process/Pricing/Cashflow is very upfront, I understood the cost and timeline of trade up since the introduction call. - In trade up, the since the offer will be cash offer (from flyhomes on behalf of you), you get way more competitiveness especially in a hot market. - Showings are extremely easy to book almost at any time that you want (with some caveats, listed in the cons below), honestly Lily & co were so good that I didn't even feel the need to use the app - My main advisor Susanna was very responsive and gave me information that I didn't know before as a first time SFH buyer, I wish she came on tours with me as she seemed way more knowledgeable . - With a team instead of a single realtor handling things, it feels like everyone had specialized jobs and no one's wearing too many hats, so they were able to get things done very quickly Cons - Cost, nothing good in life is free, the program does cost money and since you can only choose the cash offer portion, you technically are losing out on the Flyhomes cash back as well - The main advisor does not accompany you on tours, it's usually a field agent and they're VERY hit or miss, at some point it felt like they were glorified door openers because they knew nothing about the home or the area, definitely would have to do you own research - Selling the old place can be pretty stressful (depends on market) and you could potentially lose out on better offers because you want to complete the transaction fast Overall, I would recommend the trade up program for anyone who wants to get into their dream home the most convenient way, even though it might not the best financial way. We used their trade-up program to purchase our second house in Saratoga _before_ selling our house in San Jose. For those unfamiliar with their program, I suggest you visit https://www.flyhomes.com/ or even better call them to learn about their various programs. I checked their website, it's not immediately clear to me that they offer the trade-up program, but that's what helped us to purchase the second house. They helped us purchase the new house with all cash, and they helped us sell our old by purchasing it from us at the guaranteed price, per contract, after our old house went on market for 90 days. I am most impressed by their integrity and consistently awesome service. Danielle and team are simply a pleasure to work with, especially Danielle herself. While she served many clients, she did her best to make us feel that we had her undivided attention. Friday nights, weekends, we reached out, she responded. Flyhomes helped us purchase the new house with all cash. There are other bidders, one with higher bid, but we managed to get the house, partly (if not entirely) thanks to the all-cash offer that Flyhomes helped us make. After Flyhomes purchased the house, we have 90 days to sell our original house, with whose proceeds we purchased the new house from Flyhomes at the same price they first purchased with all-cash for us. Also, after Flyhome's purchase, we can move into the new house at a previously agreed upon monthly rate. The reason we used their trade-up program is because (i) the liquidated cash we have is roughly 20% of our target price of our second house. While it's possible to get a loan, it will be at an unfavorable rate. To get a better rate, we need to first sell our old house. (ii) selling our house and then purchasing a new means twice the moving and packing, and uncertain amount of time to stay in temporary housing during transition. We have a not-so-small family, so we would very much like to avoid uncertainty at the lowest cost. Flyhomes provides that option. Our old house is in the 95130 neighborhood. After signing the contracts with Flyhome, home prices in that area took a very visible hit (as observed from sales of other homes in the same neighborhood.) It's unclear how much profit (if any) Flyhomes may get out of this deal. However, Danielle and team showed their best integrity. I saw no less passion or quality in their service than they first approached us. They continued to respond promptly, help us navigate through securing a mortgage, and is able to act in our best interest when we making addendums to the contract to address some missing details regarding our purchase of the new house from them, which they are both the seller and agent. read more

This is my first time writing a review on Yelp. Recently we were looking to purchase a home. We heard about FlyHomes, and its cash offer, in an advertisement. Out of curiosity, we reached out to the company, and met Jocelyn, the company's agent. Jocelyn quickly set up a one hour session with us, where she talked about the company, and most importantly, the cash offer. In addition, because we were first-time buyers, Jocelyn spent some time explaining the home buying process, along with the market trends at that time. I don't normally write reviews, but for the extraordinary service that FlyHomes provided to my recent home purchase, I felt I have to share something with the hope that more home buyers could be helped by this professional team. Unlike traditional agent, that you normally get one person to help you from