Whenever she sees me she remembers my name and helps me with whatever I need. I had an issue a few weeks after move in and Ms. Renee was also so caring I was super glad to have them both in the office when something happens. I'll try to be comprehensive, and you can reach out to me for more information.I have lived here for two years, and this will be my last year. The apartments themselves are decent, with the best feature being the location. However, the company running the apartments needs a serious overhaul in how it operates. Poor community relations between management and residents are the main reason. During my time here, I and many other residents have had multiple negative experiences with how this complex is run. The back gate entrance is constantly broken, and management does not seem to care about security in that area. I've even seen a homeless man sleeping in the bushes at night.Unauthorized cars frequently park in the community to access the nearby plaza along Gateway. Parking spaces are numbered for residents, but if someone parks in your spot after 6 p.m., you are out of luck. The towing company will not come unless someone from the leasing office calls them. Multiple residents, including myself, have tried to propose solutions, such as having a representative available after hours to make those calls, but nothing has been done. As a result, residents end up parking on the side of the street or blocking other spots, which congests the entire neighborhood.Maintenance is another major issue. I have experienced multiple instances where it took weeks for requests to be completed, and staff often show up with incorrect information. The team appears disorganized and unprepared. For example, I submitted a request because my washer stopped working. It took two weeks before someone came to inspect it, and only after I went to the office to follow up. When the maintenance worker arrived, he took apart the machine, damaged my floors, and said he needed to order a part. In the process, he disconnected the dryer as well, leaving me without either appliance. He said the part would arrive the following week, but after that, no updates were provided. I had to go back to the office again to ask for updates and request either compensation for laundry expenses or access to another unit's laundry facilities. Both requests were denied.As a result, I have been without laundry for almost a month and repeatedly follow up with the office because they do not communicate with residents. On multiple occasions, I was told I would receive a call with updates, but days would pass with no follow-up.There was also an incident involving a storm where large tree branches fell and damaged several residents' cars. One car had a broken windshield and lost a side mirror, and my car was badly scratched. These overgrown trees clearly needed trimming, yet management claimed it was not their responsibility. They refused to use their insurance to cover the damages caused by their lack of maintenance.One lesson I learned is: The provided insurance they offer only benefits them. They offer landlord liability insurance, which does not cover renters. You can purchase renter's insurance and landlord liability coverage elsewhere for a similar price. Lastly, the garbage is consistently overcrowded, and at night you can often see raccoons and rodents running around. Reported mold smell and spotted growth over a month ago from clothing and washing machine/dryer and have had a maintenance worker show up twice to inspect.. The appliance has a production date of 1999. Both times he told me he let the office know of its condition. Still has not been replaced. These people do not care about you nor take the word of their maintenance workers into consideration when making decisions. In a prior dispute i waited 1 month and a half for a dish washer and had to hand wash dishes daily which i incurred general damages in the amount of approximately $800 with no resolution and no compensation negotiations. I am now getting a third-party mold assessor to take mold samples write an expert mold report that i will be filing with the clerk of courts. I will stand before a judge pro se and litigate the amounts negotiable for their lack of maintenance of the property. There are numerous other transactional disputes with this company with no terms for resolution as they simply dont care under the assumption that no one will pay the $350 filing fee and take them to small claims court. They only care about revenue and there is no corporate oversite with Olen to get a higher echelon of authority to make these people act. The front desk seems to kind of care but the old bats in the back-office refuse to care about anything. They must have big noses or small hats.. read more

Unfortunately, many of the negative reviews are true. My boyfriend and I were relocating to Boynton and stopped by the leasing office for a tour. Though we eventually got one, we were told it's usually very busy and that appointments were necessary. When we tried calling the next day to schedule another tour, no one answered--despite us calling repeatedly and leaving multiple messages. I had to show up in person after work just to speak to someone, only to find staff chatting at their desks. We asked about a specific apartment listed online, but were told it hadn't been available in a while--yet it was still up. During our second tour, we were dropped off at our car and told everything else had to be done online. The application fee was a steep $300. The leasing agent couldn't answer basic questions and never followed up. We explained that my boyfriend is a full-time medical student receiving a housing loan sufficient for rent, and we were initially told it wouldn't be an issue. But after applying and struggling with their background check system, we were later told--right before a holiday weekend--that his proof of income wouldn't be accepted. Reaching anyone in the office is nearly impossible. Calls go unanswered, and