This was near the front door of the building. All of the black areas are roaches that were crawling all around the ground.

I don't normally write bad reviews but this is warranted. We rented from First Site for our student at 104 West Cherry Street, a 4 bedroom. It was the last choice of what was left with signing on late. This was the 2022/2023 school year. We documented the many shortcomings with the move in document. We should have taken photos. During the school year, they had to pay $93 on 2 different occasions to unclog the very old toilet as First Site said it was beyond normal maintenance. The very old and cheap blinds broke in the living room and the students were charged for that during the year. The replacement blinds are cheap, low quality and will probably break with the next tenants. There were roaches in the apartment after they moved in. First Site did have a company come and spray and that seemed to get rid of the problem, but when I called to inquire about a regular plan to spray, they said that they would only come if there were active problems. My daughter said that in the initial warmer months of moving in that they could see many roaches crawling around in the back parking lot at night and near the front door (photo shows this from Oct 2022). The students were charged for cleaning the apartment after move out even though they spent hours cleaning the whole apartment including the one and only bathroom with a very old toilet and bathtub that could not be brought to any shine as they are very old and of need of being replaced. They were also charged for painting the walls for the next tenants. The very worn leather sofa was one thing that they tried to charge all 4 tenants for at the end of the lease, a replacement cost of about $1200. There was normal wear and tear during the school year that added on to an already very worn sofa. After disputing, they finally reversed the charge. Isn't it the landlord's responsibility to pay for repainting and cleaning after tenants move out? First Site's business plan seems to be this: Put the cost of updating (if you can call it that) every year, on the leaving tenant. Beware: I believe that First Site will try for every expense that they can get during and at the end of a lease. This is how they operate. In the end, the $200 that was supposed to go back to each tenant was not refunded but instead a bill for over $1500.00 for the 4 of them. Finally, just recently, they were able to negotiate it down to $500 with no return of the $800 ($200 X 4). Synopsis: The rental office is nice, and for the most part, the staff is friendly on the phone but they are aggressive with charges. Beneath the surface, their approach seems to mirror that of a sleazy landlord, capitalizing on the vulnerability of college students and their parents who are expected to shoulder the burden of maintaining trashy apartments. Document everything and take photos if you happen to rent from them.

We have had many maintenance requests this first semester which has been quite frustrating, but the maintenance staff through first site has been great.

Took my security deposit to replace carpet they said I had damaged when in reality, it was damaged when I moved in, but of course they don't have any record of that. They raise the rent every year with no updates to their units and are well aware that they're overcharging because when I decided not to renew my lease, they texted me and asked if I'd stay if they kept the rent the same. I asked them to let me know in advance before they entered my unit. They'd mostly send out a text that day an hour before or even during the time frame they're to be there. One day someone entered my apartment for no reason, moved things around, and they stated that they had no record of maintenance being there. I bought cameras after that. My AC broke the two summers I lived there, and they told me to open my window to keep cool. They sent maintenance out for the same issue multiple times and they'd just briefly look at it and tell me it was fine. PREDATORY company that does mediocre touch ups on apartments before someone else moves in so they can illegally withhold your security deposit for things they should be paying for. Please know your rights as a tenant before renting with them, although not renting from them would be better. Be prepared to take Legal action against them. They're awful.

The lack is of communication is astounding: we are told one thing, and something completely different happens. Neither the floor or cabinets were repaired, took almost a month for the car to be towed, REFUSED to put grab bars in for a disabled person, and had to wait almost a month after the SCHEDULED DATE to have the door replaced. Now: Young America snuck a little charge into our lease. Do not go with this reality company go with someone else.

I moved in and the first thing I noticed in my apartment was that there was black mold on a wall in the living room, then I found more spots throughout the apartment. So ofcourse I call the office, to get immediate help for them to clean the mold off the walls. They told me that maintenance will be doing further inspections later in the week and that they will "try" to get someone out today. However, I can't just up and leave and go stay with a family member or a friend while I wait on Sami maintenance to take care of it. I tell them this, and they are like "well you have two options, either wait for maintenance to come out and clean it or return your keys and move back in, on the official move in date." Which would've been in June. I'm sorry but not everyone has the luxury to go and stay with a family member or a friend. It's extremely shitty to disregard a residents living situation and not take care of the problem immediately and not argue with the resident and be shitty towards them about it. So I kept telling them this; that I need someone here today to clean it, because I have asthma and chronic bronchitis, and I am going to get terribly sick because of the mold. To fast forward a little bit, they ended up sending maintenance out eventually, however the manager for maintenance, was telling me that if health inspection came into the apartment, they would say it's "livable". Which that's completely crazy, I had to call the health department for normal township and the health inspector said otherwise and plus they found water damage in one of the bedrooms. Also to note throughout the entire interactions I had with Sami employees in the office, they were rude, non sympathetic and just overall disgusting towards me. Secondly, I have two cats with me at this time, one of them: I am pet sitting for and the other is my service animal. Maintenance, told them that I have two cats, Sami office employees said "Hey, when maintenance was in the unit--they noticed their was a cat. The building is actually pet friendly, but you have to properly register it and pay for it before the animal is supposed to be in the apartment. Do you just have one cat or 2? We can send the pet form to your email. It is $300/pet." $300 per pet!!!??? What the hell is $300 covering and why that much for a cat? Like I have no problem filling out a form for my service pet, and the second cat is gonna be on its way back home next week but why charge residents $300 for a cat?? Like wth, plus when I was just in the office, I was telling Natalie that I didn't know pet sitting wasn't allowed and I just can't get rid of the cat, like I was paid to pet sit and the pet will not have a place to go. She just kept shrugging her shoulders and being disgusting towards me about it. Natalie has an unprofessional attitude in general, if you have been working your job for this long you should know how to have proper customer service skills and not act rudely. Customer service is about growing rapport, being respectful and have a good attitude and a good smile on your face! Overall there is just complete unprofessionalism happening in that office, and something needs to be done about it. How can you be okay with yourself and talk to people the way I have been spoken to!!!
