Ardent has managed the neighborhood I live in since the end of 2019, up until our HOA parted ways with them due to their acquisition in August/September of 2024. From what I understand, not only was it an absolute disaster trying to retrieve our neighborhoods information/money/etc, but this morning on October 29th, 2024, all owners received demand letters from "Fulton County" demanding we owe them special assessments/fees/interest and $50 for the demand letter. This "demand letter" also threatens a lien on my property, even though they no longer do business with us. On top of this, our property manager sent documents/private information to non board members in a zip file, allowing neighbors who have not been on the board to see all complaints/legal issues/etc that our neighborhood has worked through since the initial agreement with Ardent was put in place. As ex president of the neighborhood HOA, the level of professionalism they portrayed was absolutely despicable and I would highly recommend staying away from this disaster of a company. I will be reporting them to the BBB as well, due to fraudulence. read more

I lived in a condo managed by Ardent for 6 years. Never had a real issue until it was time to sell but wow did the problems start then. I had to request a closing letter with the final closing date. I request it on a Monday and pay for 5 day turn around, as I needed the letter for closing that Friday. I called once and was told that everything was fine and I could get an ETA the next day. Great. I called back again, the agent told me he has no idea why someone told me things are fine, their department doesn't even handle closing requests, and gave me another number to call. So I called the general number rather than the local number to talk to someone there. Because my request went at 12:19 rather than 12, it was considered the next day, so I was told I would not receive the closing letter until the following Monday...ok great. I asked them to cancel that letter (since I wasn't able to pay the difference and have them expedite that request) and then somehow magically, after they emailed me to confirm I wanted to cancel that request, I received the closing letter on Thursday...funny how that happened. Coincidentally, the closing agent decided to request a same day letter. Despite the instructions on the portal explicitly stating that requests can only be made by the seller and if anyone else is making the request written documentation must be provided, they still gave the closing agents the letter. Not a problem in this case but clearly willing to not follow their own rules. Now I'm dealing with an issue on them not closing my account. As closed before the end of April, I am not responsible for May dues. I emailed them to close the account as I could not find how to do this online, and received an email on May 2 asking for a closing letter. I send them this closing letter. I hear nothing back. I email 2 wlater asking for an update. I hear nothing back. A few days later I get my bill for June, billing me for June, May, and a May late fee. I call Ardent on May 16. A woman asks me to resend the closing letter. We confirm she receives it via email, and she claims she'll forward to her managers. Two days later I receive another email from Ardent asking for the closing letter. I reply that I am now sending them this information for the third time, and I want this account closed. End up calling them again on the 19th where they claim they do not have me in the system at all as an owner which...I don't even know what that means anymore. My coowner posts a review of the company on google reviews, and the company proceeds to lie and say they only received a request on May 18th and we are in the queue to close the account. It is unreal that businesses this incompetent are allowed to still even exist. I'm telling you right now, if you're considering DO NOT DO IT. They shuffled my small community around to six different community managers in four years. None of which were responsive to basic requests, and didn't keep up with our payments (insurance lapsed because of them). Now, 45 days after closing our account and ending our business relationship, I am still waiting to get our operating cash back from them to start elsewhere. I've called and emailed over 20 times. Ardent is NOT an elite group of professionals. I have called in twice to speak about a violation letter, both times promised to be contacted back, emailed and called, NEVER HAPPENED. Their staff is not even aware of how fees are assessed, and apparently someone there has some MAJOR job security fears because they won't take the time to train or tell any of their staff any answers. They are NOT highly trained, no one knows what they are doing and it's not their fault but management. No notice was sent out about a leasing fee. They just tacked it onto my account and I had to call in in order to find what it was. How do you feel if you had a charge on your account and when you called in they say, "oh yeah this is why." A friend of mine resides in the Highlands at Princeton Lakes and he expressed how they're looking for anew company since their vehicle gate has been open for literal years under Ardent's management. I expressed similar dissatisfaction and decided to check the reviews. To my surprise, the google review is gone. I didn't know companies were allowed to do that. It is now July and everything in my first review is still pending. I'll start by saying that I've lived under a few HOA management companies over the years as a property owner. I recently left a property managed by CMA to move into a property managed by Ardent. I know what a good property management company looks like. I need to make it very clear that Ardent is, BY FAR, the most unprofessional and incompetent management company I have ever lived under and heard of. My property is managed by Josh Morton. This company is flat out rude to the residents of my community and treats us as if we're all lucky to have Ardent working for them. Billing errors, maintenance requests, general requests, and emergency situations often go ignored. If they do respond to you, it's with an attitude of "We'll look into it when we feel like it" or an accusation of you being at fault. Not one single person in the community has a nice thing to say about Ardent or Josh Morton. My HOA board is in bad shape and we've let Ardent stick around for longer than they should have, but our community has had enough. We suspect Ardent may be in legal violation with some of the actions it has taken on its residents and various issues. We plan to get an attorney involved and, at the least, get Ardent removed. If you are considering Ardent as your property management company. RUN! But don't take it from me, come talk to any resident here at Carrington Park. They'll tell you what Ardent is really like. This is the worst HOA management company ever! I was on the Board when we hired them, and I am so sorry that I made the terrible mistake to take them on. Our contact Deksha is horrible, she doesn't respond, and doesn't take the necessary action needed to fulfill her role. She even sends out violations when there is nothing wrong (I received a violation for having an American flag, when this is permitted). In addition, there are several homes that need painting, and nothing is done. They don't inspect the property, they expect homeowners to do their work for them. If giving no stars were an option, that is what I would choose. I moved into the Princeton Lakes community located in Atlanta, GA and I had to contact THEM to create my account to pay THEM. Our HOA fees cover security (gate in the front), water bill, trash, & grass cutting. Since moving in the gates in the from of the community never work and it's open to the public to come in, to the point I constantly have solicitors knocking on my door. Things really took a turn when the HOA sent out an email stating that they owe over $20,000 to the City of Atlanta for the water bill and they are looking for the residents to pay and additional $196 per month to help them catch up. It is extremely tone deaf to ask folks to pay an additional $196 on top of the $205 we're paying when the economy is terrible and inflation is affecting EVERYONE! I do not think it's the residents problem that your HOA company has irresponsibly handled the account , when they admitted 95% of residents are current on their HOA dues. Speaking of HOA dues, I am charged a late fee EVERY SINGLE MONTH! I never pay late, I actually pay early. They are also going to charge incoming new homeowners $2,050 as an initiation fee, once again TONE DEAF!!!!! They have stopped cutting our grass stating they no longer have the funds to do so. With all the issues going on we ask them will they lower our dues since our gate is never serviced, no grass cutting service and potentially looking into paying for our own water; They stated they are not going to lower the fees. Listen to anyone looking to purchase a home managed by Ardent Residential, please do not purchase that home and save yourself the headache and go elsewhere. read more

