**2nd Update: I resubmitted my request and it was approved after 48 hours. It was a completely opposite experience from when I submitted my original request. I'm pleased to say my issue has been resolved. I hope that Beacon treats all of its customers with respect and communicates effectively the first time around. I have to reiterate that communication goes a long way and a lot of the time that's all that we really want. Hopefully, going forward my relationship with Beacon remains positive. Thank you for the prompt response after the resubmission of my ARC request. **Update: I spoke to Christin on 1/31/25 and we had a meaningful conversation. Tasha also provided us with the reason for the denial & it was a simple fix. Communication goes a long way and my initial review could've been avoided. Beacon Management is one of the most negligent and unprofessional property management companies I've ever encountered. They are consistently unresponsive to resident concerns, fail to enforce HOA rules, and allow management to act without accountability or oversight. Repeated complaints about serious issues, including noise disturbances, safety concerns, and violations of community policies are routinely ignored or brushed off. Their lack of communication, follow-through, and basic respect for homeowners is appalling. Residents deserve better. I give a no. 1 rating only because ZERO is unavailable. They are disorganized, rude, unresponsive, and the adminsitration (especially with Hazel Ashe) is a convoluted mess! Their only purpose is to assess and levy fines , fees, and large violation costs. They send notices for issues that do not exist; send proxy letters 2 weeks after HOA meetings; and everything is always three weeks late when fines have already begun to accrue. You can never get a return call or someone to answer the phone. Most folks who are forced to submit to Beacon, don't even live in the same state as this company or its employees. We have an HOA with one board member who is also listed on the Beacon website as if she is also an employee. This is a conflict of interest. We have no Treasurer, No Secretary. Poor Service, Broken Promises, and Abandonment During a Crisis Review: Our HOA hired Beacon Management Services with the hope of recovering from financial instability and improving operational oversight. Unfortunately, our experience has been overwhelmingly disappointing. Over a two-year period, Beacon failed to take any meaningful action to collect on over $150,000 in past-due assessments. They did not coordinate with legal counsel or pursue serious collection efforts--just mailed statements to residents already in good standing. As a result, our community fell further into financial hardship. Vendor payments were mismanaged. Beacon paid companies that were never approved by the Board, and we were forced to spend unnecessary legal fees trying to understand decisions that Beacon, as the property manager, should have explained or avoided entirely. Their management representatives lacked basic property management knowledge, and turnover was constant. We often had to re-explain urgent issues, from plumbing failures to delinquency problems. To make matters worse, Beacon issued their 60-day termination notice and then immediately began disengaging--ignoring emails, missing meetings, and abandoning transition responsibilities. This left us scrambling to prevent a water shutoff for 57 homes with no meaningful support from the company still being paid to manage us. Beacon may be within their contractual rights to end the relationship, but the manner in which they walked away speaks volumes. It was unprofessional, negligent, and entirely lacking in basic integrity. I do not recommend Beacon Management Services to any HOA seeking responsible, reliable, or proactive support. read more

Our community, Vinings Main, is currently being managed by Beacon Management Services and currently, our on site property manager is Larry Haygood. Let me start by saying that I don't know Larry personally but on a professional level, he should not be in a position where he has to interact with people...he isn't good at it. He also receives poor marks for his responsiveness to the owners in the community, knowledge of the HOA agreement, being dismissive, unhelpful, and ill-equipped to handle pretty much anything. There are a number of issues that the community is currently facing and we need a manager who has good decision-making, communication and cognitive skills, who is an active listener, skilled in conflict resolution, organized, adaptable and who is empathetic. I have tried several times...including right now...been on hold with Beacon Mgmt customer service for 16.5 minutes...awful...to report Larry to Beacon leadership but no one ever answers the phone or returns emails. Myself and several other owners have aired our grievances with our HOA president...who is great btw...and she told us that Beacon Mgmt leadership is aware of the issues with Larry and that they wanted to meet with us on-site (at Vinings Main) but we never heard anything from Beacon. This is disheartening and disappointing. We feel like we are not being taken seriously and that there will be nothing done about Larry. I thought that if you pay someone for a service, they are supposed to provide nothing less than excellent service but that isn't happening here. EREM AKA Beacon Management manages Providence in Huntsville Alabama. They hide under this Atlanta thing to confuse people in Alabama and it probably works! If you want to live in Providence, I would think otherwise! This HOA is exceedingly strict and they are run by the developer, the Slymans! There is no HOA board in Providence. The developer controls it. And the rules are very strict! No outdoor lights. If a security camera has a light on it, it's in violation LOL like WTF! No screens. Yes, no screens! Not in windows or doors. No bird feeders. No