If you are a Seller or real estate broker considering a Flipur offer, you may want to keep in mind what has occurred in my own experience with them. We received an offer from Flipur while we were considering an offer from another, non-investor buyer. We had no record of Flipur viewing the property, so we reached out to confirm the offer was not blind. We were assured they had seen it, and the offer was valid and intentional, but they wanted to see it "one more time." When they did, knowing they were up against another Buyer, they stated that they were going to increase the amount of the offer they had previously made, by an additional $13,000. Once they heard that this offer would be welcome, they put us off and put us off for two days, always promising the offer would be sent over "ASAP." After enough time had gone by that they probably assumed the other Buyer had moved on, they finally delivered an offer $63,000 LOWER than what they had promised to offer right after the showing. Surprisingly, my clients were still willing to sign it, because we were assured it would be a fast and sure closing, and they had provided proof of funds at the ready to close in cash. Unfortunately we failed to notice that they quietly slipped in a term to extend the time they had to deposit any earnest money until after the contingency removal period. We also didn't notice that they required the property to be removed from the MLS altogether--not just put into "in escrow" status as required by the MLS. Once we signed, they had their agent reach out to force the delisting of the property, and to try to renegotiate the terms of the purchase agreement that they themselves had authorized. We agreed in good faith belief that they had written the terms that way in error, and then they wanted us to create an addendum to correct their error, and for us to sign it FIRST. Even when we did, the games didn't stop. They reached out for a last-minute inspection at 10:30 PM the night before. When we agreed, they stayed at the property long after the time they had requested. At other times they just had roof inspectors drop by unannounced, without any appointment at all. When it was time to remove contingencies for the fast and sure closing we had been assured, they kept asking for more time. They failed to deposit funds even by the late date they had snuck into the contract. When we sent a Notice to Perform to remove all contingencies and deposit the funds, they continued to refuse to do so, while requesting still more visits back to the house to try to pitch new investors to the deal. We were misrepresented to believe they were buying the property in cash with the proof of funds they showed us for that purpose--but in fact they were just trying to tie up the property to look for an opportunity to pitch it to others. The name implies that they "flip ur" property, but it seems more likely that their business model is to "flip ur" contract. Finally, we reached the end of our patience, and we told them that if they did not deposit their funds and remove all the overdue contingencies, we would cancel and move to another offer. They promised to do so that night, so we waited again, until the next day. We were then told that they were willing to remove contingencies in one more day, they just wanted another visit to bring some more potential partners by to look at it. We told them they could remove contingencies and do whatever they wanted, but no further time wasting would be permitted until they took the contractual action that was due on the contract they wrote. We reached out at that time for the supervising broker of the agent who wrote the offer, and restated our conditions. Without complying with the conditions and removing contingencies, a few hours later, they arrived at the Sellers house and entered without permission, with the business partners they hoped to persuade to take a stake. They apparently hadn't expected my Sellers to be home, but they were, and that was the last straw. Sellers, beware of accepting a Flipur offer. If you don't let them renegiate, delay and find another investor, you will just waste time and end up with a "Flip ur" property returned to you unsold. read more