we were even hung up on once (I can only assume the call was answered on accident). Even after calling back immediately after being hung up on, we were still sent to a voicemail. We were left just five days to find a new place after being misled and ignored. It feels like we were scammed out of $300, with zero accountability or customer service. I also just received an email from them last night letting me know that my rent is ready. Great Experience So Far! We have been in the community for about two weeks and love it so far! Our leasing agent, Rona, went above and beyond, even staying past closing to help us find the right apartment. The staff has been friendly and responsive. When our brand-new fridge stopped working, maintenance communicated and replaced it. The office team, Lisa, made sure everything was handled smoothly. I moved from out of state so I didn't get to look at the property I went off of the website and what the leasing agent told me , once I got here the day before move in day to look at the apartment it was far from my standard , I was shown a different apartment and the leasing agent told me it was only a 30$ difference , she called back a hour later and said sorry it's actually more than a 100$ difference . I had no other choice because I moved out of state had all my belongings and my children were on the way . Moved into the apartment , the toilets were scratched up and disgusting , the washer did not work , the filth was beyond and I mean beyond dirty . I understand moving into a new apartment you have to clean but it was so dirty on the steps going into the apartment had dirt embedded looked like it was never cleaned .the vents were disgusting , the shower moldy . My sons bathroom had a tooth brush on top of the shower from the previous renters . I was and still am in disgust from the lack of cleanliness in this apartment . They replaced the toilets a week later , and I also was without a wash machine for a week and a half because it was broken . The parking is TERRIBLE . Everyone has to crowd the streets for parking .its been nights I've stayed in because I did not want to lose my parking space . The compactors are overfilled with trash , the gates are always broken , the back pool is digusting and looks like it has never been cleaned . If you have children do not move here ! Apparently I recieved a noise complaint which I spoke with my neighbor about .a week later getting calls non stop saying someone walking past heard yelling ? I've spoken with my neighbors around me and no one can back up these complaints . Im being Bullied by a complex , a single mother with two kids from out of town and they are threatening to terminate my lease ?! Like I stated to them before , it's unrealistic to say my kids aren't going to make noise . They play , they fuss , I fuss at them sometime this is my home . Am I supposed to tip toe around my house with a toddler . This complex is horrible and the people that run it . I have lived here for almost 2 years and new tenants (young couple) moved upstairs and they have two cars. They complained that my car has not moved. I got a threatening sticker on my car stating that they would tow it. I work from home and travel for work when I went to the front office the 3 women all accused me of lying and they insisted my car never moves. I said come look at my recent locations on my car and they just continued to bully me. I RECOMMEND NOT MOVING HERE EVER. This is a place I would not recommend. I have lived here for a year and unfortunately renewed. With the issues of the trash, maintenance problems and just lack of communication. Send an email they say well unless you go tell them to look at it goes days. They are overwhelmed well fix the staff issues or get out of the business get in one that you can handle. My first morning at the unit I woke up to find my garage a pool of water, Coming from the unit above me. I went to the office, and all they said sorry we thought it was fixed. Before you moved in. I had a 5 month nightmare and hell in that unit, my walls started to be filled with mold, there was a strong odor. I couldn't breath, I got so sick living there that I had to be in the emergency room 3 times in 4 month. I complained to the office to Tommy Smith, maybe 30 times a month, sent an email but no one cared, they just came, looked and left. and said there's no mold NOTHING WAS DONE. Finally after 3 month of me crying at the office they fixed the broken pipe above me, At that point my unit was already filled with mold, my clothes were destroyed, my new furniture, my bags, my shoes, and I was very sick. I wanted to leave, and they didn't let me break the one year lease, They didn't care and never came to check my unit for water damage. I hired a private mold company that took samples to the lab, and the result showed very high mold spores in my unit. When I showed it to Nicole Satterfield the positive mold report and many pictures that the mold company took. They agreed to release me from the lease. At that point living in that unit was very dangerous. I spent money living in Airbnb They didn't want to pay or offer me a clean unit, or pay for a room for me till they will fix it Nicole Satterfield is the worst of them all; she never answers phone calls or emails. same as Tommy smith, I am just cant believe they will let tenant live in that condition and don't do anything about it, To cover themselves Nicole Satterfield, office manager, suddenly sent me emails that they cleaned my AC ( That they never really did) They will say anything now to cover themself. We're finishing up our first year and I'm not impressed. Our year started out nice with staff (Tina - Now gone) who was very attentive and polite. It seemed the grounds were clean and parking was not a huge issue although we have a private garage with driveway. As the time passed and Tina moved away, I've noticed more dog poop on the ground everyday and more vehicles illegally parked. Don't even get me started with