outdoor crafts like a wind chime. You will get cited for everything. The homeowners have zero say and that's probably why it's utter chaos. Also, they raise HOA fees all time with absolutely no insight or explanation or warning (at least for all of us townhome owners). It's so annoying to get a bill in the mail a week before your HOA payment is due with a good 20-30% increase. Don't you think people need to budget such huge increases? They don't care. They ignore emails and if you do talk to anyone (I won't mention her name, you will know when you speak to her) she's very off putting, rude, condescending, and will constantly talk over you and interrupt you. They play favoritism with neighbors. We have one neighbor who's tree died and everyone was supposed to pay to have new landscaping except this one neighbor who did not. It's been 2 years!!!! They cited my fence for needing to be freshly painted yet my neighbors fence next door is rusted and worse than mine. Yet, she doesn't have to fix hers. It's like they want people so miserable that they don't want to live here, and don't worry WE DON'T! Living here is like a prison sentence. I would think twice before buying here. Look at all the houses on the market here now!!!! Driving through Providence is an absolute dangerous nightmare. Also, we only have 1 entrance and it's super busy and congested. The pool is only open for the summer. There are other, in my opinion, nicer areas in Huntsville than Providence. If I could dump my house tomorrow I would and it would be because 3 things: my next door neighbor, this HOA, and these dangerous streets that no one wants to address or fix. The three stars are in regards to the maintenance of the property. I have a condo at the city heights tower building. The outside of the bldg lacks curb appeal. There are areas that should have flowers or shrubbery, instead, there are dirt mounds that look awful. The elevators breaks down way too frequently. It's embarrassing to have guests and once again both elevators are down. Having said all of that, the manager and the concierge staff are kind, considerate, and professional. read more

AVOID LIKE THE PLAGUE Never have I been so displeased with a property manager in my life. They are slow to respond (if they respond at all) to anything, including EMERGENCIES like a break in the main water line. I've been in contact with the AMBER COLLINS, regional manager, for over 4 months and she's only responded 5 times. I've escalated this to her superiors, emailed and/or called her at least once once a week, and left multiple complaints with the company. There has still been no improvement. I expect them to either have her improve her performance or provide her the necessary support if she is spread too thin. Still doesn't excuse her and the company's ridiculously unprofessional behavior. My neighbors have also had a terrible experience with Beacon. Even my Community Board Members agreed that this behavior is grossly unprofessional. The CEO gave me a half hearted apology that did not include any accountability. My questions were ignored and instead he asked for information I had already provided to Amber more than once. He also asked for information that I could only have if Amber communicated with me, which she didn't, which demonstrated how removed from the situation he really is. Even after a follow-up email he did not answer my questions. You know it's bad when the CEO can't even do a decent job of damage control and continues to ignore my questions. Signed up with Beacon Management in an attempt to repair my credit. Set up arrangements with them to pay them monthly and they would challenge the companies and whatever else they do. Also stated that by the end of my time and several years of monthly payments, my credit score would be repaired and I would be free of debt. Really! I continued to get calls and my credit score is still under 600, and the companies are still listed on my credit report. I contacted them after I completed the required time period and explained that these companies were still listed negatively on my credit report and their reply to me was that I had to take care of that myself. That's what i ended up paying them over the several year period of time to take care of. I recently was notified that a class action suit had been initiated against several "debt management companies" and I contacted them to see if I was able to join in their suit. When I told them that I had previously worked with "Beacon Management" and I was told that they had attempted to sue them before and that they "were not allowed to be sued" and their attempt was unsuccessful even though they had not fulfilled what they had promised. I am no further ahead and several thousand dollars poorer. I just threw that money away. Good luck to anyone else who goes this route. Hope you were luckier than I was! We had a water leak and it came through to the kitchen ceiling. We called Mr. Plumber who came to our residence and accessed the problem. They immediately found the leak and did the repair on copper water pipe within 1 hour. Mr. Plumber recommended Beacon Management to repair the ceiling drywall and restore to its original condition. Beacon management services sent Mike to our residence. Mike did a very thorough job in repairing and painting the ceiling. . He was very courteous, professional, and thorough in his work, including painting and restoring the ceiling to its original excellent condition. We highly recommend Mike for your interior painting, as well as your ceiling and wall restoration projects. read more

