I had to pay for a new key to the neighborhood mailbox and it's not my responsibility. They claim that they are concerned about identity theft but millions of houses still have a sidewalk mailbox. They didn't provide me any pool information s I never used the pool a all. They want me to pay for a garage remote which is the owner responsibility. They have roach and large rodents problem and want me to pay for pest control. The neighbors tell me that rodents have been a problem in the subdivision for many years and they had to pay for pest control because they own the property. They claim that the property had pest control service done prior to me occupying the property but within 30 days I spotted large rodents running around and I bought sticky traps to catch them. some are so big that they can wiggle off of the sticky traps. I saw rodent droppings on the countertop by the stove, in my closet, and in the guest bathroom. During the storm power outage, I could hear them running around in the walls behind my headboard. The hurricane knocked the fence down on July 8 and today is September 4, 2024 and the fence is still down. I have done several maintenance request and they are slow to do anything. The property manager has talked very unprofessional to me and i reported her so I am so done with this management company and the property owner. The owner tries to justify all of the things that she neglects to do but I'm not paying money for rodent and roach problems that were there before I moved in. There is no way that they did pest control prior to me moving in in 2/24 when I saw roaches galore all over the house even in the refrigerator. The refrigerator was infested with roaches and they crawled inside, outside, and in the freezer. I should not have to buy a garage remote either. I hate dealing with all these guys and the owner encourages letting me out of my lease and my question is who is paying for my move ? I have only lived there 7 months!!!!!!! My husband spoke to Evan first and then me. We had a difficult start with the repairs we needed to do. As remote investors - we had to rely on the realtor we would choose. Evan was a miracle worker!!! Right off the bat - we knew he was topnotch! He was ahead of his game. He introduced us to his contractors and everything worked out. We also went through staging through his company and it worked out for the better as buyers came in. The housing market is tough right now but we reached the finish line today! Hands down I will NOT recommend anyone else. He is a life saver! Best of all, it didn't feel like it was Just a business transaction. He was compassionate and kind throughout the process. He was quick to answer - not a day passed by without a response from him. Evan Compean is your guy!! He leads his company with a good heart and kindness and professionalism. They told me many different things like they would tell me if any charge was done during the eviction process and they did until they charged me $2,495.00 for the writ execution. Which was conveniently left out of our conversations. It took them 9 months to finally get me to the manager in which she told me basically that they don't care and they are gonna charge me pretty much. They don't care that their employees told me different things. Now they want to charge me 3 months termination fee for every unit even though they didn't lease a single one of my units. They are all my own leases. WORST COMPANY I HAVE WORKED WITH IN YEARS!!!

Behind the modern finishes promoted online is a reality of serious infrastructure issues, poor management, and deeply concerning negligence. My unit tested positive for hazardous mold (Penicillium & Aspergillus), confirmed by a certified environmental inspector. Despite repeated documentation, maintenance requests, emails, certified letters, and even legal involvement -- management, led by Vicky Upmann, has done nothing to remediate the mold that is actively harming my health. Here's what's worse: I legally cannot hire a mold remediation team myself. The protocol must be requested by management or ownership. Vicky is fully aware of this and knows I am actively trying to resolve the issue -- yet she refuses to initiate remediation or release me from my lease without penalty. I've now been left to live in an environment confirmed to be unsafe. To make matters worse, I've experienced blatant retaliation. After requesting reimbursement for the $600 mold inspection, my account was suddenly charged a fabricated $500 pet fee (plus $10/day), conveniently totaling the same amount I'm owed. I do not have a pet, and I was out of town on the date they claimed one was seen. Despite providing proof, the charge remains -- and was used to reduce my rent payment, pushing me into "delinquent" status and opening the door for late fees and possible eviction. This isn't just neglect -- it's financial and emotional manipulation. I now suffer daily in an uninhabitable space, where my concerns have been minimized, denied, and punished. I've involved the City of Houston, consulted legal support, and documented everything. Still, the mold remains. The health risks remain. And the silence from RPM and University Oaks is deafening. There are other residents with similar stories. We're coming together to support each other and make sure the truth is not buried. I'm deeply disappointed, emotionally drained, and increasingly concerned that my experience is not just mismanagement -- but something more targeted. I hesitate to call it discrimination, but I can't ignore how I've been treated in comparison to others. I just want safe housing, fair treatment, and accountability. Until this is resolved, I will continue to raise awareness and advocate for my right to breathe clean air in my own home.
