The property has been well maintained for the most part, although the trash situation has definitely become more of an issue lately. In my opinion, a lot of that comes down to residents. Parents should stop sending their kids to take out the trash unsupervised, and everyone should do their part instead of being lazy. Keeping the community clean is a shared responsibility. My biggest concern is the lack of communication from upper management. As a renter trying to get information about my rental balance, when the issue wasn't no fault of mine, it was frustrating not being able to get clear answers. If it weren't for Emma and Rona, I probably would have been much more upset with the experience. They were professional, patient, and genuinely helpful throughout the process. I'm not sure what's going on with upper management, but thankfully Emma and Rona are holding things together. They deserve recognition for the excellent customer service they provide.

I moved out July 31st , provided the office with keys , and a forwarding address , did a move out walk took my pictures and videos . I never recieved a move out statement or my security deposit back before the 30 day mark . I called Sept 2 regarding the issue and was told to send an email to the accountant because he is new and they didn't see anything on file pertaining to my move out documents. I requested proof of certified mail , an itemized statement etc , according to Florida law by not sending this in time they forfeit any claims . I recieved an email back and the address they supposedly sent all this information to was the apartment I just vacated . There fire I never Recieved ANYTHING. The accountant admitted to the oversight and stated they just saw the mistake that day and my forwarding address was provided . Upon looking at the itemized deductions I was charged 250$ for drywall repair , when I moved in I hated the apt so I did not decorate , not put up TV's because I knew I was moving as SOON as the lease was up . 6 holes from curtains I was told was the issue . SIX SMALL HOLES ONE SCREW COST 250$ to repair ? NONSENSE ! , it all honestly feels like a scam and my mail was sent to the wrong address on purpose and of course it was "sent" on the 27th right before the 30 day mark . It's Sept 17th and I have yet to receive my security deposit back after going back and fourth about a " oversight " on accounting errors . A few honorable mentions : packages ALWAYS lost , could not get a refund for one because it was delivered , Roaches , terrible and I mean TERRIBLE parking , the apartments are old the amount of dust I had to clean was crazy , high FPL bill all the time no matter what changes I made in the apt , pools were always Dirty , compactors always full with tons of trash left outside . It's plenty of other places to apply do not live here , I felt like living here was being trapped in a prison I could not wait for my lease to be up !

Staff did however come right into our site mowing and blowing while our windows and doors to RV were open. They moved our personal belongings, which should be a no no! We did not appreciate no warnings they just came right on in to our site and did what they wanted to do. When working around 1/2 million to 1 million dollar rigs this should not be allowed. Thanks for blowing all the dirt and grass into our rig. Very unprofessional and unappreciated. Another issue we had during our stay was that they shut the water off twice without any warning. I was doing laundry one of the times, a little notice would have been appreciated. I can accept that maintenance and repairs need to be completed from time to time but advance warning should be sent out to your guests. Industry standard that they missed. Overall location is good. Central to Space Center, Vero Beach, Daytona, Orlando, Miami all relatively short drives. The Sebastain inlet state park is close by and very nice. The restaurants and bars are nice and have a wide variety in the River Walk. Hesitant to recommend people to stay here. The park is situated right off HWY 1 which is convenient but a bit loud. It is also between railroad which has a commuter train and cargo trains running day and night. I found myself very tense from all the noise.

What frustrated me the most was finding out that the warranty had expired in June -- less than two months earlier. The company only works with Jandy pumps and did not provide me with any other option except replacing the entire pump, which I find unacceptable given the short lifespan. I expected higher-quality equipment and better customer support for a pool that is just over three years old. This experience gives the impression that there is little concern for the customer once the installation is completed.

Communication after this initial review improved. I was getting weekly calls from lady handling permits and even sales rep when needed. I did still have to speak to the engineer at the DERM department on a weekly basis too to make sure that both parties were understanding each other bc the special permit got "denied" 2 times. I do have to say that once pool construction began everything ran really quick and fast. We had a pool before Christmas. From the ground breaking to the finish work I had Pepe and another superintendent come in to supervise the work at least once a week or they will come and prep for the next part. I was also almost at all inspections and spoke to the inspectors as recommended by Pepe. Overall, I do believe that they have to communicate with the clients more often during the permitting process and specially when there are special requirements for a permit due to the property. So far my pool looks beautiful and it hasn't had any problems.