As a recent HOA President and currently simply a homeowner in one of their communities, I can share both sides of my experiences with Ardent. I had over 6 community managers during the 18 months I was on the board. They generally hire inexperienced people to manage communities - every so often you get someone decent who is "trying", but usually not. The senior people there are absent. Communication is inconsistent, disorganized, and barely comprehensible at times (e.g., sending blank sheets of paper, replying to emails without any text, not spell checking, etc.). But most of the time, Ardent is unresponsive to homeowners and real estate agents trying to sell homes for residents, when time is a critical factor. Ardent suffers from significant turnover so all historical knowledge of issues (e.g., actions taken, outcomes, previous legal inquiries, etc ) and simple archive information is lost (e.g., past vendor information) as boards change over - despite them being our consistent HOA property company. At its most valuable, Ardent is a payment facilitation vendor, but unfortunately, they make countless mistakes in billing homeowners and applying debits/credits to community budgets. Corporate sponsored content and webinars are also unhelpful / not tailored - basically spam. After talking with alternative property management companies, none are great - but Ardent is largely considered the worst by most standards. Several of their competitors have told me that Ardent's poor service generates more new business for them than any of their paid marketing efforts. Their property/community managers have zero experience - they are over worked (manage 10+ communities) and unable to advise the board properly without escalating most questions to their attorney or accountant (which is billed back to community). For example, in my community currently, Ardent is facilitating / billing homeowners for special assessments that exceed that is allowed in our community bylaws by over $1000. Bottom line: They make things worse, not better. read more

