This place is horrid. All their apartment buildings are terrible. The rent is ridiculously high--over $1,600 for a studio and more than $2,000 for a one-bedroom. The construction is so poor that I can hear everyone's conversations, and I've even come across sensitive information like credit card and Social Security numbers. Thankfully, I'm not a criminal. I live in an Ania managed property at 449 E 28th st in Paterson. my building is nice enough and I do love my apartment. Management is very responsive and at timely fashion to any complaint I ever had in my home. This review is mostly about the parking garage that we PAY for!! The garage gate is broken almost all the time! It used to be that they would send a company out to fix it after maybe two days one time it was five days this time, it's been broken for almost a month!! As a result, people from the neighborhood who don't even live in the building, so of course don't pay for parking, have come in and parked in spots that I guess they think they pay for. Actually parked near the dumpsters drinking, blasting music from their cars and jumping rope! Do we have a gym that I don't know about?? When you call management they say that they have a company that they hired to deal with the parking garage gate. They say they have nothing to do with it but they'll call them. Even if that's true, they need to find another company because the one that they are presently using just comes and fix it and it works for a few days and then it's broken again. At no time did the company ever contact me to tell me that I didn't have to pay for parking that month because it hasn't been secured. Resident here have dogs that they let defecate and urinate in the parking garage. It's a shame because the apartments are really cute for the money. Some things can't be changed like the neighborhood. The building is in, but some things could be improved if management cared enough. read more

PLEASE DO NOT RENT HERE AND PAY ATTENTION TO ALL THE BAD REVIEW! our apartment seemed nice at first and we moved in then the nightmares began, everything is cheaply done to look good but not actually function well, our bathroom walls have been peeling since our second month there, a leek happened because of the pipes and our whole apartment flooded and we lost our laptops/phones and cameras to the flood and when we complained they only fixed the lights and left...now that our lease is ending they cut the lights and said our light bill isn't included in our rent?? (8months later) and that we needed to pay an additional charge for it, nothing in this apartment is worth the rent price and not worth your money. read more

Current tenant; cute apartment however if you are sensitive to sound and are a light sleeper this is NOT the place for you. Walls & ceilings are paper thin. I can hear my upstairs neighbors clearly, I now feel like part of their family. To my left I can hear the neighbors dog crying every morning when she leaves. To my right, they have an infant whos cries can be heard on my sons motion-sensored camera. I can hear when music is played in the apartment across the hall. I can hear the lady directly below me moaning all night. Garage doors are always breaking down. People let their animals pee the building halls/elevator, some let them roam without leashes. Prior I did not consider East 18th to be a main road but the cars drive by at 100+mph and music is just being played at loud levels all hours of the day and night. I had temporary window screens for more than one month- mine had holes when i move in so they gave me temporary cheap ones and forgot about me. i had to put in a second request as a reminder. when they came the second time, he took one screen as a sample to measure, and brought back a completely different screen. before i had screens that ran the complete length of the window. he brought back half screens so that was disappointing. I pay for a parking space in the attached garage and had an issue with a tenant spitting and throwing cigarette butts on top of my hood. read more

if i could give this company a 0 star, i fucking would. worst management company ever. they do not care about anything but your money. if you have issues paying the rent due to life troubles, they will not negotiate with you and understand, instead they take you right to court. the employees are absolutely disgusting and rude. because of being taken to court TWICE, it is hard to apply to other apartments. they make it so difficult for someone to get out of these apartments. it feels like a fucking trap. they dont do anything about noise complaints. everyone in that building gets to do whatever they want and they take no action. never seen such a shitty management, its embarassing, its paterson... not surprised! read more

been renting for 2yrs and 2yrs is how long I've asked for a livable dwelling. instead of providing that they served me with eviction papers during the beginning of a pandemic and then small claims suit for rent during that same pandemic. I'm from bergen county had i read the reviews prior i wouldn't have moved in they literally call and send off emails about rent being due and having a balance but don't recall what repairs you've requested because they "don't see it in the system" I have pictures recording etc of the dwelling and even reached out to local depts for help took it to the state they found issues needing addressing gave them 60 days in that time they haven't come by or called once to make appointment with me as to when they can make em they only care to get paid not to do their actual jobs read more

Florio is a good company. I have been renting for sometime now and even though my neighborhood isn't the best the apartment is great. The apartment comes fully renovated with nice amenities. Now management is easy to work with they take payments over the phone and they also are very ahead on their office. Office is clean and nice ! read more

I've read a lot of bad reviews about this place but my first terrible experience came before I could even move in. I rented an apartment with 'Latacia.' She was a lot of help. They told me that my keys would be ready on Saturday. I arrived Saturday morning at 9 am. I was told that my keys would not be ready until 1pm. I arrived back at the office at 2:30 after working. The doors were locked! I knocked on the door and the young lady that answered said that they were closed. They had given me an hour window to get my key and didn't even notify me of when they were closing. I was clearly very upset when the manager, 'Isreily' began to overtly roll her eyes at me. She then decided to call me a 'B***h' as I was walking out. She attempted to rectify things by telling me she could give me my keys the following Sunday and Monday. I got in touch with my realtor only to find that out that she decided to give me my keys the following Tuesday. Not only did she call me out of my name, she lied to my face. She doesn't deserve this job. She's unprofessional, unqualified and overwhelmingly inadequate at customer service. They should be ashamed to have employed her! read more

florio management is a scam they tried to illegally board up my apartment when I was out for the day saying the at my front door was wide open and they thought I vacated the premises then someone from their maintenance team apon boarding up my house stole all of me and my daughters sneakers her tablet her projector tv my AirPods and a bunch of other things even witnessed by my neighbor I even gave s description of the guy who apparently took my daughters things they tried to lie and say they didn't take anything from me they blamed it on my front door being open but they were the only ones who had acess to my apartment that day because nobody besides my one neighbor and Florio (or ania management whatever' they go by these days )has keys to the down stairs door my neighbor proved in many was that it wasn't them that took anything it was florio maintenance team they have yet to sdo anything because they say they don't have proof that they took it when I told them I watched the video from my neighbors camera and had multiple neighbors see thieir maintenance guy do it smh plenty of times my neighbor has had a chance to be at my apartment and never stole but the day florio illegally board up my apartment all my child's things I fount missing when they had to unboard it they were the only ones who had access to my building and they have no remorse for the stealing from a child smh don't ever rent with them read more

Please do not rent from Florio Management. They do not treat their tenants with any form of respect. They will tell you whatever they need to in order to get you out of the office or off of the phone. The apartments look clean and new but the way this company conducts business is not worth it. If you need anything fixed its a headache just for them to fix it. I thought it would be a nice apartment until our home was built, but I wish I never moved here. I thought what Charles Florio was doing to Paterson was great, bringing nice apartments to an area where there are not many nice apartments. But after renting from him I would say Charles Florio is taking advantage of Paterson. I have attached pictures of some of the headaches we endured while renting from Florio Management (puddles of water on the floor coming from the roof every time it rained that was finally fixed after 8 months, broken vent in the bathroom that broke on a Friday and wasn't able to be fixed until Monday, leaking pipes in the parking garage, flooded hallways). Every negative review that is listed on google is accurate. This company should not be taking over the rental market in Paterson. read more
