CCM, Condominium Concepts Management, Inc. is a condominium management company that I highly recommend your Board consider. Ask to speak with Regional VP Kimberly Hedden. In my years on the Board and as a long time homeowner in our community I have never met a more proactive person than Kim nor a company like hers that walks the talk to BETTER, not just maintain, your community - assess and reduce costs, increase efficiencies, etc. CCM is very transparent. If you have been on your Board, you know that is a rarity. If you are dissatisfied with your management company's services, recommend to your Board that they talk with Kim. Initially, CCM was recommended to me through a Board member of another community. I called Kim and she promptly returned my call. I was especially impressed with my friend's explanation that CCM was aware of rebates offered by City of Atlanta (COA) and coordinated and implemented, at a reduced cost to the community, low flow toilets, faucets and showers to immediately reduce water costs, usually one of the highest utilities, thereby becoming a more cost effective and sustainable community for all concerned. FirstService Management has been a huge disappointment. Since taking over our community, communication has been almost nonexistent emails are ignored and issues go unresolved.The most unacceptable situation is that the clubhouse water was shut off by the county because the bill was not paid. This should never happen under responsible management.HOA fees have increased, yet services have declined. Residents are paying more and receiving less. This level of mismanagement is frustrating and unacceptable, and our community deserves far better oversight and accountability. read more

FirstService Residential = Terrible Service Residential!! Since taking over the Twin Lakes HOA management about a year ago, we've gone through two horrible main contacts who have both been terribly unresponsive. Our main contact now, Amber, is on an "extended leave", has been for a couple of months now, and they have no one monitoring her inbox or responding to requests or concerns. Higher ups do not respond when contacted either. The lack of communication is incredibly frustrating. Last year they started the summer season out by cheaping out on the pool permit, which led to our pool that has historically been open year round to have a very late season opening and early closing. Shortly after that, they failed to catch a water leak (despite being warned it was happening) that ran up a $22k bill that was passed along to residents through raised dues. This was entirely their fault due to the mismanagement of the property, community, and the communication that residents attempted to send them. Most recently, they have failed to pay a water bill that has caused the city to shut off all water at the clubhouse and gym, which I'm sure also impacts the community irrigation water availability as well. This is basically a scam company posing as HOA management company while adding absolutely zero value for residents or the community developer, Kolter. Absolutely avoid this company at all cost!! read more

I hardly know where to begin when expressing the level of frustration in dealing with management at First Service associated with Buckhead Grand Condo in Atlanta, Georgia. To start, we have an office equipped with a phone line intended for communication, including voicemail. However, despite numerous attempts, I have never had any call answered, nor have I ever received a return call after leaving multiple messages. Left to wonder is the voicemail service is functional. This has not been my experience alone-several other residents have shared similar concerns. Some have even remarked, half-jokingly, that we might as well disconnect the office phone altogether, as its lack of responsiveness does nothing to justify the portion of our HOA dues allocated to it. It makes it difficult cause alot of residents are not in the building to go by office during business hours. Each employee at FirstService Residential has a dedicated email address ending in @fsresidential.com, which should serve as an additional and should be a reliable means of communication. Unfortunately, even this avenue has proven ineffective. I have not received a single acknowledgment-not even a brief confirmation that my email questioning whether the messages are being read at all or wrong email address. The most recent situation is far more serious-rising to an entirely different level of health and safety concern. Several months ago, a flood occurred in the hallway directly outside my unit. Which also flooded my unit. Second flood in less than a few years of owning in the building. It took over three months just to dry the area, remove and replace the damaged drywall, and yet construction debris still remains. Immediately after the walls were completed, a strong and foul odor began to permeate the hallway. I notified two members of the management team and the area was steam cleaned. However, by the following day, the odor had worsened significantly. After enduring this for three weeks, I decided to check my Ring camera footage-and what I discovered was deeply alarming. A medium-to-large dog had been urinating in the hallway multiple times a day, across several areas. I documented this clearly on video and sent the footage to management via email, followed by multiple phone calls and voicemails. Despite escalating the issue to several FirstService Residential employees, I received no response. This is not just a nuisance--it is a public health issue. I've been advised by professionals that has knowledge of the serious health and safety risks posed by prolonged exposure to animal waste, bacteria, black mold, ammonia gas, and allergens in an enclosed common area. With no ventilation with no windows or doors go air the space out. There's continuous use of low grade air freshener to mask stench. I have small children, elderly visitors, and a senior, small-breed dog-all of whom regularly walk through this contaminated carpet that is approximately 21 years old. Several days ago, my dog was rushed to the emergency vet, unable to stand. She was diagnosed with a bacterial infection, despite never being in dog parks or exposed to other animals. She was hospitalized for multiple nights and will remain on antibiotics for several weeks. The very next day, I fell ill myself and was diagnosed with a respiratory infection, causing me to miss work. Accumulating a large sum of expense. I sent full documentation-including videos of the dog urinating without cleaning up except with urine soaked papertowel, vet records, and medical updates-to four different employees at FirstService, requesting a formal update and plan of action. To date, more than four weeks since the dog urination began, I have yet to receive a single reply. No action taken. read more

I wanted to compliment Ruth Banford at FirstService Residential. Ruth has been a help to my husband and I numerous times since we moved into Mundy Mill In April 2020. We have asked for several approvals on home and yard improvements. We needed help with the swimming pool passes and we have called with questions about the HOA rules. Ruth has always treated us with kindness and respect. She has helped us when we needed approval within a limited timeline as well! Just driving through our subdivision, one can see that she is doing her job well. I feel she cares for the home owners she serves, and would like to improve the neighborhood in which we dwell! read more

I would never use them as HOA management. They have horrible service. All them do is higher your HOA bill. Every time when I called them for my HOA problem they never picked up my phone nor never call me when I leave message. Our HOA was only $257 before them took over, after switched to them they increased our HOA to $383 with no extra service. I would stay away from this management company. read more

One of the worst property management companies I have ever dealt with. Their loyalties lay only with the property developers and investors - they do whatever the developers say just to sell units and don't really care what the condo owners think. They add useless features such as charged valet and poolside towel service just to make the property more marketable all while raising the monthly HOA. Their policies are outdated and they refuse to take feedback from owners seriously. Their communication is beyond terrible as many other residents would agree. Condominium Concepts is a waste of money - I urge any building that is considering them to immediately un-consider them. read more

I dream of the day when my complex switches management companies. I moved into my community five years ago, and I, along with many others, have had issues with them almost from day 1. They are absolutely terrible when it comes to communication and are terrible with documenting previous interactions which causes a number of issues and headaches. They also seem to choose horrible vendors to render services. We have had significant issues with every service provider they have found from landscapers, to painters, to our water sub meter billing company (huge issue here), etc. I really question their competence. Unfortunately it has been an uphill battle to get our complex together to get rid of them despite the dissatisfaction of almost every resident. read more
