I would be very, very leery of using this company for your real estate needs. They over promise and under deliver when it comes to planning open houses for their customers. They will push you over and over telling you that you should do it yourself. You will explain to them why you don't want to do it yourself. They will then agree to host it, but text you two days before the open house and say sorry they can't do it but they'd be happy to let you do it yourself. We are very, very, very unhappy with their service and will never recommend them to anyone ever! read more

I wish I could give this company 0 stars. I can't even begin to express how frustrating it was to work with one of their listing agents. He was so unbelievably unresponsive, and literally REFUSED to get on the phone with our realtor. He would only text a couple words at a time, and would respond HOURS and sometimes days after our realtor contacted him with questions and with contract deadlines. When she asked for a phone call, he said, and I quote, "Texting is better." He probably sent a total of 35 words to our agent the entire week we were trying to see the home, put in an offer, and negotiate to purchase the home. I guess it does explain why the home had been on the market for almost 70 days with nothing noticeably wrong about it. It was RIDICULOUS. I can't imagine ever listing a home with this company, because as a buyer, they made it quite literally impossible to purchase a home with them (literally--we didn't end up buying the home, because we simply could not get the listing agent to communicate with us). So unprofessional, upsetting, and mind-blowingly frustrating. Stay away. read more

Flat Rate Homes was AMAZING to work with! I like to do my part to save money but had no idea how to fill out legal paperwork for the sell of our townhome. I knew I could clean it, stage it, have it showing at its best for prospective buyers, but I was nervous to try "For sale by owner". This was the next best way to sell and save thousands of dollars! Their flat rate fee (only collected at closing) was less than $2k! Overall they saved us about $7k by not having to pay sellers agent commission of 3%. It was just the flat fee! It was actually cheaper than using Homie even. The only thing that was hard to get used to was their office is only open M-F 9am-6pm. However with that said, Keith was always great at texting us back and calming our nerves and reassuring us. We listed our home first week of Jan. This is a great way to save on realtor commission costs to sell your home. We saved $9k using Flat Rate Homes. There's not much point in paying a selling agent commission when all they generally do is list your home on the mls, which FLH does anyhow. FLH does a lot of the work for you, and all the paperwork, in addition to some mentoring on how to get the most for your home. We generally had a great experience with FLH. The only negative experience we had was with the realtor agent they assigned us. We asked to change realtor agents, but were told that he was the only option we had. I was not impressed with him and neither was the buyer's agent, and he showed some unwillingness and frustration on multiple occasions in explaining things to me about the sell. The only suggestion we would have is to have more of an option in choosing our agent. The ladies I spoke on the phone with were always very kind and professional. After our home was sold, our agent, Jeramie, that we'd been working with, accused us of stealing their lock box and went as far as driving 90 min to our sold home to try and take back "his" lockbox, which was purchased by us from walmart from the beginning of our listing. He wouldn't drop the issue until I gave him our private lockbox code (which he didn't have because it wasn't his box), he opened it, and read the serial number inside the box with his own eyes. We just thought it was petty considering the lockbox cost less than $35, and felt it was an odd way to treat your clients. We were bothered how HE treated us throughout the entire process, and moreso after the sell. BUT other than him, considering we could avoid using that particular agent again, we would use FLH again. read more