Once again I received a Late Fee from Ardent Residential for my HOA fee for the month of May 2024. Again I emailed an image of the check which my bank mailed on 4/11/2024(it is on Auto Pay). Ardent cashed the check on 4/29/2024 and they are claiming I was late for the month of May. Naturally they have assessed a late fee etc. I have lived in my home for 16 years and have never missed a payment. If you can avoid Ardent Residential do so! I was the President of our condo HOA when we interviewed several Property Mgt firms. Ardent presented well, showed their technology, and sold us on their services. We did ask if the shared ownership with Avid Construction, whose name kept coming up time and again. We were told that there was no common ownership but they were a major vendor. Here are my first hand experiences; Poor transition process from old property mgr to Ardent and poor communication during this crucial period. Nobody EVER answers the phone at the office in Sandy Springs...you will never get a human! Ever! We were not assigned a property mgr for two months after our contract start. This is a big problem..when you change mgt companies and things have not been handled in months. We had to ask the property mgr to actually come to the property to see the things that needed to be addressed. She made a list and failed to act on 80% of it unless we followed up multiple times. Communication with residents was extremely poor. Again, Ardent wants no phone calls at all. They want on portal communication, which is a problem for older residents. We were promised financials would come out by the 15th of the month following...this only happened some of the time despite their "technology". After a major pipe burst in several bldgs during a very deep freeze, we then found out after months of back and forth that our property mgr knew nothing about condo insurance. We ended up paying many thousands of $$ for someone at their "sister company", Avid construction, to handle the claim. It later came to light that we were mislead and that Ardent AND Avid share ownership by the same Private Equity firm. This explains the poor service. You will be nickeled and dimed on your fees...as Ardent only coordinates 3rd parties to do work...they don't actually take action unless told by the HOA board to do so. You'll be paying for someone else to call vendors you told them to call and they'll take no proactive actions to manage the community. They'll not handle collections or violations unless the board tell them to do so. In the positive side...they encouraged us to have a reserve study done. I would look elsewhere when hiring a property manager. read more

I bought my townhouse in 2019. Since then the neighborhood has been OK but the dumpster is always overloaded with trash for the most part. It's OK but the mailbox area is always dirty. I can honestly say that I pay my HOA faithfully every month and it was one time that I needed them to send me paperwork, but I had the hardest time trying to retrieve the master insurance policy from them... can someone please help!!!!!! read more

KEYSTONE GATES CONDOMINIUM, LITHONIA GA. I am constantly harassed by this HOA for violations that are not warranted. I have been charged recently with an overnight parking violation that was NOT a visitor of mine. I live on a corner lot and there is NO ENOUGHT visitor parking spaces in this 200+ community. This violation occurred in January 2023 and I was notified March of 2023. The HOA has charged ME with 10 days of violations!!!!!! $250. I was told to ask for a waiver for the fees and the BOARD declined - the nerve!!!!! I am not paying for someone else's violation, not to mention 10 days worth of fees 2 months AFTER the violation!!!! I employ individuals having difficulty with this HOA to contact the Fair Housing Division of the Georgia Commission as I intend to do. You can also file a complaint with the U.S. Department of Housing and Urban Development. read more

Ardent Residential has been our property "manager" for years and the service has deteriorated with every passing day. The contract with Knight Park Commons guarantees monthly visits to the community to ensure that the neighborhood is well maintained and owners abide by the covenants. They do not do this. What they do, do is apparently look at google maps, google earth, a drone, or some other satellite imagery to try to find issues within the community. How do I know this? One homeowner was fined for leaving his trash bins out. The photo produced was an overhead view of bins outside his unit. While no one properly stows their bins, this was especially irritating because the bins were not the property owners, they were left their by the lazy Atlanta Sanitation Department that can't bother to return the bins to the rightful owners. More recently, I received an infraction notice because a car was "parked" in front of my unit. Again, the photo produced was an aerial view of a car in front of my unit. What the idiots at Ardent failed to realize was that the photo was taken at night, outside of business hours, (I'm certain no one at this company has the drive to work beyond the normal workday) and the "parked" car was an Uber Eats delivery driver in front of my unit for approximately 30 seconds. A third piece of evidence that Ardent hasn't set foot in our community in God knows how long is that if they had they would see numerous mailboxes in need of repair or that don't meet community standards, they would also see that the dormer of one unit appears to have caught on fire and requires repair, etc. etc. There are other infractions that could be noted but you get the idea. And finally, the communication complaints lodged in other reviews are absolutely true. I have made several requests through the online portal that have yet to be fulfilled. Perhaps it due to the incredible amount of turnover at Ardent or perhaps the employees lack any sort of training. Either way, they're terrible. Ironically, every single complaint on here has receive a response. Maybe I should submit my requests on here, as using the Ardent portal and following prescribed protocols is useless. read more