the rear trash compactor...People can't throw their trash inside of it and it causes an unsightly mess and smell. It was a lie, they denied to refund me the $300. Property manager, Vania was NOT helpful at all when I decided to escalate the issue to her. She was very unprofessional saying that it was my word against their word, no money will be refunded for denial of application ...So I paid them $400 just to run an application that was not approved with zero money back. what a SCAM. We just moved in here a week ago and we already have a bunch of problems. On move in day we wanted to wash our sheets & noticed that the washer wasn't working & immediately called the front office. The lady said she would put in an emergency service request since we just got here. The maintenance guys got here & said oh it looks like it needs to be replaced, we'll replace it with a washer in a vacant unit. I'm pretty sure that's what they did before & that's why it's already broken when we moved in. We thought they were gonna replace it the same day but no one came so we called the next day & the lady said that the maintenance didn't even put in a request for us to get a new washer. ANNOYING. I called again the next day for an update on when they were gonna replace it & she said, "they're supposed to replace it today." LIES. On top of that, apparently nobody in the office knows which mailbox belongs to each apartment and key because we called for our mailbox number & at first she said a number & it didn't work then we went down to the office to ask & she said a different number & it didn't work AGAIN so we went down to ask again & the front office lady said that they're probably not working & the only way for us to fix it is if we have a mailman and a maintenance man present. Excuse me? It's like nobody knows what's going on around here. No communication or anything. Lastly, we have to have someone install WiFi in our apartment & the installation guy has been waiting for almost TWO HOURS just to get someone to open up the meter room. He said he's been down to the office twice & called SIX times & no one has done nothing yet. He said that when we went there the second time the lady was clueless as to what he was asking for. They just handed us a "key" for the meter room to open it ourselves & it doesn't even work. So lazy. It's like they just said here do it yourself then. This place is terrible. An apartment complex with not limited parking and 1 or 2 maintenance personnel is not where you want to live. Trust me. We've been living here for almost a year and can't wait to get away from it. It's extremely frustrating when you pay $1,400 a month for an outdated apartment and parking lots flooded with so many cars that they fill up the building curbs. Of course during home tours the management shows you the best unit in the nicest building! Clearly we were disappointed after moving in. The gym is one of my main issues. The gym that this complex offers their overcrowded and over paying tenants has half of their equipment broken. For months. Not to mention the equipment that works is now filthy because some kids vandalized the place with a fire extinguisher. I watched the maintenance man clean the extinguished carpets and equipment with a vacuum... if only the management here had enough decency to hire a professional carpet cleaner to shampoo them. This is the second review that i am writing about this place the first one was about the front staff and our experience and this review will be about our move in experience! None of what I'm Writing here should reflect poorly on Reene! We moved in on (8-31-23) we arrived at about 12:30pm we did show up a hour early but when we arrived the apartment was not cleaned what so ever we found bugs in our cupboards bathtub in the master unclean and a plethora of other issues we then had someone come out again delaying our move in 3 hours following a storm that delayed us further when we came back after it was "cleaned" it was in almost the exact same condition as we we arrived earlier that morning we had someone come in the following day on (9-1-23) after further inspection we found that a lot we found a few more issues we had with the overall cleanliness of the place! we were then told that we wouldn't receive any cleaning services for the weekend due to labor day unless it was a emergency service so we then had to wait until Tuesday to receive the rest of the cleaning! after he left I looked around and still saw the bugs in the cabinet from before! I then just decided it was ridiculous and i ended up doing the rest of the cleaning myself! The ladies in the office tried and tried to make it right! I still am very unsatisfied that we haven't received any compensation what so ever we even had to pay a pro rated amount for the 1 day early move in! I don't know if we received this treatment due to our age or whatever else but we are still unsatisfied with the situation and would happily remove and or update this negative review thank you if provided any sort of compensation in for making our move in experience that much more stressful! This place is a disaster, I've been living hear for over 2 years and have nothing good to say about the staff or community. To begin when I moved in, there was a man living below me. He one day confronted me about claims of "moving furniture at inconsiderate times". I told them directly that we never even move our furniture. He would bang on his ceiling thinking we're dancing around. We were so confused then one night while I was sleeping. He began banging on his ceiling again, it woke me up and my partner was so confused she decided to go knock on his door. When he answered the door he confronted her with a bat and ended up pushing my wife backwards. She came back upstairs to me as I so confused at what I woke up to. We contacted the leasing office to tell them about the conflict & what has been going on; there was absolutely nothing done about it.Before this happened, he had been