end to end, working with FlyHomes is having a whole professional team back you up. My home buying took me less than a week. All started from a Sunday open house tour where we had a crush on the first house we saw. It was also my first house tour in my life, I was not at all prepared. At that night, luckily one of my friends talked about FlyHomes when she was visiting us. I searched online, and learned about this Seattle based start-up. I call them up the same night. It was late, but someone on the other side of the line said they will have their team look at my case the next day. It was Sassan who called me that Monday. He then became my main contact point. He had the talent to explain all these things that you never learned before buying a house. Talking to Sassan was like chatting with a silicon valley engineer. Very logical, get to the point quickly, no bragging, no bogus, no non-sense. Behind the scene, we had their other team members 1) reaching out to sellers 2) assisting at my financial documents 3) drafting an offer. Multi-threading in parallel. Then we learned a lot about the sellers, why they were selling and what they were looking for. It turned out to be a hot sell. Many others had crush on the house just like us. Seller set an offer deadline on Wednesday. Then magically, I had the loan underwriting ready on Tuesday, and offer drafted on Wednesday morning. They were really hard working folks. Some of the documents were sent to me at 4AM. Again, they're non-traditional agent. The team was not directly paid by commission fee. At the end, Sassan was the one to keep me sane and discount my offer. It turned out that his estimate was accurate. We finally got the house with only $3K over the 2nd bidder. Then the "closing" team kicked in to help through the whole closing process. Oh, I forgot to mention their "all cash" program. Knowing how competitive the housing market is in SF, we wanted to act fast so we reached out to FlyHomes that afternoon. We were able to quickly set up a meeting for the next day with Danyang, one of FlyHomes' top investment professionals, to help us come up with a buying plan. We couldn't have been more satisfied with this initial meeting with flyhomes. Danyang gave us excellent advises and introduced us to their cash offer program, in which the company fronts the purchase amount in cash and buys the property on behalf of the buyer. I do not recommend Flyhomes. Be wary of these reviews for them on Yelp. You'll notice most of them are from reviewers with very limited history on Yelp, and some have only one review: the one they posted for Flyhomes. One agent also has all positive reviews written about her and all posted on the same day. These reviews are most likely solicited from friends and family of the agent/employees, or paid for. We had a terrible experience with Flyhomes as a buyer. We were assigned a very inexperienced "client advisor" as our sole point of contact and it was all downhill from there. The offer and negotiation process was incredibly mismanaged. Flyhomes' goal is to close fast and to close more deals. But they do so at the expense of the buyer. They negotiate everything in favor of the seller, despite being the buyer's agent. They are willing to deceive and tell you whatever is necessary to get the seller the price they want, including fabrications about other offers on the table and creating imaginary timelines to try to get you to agree to things under pressure. I won't list all the shady tactics that were employed here, but we were convinced to place an offer well above what was necessary, and even so, the agents got greedy and tried to negotiate even higher. After we had had enough, they repeatedly tried to bring us back to the table by dropping their ask. When they had come back down to a fair price, we expressed interest again, only to have our flyhomes buying agent again try to push us on things we did not want to do, all in favor of the seller. Ultimately we decided to drop flyhomes as our agent and the house ended up selling to someone for well below our initial offer and below even our final (much lower) offer and their final ask. Greed and inexperience ultimately destroyed what could have been a better deal and better outcome for both buyer and seller. Your so-called client advisor also does not show you the open houses. They will cycle you through whatever agent is available and nearby at the time. My experience with this has also been negative, given that the agents never seem to know anything useful about the house, and are usually clueless about prior communications you've already had with the client advisor and other flyhomes agents. Whatever proprietary algorithms they claim to have are also useless given the limited transaction activity for each neighborhood and the idiosyncrasies of each house/location and their impact on price. The historical data is especially useless during unusual market conditions like a pandemic environment. The icing on the cake: the agents/advisors were at times incredibly rude and unprofessional. I sincerely hope Flyhomes either hires more experienced people, or provides better training for their employees.