STAY AWAY. This is not what professional looks like. A year of documented requests to have a Board Member remove his drainage pipe from my yard. After that the Ardent community manager wrote any conversations with Ardent must use an attorney, which is not in our covenants. While management has been unresponsive and dismissive I will say that AUTO response message sent out does log your complaints so that a judge or jury will see the efforts a homeowner makes in getting an ear at Ardent. It would be a very good for lazy board members, but the legal liabilities have exceeded 15% of our budget dealing while Ardent managing. read more

Our experience with Ardent is a mixed bag with positive and negative results, but the negative far exceeded the positive. We are a 12 unit building in Atlanta who employed Ardent as our management company, I am the President of the Association and was during the last year or so of Ardent's employment. We let them go for multiple reasons such as breaching of contract, bullying and poor/inconsistent communication. Here are only 10 of those reasons: 1. They breached their contract and charged a higher monthly fee. We told them no, but they did it anyway. They simply charged this and since they had control of our bank account, they simply paid themselves this new amount with nothing we could do. 2. They breached their contract and adjusted the payment system for lease management. Again, we told them no, but they did it anyway. Again, they controlled our bank account. 3. I did end up calling our bank and they alerted us that they were not able to take any direction from me because Ardent opened the account. When I spoke with Ardent to get access to stop the kind of behavior they were doing, they would not oblige. 4. They bullied us, as mentioned in 1 and 2 for some examples, because they weren't going to be met with any consequences. 5. On their website, they mention, "If we don't prepare your financial reports accurately and deliver them on or before the 15th of each month, fire us immediately." They were constantly inconsistent here and was another reason they were let go. 6. On their website, they mention, "If we don't return your phone calls or emails within 2 hours, fire us immediately." They were constantly inconsistent here and was another reason they were let go. 7. So many times, when we needed work done, we looked for vendors ourselves as relying on them to do this. This task was their responsibility, per their contract, but they were so inefficient at this that it wasn't worth it to wait on them. 8. They assigned about 4 new managers to us in a 1 year time who were rather new, which isn't a large problem, but simply took some time to get a handle on things. Once they started to get more familiar with the process and our Association, they were gone and someone new would come on. 9. When the transition process came about, we wanted it done earlier to which they responded no. We fought for this, but once again, since they controlled our bank account, they simply charged us for it and did it. There were also missing documents, bill pay failures on their behalf and failure to forward over invoices even 10 months after the final split. This resulted in multiple late charges. 10. When I included them in an email to speak about their actions and our progress since their removal, I was met with a "Cease and Desist" letter to stop libel and defamation and to retract all of my statements of such within 10 days. That letter sparked this review. A business that pushes to silence their customers for speaking about their experiences is one that deserves to be mentioned. It took us a long time to decide to self-manage because it's a heavy task, but having control over our bank accounts, how we spend our money, saving more of it, and the ease of having tasks get completed, for the most part, much quicker, has been wonderful for us in the long run. We have more money than we've had in our account in years and that's not from raising dues or special assessing at all per Ardent's constant recommendations, especially during high inflationary times. They believed the answer was to spend more money instead of being more efficient with it. Any management company the prioritizes their well-being over the well-being of the association which they are hired to manage is, once again, one to be more than cautious about. And if the management company is not qualified enough to do know the difference, that again, is one to be more than cautious about. I understand everyone has different experiences with different companies, people, situations, but for us, Ardent consistently failed to meet the demand of their contractual obligations and, furthermore, bullied us when we spoke up against this treatment. Wish there was a rating lower than a single star. Same as the other comments... great sales pitch from jennifer, but the execution is horrendous. Prior to even completing onboarding, Ardent fired our community and gave us 90 days to get a new management company. Since that time, it has only gotten worse. Cannot get complete reports so that we can review them to correct the damage done by Ardent. Also told that homeowner balance reports are not available in an editable format. They have been overbilling our community, charging for fines since day one even when the board informed them in writing that we were not issuing violations yet (a 2k plus charge to our community), then started billing some homeowners for leasing management (which is not required in our covenants). According to the 'owner', i was belligerent in my communications due to the use of capital words and sentences. He blackholed my personal email address and i had to use a different email address to communicate with them (yeah, think about that one) and i am the hoa board president. If you are using them, review your charges to make sure you are not being overbilled. If you are not using them, don't. read more

Our Condo Community started using them a year or so ago. We have had so many different property managers and all have been terrible. They let a utility bill go unpaid for so long that the gas company shut off the meter and of course this happened over a weekend so several buildings had no hot water for almost 3 or 4 days. Most recently our account rep Mckenzie Mcglashan erroneously had a claim paid twice, and now my other claim has gone no where since mid July and she fails to respond to emails or answer her phone. Real quality client service! Not!! Try CMA Community I have them for another property and atleast they respond in a timely manner. They also don't have a main number for the actual office, so you get no where and frustrated. read more