staring at us with looks like we never considered his concerns so one day I stated to him "hey I hope everything has been okay". He immediately became angry and claimed he wanted to fight me, trying to be the bigger man I just walked away to my apartment. This neighbor ended up moving out. Wanting to solve the mysterious sound, my wife and I came to the conclusion that it must be the plumbing because we could hear occasional sounds coming from our floor. This wasn't the only problem we had been dealing with. As you can tell from other reviews, contacting the office is near impossible, which is even more of a hassle when you consider that nearly every-time I submit a maintenance request. Either someone shows up at my front door without notice or they don't even show up at all. I've submitted pest control requests and the leasing team apologized because they admitted they forgot about me. I have had the knob on my dryer break multiple times, I've had staff tell me they'll call me back and then just completely forget, my toilet has gases seeping up through the water causing a horrible stench. The pump on the toilet had gone bad from the calcium build up that comes from the water. Whatever contractor they hired to install cabinets left fast food bags underneath the cabinets.They never maintained the large plants around the property, leaving residents cars vulnerable to large branches falling from tall palm trees. My rent has only gone up since moving in, I really up with this recent increase that we see improved services. With a more than 40% rent increase which the office justified was due to upgrades they "plan" on doing I expect more. A plan to do upgrades doesn't justify the amount raised. At this point they can't even commit to explaining what exactly they will be upgrading. When I contacted them renewing our lease, I was told my apartment had essentially reached its full upgrade potential although I have yet to have a single upgrade in the past 3 years living here. The most minimal maintenance work isn't done here. In three years this place can't even pressure wash their buildings. When it comes to the maintenance staff they clearly do their best. They are extremely understaffed an over worked. The majority of repairs are left to one to two men that are not only elderly but also clearly from marginalized groups. They are being exploited for the amount of work that is piled on to them and I can pretty much guarantee that they are not being compensated what they should be. This community continues to raise prices to get the residents they would prefer to live here. It's a disgusting example of gentrification and less than below average management In regards to the comment from Olen Living, they don't see any pending request because the Maintenance team would mark them as complete. The "upgrade" she's referring to would be replacing blinds and carpet. It's not any sort of luxury upgrade. It makes me laugh to hear they held a meeting about a neighbor assaulting my girlfriend. Yet they never even tried to reach out to me to inform me of this. Don't believe the bullshit they try to tell you, the staff here are pathetic. End of story. read more

Place was infested with roaches, was not cleaned, smelt of mold and to top it off when we broke our lease to get out of there they kept 345 dollars from our security deposit due to what they claimed to be damage from mounting a tv. Not to mention the supposed damage which was a few screw holes was properly patched and paint ready by a professional contractor with whom I am very good friends. There was loud music vibrating our walls multiple times a week late at night and the ceilings are paper thin because we heard every footstep all hours of the night. We would call and complain about the CONSTANT noise yet nothing was ever done. It is extremely ghetto, we saw drug deals and had items stolen from us that were left at our front door, we also witnessed a domestic dispute between a couple who were rolling around on the ground fighting in our hallway. I've been living here for the last 4 years since 2019, most of the people that work here try to do the right thing, but then there's other individuals that think that they make rules... This is all in reference to the new gate they installed which is great, was told 3 weeks ago since I was leaving the country on vacation, they would provide me with a four digit code so that my dog walker can come in and take care of my dog. I go to the office this morning May 6th 2023, spoke with Lisa, she tried to handle the situation, but then enters Tracy, who is very combative from the outset when I tried to explain the situation that I have an elder dog that will be taking care of while I'm gone for a week in another country on my vacation, they said to me I don't know what you referring to, but the email about our four digit code, which was given to us from Tracy telling us that we were all set. Now with vacation starting Monday, I need to scramble to figure out how my elder dog will be cared for. They tried to pawn it off on calling corporate which won't handle an email or a phone call until Monday. I'm leaving 8:00 a.m. Monday morning. Tracy was so unprofessional and I'll make sure that people know that. If I was someone who didn't pay my rent who had issues with the apartment I wouldn't even put this type of review because then I'd have a mark on me, but I don't have that issue. read more