may be the worst HOA management company in Georgia!! my wife and I bought a house just over 9 months ago that we were told would be temporarily managed by Beacon while the builder still had houses to sell any changes to the exterior of the house needed to be submitted via an ARC request through beacons portal. in January I submitted an ARC request to remove pine straw, replace it with pine bark, 12 flowers and borders around the beds. it took me 4 phone calls, 15 emails, and 4 months to finally get it approved. I had another ARC request I was going to submit to add Solar power to the house. I called my property manager before submitting to talk to her. Jennifer told me on the call that it more than likely would not get approved because Century Communities doesn't like Spar Panels. during the call. I told her it seemed weird since houses in the neighborhood already have Solar panels in the roof. she had no clue they were there yet had been there since we moved in. I was told on that call that Century one had 1 more house in the neighborhood that needed to sell and then the Community would be in charge so she would submit the request for me to Century. it is not more than 2 months later, the last house they owned has been sold and 2 days ago they denied the ARC I submitted to century who doesn't have any say anymore. I am a firm believer that Beacon takes the $600,000 a year to manage this property and does nothing. drags out decisions to keep collecting the money and is absolutely worthless at responding. Well, where do I start? I guess I'll start with the stars. The only reason I gave one star is because I have no choice. If I could give negative 10 stars I would in a heartbeat. My family built and moved into Century Communities in 2020, and we have had not one single positive experience with Beacon. My husband deals with most of the contact, but I do know that every time he has reached out to Tasha, our contact, she's either slow to respond or she doesn't respond at all. Beacon has failed to properly landscape a common area in the middle of our culdesac, and it remains an eye side. Tasha fails to adequately respond to the homeowners in regards to this matter. Now let's talk dues for 2022. Some homeowners have gotten an email and an invoice, others have just gotten an email. We are ones that have no invoice. It has been brought to the community's attention that there are some inflated line items that we are paying for, some of which is non existent...landscaping for one. At $890 from 112,houses, that's a LOT of money and we literally don't have much to show for what we're paying for. I contacted the BBB in the spring to file a compliant. I received a message from I believe Tasha!s boss. I returned his call not once but twice, and he never got back with me. About a month later, he and Tasha called a bullshit townhall meeting. We have yet to have another, and Beacon is going nothing to keep the community looking nice. Non compliant homeowners with overgrown weeds, unkempt common areas. It's a hot mess. Not a very pretty community and it's only 2 years old. I wouldn't recommend Beacon to my worst enemy. They're unprofessional, lazy, non responsive, and they don't give a rats ass about Deaton Farms, nor the residents that reside here. They're taking in the money, then that's where it stops. Many times, if you submit an issue in their system, your issue will be closed without any response or resolution. I've tried escalating, leaving voicemail messages, and sending emails. Our entire neighborhood didn't know that they were our management for at least 9 months, until we all received bills. The trust we have in them is irretrievably broken. They scheduled a town hall meeting on Zoom and no one in the neighborhood could get in. They sent a resident an e-mail saying they waited on the Zoom call for 15 mins and no one showed so they closed it. You didn't have a hint that there might be a problem when no one showed up? Information that any homeowner would want to know before buying. The "senior community association manager" would not answer my emails, and when I called, no one answered. So I decided to stop by the properties management office (three days before my due diligence expired). The manager said she was to busy to help me at the moment, but would be happy to email me the info. Guess what? Nothing was emailed!! Beacon was hired by a majority of current board members at my association, just as we are weeks away from our annual board meeting, one where a majority of board seats are up for re-election. Per recent calls from homeowners asking for assistance, Beacon doesn't even start managing our property until 12/1. We won't have a property manager until the day of our election per communications, yet that hasn't kept Beacon from quickly taking ownership of our association payments in anything but a smooth transition. All of this has likewise not kept Beacon's CEO, Steve Weibel, from inserting himself in the political process at our property. Members intent on running who are not favored candidates by Beacon recently attempted to communicate with their neighbors via email and hard-copy circulars to solicit proxies. These attempts resulted in Steve Weibel himself using my association's communication systems to quickly spread thinly-veiled counter messages under the guise of community announcements, urging "caution" against submitting proxies to these unfavored candidates. Instead, I will caution you against hiring this firm. Puppetizing boards and manipulating member opinions for their own profit seems to be the real expertise Beacon provides, and this I can assure you as a board member marginalized by Beacon. Even as a duly-elected board member, I am not listed as such in Beacon's portal directory. Requests for copies of the contract between my association and Beacon have likewise fallen on deaf ears. If your association is seeking fairness and transparency, look elsewhere. You can likewise rest assured that under Beacon, "be clear that dues are not decreasing." read more