The worst company I have ever dealt with. Not even worthy of the one star. They are very unprofessional and love to collect charges without any proof. I have been making automatic HOA payments every month. All of a sudden they charged me 50 dollars for Nov and Dec because they "couldn't locate my account" , even though it was still set up in automatic bill pay on their website. I made a November payment and still received a charge for November. I even sent my bank statement showing that my payment went through. They still denied my fee waiver request. No one will ever call you back and they state that they can not give out names of the people in charge of my community. I'm not sure how this company is in business. The worst hoa community management system I have ever encountered. Always wait on hold for 45+ minutes to speak to a representative. When you speak to a representative, they are extremely deceptive. The issue is always "out of Ardent's hands." For example, ardent supposedly sent me a fob to use my pool that I pay. Fob was never delivered. Ardent claims they cannot do anything but provide no proof of mailing fob in question. Not sure how this is a business- Ardent is extremely unethical and deceptive. read more

We were so excited about hiring Ardent 2 years ago......and we were so disappointed. They completely changed the business plan for our services. Had a Manager that was not required to be on site, not responsive..so many rules for communication....Our water was turned off twice for non payment....and also our trash was turned off twice for non payment. Watch out when you give notice......they will give you the bare minimum even though we were professional and gave proper notice. Major staff issues...we had 2 Managers, then a corporate person and then our last Manager was not required to visit property so she never saw it. A 3rd party did inspections and not consistent at all. Had to make an appointment to even talk to our Manager. Bid work was rough, no follow thru. Waited for 6 months for a simple sign project to be completed...finally just did it myself. I live in a community that uses Ardent Residential. They frequently make mistakes. I had a complaint about our landscape workers. They would cut the grass and leave the property without plowing the grass and pine straw off of my patio. I emailed them about it with photo's and they kept sending me emails asking me to clarify the problem! my verbal description was fine and the pictures told the rest of the story but it took weeks for them to understand and get it corrected. My BIGGEST COMPLAINT has to do with HOA fees. No the fee is ok and I have it set up on Bill pay. My payments are sent via online Bill Pay so on the 18th of November my December payment goes out giving it TONS to arrive before the 1st of the month. Well 2 times in a year they have cited me for late payments even though I provided my banks proof of payments. They then say it is an IT problem (the problem NEVER GOES AWAY!). I have lived in my community over 12 years and have NEVER missed a payment. Ardent unfortunately seems bent on punishing the residents for Ardent's inability to log payments made on time. If you want to live in a community where your "On Time" payments are lost, in a community when you have to go round and round with Ardent then Go for Ardent. My last post was removed! Not by me! Ardent Residential is a horrible management company. Does not answer calls or emails. The accounting sucks and will over bill the residents and use the excuse, non - sufficient funds. When told to submit bank records, I did and never heard back from them. I was placed in collections almost a year ago. The debt was resolved, and a year later I was still in collections and had three liens on my home. There are better property managers out there. Wish they gave as much attention to clients as they do challenging their bad reviews.

In January of this year, 2022, our townhome community recently acquired Ardent Residential to manage the property. I have lived in this community for over 11 years and have never had any concerns or problems with my HOA fees/ assessments. In March, I received three notices from Ardent Residential advising a past due notice. I immediately reached out to them via email inquiring about the past due and asking them to provide to me in detail what made up the past due amount. No response. I then submitted the same communication via their residential portal. No response to my question about the specifics of the past due amount. I finally called and spoke to one of their customer service reps who could not answer the question that I had. If you are saying that I have a past due balance, and you are sending out notices, as a company, you should have a detailed account of what makes iup that payment and be able to explain it professionally. To date, this has not happened. After reading the reviews, I do see a pattern here and it is not good. This appears to be unethical business practices. I spoke to my HOA president about the lack of response and they advised that they would call the Account Manager. The Account Manager advised that they woud look into the matter. The next day, I received another email with a DEMAND LETTER (which cost $50) advising that I pay the amount or it would be reported to the credit bureau. How is this possible when no one at Ardent Residential has answered any of my questions. I have bank statements that prove all of my HOA payments have been made and made timely since 2011. I am highly disappointed and quite frankly dismayed at how this company operates and that it is the choice made for this community. read more