At first sight, the property looks relatively normal and the location seems prime. However, as luxurious as the apartments may seem, it is all a front. Between the felony search warrants being served at 5am, the AK-47 assault rifles being fired off in the parking lot, the constant marijuana smoke billowing from surrounding apartments and motorcycles doing donuts in the neighborhood, I highly discourage anyone from renting from this unprofessional, unequipped property. The management will not work with you on fixing equipment or security concerns regarding your unit or safety within the property. It took them two weeks to replace a simple piece on the washing machine. You pay for pest control but somehow still manage to have bugs inside the unit itself( they never came one time within our 12 month lease) . They say, per their protocols/ contract, there are no aggressive dogs...this is also, yet another lie, hence multiple dogs charging at us, which shouldn't have been allowed, per their "banned pet policy". My wife and I were going to break our lease due to unsafe property conditions per Florida statute 83.60. We decided to stay, due to the confidence of Ms. Satterfield's email, reassuring she would change things. That time never came. I have emails, videos, and pictures proving my point. 911 was called a minimum of 2x a month. I would encourage looking at The Renaissance, the commons, or any one of the 10 properties in the near proximity of this disaster. I should've walked away from this place when I was shown an apartment with blood on the walls. They said they weren't supposed to show it to me because it hadn't been cleaned yet but they did anyway. Huge red flag that I ignored. Emergency maintenance doesn't answer the phone. When I moved in there was black mold on the windows and my dryer didn't work. None of the outlets in the house worked. Lights come on and off at random times. The A/C has been out for about a week. No one picks up the phone or responds to emails at the front office; you have to CC corporate or walk up to the front to get any sort of response. How do I get out of this hell hole? Where do I begin? I've dealt with a lot living here for the past 7 years, but roaches are where I draw the line! Especially when my rent increased $700. I refuse to pay almost $3000 for an old, dirty, roach infested property.  I have been dealing with roaches every day for the past few weeks. I opened my front door to let someone in and 4 roaches came running in. Roaches are crawling on my things in the garage. The pest control had to bomb my garage and spray my front door. Then the following week after he bombed, still roaches coming in from outside. Now he's telling me welcome to Florida . Every day I walk into my bathroom or kitchen and I'm killing a huge Palmetto bug. The pest control is telling me to BUY stuff to plug up my drains. Why would I need to buy all of of these things when I am paying a fortune to live here?  This is not an interior problem; this is an exterior issue. Of course, I have seen Palmetto bugs in the last 7 years, but when I am afraid to turn the bathroom light on...it's a PROBLEM! All of the maintenance issues, they slap a band aid on it and you have to call multiple times for the same issue. I've been told by some of the maintenance over the years, management does not want to pay for anything new. Every time we have a new neighbor we are being contacted because there is a leak in the apartment.  We had to pay for a mold inspector which found mold on our base boards because of the all the leaks we have had. Driving through the community is like playinga video game trying not to hit the cars parked on the side of the road due to the parking problem. It's embarrassing having someone visit between the parking and the dumpsters with trash overflow in the street.  This is only some of the issues that we have had to deal with in the last 7 years. It was a very quiet, clean neighborhood, but in the last 3 or 4 years it has gone downhill, but the prices keep increasing.  NOONE from the Olen Living Management returns phone calls, I have left several messages over the past 3 years. Good luck speaking to the manager when you have an issue.  The manager is like Charlie, from Charlies Angels or the Wizard in Wizard of Oz. Over the last 3 months this residence has gone downhill. This morning a young lady was walking her dog on a leash and started screaming help me, he's attacking my dog. I ran outside (I was the only resident who came outside) and a German Shepard was attacking a little yorki. I immediately grabbed the dog and was able to diffuse the situation. The owner of the German Shepard ran from another section of the complex and said her dog got out. This dog could have hurt a child! The noise all hours of the night have increased significantly and the 'reving' of loud engines are heard all hours of the night. Plus our rent is now going up $700! I understand the cost of living, but we are respectful, have no noise complaints, never have people over, pay our rent early and they do not take that into consideration when they increase our rent from 1675 to 2359 a month! Parking in this community is terrible. There are assigned spots for apartment buildings, but individuals just park their cars anywhere and the leasing office does nothing about it. When you put in a noise complaint about neighbors, the leasing office does nothing about it. They don't respond to emails, and when you call, they basically tell you there's nothing they can do. Save yourself the trouble and find another place to live. read more

I was looking for an apartment and due to the shortage, paid the application and admin fee (which no one told me that it was nonrefundable). 3 days later, I went by the complex and it was terrible and not to my standards for me and my children. I called and cancelled the apartment and spoke with Tammy the manager who claims that she will contact corporate to get my $300 back. I have not heard from anyone! The property is not nice and cluttered! I want my money back and they are refusing to give it back! read more

This place is awful. They have terrible maintenance, the women who work in the office are not very nice at all, for 4 months they kept losing my money order and I was getting late notices to my door when In fact I had paid and would have to go show them proof. It's not the safest neighborhood as my car was broken into twice living here. Maintenance is slow and does bad work they just put band aids on things instead of replacing them when they are broken . read more