I have never been talked to in such an unprofessional and condescending manner from what is suppose to be a real estate professional. I fully agree to the comments left by others who feel that they have been spoken to like trash. It is completely unsatisfactory for a company you are paying to "manage & provide customer service". Asset concerns should be prioritized with the community's best interests taken into account and decisions made on what will retain/improve asset value. Beacon Management has yet to do 1 thing in our community to improve the quality of living or the value of the asset. They push their own agenda, spending community funds on items which are not even a priority for residents. Actual issues such as landscaping, paving, and lighting that impact are disregarded. When asked for rationale behind the decision making, Beacon provides no actually information on their process and instead gives false statistics that they expect residents to believe at face value. Property Management firms are not only responsible for the daily operations and oversight of the investment which requires planning for future investment - they are responsible for customer service. In fact, that is probably the most important part. Listening to clients, prioritizing their issues, and serving them & the asset as best as they can. There seems to be an overwhelming need to "do nothing" company culture. I am a resident of a Lullwater Parc and for years they have done nothing. In 2020, after many complaints now they do the bare minimum. Being a owner we should not have to address tenants. If HOA guidelines are not followed Beacon and Ms. Yvonne Reyes should do their job. The property is not well cared for and requests are not easily to be fixed. They respond by email yet never follow thru. There was a bee hive and wasp issue. It took nearly 6 months from the contractor to return and complete the job. It seems now that the contract agreement is nearing an end and they want the appearance of being proactive. Assessment of Beacon Management at the 1280 West... By far, the worse everyday experience you will have, if you have a desire to live at Midtown. If you wish to not be spoken to like trash, specifically by management, then walk away right now. Before you end up truly regretting your decision on your home purchase. The assistant manager is who you will have a pleasure of speaking to on a consistent basis. She will be sure to give you plenty of bullshit, on a frequent basis. She will definitely be sure to be as petty as possible, acting as though she never made it passed middle school. Negative reviews are something I have never left even once, to this day, for any businesses or event. I've owned a variety of businesses, and invested into several as well over the course of the years. In saying that, I do understand the everyday hassles and stresses managers will deal with. However, that is never an excuse or reason to not learn how to properly communicate or speak with your clients. If you aren't happy, then leave. No update on issue since the first initial email sent at 651am on 4/16/2022. As a paying HOA Member in a Gwinnett County subdivision my expectation of customer service is high. The Reps at this company particularly one by the name of Azis(?) (who did not want to clarify if this was her first or last name when I asked and then followed it up with "that's all you need to know), are extremely non-chalant and rude. Customer service is sorely lacking and it's clear that they don't seem to care enough to even make an effort to improve. Prior to speaking with this rude Rep, I called and left 4 voicemail messages - one in accounting and one in "customer service" on the voicemeail of someone named Kirsten or Kristen(?) . No response. I initially spoke with this person to request a pool card which I expected to be a simple transaction.. She gave me the price, I paid on-line and never received. That's when my frustration began. My voicemails went unaswered for almost a week. I finally spoke with Azis and she confirmed payment on July 10. (My phone call to her was on July 30). but no record as to what the payment was for. Clearly the internal communication is also sorely lacking which is on them. So if I hadn't followed up I guess my request would have just fallen through the cracks while they kept my payment - NOT ACCEPTABLE. The response/customer service I expected from this Azis was as follows: An apology for the delay in receiving my card; An apology for the poor internal communication, an apology for not returning the voicmails; a sense of urgency in getting the card to me; and an overall tone of pleasantness as you interact with a CUSTOMER Instead I got a "I have no record of your emails, I'm the person over this community, you should be using the portal for communication (If I choose to not use the portal you should answer your phones - it's a business isn't it? ) Azis is all you need to know, I'm the only one here by that name - (not an excuse to not provide your first and last name when asked by a CUSTOMER). You are in the customer service business. I pay you for services, you don't pay me! Tired of her non-chalant and unprofesional tone, I asked for her supervisor's information. She softened her tone as she gave it to me (too little - too late) and I hung up while she was still on the line hoping that she would feel the rudeness that I felt during the entire interaction. I reached out to her supervisor E.Schneider, Director of Operations and as of the date of this review there has been no response. It is evident that this company does the bare minimum to provide quality service to paying HOA members. I'm sure if my dues were due I would be hearing from them. Such a negative and disappointing interaction just to get a pool card. Our community hired Beacon a couple of years ago. Bills did not get paid resulting in the power being turned off at our clubhouse and the pool furniture being locked at our storage facility. Calls were not returned, etc. I can't say enough bad things about this company, except look at their history, even with possible name changes. read more
